[Resolved]  Shwas Homes — fortuna delay in registration and handing over also poor quality

I booked a property with Shwas Homes - Fortuna in 2014 which was due to handover in 2016. Ref. (Ajith Cherthedath Viswnathan/Fortuna/6 A6 A7)

I have made all payments on time including the registration charges before Aug 2016 after which I have got confirmation
from Shwas that the registration will be initiated shortly and will hand over the project in 2016 through different emails. The only amount is due from the bank(loan disbursement)
which will be released, once registration is complete and submit all the necessary documents in the bank(like deed, possession certificate..etc)

Since then I have sent several mails and phone calls, and everything ended up in dumb ears.

During this time, i visited my flat and realized that, this is not built as per agreed design and
the quality of construction is so pathetic. There is a wall, right in the middle of living room which looks awkward and
it affects the movement in the living room. As per the agreement they
have agreed for fully furnished apartment, but furniture which they shared didn't had any quality.

Later in Jan 2018, they came up with new statements saying tax collected from customers were wrong, so we need more money. All flat owners asked to produce necessary
documents but unfortunately Shwas was not ready to share it. it adds up to INR 3 lakh more than the initial agreed amount. Finally we came to agreement that, I wont pay the amount, at the cost of not furnishing the apartment(felt like getting the flat at any cost due to delay

Still Shwas was not ready to do registration, until the final payment is done. In my case, the registration amount was paid in Aug 2016 and the final settlement was pending
from bank(loan) where bank is waiting for documents like registration deed, possession certificate as per the agreement.

Without any reason, shwas is delaying my registration(did for many other customers). Since they haven't handover the flat, i'm losing around 15k to 20k as rent, since they haven't handover or even changed it to my name.

Till now flat is not ready for handover, since they couldn't get permanent water connection to the flat.

In Short,

Delay in handover(almost 3 years),
poor quality,
Hidden charges
Worst experience.

So i like to file a complaint/case against them to get justice and compensation.

Dear Shwas customer care crew, There is only one project called Fortuna from Shwas homes- I’m one one of the flat owner(flat number- A6/A7). I have listed all my details in my complaint. Please don’t creating any drama saying you don’t know the problem.

Please let me know why are you not registering my flat even though I cleared my dues( except the final payment from bank remains, since you have not provided occupancy certificate).

Why handing over of flat is delayed more than 3 years where you agreed on handing over in 2016 itself ?

Why quality of construction is so pathetic? Especially you diverted from design and put up a wall right in middle of the living room?

Why there is still no water connection in the apartment ?
