[Resolved]  Ghaziabad Development Authority — Poor condition of newly alotted flat at Gangotri Appartments, Kaushambi by GDA

Dear Sir/ Madam This is regarding allotment of a flat at Gangotri appartments Kaushambi, alloted by G.D.A. Scheme which was launched in nov 2013. I applied for scheme no 836 of 1 room flat by submitting the registration amount. Scheme states LIG & MIG residential flats alloted on "AS IS WHERE IT IS". I received a message over mobile by GDA that I have alloted flat on 8th floor at gangotri apparements so i went for a visit. I was shocked to see that these so called "new Flats" were actually 25years old and inhabitable. As i've mentioned the flat allotted to me is on the 8th floor in building with no lifts and stairs which were broken at many places. Flats do not even fulfill the basic conditions like proper water supply, electricity, sewage, lifts and a clean and healthy environment which is very important for living. How can GDA call them residential if they are not worth living and also property costs too high according to their condition. On enquiring further I realized that the marklet rate for these flats is about half of the amount that GDA is charging to us. In some of the flats, there are no doors, making them highly unsafe.Lifts are not working since years. All in all by looking at the condition of the flats I felt I was Visiting some unauthorized contruction, very plainly put something like a slum area. IS THIS A RESEDENTIAL SCHEME BY GOVT TO PROVIDE HOME TO CITIZEN OR TO EARN MONEY FROM THEM??? .That’s why I want to cancel my draw, but GDA has mentioned that 10% amount will be deducted and also it takes 3 to 6 months to get back entire sum after deduction. I didn’t received any allotment letter. In this case can GDA deduct 10% amount from my application money? Even it is mention on the prospectus that if one cancels his allotted flat within allotment date to 6 months after allotment date then 10% amount is deducted from the application money. As per the prospectus GDA will issue the reservation letter to all the successful applicants. After that verification of submitted documents being process. GDA will issue the allotment letter. After 1 month of allotment, allotters need to submit 20% of the cost of the flat. Now, i want to know that on what basis GDA is charging 17.26 lacs for a 1 room, which is not even a room according to the condition and on what basis GDA is calling it RESEDENTIAL and the main question is that IS GOVT IS ONLY CONCERNED ABOUT UNJUSTIFIED MONEY, MONEY CHARGED BY LOW INCOME AND MIDDLE INCOME GROUP AND NOT PROVIDING THE PLACE TO LIVE. AND IF THEY REALLY CALL THEM FLATS THEN CAN THEY EXPLAIN HOW CAN A PERSON SURVIVE IN SUCH CONDITION???? IF THEY CANT EXPLAIN THEN THEY SHOULD TELL ME WHAT THEY ARE CHARGING FOR, BY LOW OR MIDDLE INCOME GROUP PEOPLE LIKE ME. EITHER GIVE MY MONEY BACK ELSE MAKE THE FLATS WORTH LIVING BEFORE ALLOTING TO US. Deepika
