Sir/mam,

We are residents of princeton floors society (Sector-51), developed by today homes builder. This society is part of mayfield garden project. It is a low-rise society (G+2), having 3 floors in each plot. Builder offered us possession 4 years back without electricity, sewage connection, occupancy certificate. We reached out to builder for occupancy certificate but got no response from builder. Then we reached out to huda for occupancy certificate. Builder haven't paid edc/idc to huda yet which he charged from innocent buyers like us an ages back. Neither he is ready to help us in occupancy certificate.

We submitted files for obtaining oc at dtp office, gurgaon. But as builder seems defaulter, and not ready to help in providing oc, paying edc/idc, not renewing its lease with dtp, and not even ready to pay compounding fees.

Please help innocent buyers like us who are abiding the laws and having faith in the process and jurisdiction of india. Kindly help us in obtaining oc for our plots, so that we can get property registered on our name after that.

We too get harrashed by builder today homes for OC. We are behind the builder since two years by personal visits and many mails, but of no avail.
Why huda authorities are keeping mum and not taking any action?
After spending so much money and time, we do not know who will take action against the builder to release the OC?

1) We are not sure why HUDA authority is not taking any action against builder when builder defaulted to pay EC/IDC which he had collected a long time back from buyers.

2) Howcome HUDA authority allow builder to issue Possession of the builder floors, without obtaining Occupation Certificate from the authority.

3) Why HUDA Authorities allow builder to provide Possession of the Builder Floors to the buyers, without any Electricity / sewage connection.

4) HUDA Authority and Builder, both are equally responsible for providing all the basic amenities in the developed society before issuing Possession.

We, the innocent buyers who paid all the dues on time, got delayed possession without getting paid the late possession penalties by the builder, still living in a society without having basic amenities and Occupation Certificate in the Premium city of Haryana.

Its really disheartening to see that how Department is working with Builder against the vision of Incredible India of Prime Minister Sh. Narendra Modi ji and Sh. Manohar Lal Khattar ji.

We knocked each door of Builder and Authorities but still getting no favorable response other than getting disappointment.
As per my knowledge, EDC and IDC is paid once. How can builder build a society
by paying partially.

And this can’t happen without the involvement of HUDA authorities.

This is strange to fight for the possession of own house, which we have already bought.

And Just because builder can hire more or expensive advocates than us. We can’t fight or win with him. That means he owns the law or the system in a way.

I wonder how builder issued letter of possession without clearing all the dues for EDC and IDC to HUDA authorities
before getting OC which builder should have first obtain from HUDA before issuing possession letter to me.

We are struggling to get OC from HUDA authorities since last two years.I also wonder why HUDA not taking any action against the builder for this lapse.
We are unnecessarily harashed by builder as well as HUDA authorities who together are responsible for our sufferings in getting OC which is required for registration of the property.

Request HUDA authorities to intervene urgently and save us from this harassment from the builder. After paying all dues, we are still struggling to get the occupancy certificate.

In the first place, how can the HUDA authority not take any action against the builder for offering possession without getting OC.

It is high time that builders be punished for such malpractices and buyers should get their right.

1. Kindly look into the issues raised by the residents of Princeton Floors, Sec 51, Gurugram. Its high time that the management of Today Homes and Infrastructure Pvt Ltd, Sec 2, Noida are taken to task for non compliance of agreement signed with the customers inspite charging full amount(even more) from the flat owners.

2. There are many issues with this builder, but the OC and sewer line needs to be given priority. Without intervention from the Govt authorities, these thick skinned people will not budge and will only harass the flat owners (common citizens).

We have paid all dues to the builder long time back. We have still not received the Occupancy Certificate despite multiple follow-ups, our registry is also pending for want of the OC.

The builder has taken penalties from us for even 1 day of delay in paying the dues, charged us for increase in area but has not paid a penny for 3 years delay in giving us possession. For the occupancy certificate he has left us on our own, despite taking the complete amount.

Request the authority take action against the builder for offering possession without getting OC (understand this is not legal).

Hope the authorities are listening.
