On or around September 2026, I finalized a residential rental property through NoBroker for a 2 BHK flat at Samsiddhi Springs, Thubarahalli, Bengaluru. The property owner was Mr. Harish Babu and I was the prospective tenant.
NoBroker subsequently sent an official email confirming that the property deal had been finalized between the owner and me. The email recorded the agreed commercial terms as monthly rent of ₹42, 000 plus maintenance, security deposit of ₹1, 50, 000 and a NoBroker token amount of ₹8, 599. The email specifically stated that the ₹8, 599 token amount would be adjusted against the security deposit.
Based on this confirmation, I paid ₹8, 599 to NoBroker as the token amount.
Separately, I paid ₹10, 000 directly to the property owner as the owner's token amount.
Subsequently, the property owner backed out of the finalized rental transaction and the rental agreement could not be completed. The owner refunded the separate ₹10, 000 token amount that I had paid directly to him.
However, NoBroker has not refunded the ₹8, 599 token amount that I paid directly to NoBroker.
Therefore, the situation is very clear: the underlying rental transaction did not proceed because the property owner withdrew from the deal. The owner has already returned the separate token amount paid to him, but NoBroker is continuing to retain the ₹8, 599 that it received from me.
I have requested NoBroker to refund this amount, but the amount has not been refunded.
I am therefore raising this complaint seeking immediate refund of the full ₹8, 599 paid to NoBroker, along with a written explanation for the basis on which NoBroker is retaining this amount after the underlying rental transaction was cancelled due to the owner's withdrawal.
I am attaching the NoBroker email confirming the finalized deal and token amount, proof of payment of ₹8, 599 to NoBroker, communication confirming that the owner backed out, proof of the ₹10, 000 refund received from the owner, and relevant communication with NoBroker.
Resolution requested: I request NoBroker to immediately refund the entire ₹8, 599 to the original payment method and provide written confirmation of the refund.
