[Resolved]  Vijay Raja Homes Private Limited — Persistent Construction Defects, Health & Safety Risks, and Misrepresentation Flat B519, Vijay Raja Exurb

I am the registered owner of Flat B519 at Vijay Raja Exurb (Thiruporur/Chengalpattu). Since possession (≈4 years ago), I have repeatedly notified the promoter of the following unresolved issues:

Water seepage/dampness from the adjoining restroom causing wall damage and unhygienic conditions.
Damaged main door frame observed at handover.
Sewage mixing with the potable‑water sump, posing a serious public‑health hazard.
Access/traffic issue linked to a ramp constructed abutting the main road and later objected to, leading to prolonged inconvenience for vehicular movement.
Misrepresentation of amenities/adjacent land—a mall with cinemas was showcased at the time of sale; that adjoining land is no longer part of the promised facility plan.
Inferior material quality (switches, windows, fittings) despite very minimal usage (the flat has remained locked; visited only 2–3 times a year).

Despite multiple emails and follow‑ups, no effective rectification has taken place. I am therefore pursuing remedies under the Real Estate (Regulation and Development) Act, 2016 and other applicable laws for rectification, compensation, and penalties for unfair trade practices and deficient services.

I didn’t receive a single call, email, or any form of communication—nothing. Yet somehow, the status has magically been marked as “resolved.” Let me be very clear: absolutely nothing has been resolved. Marking a case as resolved without doing any actual work is not just unprofessional—it’s careless and irresponsible. This kind of practice shows zero accountability and makes the entire process look like a mere formality instead of a genuine attempt to help consumers. I’m putting this on record, so you don’t repeat this mistake again. If this is what you call service, it seriously needs a reality check.
