On April 29th, me and my fiancé was invited by Sales personal to Godrej properties Hinjawadi Pune, we spoke with representative “Tanya” claiming a Lot of amities if buy the property, asked us to provide the token and if we decide not proceed will provide the refund on June 3rd the launching date, we agreed, however June, 2nd, 2023, we received a call from a Representative from Godrej properties claiming if we want to book the property, we informed her that we have already booked ans has requested a refund, we were told that the lunch date is on 10th June 2023, which we showed to here, we called by representative “Tanya” to clarify, she informed us now the date has been extended till June 17th 2023 and we will get refund after that date, both representatives claims they are the employees of Godrej and the other one is broker . We are very disappointed and confused, we had friends who wanted to invested since we decided not too because we are moving back to U.S, this is the worst experience of my lifetime, we don’t know who to trust, Godrej properties is in the business of rolling peoples money by collecting tokens . We don’t trust this company’s business practices and would like to warn others to be aware of this scam .

Shortly i am going to contact my embassy and deal with this matter with some legal help .

I had blocked(Not booked even) the plot in Godrej Orchard Nagpur as per agent suggestions with few doubts as i stay in Hyderabad. Later i visited the site and took few more days to decide and then cancelled the plot with Agent Akash Nagdive on call. After that they keep on showing me other alternatives but i did not like and now i don't want buy it all due to some financial issues but they are not ready to refund my token amount. I had asked about cancellation 2-3 times earlier too but they were keep on saying just see few more options and we ll see that later. But now they are not returning my money when i m in financial need now. Please help.

We have booked one property at Celestle ahmedabad, Booked on 30, Oct 2022
at the time of booking we are promised from your dealer for cashback of 40000/- but still its more than 7 month not received even after so many follow-up on calls and we mails, i asked my account manager yashashwi Nayak from godrej so many time, and Aayushi Bhadra mam from property cloud and Ritesh from properties cloud but always they give me followup date, next week will be given, next month will be received, its march ending so will give in april, its business foreign trip so may 1st week will give, that all i received excuses and fake commitment i received, now as per aayushi mam godrej havent paid brokerage to property cloud, so need to wait till it is cleared, what is my fault if Godrej not giving brokerage to their dealer, its your internal process, whats the meaning to give such kind of excuses, and brokerage not paid then why still their employees selling Godrej properties and stopping my cashback

no one supporting from your team nor properties cloud team, I am paying my installment time to time without default then why i am not expecting my cashback on time

I booked a flat in Vananta apartment scheme in Godrej garden city in Ahmedabad in December 2019. At that time, possession was promised in December 2022. Due to covid, the date was changed to April 2022 for possession. It's almost May end now and they are still making one excuse or other. It seems It's going to take another 3-4 months. Also, they gave out property to people of Swaminarayan in December 2022 for about a month, I have proof of that. There is also drainage pipes visible in utility areas in flats. This is highly unethical practice from a company like Godrej. The reason they are giving for late possession is drainage issues. I have an email from my RM that they have received all necessary certification to give possession of flat in April 2023 itself. How did they get all certification if drainage is this big an issue? I feel very frustrated.

It's been 2 years we took handover of flat, Builder is not yet attended snagging mentioned in handover even after so many follow up's.
I feel mentally sick.

I have booked a flat in Godrej Splendour Bengaluru and the lady took payment in phase 1 account instead of phase 2. Since last 3 weeks I am struggling to reach out CRM Shruti and her management but they are not responding to my emails. I have made govt payments as well as per instructions from Shruti so now I need complete refund of my full amount as I don't want to continue due to poor response of employees.

This is kind reference to above subject matter wherein your employees 1. Shri Dharam 2. Shri Himanshu 3. Miss Ankita have violated the business ethics of Real Estate Association in Faridabad.

We are a team of registered dealers in name of Chanakya Estates, Faridabad. We had a client in name of Shri Anand Bhatia and family who was interested in purchase plot in Faridabad. We showed him projects of various builders including your project Godrej Retreats, Sector 83 Faridabad. On showing you project, your employee Shri Dharm contacted us and repeatedly requested us to allow him once to convince the client regarding plot purchase in godrej and didnt told us about any registration of client or dealer.

He assured us that we would be a part of the deal as from the dealers side and would be paid the dealer commission 2.5 % as per rules. To which a meeting was made in Radisson Blue Hotel Faridabad where Miss Neha and Mr Dharm in our presence had a meeting with client, briefed them about the project and quoted them a price of Rs 84000/- per sq yard in our presence to which the deal could not be finalised.
After that I contacted Mr Dharm several times for giving the best price in the deal for the customer so that the deal could be finalised but Mr Dharm did not recieved a single call to which I have record of all the call details. Hence I visited office of Godrej for meeting Mr Dharm to discuss about the price and to which to our utter surprise and astonishment we saw that Mr Himanshu and dharam with malafide intentions and breaking the code of conduct of real estate business and bypassing us directly contacted the client and we're making the deal directly with them.
Further, on enquiring about the deal and our dealer commission, Mr Himanshu and Dharam refused about the commission and bluntly with shamelessness and with fraud, malafide and foul intentions replied that the client had come directly to them when he very well knows that on his repeated requests we arranged a meeting of him with the client as he requested to explain the customer about the project. and further they were convincing us that you and your customer is not registered with us on record which they never told us before and continiously giving excuses on registration od client and dealer.

This is a serious case of deception, cheating and fraud on part of above named employees of Godrej Properties where they have broken the trust and faith which is required for the business to prosper. As a reputed member of Dealer Association of Faridabad, this would be brought to notice of the association and I will ensure that no dealer in Faridabad will sell any plot of Godrej Properties as they have committed serious crime by breaking the trust of the dealers and wasting our energy, time and hardwork.
Further, this matter will also be raised through social media and print media to make the customers and dealers aware about this type of scam going on the real estate industry by employees of Godrej Properties, Faridabad
Be rest assured that I will make it a point and dedicate my serious time and efforts to make sure that this incident will surely and surely impact and effect your business in a negative way that will be beyond imagination for your cheat, shameless and fraud employees.
I request you to intervene actively in the matter and prevent your company from facing further embarrassment and take a strict action against the employees named above at the earliest and I may be paid my dues promised to me by Mr Dharm for the deal which was made at the earliest. In case of no timely response, I will be free to escalate the matter to your higher authorities and at various forums/media in the city.

Today we had meeting and since godrej is failed to deliver possession on time and since you don't have clear idea about possession possibilities, we would like to understand on following possibilities. Request for your confirmation on following.

1.) To hand over key of apartment before today EOD as we are not concerned about common amenities.

2.) Refund of interest paid to bank from Oct 2022 till the date of possession because of false communication of possession date.

Or

2.) Please cancel the apartment and return/refund the following amounts as..

- Total paid amount to godrej part of cost sheet
- Total expenses of documentation paid by customer till this date
- Total amount of interest paid to bank by customer till date of cancellation
- Total interest on amount (booking amout and down payment etc) paid by customer outside of bank loan
- Total difference of amount as per market appreciation value
- Total GST paid by customer
- No charges in form of penalty or of any sort to be borne by customer

Please confirm on these points before Today EOD with exact date for the closure of above points.

Please provide us NOC letter for Lien imposed on our HDFC Bank fixed deposit of Rs 2.5 L, which was done as part of Godrej Frontier requirement at the time of possession of apartment B-701, Sector 80< Gurgram, Haryana

This is with reference to the Godrej Ascend project in Thane. I had paid Rs. 50000 towards expression of interest for booking a property in Godrej ascend project in Thane. The amount was paid as suggested by Mr. Sourabh Pal who was the Sales guy. I was informed that the amount was refundable and would be refunded within 14 days from the date of launch date if I don’t book a property. The launch date was on 12-13 March 2023. I had expressed my interest not to book a property to Mr. Sourabh on 15 March 2023. I reached out to him for refund on 23rd March 2023. I was asked to submit the required documents for processing the refund. I submitted the same on 25th March.

It has been more than a month now. As committed by Sourabh at the time of transferring the EOI amount, the refund should have been credited by March end. I have been patiently waiting for the refund since then. Sourabh has been giving unacceptable reasons and avoiding calls and messages for the most of time. For a hard bread earner like us, it is a big amount to hold.

It is beyond my understanding why so much time is required for processing a simple refund. Also, this is breach of trust and the terms of EOI. I am glad that I did not make a booking otherwise I would have been looted for a huge amount. I am glad that I made a decision not to go ahead with such a mis leading brand.

Please look into the matter and do the needful, otherwise I will be compelled to take further actions.

Also, some strict action should be taken against people like Sourabh who are misleading the customers and luring them into scam schemes

However, I am deeply disappointed with the services provided by your team. I have asked to change my Relationship Manager and assign me some other person and I have escalated it but I haven't received any response from any one.

I m getting spam calls from godrej properties ever day and despite of blocking each no. Everyday there are multiple call from different nos.

They are not giving OC details and keep on telling pending from government side 6 months before we took loan and paying interest every month.

I am writing to bring to your attention the unacceptable conduct of your team at Godrej Properties. I have been a customer of your company and have purchased a flat in your Nature Plus project. However, I am deeply disappointed with the services provided by your team.

I have been in communication with your team regarding the payment of the outstanding amount for my flat. We have verbally agreed that partial payment was to be made in the first week of April and the outstanding amount in June 2023 (This is because Loan Application to disbursement with the help of POA to Mahesh Pathak would take at least 3 Months. However, despite my repeated attempts to resolve the matter amicably, your team has been uncooperative, unjustified, and unethical in their conduct.

In my previous email communication, I had requested for an extension on the due date for the payment of the outstanding amount. However, your team denied my request without giving any reasonable explanation. This is despite the fact that we had verbally agreed on a revised payment schedule that was reasonable and acceptable.

Furthermore, your team has been inconsistent in their communication with me. They have given contradictory information about the due date for payment and have failed to respond to my request letter even after 20 days. They have also mentioned the imposition of penal interest on my account without any justification, which is completely unlawful.

As a customer, I have been let down by the incompetence and unprofessionalism of your team. I urge you to take immediate action to rectify this matter and ensure that such incidents do not occur in the future. I request you to intervene in this matter and ensure that justice is served.

I hope that you will take this matter seriously and provide a prompt response. I look forward to hearing from you soon. Upon confirmation from your side, I will be making the payments as per our agreed schedule.

Invested In GETH20301 At Godrej Elements (Pune). But due to an ongoing issue, couldn't get loan from various banks (contrary to assured by sales Team that loan should not be a concern) and had to discontinue with further payments and release the property. Since then, I have been emailing and trying to communicate Godrej Team to refund the initial invested amount but it never got addressed. I need some assistance and help to get the invested amount back or at least resolved.
