Dear All,
In continuation to our below mail, I would like to inform you that we had a meeting with your Sales Team at Ambivli Godrej Riviera project on 8th Feb, 2023. It is disheartening to tell you that the sales team with whom we were co-ordinating since beginning always made false promises just for the sake of increasing sales. We assumed that such a brand would surely have some business ethics and would be customer centric but all these things shattered on 8th Feb, 2023.
In response to the mail shared by Ms. Soma Bhadra on 10th Feb, 2023 where the team offered payment flexibility option to us. Based on all the false promises made at the time of booking, it seems as a technique to not to make refund to us.
This is the last mail where I am sharing all the details of series of events that occurred with us in this last one year.
Hope you would read it till end and understand how we were looted by the sales team.
1) At the time of booking, We were clearly said that on booking two flats, their construction team will connect both the flats internally. Also in future if you cancel the booking, the entire amount will be repaid. This commitment was clearly made in the presence of shivam bhat and the Project Manager. The channel partners Mr. Namdeo Bhature and Mr. Prafull were also present at that time. That's why we informed your Channel partners to accompany us to this 8th Feb meeting. They confirmed that all the commitments were made to us. But it's disheartening to see that you don't believe on your own Channel partners.
Since all the web lies are now clearly open, Mr. Abhijeet Dash is denying on the commitments made.
Your sales team also states that we ourselves decided to cancel our agreement. Yes that was because the delay that the sales team showed us. They initially said to have a registration date in March 2023 and after that we were never informed about any particular date for registration.
After too much of follow up from Ms . Komal Mayekar, she shared draft agreement with us .
There were many points in the draft agreement which were not legally correct hence we noted every query and sent on an email with sales team. The same was ignored. We also had meeting with Ms. Soma Bhadra. No satisfactory reply received from her. Finally Ms. Soma suggested to take refund of stamp duty.

After 26 July 2022 and cancellation of the booking, Ms. Komal Mayekar stopped responding our calls.
In the August, I had a separate meeting with Mr. Abhijit Dash and your channel partner member Mr. Praful Shivalay. In that meeting too we were asked to withdraw the stamp duty amount since there will be a delay in registration due to some issue in 7/12. So we were asked to visit in October month.
Please note: We were also mentioned by Mr. Abhijeet Dash that at the site location, there was another builder's project going on and that builder is using road divider area for advertising purpose. Hence we were asked to get that divider area for GODREJ PROJECT advertisement purpose. In return it was said to us that the interest on delay in payments and increased 1% stamp duty (effective from 1st March) will be waived off for us.
All these promises and commitments were made to us in the Godrej Riviera project sales office in the presence of Mr. Prafulla Shivalay.

Later once again I visited your Godrej Riviera Vadavli sales office and met Ms. Konal Mayekar. I informed her about the entire above conversation between me and Mr. Abhijeet Dash. She also said she will help in solving all the above issues. After that Ms. Komal Mayekar never answered our calls or emails.
Post that someone from Godrej Riviera sales office called us and asked to visit for meeting with Mr rohit ramchamdani We went there at the given time but he was not available there. So we called him. At that time he mentioned that he is in Vikhroli office. We asked him why this meeting was scheduled when
he is not available. To which he disconnected the call rudely.

After few days we once again visited the sales office at Vadavli and met Mr. Abhijeet Dash who said that he will help in solving the issue on Friday. On Friday he said he will resolve issue on Tuesday. And then finally he mentioned since we were not able to get them advertisement place on divider, he will not help us.
This clearly shows to what extent the sales team can go ahead and do false commitments with customers. I am the local person of this area (Gaon wala) and I have been harassed by the sales team of Godrej. Hence after facing all such issues, we dropped an email to everyone who can help us. Post that email, all the senior persons of the sales team ( Mr. Abhijeet Dash, Ms Komal Mayekar, Mr. Rohit Ramchandani and Ms. Soma Bhadra) called on Saturday after working hours (around 7.00 p.m.) . Earlier we were everytime told that the team doesn't work on Saturdays but after mail, every sales team member suddenly became active and came forward to discuss the issue.
This is not how the company works. The team is just making false commitments to loot the hard earned money from the customers. 7 lakhs 43 thousand of rupees can be a small amount for you guys but for us it is our one year hard income. How can we forgo our hard earned money into the fraud project of Godrej Properties. This project is created only to loot the middle class innocent customers.
Finally I will conclude by clearly saying that we want to cancel the purchase of our both flats.
If I do not get refund of my Booking amount (INR 7, 43, 000) I will make sure that I go to social media and let everyone know how under the brand of Godrej such loot is going on. I will also go ahead and take a legal action.
Remember I will take refund of my hard earned money by hook or by crook.

    I have received your mail regarding agreement for sale, previously I have talked to Mr. Kapil Gidwani about this matter.

    At the time of booking I clearly discussed the cibil with your sales executive and also I will inform your executive my cibil is very low, approximately 6.71 but your sales executive you don't worry.

    We have so many options to pass your loan. Then I paid the initial amount of Rs. 11000/- as token payment.

    After 2, 3 days, your sales executive demanded a balance amount of Rs. 1, 35, 711/- that time I said to your sales executive can you have any option to pass my home loan. Your sales executive said to me We have taken responsibility to pass the home loan, don't worry.

    I have continuously said to your sales executive my loan will be passed or not. Your sales executive told me yes you dont worry.

    I have doubts whether the Home loan will be passed or not. That's why I have not paid the balance amount of Rs. 135711/- immediately.

    I have applied for a home loan from various banks but till date we have not received any positive response from any bank and financial institution.

    Your sales executive tried 2 or 3 banks but did not pass my home loan. So you tell me what I can do because it is not possible to pay 28 lacs to 30 lacs by own funds.

    So, you are requested to cancel the booking and refund my booking amount of Rs. 1, 47, 911/- because your sales executive committed to me and took responsibility to pass the loan.

    Once again, I am requesting you to cancelled the booking and refund me my booking amount 11, 000/- and OCR payment Rs. 135711/-

    I have continuously followed refund my booking and Ocr amount but till date I have not received the Booking amount and OCR amount.

    since 12 months We have Continuously followed my Booking Amount and OCR amojunt but till date we have not received Refund.

    Last 4 to 5 days ago 1 call received from Godrej Properties and they asked me. We have refund 1/2 half amount against your Booking and OCR Amount.

    Booking Amount is 11000/- and Ocr Amount is Rs. 1, 37, 711/- total goven - 148711/- godrej asked me Refund half payment only means Rs. 74, 355/-

      Hello All,

      We were planning to buy an apartment in Godrej Aqua Bangalore but due to critical health issues of my wife I had to draw back my decision so that I can have amount for her treatment.

      We were out of India and symptoms were more like cancer. On urgent basis we came to India and got all her tests. Thankfully things are not worse though we need to go under two surgeries.

      My only concern is that on 27 Nov 2022 I have booking amount and on 09th Dev 2022 I sent email to cancel the booking within 12 days. And this flat is already sold within one and half month as-on-date.

      My only request is that I am in need of money and it will be great gesture if I can get my booking amount or if you can allow us to adjust this amount in other upcoming projects in Bangalore where we have shown our interest and given EOI cheque for GODREJ PALM RETREAT SARJAPUR.

      It was a long dream to buy GODREJ APARTMENT only since 2012.

      Request you to consider my request for refund or adjust the booking amount if I get apartment as per EOI shown in GODREJ PALM RETREAT SARJAPUR.

      I might have done mistake and might not be legally correct but I’m humanitarian ground I am requesting to consider my request.

        Hello All,

        Hope this email finds you well.

        I have been struggling to get my booking amount refund of 01 LAC which I had given for GODREJ AQUA BANGALORE.

        I was out of INDIA and due to medical reasons we had to come back in an emergency to INDIA. We were looking for ready to move-in property and booked a flat here on 27 NOV 2022.

        Luckily we were able to fly back to BANGALORE on 07 DEC and reached here on 09 DEC. Once we understood that this location is going to be too far, we emailed and cancelled the booking on 09th DEC 2022 itself. And we preferred to focus on critical medical treatment first.

        Within 12 days I cancelled the booking and within a month or so that flat is already sold to someone else.

        It will be a great gesture from THE GODREJ brand if I can get my hard-earned money back asap.

          I have been getting lot o[censored]nwanted calls from the marketing team of godrej properties, even after several request asking them to remove my name and number from their databases. I have been getting lot of calls which is disturbing me. I have been harassed by thier marketing team, every alternate day i have been getting calls even after repeated denial that i am not intrested they have been calling me.

            Godrej Green Estate, Sonipat demanding 40% of cost without registering a Builder Buyer Agreement

            Address: Godrej Green Estate, Sector-34, Sonipat, Haryana

            Unethical/mal practices being followed by Godrej project Green Estate, which are Non Compliant on RERA compliances.

            In the name of Discount of Rs 299/square Meter (timely payment), Godrej has recovered 20% of the total cost of the unit from me without the BBA registration.

            Godrej has now given me a deadline of 18th Feb'23 for 3rd demand of 20%, this too without getting the BBA registered at the Sonipat Registrar...

            Dear team,
            I sreenivas kakani, purchased a resale flat in godrej avenues(C-1304).
            By that time, they have given me a sheet that they charged maintanance.
            And themselves told that old owner clear all dues as well. But now they are insisting me pay maintanance charges again.

              I booked a 1 BHK flat in Godrej Part retreat Project and I made a payment of INR 2, 17, 655. Next days I asked the agent not to process the payment, but he didn't respond to my message. I request to return my tocket money.

              1). It was told to me that the size of the apartment is 600+, which is not the actual carpet area, but the carpet area is 34.19 sq mtr. which is 368 sq meter. I told Nitesh that I want to go for a bigger as its too small, but he told me that the amount will not be returned.
              2). It was never told to me that the amount is non-refundable. I have proof of watsap chat by all your sales represntative and none of them disclosed this thing. The sales representative should have told before taking the money that the amount is non-refundable. Also, the contract that states that the amount is non-refundable was sent to me the next day after I had made the payment. I was left with no option but to sign it as that time I came to know, and I was under pressure.
              3). The payment was made on Friday night, and I asked Nitesh to hold the payment and not to process during the weekend only as I am not sure, but it was not done. Anyway, I got the invoice processing my payment on 08th Jan'23 while I made the payment on 31st December.

                I was looking to buy a home and that is when I visited Godrej Splendour properties in Bangalore. I paid an advance of 1lakh for the home booking and was asked to pay 5% of the total amount within 5days and another 5 % within the next 10 days. Unfortunately I was not able to get the money ready in time so I withdrew from buying. But the sales person is saying that advance money cannot be returned. When the consumer has genuine money reasons, the company should be supporting the consumers and not say they cant give the whole money back. As a penalty they can take 10% and give the rest back s 1lakh is not a small amount. I am from a middle class back ground and i cannot leave this just like that.

                  The Square yards team (Somye Lata, Shivangi Singh, Syed Zaid Bilal) the channel partner of Godrej Royale Woods have made false commitments about cashback, interiors voucher, etc. I have already paid the booking amount but CP is now denying the commitments when I visited their office. They have delayed it already for more than 3 weeks and my booking is stuck due to them. They are very rude, unprofessional and can't be trusted.

                  Expected Resolution - Either CP have to complete all their commitments immediately or they should be removed from my booking and should not be paid any brokerage or commission. There should be zero tolerance policy against fraud, cheating, unfair means and false commitments. What is Godrej policy about that?

                    I booked a 3BHK flat from Godrej properties at Godrej Garden City, Ahmedabad (celeste L1104). Godrej offered the flat with an attached terrace and a 6.5 lac rupees advance was paid. The area of the terrace was not mentioned in ATS/BBA and therefore I refused to sign. Godrej agreed to provide a full refund of the amount upon cancellation within 15 days. But it is then a month neither amount is refunded nor does the Godrej staff care to respond back over emails or pick up phone calls. Whenever I post a complaint on the Godrej Properties website, I get a sales call from Godrej.

                        Dear team,
                        We Ameya Sanjay Sane, Sanjay D. Sane & Sangeeta S. Sane writing this complaint letter to get a refund of Rs. 14, 26, 614/- against the cancellation of flat no. GHORIA2501

                        We went to the Godrej Horizon Dadar Wadala project on 21/11/2022 where the sales team manager Mr. Nihal Menon showed the project.

                        The sales team made us confused and hurried to take a decision. The sales team rushed us to make the payment on the same day by using a credit card without giving us any financial guidance and letting us take any Financial advice.
                        After taking financial advice we came to know that we are not eligible for the Housing loan. Due to the sudden rise of Mrs. Sangeeta’s Sane health issues, we have decided to cancel the booking in next week i.e. on 27/11/2022. We both visited your Dadar Wadala project on 27/11/2022 to cancel the deal but the sales team Mr. Nihal Menon and Ms. Urvi Porwal requested us to re-thing on a deal but we are not convinced and we again went to the site office on 05/12/2022 with cancellation letter.
                        We waited in your office for almost half a day but no one was ready to take the application of cancellation. Again, we went on 23/12/2022 and requested Mr. Nihal Menon and Ms. Urvi Porwal, our relationship manager, and that time they accepted our cancellation of the flat and requested for refund letter and they told us that we will forward it further.
                        Simultaneously we e-mail both of them to request a refund, and after that, they stopped responding to our phone calls. Therefore, we personally visited at your site office 3 times, but to date, we have not received any mail from your office.
                        On 11/01/2023 Sales team Mr. Nihal Menon and Ms. Urvi Porwal saying that that it is not in their hand, they may go to customer care or the head office of our Godrej properties. Therefore, we approached to your head office on the 4th floor, Godrej bhavan, Home street, fort, Mumbai 400 001 but your representative told us that the Customer Care office was closed for before five years.
                        Therefore, now we requested you personally, kindly look into this matter urgently and please refund us the total amount of Rs. 14, 26, 614/- (Fourteen Lakh Twenty Six Thousand Six Hundred Fourteen only)

                          We booked Flat no 1606 in T5 tower under construction when they launched the project in 2017. They were to deliver in 3.5 years. All payments shave been collected from us. Yet there is no word on the delivery. Calls and emails are unanswered. If you drop in to the site, security does not allow you to enter unless you have an appointment. How do we get an appointment if phones and emails are not answered? Did not expect such behavior from...

                          I am getting unwanted Marketing Calls from Godrej Properties. Sometimes even 6-7 times a day. I have asked the representatives several times to remove my contact from the database but there is still no change.

                            I have booked flat in Godrej Celeste 2 bhk, Ahmedabad on 25 December 2022. Sales executive continuously says that today is the last day of discount on flat . So I booked the falt by token amount of Rs. 1 lakhs .But afterwards when I enquire about the project it was found that sales executives of Godrej properties have hide many details.So, I asked them for refund, But they refused to provide the same.So, I called godrej head office to enquired about the refund policy.They said your entire amount is refundable.Further I have not signed any documents regarding Flat .So you are requested to kindly look into the matter.

                              Dear Sir,

                              I requested to the Godrej Ananda Phase 2 Team to refund our token payment (10%) as followed by the team at various occasions in the last month(s). We paid 10% amount as token but before agreement, due to non-response o[censored]nprofessional sales team we could not approached by them for signing agreement despite repeated follow ups with him (Mr. Anand). Lastly, we had to change our mind. We went ahead for requesting the refund of token amount. Since it was a hefty amount, in absence of the refunded amount, we had to take a personal loan at an interest rate @12% p.a. for meeting some contingent expenses.

                              I understand that paid money from our end must be earning the same or equal interest in the accounts / books of M/s Godrej Properties escrow A/c "Godrej Ananda Phase 2" or saving that much interest which otherwise may have to be paid by Godrej Properties if it is being used by them for their purpose.

                              Detail of our transactions made for which refund is to be made are as below for your ready reference and calculation of interest part-

                              1. On 01.11.2022 Rs. 50, 000/- from ICICI Bank A/c (Anjali Hawa) towards 2 BHK
                              2. On 01.11.2022 Rs. 50, 000/- from ICICI Bank A/c (Anjali Hawa) towards Studio
                              3. On 08.11.2022 Rs. 1, 70, 000/- from Yes Bank Cheque (Anjali Hawa) towards 2 BHK
                              4. On 08.11.2022 Rs. 1, 00, 000/- from Yes Bank Cheque (Anjali Hawa) towards Studio
                              5. On 30/11/2022 Rs. 2, 27, 250/- from ICICI Credit Card (Lokesh Tiwari) towards 2 BHK
                              6. On 30/11/2022 Rs. 7, 250 from ICICI Credit Card (Lokesh Tiwari) towards balance
                              7. On 30/11/2022 Rs. 1, 46, 450 from ICICI Credit Card (Lokesh Tiwari) towards Studio

                              Total Amount transacted inadvertently in the name of token payment is Rs. 7, 50, 950/-. Its about two months time but our refund is yet to be paid. Please help us as the sales team does not pick call and no response is there from any one in this regard.

                              We requested them to please refund our paid amount without further delay and now today with the earned / saved interest so that I may be spared from paying additional interest towards bank loan account.

                                We booked a flat in noida 43 godrej woods in March 2022

                                Here are the major points of consideration –

                                1. All this chaos began when Godrej marketing committed a different payment plan at the time of booking and ensured that the agreement payment mentioned in the contract will not be applicable since we booked when the property was already in middle of construction.

                                2. When we received back to back payment notices, we brought it up immediately in July 2022

                                3. In spiteful of the fact the matter was under dispute and they were trying to resolve it, they started accumulating interest components immediately. We objected and they said it was system generated.

                                4. When matter was under discussion and we asked 15 days to pay 10 %, at end of a week, they sent us termination notice. We objected again and they ensured it was a mistake from the central team who was following the
                                contract without being aware that the matter was under discussion.

                                5. Then they advised us to sell the property off, we asked for their help via your marketing team so that we can at least get our money back, they said - they will not help us. We reached to the property dealer contacts they provided and they said thatGodrej employee have informed them that the property is terminated and we can't sell it.

                                6.Then when we applied for home loan and asked for tri party agreement from them, and they imposed us pay the reinstated fee and interest components.

                                7. We started following up for a meeting with their project manager considering that a senior authority in godrej company may understand the pain we are in. They didn't respond for a week.

                                8. Then after 3 reminders, they responded by saying that thwir management is unavailable for rest of December and will be available in January 2023. You also mentioned that they will not wait and put the apartment on sale on 30 dec.

                                9.now they have sent us termination and forefeitted our money.

                                The agreement was sign on trust and we ended up losing our hard earned money to their bad faith.
                                Please help us.

                                  The designated sales representative at godrej royal woods, devanahalli bangalore is one of the worst...all the escalation leads have quit the project and there is no hierarchy to escalate the issue
                                  The sales rep is not available on mails, phone calls, after multiple attempts.
                                  As a customer we have to keep calling them for update with no response
                                  And this is happening since the sales deed is done .pathetic

                                    I have recently bought flat in Godrej Icon, Gurgaon and made all payments and even the Conveyance Deed has been registered in Tehsil office. Surprisingly, after that, the mobile number of concerned CRM is switched off and there is nobody who can tell me as to when they shall give me possession of the flat which is ready to move in.
                                    I have to vacate my existing house shortly and move to this newly bought apartment in Godrej Icon, Gurgaon.
                                    If I don’t get possession of the flat, my family shall be practically on the road.
                                    Need somebody to contact me and give possession of the flat in next few days
