I was staying at shwas homes aquacity aluva flat.
And I vacate from there before 2 months.
But They are not giving back my advance payment.
No one is responding. And no one is picking the call. Very very bad behavior from their.

    My name is shefin shamsudheen. i was stayed in flat no 9E shwas aquacity tricore located in kottapuram. i leave the flat in 1st february. one month before i leaving i already mail to property manager. but i dindnt get my securty deposit yet. many time i contacted property manager and customer relationship manager. they dont respond my phone .

      We rented the apartment located at 16C, Tetra Core by Shwas Homes in Aluva. We had paid 3 months’ security deposit for the flat. According to the rental agreement, the flat was supposed to be vacated on 6th of September 2023, and we vacated and submitted the keys to Shwas Homes on 7th of September 2023 by morning itself. There were no damages made to the property and all the dues were also made clear before handing over the keys.

      On that day they have promised us that they will refund our security deposit payment within 15 working days and now it's almost more than two and half months. Next month on the 7th it will be three months. During this period no one is there to take the responsibility to give a proper word from Shwas Homes's management and when we inquire regarding the refund they have so many excuses. I have not seen this kind of irresponsible staff or management in my past experience and I also went through some reviews on google that they have been engaged in this kind of money laundering with Ex tenants for a long time. Seriously, if there isn’t any positive feedback I am willing to take legal action regarding this matter. Totally disappointed with Shwas Homes’s management.

        Sir,

        I was the tenant of 3E, Alpine Suites at Aqua City by Shwas Homes, Aluva, Kochi. I had paid INR 27550 as refundable advance at the time of taking the flat on rent. I vacated from the flat on 31st May 2022 due to poor infrastructure and pathetic customer service. I had given 1 month's notice prior to vacating and I was promised a refund of my advance in 7-14 days. However, even after 1 month, they are not willing to refund the money. They have not been picking calls and even after escalating to the Property manager and Customer Service Manager, I am not getting any positive response. The property manager was very arrogant when I followed up for my hard earned money. I could also see from the reviews on google by ex tenants that they have been laundering money from tenants like this for long now. In these circumstances, I would like to formally lodge a complaint with Police and the Consumer Forum.

          I was started renting the shows homes's alpine suit flat no 21F from November 2021 to February 2022. I have paid an advance amount of 32000 rupees and they said the amount will be refunded within 7 days after I vacate the room. it have been almost a month they didn't paid a single penny and when ever I call them they are giving fraud dates, and says today it will happen. but they are not doing it. I want my money back as I have all the evidence.

            I booked a property with shwas homes - tricore 22 in 2015 which was due to handover in 2018. Ref. (Senthil kumar/sac/tc/4b162)

            This is a continuation to my earlier compliant on june 2019.

            Shwas have numerous promises till date and the latest being the name transfer for kseb connection. I have emailed all of the required documents on 31 january 2020 after they made me visit kochi from uae only to get the ownership transfer certificate, till date no response.

            If shwas cannot handle and keep up the promises, they should sit at home rather giving false promises.

            It is now 2 yeasr since shwas have agreed / contracted to handover the apartment, i dont have clear picture when the process will be completed. On the other hand, the fit out division from shwas is calling to pay additional money to start the fit out works even before the whole process is completed. It is too evident that shwas need only money and then dont care about the promises.

            I have made all payments on time and settled the final due including the registration charges in aug 2018 after which i have got confirmation from shwas that the registration will be initiated within 20 working days and will hand over the project by the month of october 2018.

            Since then i have sent several mails and phone calls, and everything ended up in dumb ears.

            To my surprise, i received an email on 08 apr 2019 stating that there is a balance amount of inr. 3208 to be settled after which the registration process will be initiated. On 3rd sep 2018, shwas confirmed that all payments are made and after 7 months received mail stating that there is a balance.

            I have clarified back within 2 days to shwas with all payment schedule and on 11th april, shwas confirmed that there was a system error and they received a no due certificate from the accounts department. This proves that from aug 2018 till apr 2019 nothing has been processed.

            Since apr 2019, i got multiple commitments to complete the registration and handover the apartment and the latest (Just 5 minutes before i write this compliant) being 10 july 2019.

              My name is alex joseph, have purchased a studio flat, in alphane (2f) project aqua city alwaye.in august 2015 i completed the payment of inr 1, 500, 000 (15 lakhs) and waiting for registration and handed over but the builders asked for more 5 lakhs for registration, furnishing and electricity which is out off the agreement and i denied the payment. Till now my money is pending and i was complaining and filed a case against shwas homes but till now nothing happened.

                While entering the contract, Shwas assured that there is a rental option within Shwas itself which will create revenue and due to the delay in registration and handing over, I have loss of revenue for almost 6 months now.

                    Dear all.

                    I am an unfortunate customer for shwas homes tetra core project in aqua city. I booked an apartment with 710 square feet in 2015 and paid 27 instalments a total of 23.7 lakhs and they start asking me to send 7.5 lakhs as statutory payments in april 2018 and in written i asked them for a primary proof of this amount such as 1.47 lakhs for electricity deposit!!! They failed to give me a primary proof and instead they...

                    In shwas fortuna, we 73 flat buyers book from 2013, and they promise they will hand over 2016 july, after 5 or 6 time they postponed. But still date they are not handed over our flat and also now they are violating agreement and asking more money from us (Almost 1.5 lakhs additional) they are telling this is new tax, there is no such tax by government, because we all complete all contract payment in 2016 itself, there they took all tax variation amount in each year, 2016 we complete full payment now they are asking additional tax and gst (That means tax on tax) and all statutory deposit like water and kseb deposit etc they are asking tax on deposit, non handed over building they are collected maintenance deposit at 2016 itself which they are not start use till date. There also they put new tax. From 2016 they are blaming all delay happens from government departments. They dont have responsibility, but reality is there because government rule negligence government not given noc for further action, this all they are projecting to buyers as a government delay, im expecting favorable action from this forum for all fraud victims.

                      We 73 Flat owners Book flat in shwas Fortuna from 2013 and they promise handing over at 2016 April But still date they are Not handed over flat and they change promise 5 times, Now they are asking additional payment as a Tac govt. dont have any such a tax and they are not proving proper document after buyers long request, they are realy trying to cheat NRI Buyers. and they are specialize for that, we are looking solution from this forum and inform others not go any stuck head in Shwas hand

Especially an @$$h0le named Milan Paul...please teach him to deal customers...And there are many complaints I heard against your company regarding your projects...Many are still waiting for delivering after 2-3 years of proposed date

                        Hi all,
                        I have booked a flat in shwas fortuna in 2014 january which suppose to be handed over to within 30 month + additional 3 month grace period.

                        Almost 10 + false promises till this date and not handed over flat and compelling to take handover the flat with completing the agreed amenities and specified items in the property.
                        I addition recently they are requesting additional money for the tax which due to their mismanagement and stating without paying this additional amount they will not hand over the property even still it's not completed!.
                        The complete amount was paid on 2016 april and now its almost 2 years and keep requesting the delay compensation and shwas response is these delay due to authorities whereas it is clear understanding that shwas not followed the regulations and made these delays.!

                        Other than these there will not be any permanent staff available to communicate and the staff always change their commitments never talk in straight forward.

                          Shwas home aqua city tetra core 3bhk project asking huge amount as statutory charges.
                          I was booked 3bhk furnished apartment with shwas home aqua city for 44 lakhs. The mode of payment after the upfront cost of 20% 30 equal instalments from jan 2016. As per the contract they are charged me 9.8% charges as tax and i have to pay 25, 000 as deposit for the maintenance, monthly maintenance charge after one year agreed by the association and statutory charges.
                          Jan 24th 2018 i received a mail to pay an amount of 437, 807 pay before 31st jan 2018. This amount are for electricity deposit 291549, water 60758, building tax, 20000, workers welfare 40400, maintenance deposit 25000.
                          The project is under construction and without getting completion certificate how can they get the electricity and water connection? Also the statutory charges (According to kseb and kwa) must pay the time of signing the contract.
                          I am sure this all hidden charges which are not included in the contract are illegal and should be questioned.
                          I am requesting you all who were already purchased or going to purchase should be aware of the company.
                          Please anyone having same issues must come - front and question these unjustified charges.
                          I am attached here the mails received from shaws.
                          I wish to know the amount payable as the statutory charges by the experts.

                          You have mention in this forum that company is asking huge amount as statutory and the amounts showing in your comments are not original amount. In my case they were asking 7.45 Lakhs as statutory and when i ask them to give me a preliminary proof of this amount, they cancel my booking. I would like to know how they convince you on this amount? can you please tell us so that the others also benefited from that.?

                          People are putting comments and once contacting them they keep silence even some of them are putting comments with fake names. Don't be afraid to put your real name and real issues.

                            Had purchased a small unit in the Shwas Dual Core Project in 2010.
                            - the company collected all dues for the complete project as of 2013.
                            -in 2014 the company asked an additional Rs 1, 45, 000 for a small studio flat saying these are the costs required to pay the Electricity board and details of expenses could not be shared as its confidential. Customers who did not pay were cancelled.
                            -In 2015 they arranged an handing over ceremony, much published in the website but the apartments were without electricity and the stipulated furnishing.
                            - Even at end of 2016 (December) there is no electricity in the building. No owner is allowed to enter the building due to this reason.
                            - the company management is unable to give a date when electricity will be provided or owners allowed to enter the building.

                              Hi i am thankappan remesan keerikkuzhy, i saw an ad in the mathrubhumi tv . Mr sachin sales manager came to see my wife .he offered the flat key will be issue 10 April 2016 . he send whats app message . he wrote also 10 th april 2016 flat key will be hand over . after april Mr jophin and Mr rajesh senior managers promise to me before onam . the collected booking amount with out agreement or agreement copy . sachin told me if any problem we will refund the booking amount 3 lakd completely. i have proof and i send this to the company MD and accounts manager Mr Jophin . after onam i ask the flat key its delay in bet ween they collected 20percent and other charges altogether 10.8 lakh. i aproached a bank loan . sbt eroor branch . the manager is support to the buider so he is not answer my call . i have to complaint against manager to the head office of the sbt. the buider didnt submit EC for the loan process/ with out EC how process loan. the EC should be updated . I AM TOTALLY UPSET the builders delay . they never give to me the email reply . now they are saying the agreement say jan 2 2017 possession date . the agreement i asked them a malayalam copy because my wife is not educated to understant english . i didnt get that also. if anybody in book a flat in fortuna tripunithura please contact me [protected] or [protected]@gmail.com . i think the builders are not qualified for fire and safety check list . i am prepare a complaint to vigilance of kerala about this project and shwas builders . its clear cheating from the buider. as our highcourt order buider can't collect the maintenence money before registration . the agreement is violated there is lot of mistakes and all favour to the buider .

                                I have purchased a studio flat, in dual core project aqua city alwaye.In august 2015 it was handed over to me without electricity and water connection. Hence i have not taken the second key from them,.In march, 2016 shwas homes promised to give electricity and water connection.In the year 2014, i have paid the electricity and water connection fees, as they said they have to install transformer

                                Either give a temporary flat without rent until the electricity & water connection is installed or give rent until the electricity connection is installed.

                                Shwas homes has to amicably solve the situation at the earliest

                                  I am thankappan remesan keerikkuzhy nri british citizen. I saw an ad in the mathrubhumi online paper, 31 lakh fully furnished flat in tripunithura . It was a eye catching ad . I ask details to mr sachin sales manager . He gave the details 31 lakhs plus 14% statutory and registration exp.He calculated in my home and told and gave to my wife 3680000.Including 1.5 lakh car park space. Altogether. Including all exp . There is nothing hide in his company . In this words i believe i am agree with him to buy a flat in tpra fortuna for my wife (All paperwork my wife name). He promise me 10 th april the key will be hand over.
                                  The next day mr sachin came to my home and collect the cheque 3 lakh as booking fee . The next he start to call me for registration and agreement to do quicly again i paid another 3lakh 50 thousand cheque for signing agreement.
                                  On the same day the company's customer service call to my wife and said you have to pay more money to registration, then she ask how much is altogether . Then customer service send a list it was 3840000 rupees .
                                  It was not tally with mr sachin's amount . So again i called sachin
                                  Now he said he doesnt know about the customer service billing and amount.I gave an instruction to bank stop the second cheque .I inform to mr sachin about it
                                  He agree with me he will cancell the agreement payback the money
                                  I have all the chat and photo as evidence .
                                  He told me to contact jophin the customer service manager . I called him and emailed him many of times . He told me i have to sign the documents for refund .
                                  I ask him to please send the forms via email . I didn't get any reply
                                  I called again to jophin, jophin pass the phone to his senior manager he told me that was booking fees cant refund that, he advice me to that 3x2 is not 4 bimistake mr sachin said like that . What a responsible senior manager he is.
                                  This is shwas homes experience for me i have lost my 3 lakh . With in few days . My wife dont know english, the senior manager said our signing agreement page back side said the booking amount have company law terms and condition .
                                  Now i would like to aproach consumer court against this, i have all documents . The cancellation is not from my mistake . Its completely company reps mistake . Will see what will happend. I send lot of email to customer service i didnt get any proper reply

                                  Shwas Homes — "moon waters" sky villa project in shwas aqua city

                                  I'm a victim of this fraudulent builder. I've booked an apartment in the moon waters in shwas aquacity project. Completed all due payments in 2013 and till sate they haven't done the registration & hand over of the apartment. Paid all taxes and statuary charges . Made repeated follow ups via mail, phone calls and personal visit to their office.
