godrej forest grove, mamurdi - careless on refund process

My name is Dipesh gupta, I was on the lookout for a 2/3 bhk flat and come across GODREJ FOREST GROVE, Mamurdi.
I had a multiple discussion and finally concluded not to go with this property. I would like to say from my experience please don't pay any advance to sales person or CP. They are very irresponsible and not professional to handle you hard earn money.

They ask me to do multiple payment and now i am chasing sales...

Your customer service head has been extremely rude and you are not
Bothered, very sorry to tell you that you reply is very unclear and
You are trying to defend her.

Ms. Smriti gupta from prana, has been very rude and is accusing customers for
Everything. It is a very very poor experience talking to her. She has
Made us feel how badly you treat customers once they have purchased
The flat @ godrej. I would need an apology from her for her misbehavior.

Most of the points not answered clearly, it is poor experience to
Repeat myself again and again.

1. Please arrange for a call back from the legal team.

2. Why our names as customers included in the litigation.

I have sent numerous emails and you do not seem to be taking anything
Serious other then defending ms. Smriti gupta.

Nobody is in touch with me, this is going on from 3 months, everyday I call up. Your staf[censored]s also misbehaving with me. Mrs smriti gupta from pune prana is very aggressive and harassing the customers.

There are no issues addressed, it almost 3 months, since this is going on. Your support is very poor, it is nightmare dealing with you.

You are not at all serious about your customers, but still yourself customer centric?

Your customer service head in godrej prana is extremely rude for what?, and you call yourself customer centric.

This is not surely going to help you in long run. Stop misleading ppl...

    I am writing this email to express my grievance regarding the purchase of this property with Godrej. I have already escalated but no one is responding to my email at Godrej.

    It is utmost shocking to me as well while mentioning this subject line for a brand like Godrej and unfortunately, this is happen to be the only reason I fell into this trap "Brand Name".

    I will first highlight my understanding of a reputed/branded builder and my reasons not to purchase my dream house in a non branding project and choose a brand like Godrej.

    Pro's of buying in a Branded Project

    1. Commitment - They stand true to their words and don't fool the customers for the sake of sale as they have a reputation to keep in the market.

    2. Better Infrastructure/Quality of material - they have to offer what they write as their whole company comes at stake if they don't.

    3. No worry of late Possession - They deliver on time or before their commited time.

    4. Maintenance - Trusted Maintenance companies are hired to maintain the project.

    4. After Sales Service - They invest in their people and provide excellent customer service after the sale. They take the complaints very seriously.

    Con's of buying from Brand/ Pro's of Non brand project

    1. Cost - They are always on the higher side when compared to market non reputed builder.

    2. Mode of Payment - they only accept payment in bank which make is quite challenging in a country like India where only 2% on entire population pays tax.

    3. Flexibility - They are not at all flexible with any kind of amendments in the unit at any point whereas others are always happy to make arrangements.

    Despite knowing all the above con's, I decided to go with a reputed brand like Godrej as my priorities were the Pro's and I happily accepted to pay a premium price than the market for better service

    To my sheer disappointment, I was absolutely wrong in trusting Godrej by its brand name which forced me to write this email to highlight how a person who is buying his first house ever, I call it Dream house, fell into the trap by a brand whose least priority is customer.

    Before I proceed further, I would like to let you know that I work for brand named "American Express" whose motto is "Customer First" and we are trained to treat customer as "God".

    Below are the reasons which changed my opinion about Godrej Brand

    1. Commitment

    a) At the time of selling, I was told that the project is ready to move in but because of th NGT ban they are unable to do the finishing part and hence need time. I categorically mentioned that I need it as soon as possible and was told that my unit will be finished on priority and will be delivered before the first week of February. After a hell lot of chasing, I got final invoice yesterday on 28th Feb. I kept chasing my RM Deepika who kept giving me false dates at every stage. Because of this, I lost my loan offer with SBI, which was offering waiver on interest rates if loan gets disbursed by 15Feb.

    I also committed my landlord as per dates given by Godrej and now facing a lot of trouble because of this.

    My question is who will bear this loss because of false commitments from Godrej

    Answer from non branded developer is obvious - Customer

    But answer from Godrej - exactly the same

    b) I was committed that the maintenance of project will not go beyond 3rs per sqft including GST as this is the upper limit. My 2BHK is 1351 sqft so it comes to INR 4000.

    This was quoted by Abhishek, Mani and Shashwat during my multiple visits.

    To my dismay, it is woking out to be INR 7000. I got to know on the event day, 15Feb and was shocked. But Mr. Gaurav acknowledged the issue and promised to waive 3 months charges. Now, this will come down to INR 5200 which is still 30% more than what was quoted.

    The reason given for this is last minute change of company hired for maintenance - which is now CBRE.

    My question - Did you ask/intimate the stakeholders, I mean customers, before approving this change as ultimately they will be one who will be paying it?

    Answer from a Non Branded developer - Ofcourse not

    Answer from Godrej - Exactly the same

    c) No one told me about paying 1 year maintenance fee in advance. To my knowledge, it is supposed to be monthly. And if no, this is definitely to be communicated while selling. I do not have budget anymore to shell out this money in advance.

    When I asked this question to sales guy Abhishek that why such prices of maintenance as to what was quoted and why I was not told about 1 year advance maintenance fee ?

    His response- maintenance is related to CRM so please reach out to them.

    1 year advance is common provision. Had you asked, I would have definitely mentioned.

    You can certainly expect a better response from non reputed developer.

    d) I clearly mentioned at the time of deposit that I would need atleast 1 year time for registration as I will be exhausting my funds for this dream and won't be in a position to spend another 4 Lacs instantly. I was told "No problem".

    Today, I have been asked to register my house to take possession.

    I would definitely have got waiver from a non branded developer.

    e) I was told there will be a provision for Gas pipeline in the kitchen. This was also mentioned on brochure and is mentioned on BBA. Now when I enquired as I didn't see any such provision, I was told it will be done at a later stage.

    If someone is getting possession now, do you expect him to wait for your provision?

    The thing is Godrej was smart enough to not mention any of above points in any of agreements as they knew it would lead to concern for them in the future. But are these the ethics they follow at such a big stage. I have recommended Godrej projects to my friends and families but now will never dare to do that.

    I expect Senior Management to throw some light on the above concerns.

    Poor Manish has written his grief in such detail and the reply from Godrej team are same scripted responses for all the complaints!
    Godrej team - you can do better by letting us know if these are real allegations and if yes, how did you remediate/solve them.
    Manish - can you also please write a comment if your issues were addressed and how? This would help potential buyers like myself to atleast know if they take customer complains seriously.

      It's really disheartening to write this email given how big legacy your company has.
      I booked a flat in godrej24 in august as part of the prelaunch offer. Since i liked the property, i referred my brother and a friend and both of them booked.
      My friend went ahead and paid 2 installments just like me.
      My brother paid the 1st installment (Including the booking amount of 1 lakh). Unfortunately/sadly, my brother who is a doctor himself was diagnosed with a serious disease, so he decided to cancel the booking.
      Even the sale deed didn't happen. He requested a refund by providing all medical test documents and certificates. Your office decided to cancel and refund the amount by deducting 1lakh.
      I am shocked to see this kind of response from a big company like yours. The entire process took a little more than 3 months.

      I would request you to review and refund the remaining 1 lakh. Please note that i am still a customer along with my friend.

        godrej infinity - fake and cheat

        Godrej is the name you can't trust. Everything is fake. Poor quality, cheating customer with false information. I have all snapshot borouhers, promises and messages, call records from sales team. Its really high profile cheating company. Worst customer experience. Zero value for money.

        The quality is so poor and no where matching with the brouchers and promises....

        Hi,
        I owned flat in godrej infinity, keshav nagar pune. When i took possession, i found lots of small, small quality issues which are not expected from brand like godrej, door was broken, stoppers were not working, not proper slope in washroom area, doors were not closing properly, tiles were cracked or broken, damaged windows and so on...
        I never faced such small issues with other builder when i bought my earlier flat.br...

        I am putting another review. Previously i put review on 3rd december 2019.

        I had given a token amount of 1, 84, 209 for godrej nirvan flat. Now due to personal reasons and shortage of funds i could not proceed and i had informed the godrej about within 4 days of paying token amount. Now they are not refunding my money. I am very upset as godrej is a good brand and they are not giving my hard earned money back. I had given the token amount on 11th jan 2020.

        Guys please think 1000 times before deal with godrej properties. I am ready waste my time for my money and i am sure i will get it and i have many plans to recover money but somehow i can't post it here. But may be possible that you don't have time to recover your money.

          At the time of booking, we were assured of transparency in terms of costing & parking. But unfortunately they have not kept their promises:

          Luc charges
          1. We booked the flat in march'19 & the balance payment was to be done in dec' 19. (As per the payments slabs given by godrej). During this entire 9 months, not once has there been any communication from godrej regarding paying any additional amount on account of luc. When we wanted to take the possession of the flat in dec & wanted to clear the last installment, godrej surprised us with an additional amount on account of luc.

          We have been asking them for a proof but there is no response from the godrej management. They are not able to provide any justifying answers on the following:
          1. When was the luc implements
          2. Why was it not intimated to us at the time of booking
          3. What is the basis of calculation of the luc

          We had purchased the flat when the building was already constructed & godrej had already started giving the possessions as well. How can it be terms as land under construction?

          Parking
          At the time of booking, we were told that project is sold in totality & they were in the process of handing over the administration to the society. We were told that the parking slots will have to be purchased from the society at the time of taking the possession, since the handover process had already begun.
          The society has put up a banner on the gate stating "notice for new buyers - all new buyers are hereby informed that there are no new parking slots available & people are being misinformed"

          Socitey has asked us to take up the matter with the builder (Godrej) but they have not responded to our concerns.

          We have purchased a 3bhk with carpet area more than 1000+ sq. F. We have been informed that there there was law passed which had made parking compulsory for a flat of size.

          Have asked them to take the flat back & refund us our money with interest. They are not willing to discuss this option as well.

          Totally stranded & seeking legal help

          Seeking Legal Help - Godrej employees have gone back on their verbal commitments & are now playing with fine-print : Terms & Conditions. There is absolutely no onus on what they have been speaking verbally.

            I had booked a flat in godrej seven, joka in tower c 4th floor, 405 in september 2019, made an advance of rs.5 lakhs approximately but didn't enter into agreement for sale due to personal problems. Thereafter i was informed by my sales executive mr. Sandip giri that no cancellation charges shall be deducted and i shall be refunded the entire amount paid. Its been nearly 3 months from 19th november, 2019 that i have not received any update from godrej or this sales person and no sign of refund yet. Whenever i contact godrej they ask me to talk to the sales person and when i contact the sales person all he tells me to do is wait as he has no update from godrej although he works directly in godrej. I have written several mails and several calls but all seem to go in vain. Request to be contacted and informed about the status of my refund at earliest.

              refund of my eoi

              I had expressed an interest in godrej nest propery in kandivali during a square yards expo. Later, i had applied for my eoi refund and sent all the documents to mohit jolly (Godrej sales manager), on nov 1, 2019. I was told that i would be getting the refund in maximum of 45 working days since date of refund application. It has been now close to 3 months but i haven't received it yet. I have been in constant touch with mohit about the same....

              I have been getting lot o[censored]nwanted calls from the marketing team of godrej properties, even after several request asking them to remove my name and number from their databases. I have been getting lot of calls which is disturbing me. I have been harassed by thier marketing team, every alternate day i have been getting calls even after repeated denial that i am not intrested they have been calling me.

                I am putting another review. Previously i put review on 3rd december 2019.

                I got call from godrej ahmedabad after my last previous reviews has been posted. They told me that come to godrej office and sign cancellation form. As per godrej guy my flat cancellation is approved and i gave bank details and filled cancellation form. Godrej has told me that you will get email soon but still i am not getting any replay and when i called him he let me know that i am not sure about your money. You will get it or not?

                Now my concern is what is meaning of sign cancellation form? Why they took my bank account details?

                Guys please think 1000 times before deal with godrej properties. I am ready waste my time for my money and i am sure i will get it and i have many plans to recover money but somehow i can't post it here. But may be possible that you don't have time to recover your money.

                  I have booked godrej property in A block 603 and 604 . on february and for the personal reason i couldn't continue with that scheme and had to cancel it .my wife was dignosed with ALL and i ahve send all the document related to the reason already to their team its been long since their employee assuring me to refund but no update .
                  please refund my amount .
                  the amount was 20000/- and i have attached the reciept as well .

                    Madam/sir
                    The following complaints are highlighted and expect an early action and resolution from the GODREJ PRAKRITI SHODHPUR BUILDER and CONCERNED AUTHORITY to be brought notice to them through this platform:
                    It is highly disappointed that till date the Dampness of walls and water seepage which were reported prior to handover and after handover to the maintenance section of the GODREJ PRAKRITI PROJECT at SHODHPUR for FLAT no 401 and 408 of EVEREST TOWER yet not properly resolved. This happens due to poor quality construction and lack of waterproofing measures during construction of the FLATs which causes dampness of the walls, efflorescence (puffy white deposits on walls) and peeling of paint. Meanwhile the paintings works of the Walls of both the FLATs were under taken (at the cost of the FLAT owners after possession and handover process )but due to non-resolving of the reasons causing dampness of walls, wasting materials and labour cost were already made, which warrant recovery of cost towards material and labour from GODREJ PRAKRITI LIMITED who promised to deliver quality FLAT as per AGREEMENT DEED and as per RERA act 2016 Refer : Complaints to the maintenance section on 21st February 2019 for FLAT no 408 and on 9th March 2019 for FLAT no 401 of EVEREST TOWER.

                    On repeated persuasion although the mntce wing did some patchy mncte work in the 1st week of April 2019 but the issue of dampness of the walls, efflorescence (puffy white deposits on walls) and peeling of paint was not resolved and very badly affected the FLATs 408 and 401 of EVEREST TOWER within few months after the possession of the FLATS in the month of February 2019.

                    Considering the company profile of the BUILDER of its reputation and brand 'GODREJ', the buyers purchased the flats with a faith that the FLATS will be constructed with good Engineering design and materials as per terms and conditions of AGREEMENT and FERA ACT 2016, but now the buyers seem to be cheated .

                    If the issues are not resolved, then we have to take this cheating and fraud practices of company like this GODREJ company at all other addressing and noticing platforms including consumer forum, FERA legal, social group, and to the PUBLIC with facts and findings.

                      I have booked 1.5 bhk flat in godrej vananata pre-launch on 9th nov 2019 by pay 51000. But after book flat i realise that i can't arrange money for flat so gone to godrej for cancel my flat booking. They had told me that you will not receive your booking amount because its not refundable. I asked for non refundable rule so they show me agreement form which was written in financial word and guys its not understandable for us. When i was doing booking at that time no one has told me about cancellation policy. I seen agreement was not real its like book that godrej has printed. How they can define rule by this way? I know this type of defined rule is not valid. I want to take legal actions.

                      Lets continue, afte that mr. Mehul joshi has came to us and told me that send email to me and mr. Mukesh mulani (Advertising partner). I done that and continue in touch with him for update. On date 3rd december 2019 i called mehul and he told me that your amount can't be refund.

                      Really this is too much how can godrej take my money? I have many financial problem and they are not refunding my money. Why brand is behaving like cheater?

                      Please do not go with godrej property. When you deal than you can realise and that you have no time for back.

                      Can you please know what i can do? I need my money back. I am ready to take legal actions against godrej i will fight for all people those are cheated like me.

                        We asked to take immediate decision as it was cancelled flat and only one unit on garden facing.

                        So we take immediate decision and booked it with immediate payment (Card payment) 4.12 lacs approximately.

                        And today[protected] i go for further update and they said this flat is not on us.

                          After followups and bad experience for buying property with prestigious name "godrej" i have decided to share my experience in public domain here are the issues
                          1) channel partner - i was contacted by channel partner even if i contacted directly with godrej for purchasing flat in hillside. The channel partner can be compared to "non-responsible" estate agent, as these people are not at all accountable for your purchase. They make false promises, and do not give you right information about the property. I was not even shown the sight. The visit to the sight was just an activity. Channel partners do not have any detailed information about the project.
                          2) booking - i was offered a discount on flat if i pay pre-booking amount. I paid that amount to godrej. I have received income tax notice as godrej did not pay tds ontime. It has been almost a 3 to 4 weeks godrej is not able to provide any satisfactory answer. Income tax department is going to charge me further if i do not pay the fine.
                          It was told to me that godrej contact me for launch and i have to decide flat on launch day. I received this launch information one day in advance in the evening. I was out of station and could not attend the event. There were less than 24 hours for making decision, by the time i visited their launch event it was too late, i had to be satisfied with available units and made a compromised decision about flat location and floor.
                          3) relationship management : after booking a flat on one fine day i received a call from relationship manager that i have to rate an experience for purchase of flat and her service. This was first time i got to know that a special relationship manager is assigned to me. This person is most of the times unreachable. They are always busy in meetings. Customer care department is only for picking up the calls and noting the complaint. They try to connect you with teams involved in transaction but not at a single time responsible people were available for them also. I am busy in my daily schedule and try to contact them on saturday. Customer care person do not have any detailed information about transactions, issues and staff is not working on saturday. So if you are busy person you will not be able to connect with them at all. You have to just keep paying money for their notices without any expectation to get more information and issues being addressed. Some agents are so rude in their communication that they forget the fact the person talking to them has invested all the earnings of his life in their product.
                          4) communication : i did not get 2-3 important emails from godrej which they claimed that i have received. This has caused many issues and investment of time to address those issue. They send a paper copy of a communication but you will receive them very late and there is no guarantee as it is not registered and you will not receive it in person. So be ready to loose paper copies of very important documents.
                          5) process : whole transaction process is not made for an ordinary buyer. You will not get any detailed information about your flat, location, technical details etc., as godrej is a big name and you are just one of their thousands of customers regardless of their customers are buying a flat once in lifetime. You will not be allowed to give a thought, discuss in detail. You have to finish everything in very quick time and keep paying money. The processes are not customer centric, they are designed around name "godrej" as if you are lucky to get flat in their project. Even tools in the process are not working as per expectation e. G. Customer care and website. I tried to register feedback twice from godrej website it hanged when i submitted the feedback.

                          Lessons i learned
                          1) dont just believe in name "godrej". Their process and experience is designed for non-residential indians, and rich who want invest.
                          2) if you want to buy flat in godrej properties you have to ignore your job, daily activities and just be after them
                          3) do not commit to anything unless and until you have made sure that you are satisfied and convinced on your own terms. There are many ethical builders in market who will can give you better experience, amenities and also services.
                          Now i am really concerned/worried about my money with such scary experience with godrej properties i am not sure about what is there for me in future.

May I know what difference "Team Godrej Properties" will make? And what kind of relief you are going to give. How this feedback will be treated in organization?

                            I, dr rakesh bhattacharyya, lodged a service request no k[protected] regarding excess frosting and defective defrosting in my godrej refrigerator (Rd edgeduo 255pdinv) one month back. The refrigerator was purchased on 06/96/2019 from great eastern trading co sinthimore branch of kolkata. As per the service request, your technician mr pratap visited on 11/10/2019. He took some photos of the rerigerator and told me that he will be sending these photos with my problem to his higher ups and that he would revert to me with feedback. I waited for a month and there was no response from mr pratap. On calling him up he gave me the no of some ms sushmita. On contacting ms sushmita, she said she will be sending some senior technician next day, but the technician didnot turn up. I again called her, she again told me she will send some technician the next day. This kept happening for three consecutive days from thursday to saturday this wk. This lady ms sushmita keeps telling lies and harassing me for undue reasons. She seems to be a professional liar of no professional or moral standard.
                            I am shocked by such extreme unprofessional attitude on your part.
                            Do take this as my first and last warning and take care to resolve my problems at the earliest and ask your personnel not to keep harassing the customer. I urge you to take stringent action against ms sushmita for her repeated harassment.

                              Hello sir i have booked flat in your flagship project godrej the trees mumbai in 2017. Sale person aakansha mishra from trees office sold me flat and gave me a package amount with 30:50:20 payment scheme. After i bought gst came in effect and i had to pay 6% extra for with later 2.61% rebate was given by godrej. Now at the end of 2019 at the time of possession my rm inform me abt 1% municipal tax which i have to pay. I dont have any problem in paying any govt tax but it’s the mistake of sales team who didn’t inform us abt the hidden charges and now we have to suffer.
                              Plz help me in this matter as with full trust i have taken flat in godrej which hurts now.

                                Dear team,

                                I am a flat owner in godrej summit property. Two days back the employees of jll facilities management team broke the window of my apartment from the shaft and entered my apartment. They did not take my approval or permission before doing so. I have also sent a written complaint to them.

                                They had to stop some seepage issue in the below apartment and the owner forced them to do it. So they did not bother taking my approval. I have all the voice recordings of the conversation.
