Builder has sent an demand latter on dated 02.06.2012 stating that we need to pay Rs.210002 on or before 05.07.2012 against enhanced EDC (External Development Charges) by DTCP Haryana. apart from this they are demanding Rs.75/- per sq.ft for EEC (Electrical Equipment Charges) from each buyer and UCC (Utility Connection Charges) as Rs.20,000/- and they are going to send the demand for Lift Charges and Club membership Fee which is close to Rs.200000. Against their demand i have send several email communications and reminder and many phone calls but they have not reverted so far, i have visited 2 times to their Faridabad office too but security guard and bouncers have allowed me to met with their management.
Now today (i.e.04.07.2012) i have made the payment for Rs.210002/- against their demand, but still i am awaiting for the following mentioned concerns from the SRS:
1. What was the purpose or need of SRS to change Pearl project from G+2 to a G+3 housing society whereas it was advertised G+2 at the time of booking?
2. BSP is revised from INR 15,99,000/- to INR 19,36,922/-, a foot to head difference of amount, any specific reason? Besides, what do we get, as a buyer/allottee, of the enhancement in the BSP price?
3. As per your revised EDC calculation, an individual needs to pay INR 373/- for per Sq’Ft’ area, I would like to know how this figure of INR 373/- being calculated?
4. Earlier EDC charges was demanded and paid in various installments, why this so called enhanced EDC being asked us to pay in one time payment and that to within a month period.
5. UCC charges intimation stand for what and how do we get benefited by paying this amount?
6. What are the criteria to calculate the UCC @ INR 75/ per Sq.ft.
7. EEC charges refer to what and the necessities of it?
8. In my visit to your Faridabad office on dated 16.06.2012 It was told to me by one of your office representative that very soon buyers will be asked to pay Lift Charges, and Club membership charges whereas it was not mentioned in your advertisement and buyer’s agreement, I have visited the construction site where I understood that super buildup area got reduced because of lift provision, if this is true then what is your justification for this and is this mandatory to pay the said charges for all buyers and why?
9. Under which clause(s) of the buyer agreement all these demands show its relevance and gives you right to demand the money suddenly?

SRS Affordable Group Sector - 6 Palwal
Flat no. A/BLOCK6/204 in name of RITU VERMA & ABHISHEK VERMA
At booking time flat cost was INR 12, 50, 000(12 Lakh 50 Thousand) but after 18 months of booking you have increased the basic cost to 14, 97, 890 (14 Lakh 97 Thousand 8 Hundred 90) without any valid, legal, govt. approved, written, mailed reason to customer WHY ?
After many phone calls and email, You are not ready to mailed/ letter disputed to me for above point, WHY ?
When you need money from customer you send mail/letters to him but when customer wants to know the reason for unknown cost increment then you can not mailed/ letter dispatch to him WHY ?
Every time you are saying, "Sir cost is increase due to Govt. License No. 117" Can you please explained (in written way), because i don't know why cost is increase after 18 months due to 117. Please detailed explained 117 ?
When i booked this flat you have mention in written in your brochette that " LICENSE RECEIVED & GOVT. APPROVED" For your quick flash back, Please see below screen shot from SRS brochure as:

So, after 18 months what is this new License 117 concept. Please explain ?
I have seen(from google source) that Palwal Sector 6 has not received License till 14th-Aug-2014. And their license status is: (For more information, Please visit: http://tcpharyana.gov.in/Policy/STATUS%20OF%20AHP%202013.pdf)

So, you please confirmed me your License No with their 'License Received Date'.
Please take this matter seriously and i am not ready to release any new payment to SRS until they will reply me with valid points.
