My Concern is with Greator Noida BHS 11Scheeme in to which draw was expected during may 09 but till date[protected] no information is avaliable on their website even no body from the authority is responding.

my concern is about " Vrinda City" a group housing being developed in greater noida by Samiah Builders. They have taken 100% payments and are not delivering the flats which was to be delivered in Dec'2007. Now the alottees are paying home loan EMI's as well as the rent of the houses where they are living.
Greater Noida Authority shall take strict action against such builders. This scam may in crores of Rupees.
G.N/ Authority pls comment on this.

The Management Committee is just giving us some false promises and hopes... which has no meaning. We do not need promises - we need our apartments. We have paid all our dues long back... it has come to my knowledge that CCSE - the Society managing the construction operations of Vrinda city... is only a dummy body. The society is actually being run by Samiah Builder...and it seems he is going through some financial crunch because of his misadventures in Hapur, Rudrapur etc...and we are being made to pay the price for Samiah's mismanagement.

The new management committee made all the right noises... just collected some money from the members and is now lying low... even the so called Tower Reps are refusing to provide any answers... actually they have no clue what is happening...

    no information on BHS-11 Scheme

    Draw of BHS-11 scheme was expected on May, now it is June..still no information on it. Applicant dont know where to go and whom to ask. GINDA taking no interest to telling the people.. They have there website in which they can put the information... its seems it is going to be a BIG scam. Just like DDA draw.....

    Sir,

    In Alpha 1st C Block park there are four mercury lights. The all four mercury light not off in day.

    Nobody take care why lights on in day. I already inform to Greater Noida Authority person but no action taken by them.

    You are requsted to take necessary action for the same and depute person to off lights in the day.

    Stamp duty

    Myself atul booked my flat in Arihant arden sector 1 greater noida.
    I have cleared my dues.
    But builder is not processing for registry.
    We are worried that stamp duty will increase after 10th of june.Builder is saying all delay are due to authority.
    Please help us.

        sir, i had submitted house plan for sanctioning at greater noida in the year 2005 but till date i haven't get any information/sanction letter for the same.. meanwhile i had also submiited penalty amount in the authority as per the letter sent to me but after depositing the same they haven't sanctioned the plan till date... due to which i am suffering a lot and in mental agony bcoz without plan i m not getting my houssing loan from any bank which is resulting in delay of fulfilling my dream of having a house at greater noida (an iso authority, as per the authority promotions)

        Greater Noida Authority — Demand of bribe by officials

        The greater noida authority officials are demanding bribe,, to give the completion certificate to my house.Every time an official had a visit,, they demand for bribe and has added some objection to the map but that are tottaly fake...They have asked for 20000 rs as a bribe.

          Respected Sir,

          I would like to inform you that 3 months before, I applied for BHS 09 Scheme. Lucky draw was announced by Greater Noida Authority on 29th May 2008. My name was in that list. I have paid my application and allotment money of Rs. 9 lacs. Now, I come to know from Greater Noida Authority's website (www.greaternoida.com) that there is a new scheme launched on 3rd July 2008 in the same sector XU III.

          Note:
          Plot areas for both the schemes are same, but the cost of House has large difference. The authority staff is not providing me the correct information and even they are not picking the phones.

          In BHS 09 scheme (which I have already applied), I will get a 120 Sq. Mtr. House (with ground floor construction) with the cost of 30 Lacs. But In the new scheme, you can get a 120 Sq. Mtr. Plot with the cost of 12.6 Lacs in the same Sector XU III.

          Note:
          The circle rate of that area is Rs. 10, 500 per Sq. Mtr.
          You know that the cost of constructing of a single story can not be more then 6 Lacs.

          If you compare both the schemes you will see that either they are charging 17.4 Lacs to construct a single story, or charging the double circle rate for the same area.

          This is really creating a problem for me. Its look like that my hard earned money is going to waste on this. So i need not want to join this scheme further.

          I am looking forward for your support
          I want to withdraw my name from the BHS 09 scheme and I want my entire registration and allotment money (Rs. 9 Lacs ). I need not want to pay any penalty or deduction on this account.

          The Greater Noida Authority should allow converting this Built up scheme allotment into allotment of plots like the current scheme they have launched. The allottess should be charged Rs 12.6 lakhs only for the plot as in the current scheme, and the payment schedule be revised.
          RTI to be approached to ascertain cost of construction .
          difference to be refunded to the applicants.
          Alternatively, the scheme to be converted to plot scheme.
          The matter to be highlighted in media before the draw of new scheme to build pressure on concerned authorities to take remedial action

          The scheme you applied is correct and you are getting independent home /Plot (build up house) for 30 Lakhs ( nearly)

          and the scheme you are referring now which is launched on 3rd-july. is NOT OFFERING BUILT-UP HOUSES, Its only offering PLOT. in this scheme applicant will only get the land. No Buildings. dude!!!

          I fully agree with the viewpoint that cost of constructing of a single story can not be more then 6 Lacs.

          It is really shocking to see that in the new scheme plots are alloted at the rate of Rs10500 per sqm.

          I am with you all guys, we should raise this issue with GNIDA, and see to it that GNIDA agrees to provide flexibility to allottees -- either buy just a plot at 12.5 lacs or buy a built up house at Rs 30 Lacs Approx.

          Hi, Some time back, i met one GNOIDA official, he told me clearly that cost of construction is more than 15 lakhs for a single story. All these are cheaters and making us fool. I think all allottes should form a group and hire a good lawer for sueing a case against authority. I am sure, authority will have to revise the decision.

          I contacted a Lawyer and a architect on the issue, who after a screening work suggested that in any case the cost of BHS flats are not going to be more than 18-20.5 lacs. As the authority has allready declared plot to cost 1200000 we can challenge them and can hire other contractor/ builder to built our houses, In tha case authority will have to refund the balance amount to allotee.
          I doubt that any of you have ever visited the project site. If not so please fix a date in December and we all will meet at site and decide our course of action

          I am willing to share the cost of litigation to impress upon the authorities to reconsider the decision of cost of construction of bhs 09, 120 sq m scheme. Those of you who want to participate in this may intimate on this site . Also, anyone who wants to be a volunteer to process litigation may also come forward.
          I am also allotee in the said scheme and do share the same corcern as all of you and wood like to be part of the group

          It is to all, that a specific complaint pertaining to your problem can be filed, but yes it takes a long time, moreover a favourable decision at higher judiciary will certainly leads to positive result.

          But it is never too late, and a combined effort with patience will provide you the benefit.

          These days the authorities are working like builders to earn as much as profits.

          I visited this site by default while searching for GNIDA site, but seeing the plight of the people, wrote few word of advice.

          I too got allotment of 120 SQNMTR IN BHS-08 AND WAS CHARGED rS.26 LACS. i TOO FEEL IT IS SHEAR CHEATING.

          IF YOU GO TO COURT I AM WILLING TO INCLUDE MY NAME AND SHARE THE COST OF LITIGATION.

          I am also an allottee of BHS-09 shceme of 120 sq.m build-up house, and hav already paid 9 lacs. I feel the cost of constt. Rs.30, 00, 000 - land cost Rs.12, 60, 000 = 17, 40, 000 for 1059.17 sq ft is very high that comes to 17, 40, 000/1059.17 sq ft = 1, 642.80 per sq.m cannot be the cost for constt. for single storie. in the market all reputed constructors are Rs.600 per sq ft maximum as the quality already constructed by the GNIDA. So they are charging Rs.10 lac more than the actual. Authority should allow to the allotee to construct houses themself if they wish to. I hav also charged 15% extra for location charges not only of land cost but of the total cost. Which also becomes higher due to higher constt. charges.
          I also feel the same as all of you. I am also with you for any legal action.

          I also agree to this fact that G. Noida is charging a huge amount for the construction of BHS09 houses. I also have been alloted a house in BHS09 scheme and paying around 16-18 lac just for single storeyed construction is not at all worth.
          I think through RTI we can know the exact details of the construction cost. As for sure the land cost comes to around 12-13 lacs.
          Once getting the detailed information we can file a litigation against G. Noida authority and sahre the expenses.
          Lauching another scheme a month later and offering 120 sqm plots at 12 lacs in the same sector itself proves the wrong motive of the authority. Why both the schemes were not launched as a single scheme and giving the option to get built up houses or just the plots?

          I strongly believe that the combined effort will surely lead to positive results.

          Is there any way to publisize this wrong intention of authority through newspaper etc. so that even more people can join and we can have a big group of people fighting for justice.(Same as Noida Authority 2004 plot scheme)

          Lets meet once physicaly to realise the situation. Those who are staying at Delhi NCR should come forward and start something concrete to avoid the feeling of being cheated. Let us decide a date in Jan 2009 when we can discuss the issue face to face and further decide a course of action against the Authority. I think 24/25/26 jan or before could be a good choice to meet. I am sure this will intesify our move and chances are there that Authority will bent down and allot the Plot( and not Built up house) at the same cost as in the next Scheme.           Greater noida authority alotted 120 sq. mtr. bult up house scheme (BHS09) .
          LAND AREA 120 sq. mtr.
          CONSTRUCTION AREA 1069.6 Sq. feet.

          combined price 30 lacs.

          aythrity land rate Rs. 10500 sq. mtr.
          120 sq. mtr. price = Rs. 1260000
          const. price =[protected]= Rs. 1760000

          authrity charges 1760000 / 1069.6 =Rs.1604.96/ sq. feet

          for constructio market price Rs. 700 to Rs 1000 by any ruputed builder.

          I think per plot authrity takes 8 to 10 lacs extra.

          authority will make 3000 building.
          so 3000 *1000000 = Rs. [protected] chitting

          We should joint lodge a complaint for this. Authority is charging us Rs 7 lacs additionally for payments being made as per construction link plant. those who have taken loan from the bank will have to pay additional interest over to 37 lacs.

          Yes I also feel cheated and disillusioned after getting allotment of house under BHS09. Not only the cost of construction is exhorbitant but they are also charging interst on house not given to us at exhorbitant rates of 11%. Thus looting common public with both hands. This should be stopped forthwith. Ithink Mr.Rai should convene a meetin of all allottees on any holiday, saturday, sunday in the month of Jan., 09 to decided further course of action...best wishes for our joint efforts...many thanks to all who have raised there voice against this sort of cheating by a public body.           I was allotted a 120SQM built up house under BHS09, and totally agree we need to unite our voice for some RTI and subsequent case filing against the authority

          This is like a double hammer, first pricing issue then a loan rate which compared to today is just way too much.GNIDA is a UP Govt. undertaking and but behaves like a Private one whose aim is to earn money, 17-18 Lacs as construction cost is way too much that too when the prices of Steel and other building materials have gone down heavily.

          Agreed we need to regroup for raising the voice.Group Pls suggest some suitable venue for the same.

          Suggest we involve the media as well.

          I have visited G Noida Authority on 13th of Jan and meet property manager Mr. Masi Khan He told last date to surrender in the scheme BHS09 was 6th of Jan 2009 now all the deposited amount Rs. 9 Lac will be forfeited. He also told that Authority will provide A Class Construction. and in future they will give this type of house in 40 lac instead of 30 lac. But I this the will not spent 17.40 lac on construction so we have to raise our voice against the same. We have to raise our voice for justice. the date and time is also confirmed by Mr. Binod Rai who is a very active personalty with us. In my view there are two points if they are charging (30-12.60) = 17.40 for construction they must spent this amount for construction the house. ii They should charge location charge on plot cost not on total cost. every one is requested to give their suggestion in writting so that we could make a batter action plan. best of luck hoping all o[censored] r comming at right time I will be their with my wife. best of luck see u.

          First of all we should prepare the data base of alottees and get their contact nos.
          If some one is having a complete list of alottess same should be forwarded.
          Everyone should be informed about this cheating.
          Then we should form RWA and then file a case against G Noida Authority.

          Hi Friends,
          This has reference to our meeting held on 26th January at Pari Chowk, Greater Noida.

          In the said meeting it was concluded that we will persue and pressurise Greater Noida Development Authority to allot us the "Raw Plot" at the cost of Rs. 12, 50, 000/= or any other amount which seems practical. It was also concluded that we have to be very fast to ut his request with authority as till now the Tender has not been floated for construction of any fascility or building of BHS-09 Scheme, and once the tendering process is initiated it will be difficult for authority to consider our request.

          However for the purpose we need a mass consensus and an authorise team which will take this issue to h Greater Noida Dev. Authority on behalf of all th allotees. I strongly recomend you all to spare time and to be unite at he earliest and latest by 2nd week of February.

          Dear All,

          As planned, a meeting was held at the India Gate lawns which was
          attended by enthusiastic members of our group. A Synopsis was
          distributed among members present. This is available in the "Files"
          section of this group.

          The various issues were discussed at length and the following was
          decided:

          1. A BHS-09 Welfare Association will be formed within a short time,
          say a week.

          2. All those who want to become office bearers (about 8 to 10
          persons) may contact the undersigned asap.

          3. In the meanwhile we may group as "BHS-09 Forum" and write to CEO,
          Greater Noida with a comprehensive letter. This letter needs to be
          followed up with suitable reminders.

          4. There was a general agreement that if we work together, there
          will be definite gains for all the allottees.

          5. It was decided that even those who have got their allotments
          cancelled should be invited in our group/association. Their cause
          should also be taken up with GNIDA as they were also duped and lost
          lots of money. Our combined efforts could result in them getting
          full refund or a re-calculated offer that would result in gains to
          them.

          Hi,

          Today, four members from our Forum visited the Greate Noida
          Authority. We submitted our first joint petition to the CEO and met
          various officials there. A copy of the petition is available in the
          Files section of this group.

          While discussing the matter, senior Authority officials told us that
          in recent time major reliefs have been provided to Builder
          Associations. Due to this, the exodus of builders from Greater Noida
          has not only stopped but now the builders are actively pursuing their
          projects. It would be pertinent to note that in recent past,
          builders were deserting their projects in Greater Noida and foregoing
          amounts as large as 80 to 90 crores that they had paid Greater Noida
          Authority. But when they got united and presented a joint set of
          demands to the Authority, the authority relented and provided them
          major reliefs.

          Similarly in our case, there have been cases where people got large
          amounts forfeited in order to cancel their allotments. The rest of
          us are looking at major losses if we surrender our houses now.

          All officials, while prefering not to be named, said that if we form
          an Association and put up a joint front, there will definitely be
          major gains for all o[censored]s.

          Hence we should get together in large number under a registered
          welfare association. For this all o[censored]s have to be proactive and
          START ACTING and not just talking. Please update the members link
          with all the people you can find who are allottees under BHS-09
          scheme.

          The visit culminated at a very enthusiastic note with all o[censored]s
          charged up and looking forward for excellent results. Our valued
          member Mr. Sanjay Kumar carried on the good work and visited the
          office of Registrar of Societies at Patparganj to collect information
          on getting our Association registered.

          Now a need is being felt to have a kind of "Media Release" in a
          proper way. All are requested that if they have good contacts in the
          Media, kindly get in touch with the undersigned.

          Our friend Mr. Sanjay Kumar has procured the form etc for registering our association.

          Kindly let me have the names and mobile number of all those PROACTIVE persons who can spare some time to work for our common cause and would like to become Office Bearers of the "BHS-09 Welfare Associaton".

          To clarify the quantum of time that me required, we are looking for people who can:

          1. Meet on Weekends to discuss issues.

          2. Be available once or twice a month on working days to approach authorities / lawyers / media / politicians etc. on need basis.

          3. Can afford to spend some money on their petrol and phone expenses. (Obviously the gains will be much higher). All process/paper/fees etc. related expenses will be borne by the Association through pooled resources.

          4. Could volunteer for getting small jobs done independently. Jobs such as getting a letter received at, say, P.M. Office, or delivering a petition to an authority etc.

          5. Who value other's committment to the cause and make it a point to do something or be present somewhere as promised.

          Though the above qualities may seem common, but practically, the enthusiam and commitment of each individual works wonders with the entire team. And it is only through team spirit that we can win.

          is known to all Greater Noida Officials reads as follows:

          "The Allottees are Cash Cows, who will just keep paying through their
          nose or scoot away after leaving decent amounts with GNIDA. Maximum
          they can do is create some mosquito like buzz on a web site or two.
          BUT they will never come together because all their time will be spent
          working hard and earning good money for GNIDA."

          THANK GOD WE DID NOT HAD INTERNET BEFORE INDEPENDENCE. ELSE WE WOULD
          STILL BE BLOGGING AGAINST THE BRITISH AND HOPING SOMEONE WILL DO THE
          NEEDFUL.

          Hey guys. We are really been cheated by gr, noida authority. I also got a allotted in BHS-09 Sector-3 120sq mtr build up house for which we have to pay 33 Lacs. After allotting theese houses, within 4 months theese people come out with more plots in same location at a price of 10, 500 pr. sq mts which come s to 12.6 lacs in total, I feel everyboby knows and believes, no way building just a ground floor will cost 21 Lacs extra for a govt authority. Now after 8 months of our allotments, they are coming up with more plots in Sector-2 at the same price. Lets make some seroius efforts against theese people. I am wth u guys. I think the best way to deal with this case is to first file a case in RTI and ask for the detais of the cost of the land and the cost of construction.
