At the outset, I express my gratitude to Social Media for launching Mega Campaign against illegal activities of Builders in the wake of Real Estate (Regulation and Development) Act. I am also grateful to Ministry o[censored]rban Development for lending wholehearted support to this welcome move. I am proud of the transparent functioning of the NDA Government which is leaving no stone unturned to root out corruption under the dynamic leadership of Honourable PM Narendra Modi.
It is humbly stated that Pivotal Infrastructure Pvt. Ltd. Issued me the ALLOTMENT LETTER bearing Ref #000096 Dated 20th October, 2011, for Taksila Gardens, Sector-70, Faridabad. M/s Pivotal Infrastructure vide its letter dated 22nd February, 2012, congratulated and informed me of joining hands with M/s Ansal Buildwell Ltd. Of New Delhi, as a Project Management Company, and that TAKSHILA GARDEN got a new identity as ROYAL HERITAGE.

To my great surprise, M/s Pivotal Infrastructure on its New Letter Head Ref. #000096 dated 28th April, 2012, at Sl.No.10 (attached for ready reference) demanded Rs.64087/- for Change in Size of our Flat No.T-8/0002 from 1150 sq.ft to 1265 sq.ft. Vide my Letter dated 08.05.2012, Speed Posted vide No.EP17599219IN, I requested M/s Pivotal Infrastructure to make me available the approval from respective authorities, for change in size of our Flat, but the company simply replied through its E-mail dated 15th May, 2012, that the details of change in area is already mentioned in the agreement.
The developer, vide email dated 8-November, 2012, asked me to visit its office at Faridabad to see the approval. Vide my E-mail dated 18th November, 2012, I replied that my 36-year old eldest son is 100% handicapped. In my old age, it is extremely difficult to travel around 500km from my residence at Jalandhar City to your office, along with my handicapped son, to see the said approval only.
Sir, despite my repeated requests, M/s Pivotal Infrastructure has neither provided me a hard copy nor emailed me a soft copy of the approval from respective authorities as per Point No.6 of the Terms and Conditions of the Agreement which is reproduced below:
QUOTE: “That the area and measurement of flat may vary at the time of allotment subject to approval of respective Government Authority.”

In a nutshell, your kind intervention is solicited to get the home-buyers justice for illegal increase in size of flats in Sector-70, Faridabad (Haryana) by M/s Pivotal Infrastructure, without prior intimation to the residential buyers and taking them into confidence.

Revered Sir,
At the outset I express my gratitude to Hon’ble CM Sh.Manohar Lal Khattar as Haryana has emerged as a front runner in land and property related reforms to root out corruption, under his dynamic leadership.
Sir, it is a humble appeal from an ill-fated Sr. Citizen Mother whose 40-year old eldest son ‘Rajnish Kumar’ has been certified 100 %(hundred per cent ) permanently disabled on account of Cerebral Palsy. Scanned Copy of his Medical Certificate is attached.
Sir, the order of Shri Anurag Rastogi, IAS, DGTCP, Haryana, bearing Endorsement No.DGTCP/LC-864/CAO/AO-1/533, dated 07/11/2013 (copy attached for ready reference) clearly states that the Hon’ble Punjab & Haryana High Court in CWP 5835 of 2013, has stayed operation of HUDA Memo No.HUDA-CCF-Acctt.-1-2011/24224, dated 14.07.2011, and the Case Status is ‘Pending’ (updated on May 27, 2014), the following Developer and Promoter is unnecessarily harassing me with illegal demand of Enhanced EDC of Rs.194006.73, and Interest on Enhanced EDC Rs.108782.00, in violation of the said order.
It is worth mentioning here that previously too on 24.04.2013, the company had demanded Enhanced EDC (kindly see Sl.No.24). In response, I sent my email dated Wednesday May 15,

2013, addressed to Ms.Debjani Garg, pasting therein a copy of email of Mr.Umesh Prabhakar, General Secretary, GFWA umesh.[protected]@rediffmail.com Thursday May 9, 2013.regarding Enhanced EDC Stayed by Hon’ble High Court. Then Client Relation Manager Ms.Debjani Garg,
(Mobile No.[protected]) vide her email dated Monday, 20 May 2013, 10:40am, (copy attached) allowed me to hold back the payment as demanded by her company vide Notice dated 24.04.2013.
Vide my Email dated Friday, 27 May 2016, (copy attached) addressed to Ms.Debjani Garg, then Customer Relation Manager of the company, as well as to ‘[protected]@ansalroyalheritage.com, requested for withdrawal of Demand Notice Ref.#000096, dated 20th May, 2016, for Enhanced EDC of Rs.1, 94, 006.73, and interest on Enhanced EDC Rs.1, 08, 782.00, but response to the same is still awaited.
Sir, kindly look into the matter at your earliest convenience and save me from cheating, unnecessary correspondence and mental tension.
A positive response is anticipated.
