Good evening! Hope you are doing well.
Since you were busy, thought to write an email to you, so you have the background from the customer side and not from the Pratik side (Your colleague).

So, we came to Godrej 24 on 12th July 2020 to book a flat after getting a reference from Akshay.
We came around 12 :15 PM to Hinjewadi site and was asked to wait till Pratik Patil to come and brie[censored]s. Since he was busy, he recommend taking a tour for a sample flat tour, and then we insisted to see the actual flat. Since there was construction going on, they took us to the corner flat which later said by Akshay you will get the same exact flat but on the opposite side of the building. The same was confirmed by Patrik Patil that your flat will be corner flat which you saw on the Construction site.
My spouse repeatedly asked/confirmed with Patrik whether the flat they are selling to us is the corner flat which we saw on the Constructions site and he said yes.
Since we went through lots of Negative reviews on different websites including google search engine, we were skeptical about the same at Godrej 24. Nevertheless, we got the booking formed signed without building layout and floor plan. So, even if Pratik has mentioned E3-0103 in Cost Sheet, which is corner flat as per Pratik but it is NOT and Indeed it is adjacent to the Corner flat. If he says E3-0103 is a corner flat, then I suppose every flat in Godrej 24 should be Named as CORNER flats for sale :)

Moreover, the brochure wasn't provided with an excuse of COVID-19 but later our CRM mentioned that the brochure was not available/finished (Which means he lied to us maybe for some purpose). He didn't bother to clarify the layout with us and we keep on asking/insisting him that info you provided is for Corner flat. We were around 5:30 PM but he didn't have time for such deals but he already knew that we were tricked :(

We got the layout on the day when the cheque for 251000 Rs/- was cleared which was 23rd July. So, Now I should assume this was deliberately done?? Not sending layout on the same day of booking or attaching to booking form??
Upon asking Patrik that this is not the corner flat on phone on 23rd July evening, he said it is but next to corner flat but you can call that as "CORNER FLAT". So, either you guys have falsely sold that to us, or I should say that you even didn't know which flat you are selling to the customer. If you sold it falsely to us, I feel cheated and I am expecting something from you guys as your Sale Executive words weren't so humble, and despite he said he was correct while showing the flat, which is NOT true. And if you say that you guys aren't sure what you are selling then Perhaps, I feel pity for you. In both the scenario, I am still expecting something from you and it's no SORRY or apologize.

After Akshay said that customer will cancel the flat booking, he showed us two options of 940 sqt flats which are of course are good, but I need to pay an extra 10 lakhs and he said it's non-negotiable. So, this is how you retain your customer Payal?

My wife and I are highly disappointed not by the GODREJ band but the way YOU guys dragged this to us or I should say I am disappointed by GODREJ. Not a way to treat your customer and if you don't have time, there is a way to bargain in for Time. If you don't know this, then you guys shouldn't be in customer service as customer satisfaction is the highest level of achievement for any brands.

we have purchase Godrej24 property in the year 2017. the builder give commitments that they give possession in 2020. However there project is ready godrej24 pune . he show projected completed in there website. however its a big cheater builder never buy property from godrej. they not only give delaying posession also they doing politics in parking. as per agreement to sale they are commited for covered parking . But after paying 1.05 Crore they are simply say problem in planing by godrej hence we give 218 stake parking . how stupid it is the builder in near location give covered parking at 30 lakh rs flat and this cheater builder godrej give false commitment and given stake parking to 218 buyers forcefully . this is totaly showing how they are cheating with public money .

i am requesting all to save your hard core money and cannot come in cheater godrej properties tap for purchase property. they are big cheater.

    Due to current scenario uncertainty of every things, kindly cancel my above unit and refund my amount.

    I need 265, 209 rs refund in godrej nirvaan (T-4 302) because of covid 19 situation;

      I had booked a 2bhk at prelaunch phase and then got allotment in march 2015. The agreement happened and it clearly stated a timframe of 60 months including 12 months extra. Gpl has defaulted in the delivery of my apartment. I am struggling to get refund from them as rhey failed to deliver the apartment as per the agreement. 2 months back and forth they are terrible in their response.

        V r in receipt of mail from godrej ahmedabad office to pay maintenance charges for period of apr 20 to mar 21. While we have no clarity on consumption of old payment collection of rs. 2, 55, 750. Before we make payment we need clarification on this.

          I booked an apartment in january and paid rs. 194, 146.94 to godrej properties. I was told that the amount was refundable if i wanted to cancel at any time till the registration was done. There has been no agreement or sale deed registered. Given the changed circumstances after the covid pandemic, i want to cancel my booking, but the relationship manager said that i had to forfeit the entire amount if i wanted to cancel. Please advise.

            I am nishant vaishnav from d-404 carmel in godrej garden city in ahmedabad. I got my possession letter on 16th april, 2018.

            As far as the same amount payable concerned, i have paid godrej amount (Total - rs. 2, 18, 876), please share me proper bifurcation & clarification on the charges of maintenance deposit, township maintenance charges, society maintenance charges & society formation charges taken by godrej.

              Godrej has cheated me with on the name of maintainance. My possession date was feb 2019 and when i have asked them for the bifurcation they never responded my mail and when i called them on customer care number they replied me my maintenance is started from the bu permission i. E. 2017, how this is possible? If i am being the owner from feb 2019 then why it's being calculated from 2017? Previously godrej was the owner so obviously builder itself has to bear that why it's me? Please take this issue into consideration and do the needful. Thanks.

              Hello Godrej Support Team,

              As discussed during the call - I was told that instead of charging me from the BU permission date now you will charge me from the booking date - I have discussed this with my lawyer and he told me that by-laws it should be calculated from the date of possession only. Before me, Godrej itself was the owner in that case Godrej has to bear all the amount/expenses before the possession date.

              Another thing Yesterday, I have received the expenses sheet from the Carmel society proposers members in which I can see Godrej has calculated every-one in the same way - that means Godrej has calculated everyone since BU permission. I having the pdf copy and since in this forum we do have an option o[censored]ploading image so I am sharing the I image copy with you. I am not accepting calculating my maintenance from the Booking date and I will take this to the conumer court. Thanks.

                  I booked an apartment in godrej properties before the coronavirus hit. I had paid about 2 lakhs for which i also have receipts. Due to the changed circumstances, i want a refund and a cancellation of the booking. I was told that there was nothing binding till we actually registered our agreement. We have not yet done so, but i was told that there was no refund policy.

                      I invested with godrej nest for 2 bhk property by paying 1lakh as advance money on 15th december. Later i cancelled the booking and godrej assured that i will get my money back in 30 days. I cancelled on 21st december and it is 26th may and i have not got refund yet.

                      Everytime i contact godrej, they gave excuses and false hopes.

                      Rahul paliwal ([protected], [protected]) is the guy with whom we were interacting and now he is not taking our calls and not replying to whatsapp messages.

                      Please help in getting our refund.

                        I have booked flat in godrej hillside1, tower 2 on 5-oct-2019 by paying rs. 200000/- as token amount. Till date i have paid 576030 + 223949 (Registration charges to gov) but as of now there is no agreement or sale deed has been made between me and builder.

                        Due to personal reasons, when i contacted godrej to cancel my booking, they are saying, there is no refund policy from godrej and entire amount (576030/-) will be forfeited and considered as a cancellation charges. It is very disappointing.

                        Please assist to get refund of booking amount.

                          We had given an initial booking amount of 25, 000 for initial booking process which was completely refundable i[censored]nit not selected. (Sector 150 godrej noida)

                          We have sent the bank statements and details to godrej but they have not yet refunded the amount of 25, 000 to us we paid on 27 june 2019 and almost 1 year the money has not been refunded to us.

                            I have transffer 1lac rupees in godrej properties for south estate project new delhi via 360 realtors with confirmation of refund in case if deal is not finalised. Its been 4 months now iam did not get my refund from godrej properties & godrej officals are not responding back to my queries on this subject. I can provide the payment receipt upon request.

                            I have been given All false committments & promised by 360 realtors Qatar officials that refunds/pass back will be processed since December' 2019 but untill now its been 4 months i did not get my refund back from godrej property nor shows any transparency to me.

                            Please do not go for 360 realtors wording or comiitments they do verbally. Please ask them to give in writing with their CEO/Country Head Signature before finalizing any deals for the property..Be Careful.

                            360 Realtors is playing with people personal sentiments for increasing their counts to show in their monthly deals to their Managements. But its very challenging to get the commitments fullfilled they do verbally with their clients.

                            Be Carefull with their officalls in GCC Country Offices specially in Qatar..

                              I have received a demand for completion of slab but due to lockdown bank is not able to disburse any amount.
                              I need relaxation from penalty till lockdown. I think this is very much doable instead of charging late payment.
                              While our government and banks are taking so much actions for people, i don’t believe brand like godrej is asking for money and not understanding the situation.

                                Have made a booking of 1 bhk flat no-1009, tower-1 booked on 10'th nov 2018 at godrej city panvel, due to some urgent unavoidable personal medical issues had to cancel the booking, the same was communicated via email & phone to your sales manager mr. Sharan rohra.

                                Since then i have been following up regularly with your sales team & back office but no resolution on the same even after assurances that it will be looked after. Had also visited your office in godrejone last dec & was assured of possible resolution but nothing has again happened since then. Request you to arrange refund at earliest possible.

                                Booking payment details as below:
                                Booking (Token) amount of 2, 50, 000 inr paid (99, 000 inr paid from debit card + 1, 51, 000 inr paid via sbi cheque no-787331).

                                By when can I expect any feedback from Godrej Properties on the above topic, I have sent multiple remainder emails also but no feedback on the same.

                                Would really appreciate if you can initiate the refund of the token amount at the earliest possible. I am going through a rough financial condition would be really very helpful if can get refund of my token amount at the earliest possible.

                                  As per consumer court direction your local people going conduct a election for formation of resident interim ad-hoc body. They have published elegable voter list. Surprisingly we r not eligible as voter for this election. I have mailed your local people, they didn't repyed.

                                  Why we are not eligible as voter for this election? We feel you are spoiling our human rights.

                                    1. Even after 3.5 (Approx) years of handover, we did not get the maintenance bill properly. After so many reminders, there is no solution. We were sent reminders for not paying the maintenance bill for the last 1 year but the problem was not resolved.

                                    2. Our car parkings handedover on september 2018. We want compensation for late handover.

                                    3. Last december, my floor's tiles went up automatically. After writing multiple time, no reply, no solution. Since we are staying with my 75-year-old parents and 7-year-old son, and it was difficult live with the dust and broken floor. So we spent rs 65000/- on the floor to fixed it. We are claiming cost of floor repairing rs 65000/- back.

                                    4. According to the consumer court document, the maintenance charge should be after the handover. But in our case, why exception?

                                    5. I did mail when was going to install 2 acs, but did not receive any reply. Finally we installed 1 ac. But why we asked to relocate the outdoor unit even after it being installed in proper place?
