Persistent Construction Defects, Health & Safety Risks, and Misrepresentation Flat B519, Vijay Raja Exurb

I am the registered owner of Flat B519 at Vijay Raja Exurb (Thiruporur/Chengalpattu). Since possession (≈4 years ago), I have repeatedly notified the promoter of the following unresolved issues:
Water seepage/dampness from the adjoining restroom causing wall damage and unhygienic conditions.
Damaged main door frame observed at handover.
Sewage mixing with the potable‑water sump, posing a serious public‑health...

Took a booking amount of 50000 which has not been returned

We were called in by vijayraja homes exurb group to visit their contruction close to chengalpattu, TN. The marketing team buttered us and demanded that a booking be made then and there to avail all the benifits. They confirmed that the booking can be cancelled within the next 7 days and that the amount of 50000 rupees that we pay will be refunded within 90 days. We paid and later upon discussing had to cancel it, understanding that the offers were too real to be true and we noticed several negative reviews on the internet. Having cancelled on March 27, i am not filing this complaint on 7th of August yet to receive the amount of 50000 back from Vijayaraja homes.

vijay raja's exurb - cheating price

I saw advertisement of vijay raja homes about their new project vijay raja's exurb in popular tamil news paper (Full page advertisement) in that advertisement they mentioned price for 1 bhk is 8 lacks but when we reached their office and on enquiry they told 1bhk 12 lacks above. And the size of the apartment would be just around 400 sqf only... So 1 sqft between 3000 to 3200... So many project available in omr this price... Think before you buy in vijay raja's exurb.

Worst, cheating people, Vijay raja group real estate is fraud. please don't invest in the vijay raja group properties, when you cancel booking they will not bother to talk to you and refund the advance payment.

Called them to know the breakup of costs for their new exurb project at thiruporur. The executives are not very informed about anything. If ask what s the registration cost, they say please come for site visit, if I ask what is the what is the sq.ft for studio vs 2bhk, they do not know and say, please come for site visit and we will provide you all details. I don't understand, how come they have such people who do not know even such basic details.. Sad, I wonder how much will I have to suffer if I commit any further. No professionalism at all.

Vijay raja homes, no quality, very worst construction and unsatisfied builder, i am the owner flat 41d - project - august - at the beginning of booking vijay raja homes sales team will promise about their quality and lot more, but later they will not turn around once our money start getting invested - such a worst people (#vraddress) they wont care about customers hard earnings and they will make us sail around the sea.

i booked on april 2020 vr exurb home on tiruporur . now they canceled loan from bank side.. i booked rs 48500 .
they told incase of bank loan rejected means we will refund ur full amount ..i got cancellation msg on july 2020. now december 2020. still they didnt refund the amount..im in bangalore. ..no one responce ..
please dont go vr groups..all are escaping ... before booking the flat they will promise all kind..but we tried all contact ..they will not recieve..

The project was not delivered on time, almost 95% payment was made and 5% payment was put on hold due to quality issue, as a premium buyer i paid 3200 for each square feet of my flat and were as other apartment of august was sold for 2999 and it does make sense that the quality of my apartment must meet the requirement as promised and and there is no point of making payment until the customer is satisfied
Despite of ample time taken for delivery, the quality of the project did not meet the satisfactory as promised by vijay raja homes
Even after the final inspection made on 24th march 2018 the project is still in not satisfactory status
As a period of project quality has no hope for sustaining the minimum period, the material elements used for construction has made failure factor in quality standard, blaming the climate is stupidity
Vijay raja management did not make any priority to rectify the issues.
Painting made was found to be dirt and incomplete
No proper sealing was made to flooring and tiling
The materials used are found to be rust and nonstandard quality.
Importance given to the customer at the initial stage of sale was not maintained as the project was sold by the managing director of vijay raja homes
I didn't buy the flat from your crm team or complaint team to address my concern and instructing the customer is not a fair idea. This clearly say's how responsible "the managing director" at vijay raja
Being a builder doesn't able to differentiate hairline cracks and rough cracks, review the photo proofs. Are you not ashamed to make a statement like this!
