Dear team,

I am a flat owner in godrej summit property. Two days back the employees of jll facilities management team broke the window of my apartment from the shaft and entered my apartment. They did not take my approval or permission before doing so. I have also sent a written complaint to them.

They had to stop some seepage issue in the below apartment and the owner forced them to do it. So they did not bother taking my approval. I have all the voice recordings of the conversation.

    This is to bring to your notice that I've receiving calls from your company / channel partners constantly inquiring if I'm interested in your projects to which I had politely denied for the first few times. Even after clearly bringing to their notice that I wasn't interested, they have not stopped contacting me. It is very irritating.

    I received a call on 23rd October, 2019 around 6.00 pm, asking if I was interested in your properties to which I countered as from where was my number made available to you? and to which I was given a reply - sir ap ye kyu puch rahe hai. Muje sirf bataiye ki apko interest hai ya nahi.

    The conversation continued for sometime after which I felt the voice of your employee to be raising and I brought that to her attention. to which she replied meri to tone asehi he hai. sabko to bahot achi lagti hai.

    I also asked her to name the company on whose behalf she was calling from but she never gave it to me and said - ki ap khud he dhund lo and hung up. I was able to get her name which was Ms. Aishwarya. I have also saved the number from which I had received the call.

    The call was highly unprofessional.

    Also I would like to know from where was my private number given to her? and would like to know the company on whose behalf the call was made.

      I have booked flat in godrej nirvaan on 28th sep 2019 by paying 5% amount of ₹ 2, 14, 918 with booking code 00278 and as of now there is no agreement or sale deed has been made between me and builder. Just the booking form we have filled. But due to some financial problem had to cancel the booking so requested the sale person tushar and pankaj to cancel the booking and refund the amt but was been told it’s not refundable which is not acceptable as cannot leave this amount, also even after sending continuous email and reminders no one has even ack. Nor replied the mail, nor am been connected to any of the seniors or shared their details.

      Request you to please help me get my booking amount refund

      Can I know on what basis the booking amount is not refundable as per the law no we’re it’s mentioned about the non refund are you all not aware of the state law and if so then will have to go legal as cannot leave my hard money

      Kindly note as informed got a message from sales person Mr Tushar saying as per Point (m) it says the amount paid is forfeited but no we’re it’s mentioned that the booking amount is not refundable pls go through it as it’s clearly mentioned if the registration is done then only the stamp duty and registration is not refunded rest amount is refundable when the same in mentioned in your booklet how can you say the amount is non refundable pls go through the same point (m) attach image for your ref

      Dear Riyaz Merchant,

      It is not explicitly mentioned anywhere on the Booking Application form that the Booking Amount paid, irrespective of stamp duty and registration done is a refundable amount, the developer, i.e. Godrej Properties Limited, has the right and will exercise that right and forfeit the money paid as booking amount. Unless we had explicitly said that the booking amount is 100% refundable, we are not liable to refund the amount in case of any cancellation. Hence, we will not be able to refund the booking amount paid and we regret the inconvenience caused to you.

      In this case let us know we’re it is written it’s non refundable, secondly as per the MOFA rule also clearly says that the amount is refundable

      Kindly reply and confirm in which clause it’s mentioned that the booking amount is non refundable after cancellation

      If so pls attach the extract which states it’s non refundable

      Kindly note even after continuous mails have still not received any positive reply also as you have mentioned to go through clause (O) request you also to go through as no we’re it’s mentioned 100% amount will be forfeited nor mentioned 100% refund means there Should be refund but looking through your mails it seems you Godrej prosperities don’t want to refund the amount and just play with the customers, request you to pls advise as been in touch with Godrej from many years thought of clearing the matter personally face to face and had asked for the appointment with you team but you people are so afraid to even fix an appointment with me to discuss the same in this case what should we thing .

      Please confirm at the earliest also have received a mail asking to re think of cancellation which is not possible as informed have cancelled due to financial problem and not due to any other reason .

        Hi,

        Bought a ready to move in flat from godrej properties/universal builder in godrej ecity project in doddathogur, ecity bangalore 560100 in august last year. But builder is refusing to handover the flat since the kormanagala registrar is not ready to issue the occupant certificate even though all the regulatory and compliance norms have been met. Builder is not ready to give any time frame for handover of the flat and registration. Can you please intervene and get this resolved?

        Some one from Godrej properties called. They have agreed to speak to their legal team and check if the registration can be done and keys handed over while the OC is being signed. They have agreed to come back to me by tomorrow with an update.

        I still haven't received a resolution from Godrej properties. They cant give a time frame for obtaining Occupancy certificate and registration of the flat. I was supposed to get a call back from them yesterday. However, they didn't call. Also, they are saying that registration and key handover cannot be done before OC is secured as this property is RERA registered and OC number needs to be mentioned in the sale deed during the registration process. Is there a way to escalate this to RERA since Godrej and their joint partner is not doing enough to sort this out? It's been an year that we are trying to get ths ready to move in flat.

        I have given a token amount of 50000 to godrej properties on march 2019 . As i did not like the deal i wanted to go for the refund
        The promise from godrej was to refund in 45 days . Now it is october and no refund nor the sales team pickup the phone
        Abihit shiralkar & priyanka nayak was the contact persons from godrej
        I still haven't received a resolution from Godrej properties. They cant give a time frame for obtaining Occupancy certificate and registration of the flat.           I have booked flat in godrej 24 before 3 days, on october 8th, 2019, by paying rs. 3, 230, 00 as token amount. As of now there is no agreement or sale deed has been made between me and builder. Just the booking form we have filled.

          Due to personal reasons, when i contacted godrej 24 to cancel my booking, they are saying, there is no refund policy from godrej and entire amount (3.23 lac) will be forfeited and considered as a cancellation charges.

          Please assist to get refund of booking amount.

            This is regarding the recently launched godrej property "godrej nirvaan". My parents went to enquire about this property on 29th september and paid the token money of rs 27000 to be a part of the launch event on 30th september. They had clearly stated the requirement of east facing house and same was promised. On 30th september mr saha promised an east facing flat and showed the floor plan of 01 series flat but after booking allotted 1005 (05 series, west facing).
            After realizing this we asked him about this and then he started giving excuses that there was a miscommunication. Now when he agreed that he has made a mistake we said that we do not want the flat since its not east facing and for safety blocked the booking amount cheque of roughly rs 3, 11, 000. But they are not returning the token amount of rs 27000. Please help in getting the money back

                I was recently handed over possession of flat b 1301 in godrej central on 30 august 2019 - shell colony. There is a seepage in master bedroom 2 wall of the flat adjacent to the bathroom. The upper walls above the door in the bathroom 2 are also wet. This is a serious issue. Never expected such bad quality work from a reputed builder like godrej.

                  I have very bad experience with godrej infinity and it’s people, specially crm department that i would like to share some experience:
                  I feel like godrej is very trustworthy and customer centric brand and it will smoothing my journey till possession. But i was wrong.
                  1: while i went to booked the property they suddenly changed the cost almost 3 lac more as the before they promise.
                  2: during agreement they made several mistake in various clauses so don’t blindly sign it though it’s godrej reputed brand.
                  3. My first payment get delayed because my bank need some documents that are pending from godrej itself and godrej asked to pay additional money because of late payment.
                  4. I was asked square feet drawing because i am not used to with square meter drawing. For this simple query they take so much follow up meeting and time.
                  5. I requested several time to visit my flat for interior measurements they never allowed me and send the wrong flat photo.

                  In short you book your property and don’t expect anything till possession. They will never entertain you once sold.

                  I m very normal person, paying emi regularly and obviously want to visit atleast every six month, but it’s stupidity to expect from godrej.
                  Staff is very rude, non cooperative and always gives excuse by their internal management and policy.

                  So i kindly request before book any property with godrej consider all above point.

                    I’ve had similar issues with the rental helpdesk. They’re not reliable and they have complete disregard for your property. I provided them and trusted them with my keys about six months ago. I’ve heard nothing from them since then. After emailing them several time i realize that i’m not gonna get a response from them. I finally found another realty agent that is quite aggressive and honest in their services. Within two days of getting the keys back from godrej they were able to find a renter. However we could not get the place rented because someone from the godrej rental department left the window open in the flat. That allowed birds into the flat make a mess. That’s taken several days to clean the flat and sanitize it. This company only responds when you make public complaints. Until then nothing happens at the godrej. This is specific to garden city only. Several of my family members own godrej properties in mumbai and they have had no issues. It is only the garden city team that is highly unreliable and untrustworthy.

                      I have paid almost 90% for my flat d804 in godrej prana project. Builder has already delayed possession by 9 months. Possession was supposed to be in dec2018. I am based out mumbai and so do not get to visit site frequently. I asked the godrej prana customer care manager, toshita jain (Toshita. [protected]@godrejproperties.com) to let me and my family visit my flat on my visit to pune on 9th oct (Monday) and she outrightly denied. I want to rent out my flat at earliest and i need to see my flat to check on interiors to be done. Which builder or developer prohibits an owner to visit the flat which they told is almost ready. For new prospective buyers they allow people to visit site and see flats but not to owners. I asked her reason and she is reveting it is management's decision. I sense something fishy. Management should be more than happy to let owners visit premise as it may get generate good feedback and more prospects bybword of mouth.
                      I need revert from ceo and md, mr mohit malhotra and pirojsha godrej on reason to stop an owner to visit his or her flat which is almost ready and there is no threat or risk to life in visiting. Regards, nimesh bhodia

                      Ms Mallika arranged my flat visit after the escalations made. She showed us around our flat D804. I observed few devaitions in kitchen from the plan that was shown tonus during flat booking. We have advised them to correct the placement of overhead Kitchen cabinets to the opposite wall of kitchen window and also to place the chimney at the center of platform instead of one corner (near to switches). Surprisingly drainage pipe running in the balonies are naked and open and we advised them to be covered by timber plywood as it is spoiling the aesthetics of building from outside. Few touch ups needs to be done where plastering has come off from the wall. Also in one of the bed room, AC pipes are running across the wall dampens the ambience of the room. Godrej Prana staffs have assured of handover by 15th October i.e. next month.

                        I have booked the flat in godrej palm retreat noida sector 150.
                        Now i want to cancel the booking, they were replying not to refund the booking amount 5lakh rupees as per terms and conditions. I have booked the flat on 23th june 2019.

                        Initially they promised me to i can cancel any time before builder and buyer agreement.

                        Please help me to get my refund back as this is fake and miss selling by their sales agent.

                          Dampness in the walls are the issue from day 1. Complained many times but no use. Finally done a survey by a good civil engineer and came to know there is no coating on the wall. It is just a pop work on bricks. Surprised to get such a inferior quality product from a brand like godrej.
                          Wooden flooring already out from floor, walls are uneven. Horrible...
                          Now spending nearly 6lakhs in repair works.

                            At the time of property purchase in nov 2017, godrej sales team had promised that any changes in gst which would benefit the customers would be passed on to the customer and if i was to decide on purchase of the property on the spot, the flat would be available at a discounted price. Discount was equivalent to 50% of gst.
                            Now, govt. Has reduced gst on under-construction properties to 5% from earlier 12%. However, godrej continues to levy gst @12% and is refusing refund of gst amount levied in last 2 years. They are stating that discount given covers for it and i would have claimed input tax credit on gst amount. This is quite pathetic from a brand of godrej's repute: (I) discount given for equivalent to gst amount for spot booking. But gst has been charged at 12% all throughout; (Ii) how can an individual claim input tax credit.
                            These are some naive reasons to not go through the rigmarole of recovering the already paid gst and burdening the buyers with it.

                            Need refund of excess gst paid in last 2 years.

                            Yes, team has spoken but none of the issues resolved.
                            Same case is with me in Godrej Nurture Noida. Initially they told that GST will be charged at 5% as and when govt. delares it but now they are refusing ant continuing with 12%/18% GST only.

                              I have booked flat in godrej tranquil located in kandivali east on april 21st, 2019 by paying rs. 1, 000, 00 as token amount.

                              Due to personal reasons, when i contacted godrej tranquil to cancel my booking, they are saying, there is no refund policy from godrej and entire amount (1 lac) will be forfeited and considered as a cancellation charges.

                              Please assist to get refund of booking amount.

                                Promises were made while booking that the gst charges would be levied for the godrej aqua property at 5%

                                Now they have come up with an unreasonable breakup.
                                The gst is charged 12% for basic price, plc and floor rise charge and other charges such as club house and advance maintenance are charged at 18%. For the ease of calculation, 18% tax is calculated on 2/3rd of basic price, plc & floor rise which is same as 12% tax.

                                  I had booked a 2 bhk flat by paying token amount of 50, 000 on 15th june 2019 to godrej 24 as i was told by the salesperson avinash vatti (Mailid - avinash. [protected]@godrejproperties.com) that the amount will be refunded if i cancel my booking in a week. However, due to some personal problems, i decided to cancel my booking on 21st june 2019. When i informed the salesperson, he asked me to mail him a cancelled cheque of my bank account and so i did. The amount hasn't been credited to my account even after a month. I have been sending mails to the salesperson about my cancellation status, but there is no response from his side.

                                  I didn't expect such response from a reputed brand like godrej. Please resolve the issue asap or else i will be forced to go to consumer court.

                                    On 23/6/19, i booked and 1.5bhk flat at godrej properties, godbunder road, thane. I paid token amount of rs. 50, 000/- as it was last day offer of scheme as informed by sales person.. For some serious personal reasons i decided not to go ahead with booking and cancelled my booking after 2 days on 25/6/19. I asked for my refund of token money but sales person replied that token amount is forfeited and is not the policy of company to refund. I have not signed any agreement with them, in 2 days i asked for refund.. I should get refund of my token amount.

                                      Same parking allotted to two flats. I am owner of orchard e 301, ahmedabad.
                                      My parking allotted to e 1102, hence i do not have any parking. Marketing office guys are not at all corporating and offering us some spare parking around m block which is far from block just to cover their mistakes. Need immediate resolution.
                                      I have allotment letter and want my car parking as per allotment letter which is my legal light.
