            Hello!

            After reading so much fake reviews about the ILD Grand property of International Land Developers, I though to right the truth from an investor prospective.

            I have invested in ILD Grand and I am completely satisfied by what i got in return of my investment. I can say that ILD is better company that many others in Gurgaon. I have also invested in the other projects by some builders and i can say that ILD is better than them.

            People just start spreading false rumors to destroy the reputation. People who wish to invest please don't believe on these reviews. Instead of reading reviews, you should go and talk to the investors about the property.

              As an investor i was looking for a property in Gurgaon to invest. But I was afraid as I got not good reviews for the builders in Gurgaon. Then one of my friend shared his experience of buying property from ILD builder. I visited the builder's office with the reference of my friend.

              I got amazed with the way company guide the customers and full-fill their demands on time. I have invested in ILD Spire Greens, 37C, Gurgaon. What an amazing property. When everything happened smoothly in good manner, I thought to write review about this. Because, i found that there are many fake profiles whose job is to write bad reviews. I thought that i should write the review truly so that it may help other investor.

              You are right. There are people who have only job to post bad reviews. I also found it difficult when i look at the reviews. I am also a investor in ILD property. Whatever you said about the company is true. They cooperate with the customers. I had no problem with ILD about my investment.

              People should not try to do these types of activity to spread negativity.

              I have also invested in ILD's properties and i am a satisfied customer.
              I have invested in 2 projects of ILD and I can say that the way this company cares about their customer is really appreciative. The managing director of the company Alimuddin Rafi Ahmed is a good leader.
              Dear @Prakash76Surana kindly tell me will it be fine if I buy 2bhk in ILD green about to deliver flats by April 2019? I have my hard earned money n veru scared to invest If i dnt get the flat on time. What do u suggest? Should I go ahaed.                 We booked apartment in ild spire greens sec 37c gurgaon in year 2010 and since then the possession is happening now for about 30% of the total project, just 2 towers out of 7 towers.

                Now the builder has superficially increased the super area without increase in actual area of the apartment. The cost shot up by approximately 12 lacs, which is difficult to pay.

                Please join the group of buyers who have same issue with ild spire builder.

                  I have to run from puller to post to get few documents for the loan purpose. ILD, Gurgaon doesn't even have all the available papers so that I can take loan! Is this only my problem or anyone else is facing the too?

                  It all started since the time I got in touch with one of the brokers who visited our office in Gurgaon about 3 years back with so called safe and attractive investment opportunities!

                  ILD, Gurgaon was the builder that was pitched to all o[censored]s. I and two other collogues invested with ILD. To our surprise - 3 years and the documentation is not completed. They don't have necessary approvals to any of their on going projects? Such a shame!

                  Now I'm suppose to pay delay payment charges as I always had in mind to apply for the loan. Can someone help me? What should I do? Can I take any legal action against this fraud ILD company?

                    One of the worst company as far as sales and customer service is concerned. Because of a friend i invested in ILD and since then i have to do a lot of effort to follow up with them. Customer service team sucks - I have not heard anything from them. They do not even respond to any communication. My emails are not even opened. Most of the time the phone is switched off. If it rings, no one picks up the phone. At least have the courtesy to inform the status of my projects? Alimuddin Rafi Ahmed remember you are because of your customers - learn to respect that. Shame on the sales and service teams. You guys are even worst than Unitech!

                      About a month back, I received the payment demand notice from International Land Developers (ILD, Gurgaon) where I found so many illegal charges they have put in the demand letter. I was never told earlier about interest of delay payment on my account even if I asked several times to ILD team. Now ILD has demanded to pay the interest delay payment at the time when the work was stopped. Even if demand letter was not sent to us that time to cross verify it. Now suddenly ILD is slapping us 1, 92000/- for the interest delay amount. This is quite regular with International Land Developers. Shame Mr. Salman Akbar (Doesn't his name sounds too Akbar - Birbal days).

                      I will have to again fight with the good for nothing accounts team! I keep asking this question to myself - why did i ever invested in ILD, Gurgaon?

                        ILD is one of the worst builders in town. I have two properties with International Land Developers (ILD, Gurgaon) and I know that this is my biggest mistake in life. There are whole lot of surprises for any buyer. You would end up paying much more than what you two actually agreed for.

                        The accounts team is a big scam there as most of the team members leave in about 3-4 months. Your statements are wrong and in the end you feel cheated. The good part of the builder is nothing. Actually nothing. Shame on my own self that i bought two properties which i call them home from these guys.

                        New buyers - ILD is not international they are a small time builder based out of Gurgaon. Their super boss was once a recruitment agent, they have zero experience in real estate. Alimuddin Rafi Ahmed the boss of ILD used to supply cheap manpower to gulf countries. So is this all gulf money in India? Who cares? In Short - Fraud People, Fraud Builder and They will run away with your money! Stay away!

                          So here's a little exercise i want you to do. Go to google and search ild. What is the first thing that you see? Don't be surprised if you saw "interstitial lung disease". Well im not sure if this disease kills people or not. What i'm sure is that "international land developlers", who call themselves as one the top builders and best real estate developers in delhi ncr and gurgaon on sohna road will sit on your hard earned money. They will possible do everything to make sure that you have sleepless nights and possibly a heart attack soon.

                          In case you are continuing to read this, there are three possibilities 1. You are a customer with ild - my advice - continue to prey - thats the only thing that we all can do. Some day and seriously some day we will be a happy customer. 2. Prospective buyer - in case you are on the net searching for customer feedback about ild and you have made your mind to invest in gsr drive, arete or any of ild project - my advice - put your money in bank's fd - you will continue to bless me for rest of your life. 3. You are from ild - my advice - please stand on what you guys commit - you cannot take customers for granted.

                          If there's a 4th reason for you to read this - plz stay away from interstitial lung disease oh i mean international land developers, gurgaon. Total frauds, unprofessional lot, bunch of jokers!

                          The super boss alimuddin rafi ahmed was once a manpower consultant for gulf countries. He still has the gulf connection! Anyways could be irrelevant to a few but a man who has no background to real estate has created ild.

                          I wish i had the freedom to write what all is going through my mind. Share all the dreadful stories i have lived over the years. I wish mr. Alimuddin rafi ahmed gets to read this comment. They say it takes ages to build reputation and only few wrong deeds to kill it. Wake up mr. Alimuddin rafi ahmed before it's too late for ild.

                            Ild works with minimum transparency. the account statements issued by ild are all wrong. if the statements are not corrected in time, ild will impose big penalty at the time of offer of possession. it is better to take a no dues letter from them on an annual basis if one has paid all dues as per demand notes. the accounts deptt is in a pathetic condition and the responses on queries raised get delayed.

                            All buyers need to get united to avoid shocks later like high increase in super area even though the carpet area of the flat remains same or goes down. ild is not giving carpet area information of the flat to buyers. so it is difficult to assess what is going on. the penalty on delayed offer of possession is subject to their own conditions to minimise it. ild may reduce penalty amount on extended grace period, force majeor clauses and other. it is a small amount on offer of rs 5 psf but subject to many conditions.
                            It is important to get all clarifications beforehand from ild to minimise surprises later.
                            I second every word shared in the above statement. Fraud company is a fraud company. ILD and it's promoters are complete fraud. We have been living through all this for years now.

                              I invested my hard earned money with ild in hope of getting my home. it's been ages that i have received any news with regards to the possession. what i rather surprised to see is a news on the net where this fraud build ild has raised $27m from piramal reit fund in 2014. i'm sure everyone is aware of the exact situation now!

                              I mean what's wrong with team piramal? i'm sure that they would have released how big a mistake was to put in money with ild. the builder is fraud and i would request all buyers to stay away from ild, gurgaon. please don't invest with them. heard that they are building something in a village near gurgaon and selling it to fools like me.

                              Is there anyone else who has got his money stuck with this fraud / cheater builder?
                              Can anyone share the current status of the project? Fraud builder ILD has anyways taken a lot of time.

                                I booked a 3bhk Flat in this project in 2010 . Delivery was promised in 2013 .
                                But I can see no chance of the work to complete during 2013 as for the last 1.5 years there is absolutely no activity at the site. We need to form an association and take legal action against this builder .

                                  We are appalled by your unprofessional way of dealing with the
                                  process of selling a flat in your 37- C sector Gurgoan, residential
                                  project, for which we had submitted an application form along with the
                                  booking amount of Rs. 2,00,000/- ( Rupess Two Lakh) on 29th March’10.

                                  The receipt of the said payment issued by their office, dt. 12th
                                  April’10, does not bear a Revenue Stamp, office stamp and nor the
                                  name of the official of Authorised Signatory is mentioned , further
                                  more, Ist joint holder’s name is misspelled.

                                  Since, there was a not a word of communication from their office since
                                  the date of application, Out of our curiosity, we had contacted your
                                  corporate office, who told us, that our names does not appear in the
                                  list of applicants. All this while, when we tried to contact officials
                                  at the above mentioned office address, we were told, Ms. Monika, the
                                  dealing executive is on ‘leave’ when we were grappling with the said shortfalls,
                                  the office delivered one envelope containing a “BACK DATED” payment advice dt.20th April ‘10 delivered at the Ist joint holder’s office address on a Sunday dt. 24th
                                  May’10. where in the last date of payment is mentioned as 5th May’10,
                                  with a 18% interest on late payment after the due date.

                                  On 28th May’10, when we visited the office & met Mr. Virat
                                  the sales official , to whom we conveyed our displeasure & the
                                  discrepancies, and he assured he will take care of all the
                                  shortcomings, beginning with issuing a “ corrected Receipt “ after
                                  discussing & consulting the DIRECTORS as the plan of “ 1970 sq.ft. “
                                  has been dropped and it is not there anymore in your construction
                                  plan. We are utterly surprised, the way the office can cancel a
                                  construction plan within one month of date of application form and that
                                  too, after accepting the Booking Amount .

                                  I fully agree that one of the worst companies who are ruining the name of real estate business in NCR region is ILD. Unfortunately the project that you are refering to is known for all wrong acts. The property agent/dealer fraternity is also scared bieng associated with ILD though partner Millenium is considered good enough to be trusted.

                                  If the group had ditched you, its a lucky chance to escape. You must have searched the facts before investing in this useless builder group. The project was first launched in late 2007 and there is no progress in it since last more than 3 years.

                                  I had booked one flat by giving a token of 51,000 Rs. and committed to him that will make full payment to him within one month. I had made a commitment on the basis that the day on which the flat agreement is available and registration will be done i will make the payment. But after a month , builder told me that his father had expired and was ready to make the agreement on his Power of Attorney given by his Father to him. Since it was not correct to do the agreement on Power of Attorney we requested him to make fresh agreement but now he is asking us to pay the Total Amount based on fresh rates.
                                  Kindly guide me what to do.
                                  I agree that ILD Spare green is already delayed project.As per buyer-seller agreement the project should be completed by 31st December2012.
                                  But the progress suggest that schedule not going to meet by the builder.The progress of work does not even suggest that the project likely to be completed in 2012. I don't know what to do at this stage. Can anybody suggest me the inner story of ILD spare green? Why builder is taking such a long time to complete the project.

                                  Unconfirmed news is that the project shall take at least another 3 years to complete. The real consumers should form an association & built pressure on ILD SPARE. I that is not done, invested money could be at high risk.Request all to come forward in a common platform to fight the menace.Further to inform all concern that from the last 1 year no construction has been undertaken by ILD management.

                                  I am one of the unfortunate one who has invested in ILD Spire Green 37C in 2011. I booked a 2 BHK in Tower 7 and have paid the first 20%. We are basically from Mumbai and have now moved back from Delhi to Mumbai and have been desperately trying to sell this property from the last 8 months with no success. We have even contacted them with another option of 'SURRENDERING' our flat. They first communicated that this can be done, but there would be a % cut, we were fine with that as well. But so far, all our calls and emails go unanswered.

                                  As we are in Mumbai and quiet helpless, I wanted to check if any of you have visited the site and what is the progress there. Or anybody who has surrendered the flat, can suggest the steps to us.

                                  The most fraud builder i have even seen in my life. My husband and myself have interested into two projects by ILD, Gurgaon. Both projects are hanging for good. No news from ILD, Gurgaon. We continue to pay our EMIs and have had the worst experience from any builder till date.

                                  My advice to all the prospective buyers - STAY AWAY FROM ILD Gurgaon. Not worst a shot.

                                  We can advice the new investors to stay away but we need to take care of the rights of people who already have invested into it. I have got the offer of possession letter today only for my flat in T3, ILD greens but believe me it's too scary.Unexpected demand from builder at increased price. I didn't get a chance to speak with builder but I know there answer. We all have to come together and fight for our rights. I at least can't let my hard earned money go away so easily. We are living in the era of technology wherein we have lot's of medium to communicate. I believe writing blogs or communication over voice is not sufficient. We all need to come together by means of some regular meetings or discussions. Once we are unite, We can take legal action against them too.

                                  I also have invested in ILD greens two years back in a Two BHK flat (1259 Sq Feet) in tower 3 (Fifth Floor). I have received the offer of Possession letter from the builder but the irony is that builder has increased the super area from 1259 to the new area of 1400 sq feet even without taking any consent or giving any information in the past. Moreover they are charging the specification upgrade charges @20 rs/Sq feet. Moreover, the other builders in the same locality are charging the maintenance charges between 2-2.5 Rs/Sq feet while they are asking for the one year advance maintenance charges at the rate of 3.75Rs/Sq ft. and on Super area. Really disappointed after seeing this and feeling cheated. I am sure other users in Tower 3 & 4 must have received the same communication from the builder. Let's all unite and oppose this.                                   Hi Guys, getting offer from a broker to get 2 BHK flat directly from builder at around 60 laks. Can anyone suggest if it is worth that?
                                  Had a long battle with the Ild group with legal notifications and then final negotiations to correct the horrendous increase in amounts on possession done fraudulently.
                                  I have finally been able to settle the matter with them with the threat of consumer court. Got my possession for T4 apartment and registered by the government.
                                  The group has not yet given me the keys on inspection where I made demands of rectification to the bad workmanship. These guys are useless and not accountable for anything.
