    Good Afternoon,

    My name is Abhishek and I have recently been allotted a plot in your project "Godrej Retreat, Faridabad" . As requested I have already made an initial payment of 10% upon allotment and duly signed the Builder Buyer agreement on 19/02/2022 at your site office to be entitled to a credit note of INR897 per square meter (INR750 Sq yard) by or before 28th Feb. However, due to delay on part of RM to execute and register the documents the credit note amount is not reflecting in my statement of account. Additionally, due to delay on part of RM to provide the following documents which are basic requirements prior to payment disbursal from HDFC, the process to request the disbursement remains incomplete despite several chasers and follow ups with the Godrej RM.

    I have already obtained a home loan sanction from HDFC. In order to request for disbursement of next milestone of 15% which will be paid by HDFC, the following documents in original are required to be presented and loan agreement thereafter needs to be signed. In the absence of Godrej RM's inability to provide me with the requested documents in original, I am not in a position to get the loan disbursed.

    Documents in original (signed and/OR on letter head as applicable) which are yet to be provided by Godrej RM, already conveyed to Godrej RM by mself and the representative from HDFC:

    Builder Buyer Agreement
    Allotment letter
    PTM (permission to mortgage)
    Tripartite agreement
    Demand letter
    Original payment receipts and debit proof (account statement where OC paid)

    I am very disappointed with the support I am getting from the Godrej RM and reaching out to this contact address due to lack of any transparent escalation matrix for customer grievances. I would like to discuss a few other aspects of this matter with someone in person so requesting a call back in this regard. Also requesting the recipient of this note to forward this as appropriate to the concerned team so that I may proceed with arranging the disbursement of funds as the next payment as per invoice is due by tomorrow (15/03/2022).

    My primary reason for opting for Godrej and investing in the property was the trust and I am hoping that I can get some actual relationship management to enable taking this relationship forward.

        Non Refund of EOI - No action on previous complaints

        We had given a Cheque of Rs 5 Lakh as EOI for Godrej Palm Retreat, Sector 150, Noida on[protected].

        Later on[protected] we applied for unit GDPRC1-0502 by signing a cheque of Rs 12 Lakh and an application form provided, filled and retained by Godrej Empoyees. Nobody from Godrej had signed or acknowledged any of the document.

        On[protected] we requested the Sales Manager through email that we will not be able to...

        Address: Godrej Industries Limited, Godrej One, Pirojshanagar, Eastern Express Highway, Vikhroli, Mumbai-400079, India.

        When we associated with a large-scale organization like Godrej we assumed it would be a long-enduring relationship due to its worldwide renowned brand name.

        As a part of the construction-related payment plan, we had been regularly finishing the installments of our unit T4-0101 at the real estate project Godrej Nature+ on Sohna Road, Sector 33 Gurugram.

        Now everyone has been aware of the pandemic despite this, we managed to make one big payment. However, firstly they have been making random interest charges, despite us continuously informing them about our position and asking them for an extension. In fact, requesting an extension. Initially, no one responded to us for months, and they kept on charging us haywire interests. Later on, one RM appeared out of nowhere when we approached this Consumer Complaints forum and informed us that our unit had been blocked, thus asking us for some fee for the reinstatement procedure. NOTE that we had not been given any prior information about the cancellation of our unit and if the unit had been canceled why were we not refunded our money back there and then. They terminated our unit without prior notice and kept on leveraging our money, later on blaming the entire thing on us.

        Furthermore, later that RM was removed, and another RM started following up with us whom we explained our condition requesting an extension. Now there is another RM we would not like to name, who has been repeatedly mailing us harassing emails. I have clearly informed him on calls and in written communication that we would not be able to pay this last installment, and need some time for funds allocation.

        NOW there are two ways to deal with this situation:

        It is unbelievably true that an organization like Godrej is leveraging our money, and delaying the process. Neither they are providing us any extensions despite repeatedly requesting it, nor they are terminating and making the refund, it can be clearly analyzed that they are leveraging interests on my father's hard-earned deposit.

        To our credibility, we have already paid a roundabout 60 lakhs, which is more than 50% amount including the downpayment. Despite this, if an organization like Godrej cannot cooperate and will use demeaning methods to harass me and my father, then as an architecture journalist I have no other option but to seek justice from this forum.

        My father is a middle-class average man, and I am based in NY, and we have put up every penny behind this property, already as a part of the builder-buyer agreement they will acquire an enormous portion of it, in the name of protocols.

        I would unfortunately NOT be able to ever provide positive reviews, or recommend investment in Godrej Real Estate my acquaintances or others after this traumatising experience.

        I would only say this if we delayed in making payments, we weren't also informed about things in a timely manner. Neither did they routinely follow up with us until now, or terminate and refund us immediately. They stalled it too to leverage it according to their own needs.

          This compliant is on my recent purchase of a plot in your plotted community woodland located on Sarjapur Road. The plot that was selected is in a particular district C and it was booked in November. During that time the following is communication from sales team

          1) They mentioned that there is satellite ring road as they provided in the original brochure. All the approval are in place. They didn't mention that STRR is cancelled and moved 3 kms far from the location.
          2) The plots which are east facing, corner, near to forest, near to clubhouse are premium, rest pf them are non premium. I have taken a non premium plot west facing
          3) They didn't mention that other district plots are cheap compared to the district that I have taken.

          Two months down the line I have referred my friend and when I hooked to the sales team, the prices quoted to him are Rs.300 per sft less.

          When I called the salesperson I got an answer saying that it was a wrong calculation sheet that was sent by another sales person, the price has increased and not reduced. However her claim is wrong, the price is offered at a lesser cost. In fact his property is east facing and falls into a category of premium. While I'm happy that my friend got at a better price, the fairness in my plot is clearly missing.

          STRR reachability was also a reason for me to go with a plot near to road.
          These sales team already know about STRR been cancelled and moved couple of kms away from the location. Why they gave false information about the STRR presence really hurts me as my reason of choosing this particular plot is its presence near to ring road.

          Due to all the above reasons of wrong claim of STRR, non premium plot selection, non disclosure of district wise differences. I see that my plot pricing is unfailrly given which I had never expected from a brand like Godrej.

          The reason for me to go with Godrej is, it is a national brand and I will have greater piece of mind compared to tier 2 plotted developers, Personally I believe Godrej will not break the trust it has built over years of time and will maintain transparency in every aspect.This belief led me to share the project details to my friend. Also, this led me to go with a loan from Godrej housing finance limited which is again an arm of Godrej instead of other housing finance companies.

          I would appreciate it if there is fairness shown in the final quoted price of my plot.

          This will help me to keep my trust on Godrej undisturbed.

          Inspite of writing mail and reminders to all the concerned team, they come back very late and come with a proposal that I can exchange my plot with some other for the same price that is offered to my friend. All the plots that are offered are odd dimensions, litigated title plots or some other district plots. My friends plot is clear plot.

          Also, the TDS paid for some portion of advance money is deposited to IT department late and IT has sent notices on the delay and asking me to pay interest.

            Looks like their team is clearly not able to handle. After reading all complaints all across i realise that they are trained to make such mistakes. I paid 10% of amount which they mentioned as 5%. Amount was 7.6 lakhs and they just mentioned 3.8lakhs in agreement. When i asked them, they said it is standard template. Now if that has been standard template how come template changes for some other location where the person paid 3.6 lakhs and they mentioned 1.86 lakhs. My problem is they intentionally made mistakes in agrement and if someone does not read the agrement they just make them fool. This is not expected with the name Godrej at all.

              Godrej properties - Godrej Park Retreats Project near Sarjapur Bangalore construction activities goes late in the night until early morning. This is causing a lot of noise pollution and disturbing the peace and sleep of residents nearby.
              As per karnataka high court construction activities should not be done after 6 pm.
              Please notify them to halt construction activities late in the night.

                I would like to raise a formal customer grievance for the commitment given to me and I have been discussing with you for the same for more than a month now with no resolution.

                I was told by Aditi Dhote and Parul while doing the booking that wall in the living room can be demolished after possession and hence we went for buying ‘Jodi’ flats. But now all of you are going back on your words.

                We have also completed our payment for SDR and you have sent a demand note for next payment but my issue remain unsolved.

                You brought in your supervisor who informed me that he will revert within 24 hours but there was no courtesy from any of you to even communicate back to me that you were delayed. Again after a week when I ping you, you mentioned you will speak to me on Monday 7th Mar’22.

                Yesterday someone called Garima pinged me on WhatsApp and asked for my time. I had given two slots yesterday night 8.30 pm or 8 am today morning. I was first informed 8.30 pm yesterday was fine but then there was no call so then again I checked and I was informed for 8 am today morning. Even today morning no call as planned.

                Are we really not serious about the customer and do you all feel it’s some child’s play to just inform the customer that I will call you and then after that don’t even bother to inform them for days together. I am really surprised if this is the behavior from Godrej employees as I had done purchase based on the brand value.

                Request immediate resolution of this issue and I would not be interested to converse with any junior in the rank who does not have decision making authority and also do not want to discuss the issues again and again with multiple people you would want to bring on the call.

                  After sending a lot of mail, I am not getting payment receipt of previous demand letter, and just getting new demand letter. No reply got. Previous payment has been done on 9nov2021. Now got new and last demand on 2mar2022 but still not getting payment receipt of previous payment. Bank wants receipts but I am neither getting receipts nor any response. Current RM Manish B Patil m.[protected]@ not responding at all.

                    Refund of token money not processed

                    Hi Godrej Team,

                    I gave a token amount of Rs. 50000 on 30th Jan 2022 for a 1BHK apartment at 'Godrej Sky Greens Manjari, Pune.

                    The money was transferred via online payment with credit card.

                    I purchased two unit of Godrej Avenues G204 & G1204.
                    I am trying to contact my RM since 1 week. Her phone is off. (Monika +[protected]
                    It was on for 10 minutes on 24th Feb and she was shouting & not agreeing that her phone was off.
                    I sent email and whatsapp messages and no response there as well.
                    I feel like buying godrej property has given me stress. I am already High BP patient and additional stress will kill me and godrej should be responsible for it.
                    I would like to cancel my unit and want my refund for both the units.

                      Recently I have visited on of the Godrej site in my city. Since then I am receiving incessant calls from the Sales Team.

                      I have tried to attend some of the calls but nobody replies means these are Blank calls coming from Godrej Properties verified numbers. Every time the number is also different. So blocking a few numbers does not help in resolving the issue.

                      I don't understand what the company is trying to achieve behaving this way.

                          Dear Sir /Madam
                          In reference to my original complaint on 4.02.22 I would like to state that after getting your first response almost two week's have passed .
                          During this period one conference call was arranged by my relationship manager Mrs Suchitra Das with her senior Mr S Ganguly on 14 .02.2022 .During the call Mr Ganguly told me very politely that though i finalised my booking on the basis of confirmation mail from(REGARDING ATTACHMENT OF MY SECOND BAHROOM WITH THE SECOND BIGGER BEDROOM) Godrej's Sales Executive yet Godrez will neither be able to make that modification, any facilitation nor to refund me whole of my Monetary expenses related to this project(AMOUNT PAID TO GODREZ SEVEN, AMOUNT PAID TO THEIR LAWYER DURING ATS AGREEMENT, FINANCING COST OF MY BANK LOAN etc). But he can try to refund me the amount paid to Godrej Seven only. I asked him to send me a official mail mentioning whatever he told me over phone .i also asked him that previously Suchitra asked me that Godrej can compensate me by reimbursing my expenses if I would have agreed to make the modification myself after getting the Completion certificate. Though I repeatedly told Suchitra that it would be very inconvenient for me to make this modification myself and the cost could may come higher just to break one wall and put one door. Still she requested me to quote a cost considering all the charges just to keep a rearest option. I officially mentioned the amount(considering the inflationary charges) in my mail sent to Godrez Seven on 04.02.2022.During our discussion on 14.02.2022 I asked Mr Ganguly just to check if I would have opted for that rearest option will Godrej bear it fully or not.
                          Mr Ganguly and Suchitra told me over phone that by the end of the week I would have received the Official mail from them briefing our discussion by the end of last week, but till date I have received no concrete official mail from any of the person of Godrej Seven.

                          I posted my complaint here expecting that for a huge brand like Godrej who are working pan India basis particularly any branch or region may work reluctantly to destroy Customer’s trust and to ruin Company’s reputation but when addressed to the head office they must have gone through the genuineness of the issue and render adequate service to eradicate Customer’s pain and keep Brand’s trust value
                          PLS YOU PEOPLE EXPLAIN ME THAT WHEN YOUR SALES PEOPLE SENT ME OFFICIAL CONFIRMATION ON BEHALF OF GODREJ PROPERTIES HOW CAN A BRAND LIKE GODREJ AND YOUR STAFFS CAN REFUSE TO PROVIDE THAT SERVICE.INSTAED OF ASKING FOR WRITTEN APOLOGY AND TO HONOR THE ORIGINAL OFFICIAL MAIL THE PEOPLE FROM GODREJ SEVEN ARE GIVING THEIR MOST UNPROFESSIONAL COMMENTS OVER PHONE .
                          Yesterday I received both of message and mail for feed back over my experience regarding the purchase in Godrej Seven.I have submitted the true feed back which I should have submitted a long ago. Hope it reaches to the right person/authority.

                          I checked from net that during MAY, 2021 Supreme Court gave some verdict against HIRA in support of RERA and on July, 2021 the West Bengal Government has taken the first steps towards implementation of RERA in the State by notifying rules governing the Real Estate Regulatory Authority in the state. I don’t know the exact current status, but I would like to know as the project is registered under HIRA is that the reason that somebody dare to behave with consumer in such a nasty way.
                          Noboby can see Future, but it is always considered that a good Brand always does their best to keep their Reputation irrespective of any odds. That why I trusted Godrej over local promoters.

                          I am really disheartened and feeling worthless that I have choosen a company like Godrej Properties to build my Dream home.Not only your Regional Office but I find your Customer care also equally disgusting . your Regional Head Mr Subho Chakraborty have been knowing everything since very beginning, though many of Your Staffs have been replaced but he is still there and maintains his mumb position even after observing everything. What sort of delivery of responsibility is this to a bereaved Customer? and your Customer care replied me within two days after my first complaint on 07.02.22 under the same complaint title but after that they did not respond to my second complaint and though I kept customercare.[protected]@godrejproperties.com in all of my mails since 22.02.22 but neither any intervention nor influence i found from their side.On 23.2.22 Mr Subhojeet Ganguly gave me the proposal for a meeting which I accepted gladly but to be held with proper protocol of such meetings and MOM was my condition.Mr Ganguly accepted that but till date he could not fix a date for the meeting. On 23.3.22 his last reply was that they are working on the points raised by me but till date he could not fix up a date for the meeting which he himself proposed on 23.2.22..So this is the way Godrej Customer Care and their regional heads sort Customer Grivances. I moved to this forum that if not Regional Peoples but atleast People from the Head office of Godrej Properties will listen to genuine Customer issues. But now YOU PEOPLE HAVE LEFT NO OPTION FOR ME BUT TO MOVE FOR LEGAL PROCEEDINGS. I HAVE PAID AROUND 32 LACS OUT OF TOTAL COST OF 43 LAKHS . NOW I WILL PAY THE CONSUER FORUM AND OTHER LEGAL CONSULTANTS WHOEVER WILLBE REQUIRED AND SEE AN END OF THIS DRAMA

                            I was interested to buy flat in Godrej Seven, Joka. I contacted through their no given in the website in December’21, but as the covid cases started again I postponed my site visit plan, after that mr. bhabesh & mr. satish continuously calling me & forcing me for site visit, I told them that when I will be available I make plan accordingly, but both of them didn’t stop, even Sunday they used to call. Finally after becoming irritated I told bhabesh to close my enquiry. Today morning mr.satish call me & forcing me to share the reason of closing & I told him that note as customer changed plan then he replied in future don’t create an enquiry if you drop your plan. May I know who has given him authority to speak customer like this. Complete call I believe recorded. Contact No of mr. satish +[protected]. I request Godrej properties to take action on this else I will not purchase definitely, I make sure all of my surroundings not to purchase flat from Godrej, they don’t know how to handle customer.

                              My name is Urvashi Singh, I have visited your project Godrej Retreat Orchard, sector 83, Faridabad, Haryana on 13th Nov 2021 and found it suitable to fulfill my home requirements. On the same day, I planned to purchase it, when I reached out to one of your site booking in-charge, he explained me that I need to pay 5 Lakhs as EOI on the spot to get early/2 digit number Priority number. So, I moved ahead and made the payment having Ref No.[protected], Transaction ID No. 61502978 with the information to receive the priority number in 2-3 days and allotment to be held on 19th December 2021.

                              After that I was asked to complete my KYC through email on 17th Nov 2021, but no priority number was shared/issued. They shared the priority numbers on 18th December 2021, which is almost 1 month late, additionally it was 3 digit (GRF342), which I didn’t expected, I even reached out to RM, but she said it was all transparent and according to date & time of EOI payment. So, I trusted the Godrej Faridabad team and expected to get at least a plot out of approx. 400 plots for sale in 2nd phase of allotment.

                              Now the allotment date kept on shifting, first it was 19th dec 2021, then it was expected to be in Jan 2022, at the end all of a sudden I receive a message on 9th Feb 2022 that the allotment will be done on 12th Feb 2022 still without any clear instructions. On 11th Feb 2022, I received a proper call and email from the Godrej Faridabad team that I need to come as per the time slot i.e. 3-4pm with 10% completion of payment at the time allotment, I reached the venue on time around (2:30pm) with the required amount plus documents, however I was shocked to see so many people howling at each other and Godrej staff, it must be around 500 odd people in a very small space, I started inquiring about my allotment and was told by one of your executive that allotment got closed by 2pm with the last priority number getting served was around GRF150.

                              I am unable to understand that When there were only Approx 400 plots to be allotted, how can it get completed in just 150 priority numbers, this is the clear picture of fraud and misusage of public funds. Additionally, I met a person who was allotted plots without any advanced priority number or EOI payment. If your firm had to allot plots on first come first basis, why didn’t you gave me allotment on 13th November 2021 itself when I was the around 50th customer to make payment, why did you ask me to come 3 months later to a highly mismanaged event and get Harassment instead of getting allotment of plot, was this drama placed to gather more and more EOI amount and make allotment to fishy investors/dealers in your network who made you payment in the morning and you gave allotment to them.?

                              Me and my family had trusted Godrej team for over 40 years and today our bond is broken, it’s the first time I felt your team is incapable of serving customer and totally mismanaged.

                              I would like to request that this allotment should be cancelled and a fresh/transparent allotment should be placed else people will loose faith in Godrej properties.

                                Pending refund of EOI Money from Godrej Palm Retreat Sector 150 Project Noida

                                We had given a Cheque of Rs 5 Lakh as EOI for Godrej Palm Retreat, Sector 150, Noida on[protected].

                                Later on[protected] we applied for unit GDPRC1-0502 by signing a cheque of Rs 12 Lakh and an application form provided, filled and retained by Godrej Empoyees. Nobody from Godrej had signed or acknowledged any of the document.

                                I bought flat in Godrej Aqua Bangalore in 2020. Recently, I visited my Unit GQH2020 on 31st Jan 2020 and found that there is a garbage collection/processing centre constructed in front of Tower H. However, it was not there in the master plan or the 3D model of the project.
                                I request you to demolish the garbage collection/processing units from the location. It was never communicated to me that a garbage collection/processing unit would be constructed in front of Tower H.

                                I was promised that there would not be any structure in front of Tower H except visitor car parking and trees. This lowers the market value of the flat to the tune of 25% to 30%, no buyer or tenant would like to buy or rent the flat in front of the garbage collection/processing centre. Therefore, I can't take possession of flat H202 until the structure is removed from the location.
                                As you said over the call that some facilities can't be shown in the master plan but the same can be constructed anywhere i.e. electric transformer area also was not part of the master plan. However, if you look at the 3D model of the project, the electric transformer is clearly visible. Hence this argument can not be accepted.

                                Now Godrej saying that they can not remove garbage processing unit in front of my tower and charge 20% penalty if not taken possession on time.
                                This is cheting and Gunda gardi by Godrej.
