As I, Mr. Brij mohan Mehra has filed a court case s/2115/2010 (high court), notice of motion nms/2193/2010. Also a Criminal case in mumbai is filed. I would like you to help me know how did you give a clean chit on land papers as I own 25 percent land along with my son Mr. Vishal Mehra. I have never gone to registrar office nor has my father gone, nor my son. I have not signed on Sale agreement, its not a registered Sale agreement document. I have not gone to any government office. I have got to know from RTI, that Mr. Charandas Arora has transfered CTS 669, 670 and 671 village mohili andheri east in his name. My father, Mr. Durgadas Mehra purchased this land along with Mr.Charandas Arora. We are equal stake holders. Now the land is transfered to Mr.Charandas Arora's Sons ie Harmesh Arora, Anil Arora, Ajay Arora. Kindly look into the papers, they are backdated and forged for which proceedings are on in high courct, criminal court. The sale agreement of Manmohan D Mehra and Mr.Charandas Arora's dated 23 july 1999 is not registered, and I, Brijmohan D Mehra has never signed the same. I, Brijmohan D Mehra has not signed on the conveyance dated August 1999. I had earlier also written a letter, but there is no reply on the same. We have got the BMC case in our favour, at Bandra. Request you to stop providing further permissions to fund the project, till clarity is given from court. We have asked for a stay in our prayers in High court. I would like to submit a recording that Ajay Arora is admitting that Mr. Brijmohan Durgadas Mehra & Mr. Vishal Brijmohan Mehra have a right in the land under dispute.
Ajay arora has been discussing about how according to them they arrive at a certain area of land comes to Brijmohan Durgadas Mehra and Mr. Vishal Brijmohan Mehra.

Mr. Ajay Arora talks about the share in 2 ways.

One through partnership right, and another through legal heirs.

He talks about the remaining share of land as 4000 to 5000 sq feet land left in claim of Mr. Brijmohan Durgadas Mehra and Mr. Vishal Brijmohan Mehra.

Mr. VIshal Mehra has got the BMC case in his favour, at Bandra, BMC Court.
Now NIBR Corporate Park is called
C & J corporate Park.
NIBE corporate park, It's litigated in high court and Andheri Metropolitan court.

If notice of motion is withdrawn by plaintiffs then Vishal Mehra is wrongly claiming his rights in the property and which he knows. Case is clearly in favour of ARORA brothers. It is just harassment from Mehra’s side.
Voice recording of Anil Arora, Ajay Arora and Harmesh Arora is presented in Andheri Court and HIGH Court. All 3 brothers have accepted share of Vishal B Mehra and Brij Mohan Mehra.

Material event update- C&J Corporate Park Private Limited
C&J Corporate Park Private Limited was initially rated by BWR as BWR B- (stable) in April
2017. The rating was due for review in April 2018. BWR took up with the issuer to provide
required information over emails and through telephone call. In absence of adequate
information from the issuer/borrower to undertake the review and lack of management
cooperation, the rating was revised to BWR B- Issuer Not Cooperating in May 2018.
Based on a mail received in June 2018, BWR has noted that there is a pending litigation
relating to the land title issue where C&J Corporate Park Private Limited is constructing the
commercial project.
BWR has noted the material event and In BWR’s opinion the existing rating of BWR B-
Issuer Not Co-operating for the NCD issue of Rs. 80.00 Crs remains unchanged.

Nature of Non Cooperation:
BWR has limited information on the company’s performance since the time it was last reviewed in
May 2018 and the rating was moved to Issuer Not Cooperating category. The rating was due for a
review and BWR took up with the issuer/borrower to provide required information over emails and
through telephone calls.
Despite the best efforts of Brickwork Ratings (BWR) to get at least the minimum required
information for a review through emails dated 7/5/2019, 9/5/2019 and 13/5/2019 and telephone
calls, the entity has remained non-cooperative. In the absence of adequate information from the
issuer/borrower, BWR is unable to assess the issuer/borrower's financial performance and its ability
to service its debt and maintain a valid rating.
Hence, on account of inadequate information for undertaking review of Bank loan facilities and
lack of management cooperation, Brickwork Ratings has reaffirmed the rating at BWR B- (Stable)
Issuer Not Cooperating*. The rating continues to remain in the ‘Issuer Not Cooperating’ category.

About the Project: NIBR Corporate Park
As per the information submitted by the company during the initial rating, the brief of the project is as:
The project is owned, constructed and managed by Mr. Harmesh Arora, Mr. Anil Arora and Mr. Ajay
Arora, National India Bullion Refinery (NIBR), a firm with the same persons as partners, and C & J
Corporate Park Private limited, a company promoted by namely Mr. Harmesh Arora, Mr. Anil Arora and
Mr. Ajay Arora and holding ~97% equity in NIBR. They are engaged in development of commercial
property located at Sakinaka, Andheri (East)-Mumbai. The project will have total saleable area of approx.
270, 000 sq. The site is in close proximity to International Airport Terminal T2, Metro Railway and other
commercial establishments. The project has all approvals in place and ~70% of the project construction is
completed.
Total project cost is Rs 207.00 Crs, which will be funded through promoter’s contribution of Rs 30.00 Crs,
borrowings of Rs 80.00 Crs and from sales proceeds amounting to Rs 97.00 Crs. As per the management the
company has incurred cost of Rs 70.00 Crs as on April, 2017.

I Payal Mehra, Brijmohan Mehra had several meetings with Mr. Harmesh Arora, Anil Arora & Ajay Arora and others .

I would like to submit a recording that Ajay Arora is admitting that Mr. Brijmohan Durgadas Mehra & Mr. Vishal Brijmohan Mehra have a right in the land under dispute.
Ajay arora has been discussing about how according to them they arrive at a certain area of land comes to Brijmohan Durgadas Mehra and Mr. Vishal Brijmohan Mehra.

Mr. Ajay Arora talks about the share in 2 ways.

One through partnership right, and another through legal heirs.

He talks about the remaining share of land as 4000 to 5000 sq feet land left in claim of Mr. Brijmohan Durgadas Mehra and Mr. Vishal Brijmohan Mehra.
