Complaint Against Tanmoy Kar - Dhoot Nucleus

We have visited Dhoot Nucleus property (Adarshapally Road, Kestopur) on 10th March. Mr. Tanmoy Kar from NK Realtors showed us a 3BHK model flat and we were interested to book a flat. After discussion, Mr. Tanmoy Kar assured that we can book the flat with a token booking amount of Rs. 50, 000 and if within 48Hrs, we decide to cancel the booking, the entire amount will get refunded.     As per the Deal with them they informed us there is no need to pay any charges for maintenance 1 year as we have already paid maintenance deposit and Tax free deposit

    After that they saying talk to developer unimark springfield
    They are so rude they saying have to pay maintenance from day of nomination today only handover is given
    NK Realtors customer support has been notified about the posted complaint.
    Kindly resolve this on priority as this is what not to be expected thought of investing for a commercial properly too but this kind of service will never get you good customer bond

    Atleast do promise what can be done when commitment is given it shall be done after payment of my maintenance deposit why will I pay maintenence before that amount is used and moreover there is no support now they saying to contact developer nk realtor manager dipen gosh is dealing in this case

      I am a prospective flat buyer in your project Gem City. I have booked a flat in Sapphire Tower 2 and my sister has booked one in Sapphire Tower 1.

      My request to you would be to get someone qualified and polite in the customer service department. Currently you have an employee called Nilmani Maity, who is uncivilised and an uncouth person with no mannerism.

      Both me, my wife and my sister had an extremely bitter experience dealing with him. If you continue to have a customer facing employee like him, your reputation would be tarnished.
      I would request the management to look into this and do the needful at the earliest.

        Hello,

        I have bought a 2BHK flat in Club Town Garden Phase II project of the NK Realtors in Rathtala, Dunlop in 2014. Since I had heard a lot about the NK Realtors being premium builder of the city, I had booked my flat with full trust on them and paid 80% of the price.

        Still I have not been provided handover because CC is not available and without CC I will not be able complete mutation and registration. For last 3 years they are assuring that it will happen and insetting me to pay full and final and take the handover without registration and mutation.

        Tired of waiting for over 3 years, I called up the same person and asked him about this. But it’s completely useless.

        Also I have booked a covered parking but I was shown a small parking place where my SUV will also not fit. I am really tired of this and need support.

        They even stop contacting and response to my query is very minimum or null.

          It is to let you know that myself Sudeshna Banerjea had booked a flat in “Greenfield City Project”. I have decided to make cash payment against the demand draft that I will receive in my registered e mail address. And it is inform you that I have cleared the entire value of the flat excluding registration charges. That is we have cleared a lump sum amount of Rs. 3900000 and and the payments are being made just a day after we received the demand drafts. It is to further let you that the last payment that we have made is the payment after which we are subjected to get the possesion of the flat under Unit 1G, Block 33. Just a day after we made the payment I received a call from Mrs. Ranupriya Ghosh, asking me to send her the cheque number, so I did and asked her about the date when we will get the possesion letter. She told me that I can collect the keys after 20 days from the date when we have made the payment that is on April 2021. Thereafter between completion of 20 days lockdown got imposed, so we could not able to make follow up assuming that the office might be closed. Meanwhile on 13/06/2021 so called up Mr. Sourav, one of the aligned sales representative of “Greenfield City Project”. Currently posted in Marketing department of of the project within the same premises and shocked to know that the possesion of flats under block 33 have already started in the month of June and we are net even informed by the incharge Smt. Ranupriya Ghosh regarding the same, being a loyal customer making payment within a day from receipt of the demand draft with an expectation of get some co operation during the time of possesion got shattered and I am very disappointed by the approach of the incharge Smt. Ranupriya Ghosh, since she is not even bothered to pick up my call or to answer any of my Wattsapp texts. But during first lockdown when the situation is worse and we received one of the demand drafts, she called us and repeatedly forced me to make the payment. Somehow I have managed to handover the cheque to someone she recommended, and the name of that myself person is Samrat Chatterjee residing nearby my residence. In brief just to let you know that I already had a look of the flat that we have booked when we visited the site on April 2021 in order to make the final payment and found the flat in complete ready to move in condition, so there should not be any delay to handover the passion letter against which we would revive the key. So in this case and I am expecting loyalty from you end, same as I had been loyal to your company towards making payments a day after we received all the demand letters. I am a widow who had made much compromise and managed my family budget to get my property without any hassle. But it is so much disappointing to get harassed in such a way towards getting the possesion letter. In case of the action is not taken in this regard and I do not revive and calls from your end stating the exact date when I would receive my possesion letter and the date should be duly mailed to my registered e mail address, then I will be forced to take the matter into the consumer court and human rights forum. I do authorise you to call my son Sri Shiladitya Banerjea, mobile number- [protected] and discuss the matter with him, since is the the person who is dealing the matter since booking.

            Ones i leaving job hr don't have curtise to do full and final setallment just by listening to top management of hyderabad
            May be nk is good in kolakata but the back-end management hr soinya and souvick and top management of hyderabad don't understand emergency of they employees. I was back of them when i was really in need on money i have to take money from outside on high interest.

            I join nk realtors when you started branch in hyderabad and work hard towards goal of company which can't be dinayed by any one in hyderabad branch. But due to some medical emergency i have to leave the job. Ones i got little settled from my emergency i went to do my f&f sattelment
            Hr at hyderabad said there is no exit formality to be done from my side then i call soniya and sovick for my f&f but they where not responding to my call i wrote many mails to them but no proper reply after i called on your board line i was able to connect to them he said i have not savered noticed priod so it will not be done. They whoud said the same when i went to hyderabad branch i whoud have served my notice period. I also went to labour department of telagana and said them the same they ask me to put labour commission in cc and mail to all i did that also, but when they don't care about that mail also laobur department ask to give me a written complain. I have not given that b-coz i was so busy in my problems. It was really biggest harresment of my life what i have face while trying to get my full and final segment.in which i was fail
            All have to give me is my 1month salary, and 5 month petrol bills (17000).
            I hope with my salary and petoral convinced it make big difference to them that's why it was not done.
            Top management has to think again about they present and past employees it shouldn't happen that you have good projects and lots opening in hyderabad but you are unable to hiear anyone to sell it. My full and final settlement was not more then 45, 000.
            I keep sening website for the development of nk in hyderabad. I saw one of review by my hyderabad branch employee so i am also posting this message after 9 months.

              Its a worst management in hyderabad. As i resigned in my emergency. They accepted first and did all final settlement formalities. But later took u turn. They hold my 15 days salary, 2 months petrol allowance leaves amount almost 30-40k, they don't know the pain of the employees.

              They enjoying my amount.in hyderabad they are spoiling the name of nk realtors as it is very good company in kolkatta.

              I advise people not to join in nk realtors hyderabad its a worst company in real estate hyderabad.

                I have been booked flat no-t404 at tirupati paradise, through nk realtors a sole broker in kolkata. I am from pune and invested in a project named tirupati paradise at 245, dr bc roy road, dakshin jagdal, rajpur, kolkata - 700151. When i visited during feb 2015 at site a representative from nk realtors shown us a dummy model room. I convinced us about the project and show the model room. He has assured that you will be handed over flat at the time of possession with same model room with same color of painting, tiles, toilet etc.. And the possession will be given during dec 2016 to apr 2017. But they fails to give the possession on time. As my family resides in pune and i want to shifted them till apr 2017 for their new academic session. But there is no call for the possess till date and at last i shifted my family during apr 2018 and take the keys for possession on 18 may 2018 in a incomplete flat. Others also occupied the flat and started their interior works. After getting the possession they they denied for the painting works as other doing by their own choice. The images of the condition of the flat is attached.

                As per the real estate law following thing to be checked before getting the possession:-

                Wall paints: wall paints need to be checked before taking possession of your dream home. All rooms must have double coat paint with no visible patches. Besides checking window and balcony grills paint, exterior painting should also be ideally complete at the time of possession.
                (Rooms not yet painted, grill works not done as they shown a star mark on their brochure that grill works will be paid extra)

                Look for cracks: one of the most common issues visible at the time of possession are the cracks in the wall. One must carefully look for the cracks in the foundation, ceilings and walls, which essentially indicate movement of the structure caused by settling, soil expansion etc. Check for cracks on the walls, (The maximum tiles gets air inside and making noise with cracks on walls)

                Electrical sockets. (Electircal holders not provided as the same duly fitted by ourself at the time of possession.)

                Drainage outlets: this is also one of the important things you need to check before taking possession of a new flat. Clogged outlets are one of the most common issues one encounters when he moves into a new house. Hence, it is advisable that you check all drainage outlets in balconies, bathrooms, kitchen, utility, etc. Are working and not clogged.

                (No proper drainage as the missed to make sunken slab in the project and water logging in bathrooms)

                Now the developer denying to get painting works in flat and reply to us
                (The agreement for sale, which you had already signed, had clearly mentioned that pop will be provided in flat.)

                We understand the pop works means wall will be done with pop instead of concrete plaster. This is not the first flat we purchase, we are have already two flats in pune both were done with pop and dual coat painting done at the time of possession.

                Suggest what to do next.

                  At the time of the booking of the flat it has been commited to me that the kitchen platform and other small changes will be buit as per our requirement and all the necessary corespondence have been done according to the nk realtors, i had book the flat according to the vastu of kitchen. If it was not commited to me then was gone to book other flat as per the choice. Now they are refuse to do the needful. Also i had ready to pay the extra cost which is not admissble also. Just change of kitchen platform form west to east. Still i dont't know what the problem with them.

                  @Shibu da, you have already raised this concern through our grievance cell and we have also escalated it with the developer. The technical team of the developer has also replied back to your concern. Though there had been multiple change requests from your end & this one technically affecting the construction, still the developer has agreed to accomodate the same. The following points have been sent to you by the technical team -
                  1. Status- completed floor and wall tiles including kitchen platform with sanitary & plumbing, electricals.
                  2. We are handicapped in altering the door position as there are electrical conduit.
                  3. Keeping the door intact, we can build kitchen platform partially (sketch sent)
                  4. We have to redraw the power line for 15 amp switch below the floor, which involves removal of floor tiles. Similarly we have to remove granite slab and wall tiling and redo the same.

                    Hi, Few months back I was been approached by a real estate company NK realtors for investment into their projects. I have been suggested to invest into their newly launched project at Kestopur (named Chitrakut Dham, developer NNPL). They have shown me a path for investment and told me if I can pay initial two or three installment then they can sell it off later and will bring me the profit of raised price of the project. I have communicated them that I can pay a maximum of 25% of the apartment cost as my investment, because that is the maximum amount I own after calculating their 2 BHK apartment cost. I was very frank about my limitation of investment, because that was my hard earned money and I wanted to do some good things with it. But, then they assured me of a good return on investing into their project also they have told me, I need to invest a maximum of 15 or 25% and whatever I have is good enough to invest. They have assured me a good return into their investment. They started following me up, even they approached me at my home for the initial booking amount. I was still little shaky about the investment because it was my hard earned money but then I have trusted the top management and also the in tagline where they say “where trust comes first”. I have booked the flat. Now my suffering begins. After 6 months from booking (lock-in period) I have communicate them to re-sale my flat. But even after 24 months passed they didn’t paid much attention to my re-sale unit, they were only concerned about the unsold units into the apartment. In this period I have called them numerous times, visited the site but it didn’t helped. In this two years’ time all my due was clear as the installments were construction linked. Now, they started asking about the next installment amount. But NK realtors told me you need not to worry they will sell it and will give me the profit, even they assured me to not to worry about the next installments. This happened for almost 2 years, at the end I found NK Realtor and the developer maintaining all the paper work which is going against me, means charging the interest, sending the notice, cancelling the flat etc. When I have asked about it they just told me that this is just a paper work. Now, when I was in complete back foot after waiting for so long time for my return on investment and found that they are even not bothered about my return. I requested them to please return my money because I direly needed that at that time. Now, they started showing their actual color, they have shown me the worst days of my life. I was continuously been thrown from Realtors door to Developer door and vice verse. My sufferings were lasted for two more months when they told me to return my money after a deduction of a whopping 1 lakhs 34 thousands. Also I have loosed almost 1.75 lakhs as an interest’s loss. Means it was almost 3 lakhs rupees monetary loss if I leave alone the physical and mental sufferings. Here, I would like to request you guys please do your research before investing into them because initially they will boast a lot about their projects and investment opportunities and services but later they will not be there for you. Check the paper accurately and do not trust on their mouth words. Because I felt that if anything comes last to them is “trust”.

                      We are a Recruitment Consultant Star Express Consultants (P) Ltd based in the capital of Jharkhand.In the month of April 2011 A Company from Kolkata NK Realtors Pvt Ltd have shortlisted few candidates from my consultancy & told that they will be conforming the names after few days.When I ask the Hr to mail me the name of selected candidates ,she has confirmed on the phone and said they they will be starting their operational by end of may 2011.The candidates who shortlisted from my consultancy were chasing me for the offer letter.Similarly I have made a call to the HR regarding this issue,she has straightly said that my candidates will not have to wait for NK..It means either they dont have the requirement for the positions or they conducted the interview to do the survey to know their competitors.

                      As a Recruitment consultant we are acountable to close the positions floated by the company on their norms,Such as Qualifications,Skills,Experience,Salary& location.It requires lots of afford to hunt for a right talent for the openings.

                      This is totally unprofessional.In future please check the professional background of company before sourcing any candidates.

                        Hello,

                        I have recently bought a 3BHK flat in SRIJAN MIDLANDS project of the NK Realtors in Jessore Road, Kolkata. Since I had heard a lot about the NK Realtors being premimum builder of the city, I had booked my flat with full trust on them (Notice their motto in their website: "Trust we deliver what we promise. Our word is our pledge.") Little that I knew the trust was going to be broken so soon!

                        While booking the flat, I asked them about the discounts if any, applicable. The marketing agent told me the only discount is on the full disbursement of the amount and which equals to 6% of the unfinished percentage of the building. He calculated and it came to around Rs.25000.

                        I eventualy booked the flat and they assured that the refund check will be couried to me immediately once my bank does full disbursement. I contacted my bank and made sure that they did full disbursement immediately. I was happily waiting to get cash back but it never came.

                        Tired of waiting for over a month after disbursement, I called up the same person and asked him about my refund. He forwarded me to another guy who looks after the accounts. He told me that there is no such policy!! I reminded him that I had been communicated otherwise by the marketing exececutive and then he says that the policy was changed just two days ago. I again reminded him that my disbursement was done over a month ago. Then he said in that case I should be getting it and told me to get back next day.

                        However, The next day, I recieved a call from the marketing executive and he says me that the policy was changed just after I booked the flat and all talks after that were actually "mis-communications"!!!

                        I was speechless! I just managed to tell them that I felt very much cheated by their behaviour and hung up the call.

                        I had taken their motto on face value that their word was their pledge and hence got cheated at the end. Had I been careful, I would have made sure that this refund clause is written somewhere duly signed rather than believing on some mouthed "policy" which can change any minute.

                        It is just not the loss of 25 grands or the extra EMI and Interest I am bearing for doing full disbursement, it is the loss of trust on my part for this builder. Now I know that every builder is same in nature whether it is called elite builder or not. So my advice for all people doing business with these people to be extra cautious and have every little committments on paper duly signed by them.

                        JUST DON'T GO BY THEIR SO CALLED MOTTO.. THEY JUST DON'T DESERVE IT!!!

I happen to be another victim for the cheats- Srijan Midland Marketing executive Subendhu Bhattacharya and thier financial officer- Dayanand Jha. Can somebody suggest is there could be a legal procedure to intiated against them. Please help us!!!

                        ISSUE SORTED OUT!!!

                        This is with regards to the above grievience and complaint against NK realty and Srijan Developer. We wish to take back the complaint above since our issue has been sorted out and the due amount of discount has been issued to us (me and my collegue Sandipan Choudhury) today via cheque. It seems to be a communication gap that led to the confusion but with great help extended by Mr. Samrat Pal from Srijan developers the matter has been investigated thoroughly and as promised earlier the discount amount has been granted to us.

                        Both NK and Srijan realty have proved that not only their projects are worldclass and unparrelled but the professionalism they vowed to is unmatched!
                        We are very happy with way our grievience was heard and justice was done. We would like to recommend people to purchase properties developed by Srijan and marketed by NK realtors as they are truely worth the value of money!
                        Thank you very much Mr. Samrat pal and team for your timely assistance and effective resolution of the issue

                        How can the same person give such contrasting feedback ? Just because he got the money back he is again boasting about their service. Why was the compalint raised in the first place if they are so professional and so sincere. I cannot digest both the complaint and the resolution. Looks so fake...
                        These complain and satisfaction notes are made by the marketing departments of companies.Very old strategy...

                        thanks for ur feed back.we should deal with theses people very carefully and should not trust them at all.I am about to book a flat. but i have to think 100 times because this is our hard earn money.
                        @Kausik Roy, yes NK is in the business for 25 years..that does not mean they are customer friendly...They don's know basics of customer handling..Once they sell the flats they wash their hands off the customers...What kind of customer centric is this? Isn't it cheating? I am saying this from my personal experience..Future buyers, please don't go by the duration NK Realtors is in business..they have sheer worthless people sitting and enjoying by cheating people..

                        My NRI son living in the United States was interested in buying a property in Salarpuria Gardenia, Durgapur. But after our recent interactions with NK Realtors, we are sorry to say we are losing interest in the property. And here’s why:
                        When my son visited their website (http://nkrealtors.com/projectDetails.asp?id=56) on Jan 2, the base price listed was Rs 2650 per sq ft (plus PLC and floor rise charges)
                        He called up NK's Kolkata office and spoke to Mr. Rajarshi Bose on Jan 4 – and he confirmed the same price to my son: Rs 2650 per sq.ft However, when I visited the site, Mr. Shubhadeep Mukherjee (Property Advisor) told me a base price of Rs 2750 per sq ft
                        My son subsequently called up Mr. Mukherjee and he told the same price (Rs 2750 per sq.ft) on the phone.
                        Subsequently Mr. Shubhadeep Mukherjee sent my son an email on Jan 7 and the presentation attached in his mail mentioned the price as Rs 2650 per sq.ft.
                        This type of confusion regarding the property price is quite unexpected of a company like NK Realtors. After searching a lot for a suitable property, we zeroed in on this property, but NK Realtor's double speak has really hurt us. At present they are sticking to their higher price by totally ignoring verbal & written quoted price.

                        Same thing happened with me when i booked a flat ( South Winds) through nk and the builders is Primac Srijan, Riya they offered me covered car parking ( documents available with me ) now suddenly it changed to basement car parking and the justification is same mis-communications, Mr. Mitra of Primarc said we sold more than 500 flats so there are some mistake are acceptable ...

                        Some discount is available as per advertisement and communication when we visited the site but when i approach at the time of booking, they said that it is not applicable for my Flats..

                        All clauses mentioned in the Application Form, Allotment letter everything is in favour of Builder they can do anything if they want ( i.e sold the property to any other customers and cancelled it again sold it ) but if they do not handover the property in time no compensation will be given..

                        New Real estate Bill clearly state that...

                        "A promoter shall not accept a sum more than ten per cent. of the cost of the
                        apartment, plot, or building, as the case may be, as an advance payment or an application
                        fee, from a person without first entering into a written agreement for sale with such person"

                        Builder gives below clause...

                        "this allotment Offer shall not be treated as an agreement for sale or transfer and the installments paid will be treated as deposits till the sale of the unit in your favour is completed"
                        Be careful to deal with NK Realtors after booking with this agent you will be totaly ignoured also unable to contant with builder for any suggestions and grivances.
                        @Shibu Da - I have bought a flat from NK Realtors last year. I had faced some issue but when I sent an email to NK grievance, they took the issue up with the builder and was sorted out. So I can suggest you to do the same.
                        I bought a flat through NK Realtors. I didn't sign for parking space. Later I decided to take one. At the last moment, they offered one open parking and asked me to send INR 2 lacks immediately, Otherwise they would give to someone else. I live in USA and did not get a chance to see the parking spot. Based on their honesty, I bank transfered the said amount within couple of days and they assigned me a parking spot not in the same building. When i visited india next time and saw the parking spot, I realised what disonest, corrupt people are running this company. No one on this earth can park a car on that spot. I went to their office (wasted a day) and asked to give me some other spot or refund my money. The person who was handling my case told "You should have seen the spot before sending the money". He knew very well that I live in USA. They didn't refund my money. After that I communicated through email from USA. When I told them that I need to take legal action, The manager from NK told that they have bigger lawyers (gunda). They never returned my money.
                        Be very careful when dealing with NK Realtors. I will suggest, avoid if you could.

                        @Aswini Dey, we would request you to share your grievance to [email protected]. We can check the issue and take it up with the developer.
                        Would also like to clarify few things -

                        a) We never receive any payment from the buyers, rather it is paid directly to the developer. Therefore we are not someone to return your money.
                        b) If you had not booked a parking space initially, then it is quite possible that, space in the same block had sold out. Then of course you have to take a space in a different block.
                        c) We are working for the last 31 years and have survived only because of our service. Therefore we do not use any language that offends our customers.
                        d) We have a cell to take care of any grievance or complaints, which is also mentioned on our website. But we never received any complaint from your end. (if the booking was done with the name of Mr. Aswini Dey)

                        Dear Sir,



                        This is a follow up to my hand written letter, dated Jan 16/17, 2014 regarding my car parking space. Again, let me give you the reasons for my dissatisfaction on the allotted parking space.



                        1) This space is for one car. There are two concrete pillars (one on each side) at the tail of the parking space.



                        2) The total length and width of the parking space is just enough for a standard size car.



                        3) The problem is the distance from the tail pillars to the boundary wall of the compound which is just 10 feet (I measured it).



                        4) The length of a standard car in India is more than 10 feet (from bumper to bumper).



                        5) So, how can one park and take out a standard car if there is not enough clearance at the entrance of the parking space? The presence of the two pillars is the problem. If the pillars were not there, one can do easily. The front of the car should be completely out for at least couple of feet (pillar to the front bumper) before one can takes a turn. It’s simple math. It’s impossible. The clearance is only 10 feet and the cars length is more than 10 feet.



                        6) I asked for a standard parking space like other owners got. Before reimbursing the money (INR 2, 00, 000.00) I was not told that this was the spot (#191) I was going to get. You never told that this spot is for small car (nanno type), it’s not for a standard spot, the price is reduced, etc. I have all the email conversations with Srijan Realty representatives regarding the allotment of this parking space. Please don’t say that “I should have checked the spot before giving you the money”. When you emailed me asking for the money against a parking spot, I thought I had hit a gold spot. I completely trusted you guys in this matter. The world is running on trust. I feel I was betrayed by Srijan Realty.



                        7) The allotted parking spot is neither in the same building nor in the adjacent buildings to block 12. It’s far away from block 12.



                        8) I want to rent my flat. I am sure no one will be interested when they will see the parking spot.



                        9) It would be difficult for me to sale the flat without parking space.







                        If alternate suitable parking space is not available, please return my money as soon as possible.



                        Thank you for your cooperation.
                        All my communications were through Mr. Susil Tewari. Is he employed by NKR or not? He should be able to give the full history of this case. I have kept each and every email communication with him. Any money paid to the developer was through NKR. May be the check were written in favor of the Developer, but it was mailed to your office. If NKR is really an honest company, you must investigate the case. Thanks.
