Hi, I am about to book an apartment in Big Apple of Apple A Day and have given token amount of Rs.25000. I met them in Trivandrum and I am eager to know more about the Big Apple's delay, the sales person says, it will be completed within few months. I booked an apartment at the Big Apple project of Apple A Day Properties Pvt Ltd in 2006. Agreed hand over date of apartment was June 2008. But even today, after 20 months of delay, the project is no where near completion. In my personal experience, Apple A Day is very lousy at managing construction and are least concerned about number of times they keep changing delivery schedule.
We who have booked apartments in this project have launched an orkut group named "Big Apple Owners Club" to unite and take action on this delay. Case of other projects like Apple ICE are no different, as per information from some in this group who unfortunately booked flats in that project too!

Hello,
I have also booked a flat at Apple a Properties. The work is stopped is
since last few months.
In the mean time, i got a call from them saying they are in contract with TCL
and the project will be completed with in few months...
Yesterday i have visited the premises, i found no work is going on and
the supervisor told the construction resume in the first week of Jun 2010...
I heard this company is facing lots of problems from customers for not being
able to provide the delivery of the booked flats in the promised time. Major
people saying FUND is the problem.
Some of the customers have already been registered complaint agianst
them in Police station and in Consumer Court.
At this stage, the company is trying to manage the customers who are going agianst them
in courts and police station, giving a PROMISE saying it will be completed in MARCH 2011.
They are in the process of making customers signing in papers agreeing this condition,
so that no complaint is risen agianst them at least up to MARCH 2010...
BEWARE ALL CUSTOMERS... HOW CAN WE MAKE SURE THAT THEY WILL KEEP
THEIR PROMISE???
We all do not want to lose our hard earned money...
Below are few suggestions.

* They should inform this promise to all of the customers inviting them in to an auditorium.
(They should give a small notice in newspaper inviting all AAD customers to the auditorium)
* In the meeting, the TCL should convince the work shedule, contract etc to the customers.
* If it fails to deliver in time, they should give us the PENALITY.
Also i suggest some people may manage a group/community in this issue. If possible, this issue can
made in to the attention of the public with the help of TV channels/medias, if things are going bad.

Iam also an unfortunate individual who thought that young entreprenuers would surely deliver and booked a flat in their nedumbassery project. Deliver they did...all our money into their pocket and the lavish lifestyle both the founders enjoy now.

For the attention of M.D, Apple A Day properties
1. This has reference to my booking of a flat in your DOT COM project.
2. The said flat was visited by me on 18th May. As per agreement the construction of the flat was to be completed by December 2008. I was subsequently informed that the completion of the flat will be delayed by 2 months and this extension seems to be never ending the final commitment being July 2010. However, even after the last photocopy of a letter which we received stating that some Delhi based company has been appointed there seems no movement in the work progress and the site is totally immobilised (as of today[protected].
3. Your company had demanded payments from stating that the building is nearing completion and getting ready for handing over and collected almost 95% of the payment.
4. As stated in our earlier emails “Your promise that now it will be completed within another three months, a remote dream, cannot be relied upon and not trustworthy as you have been making totally false statements and collecting the instalment payments. Therefore, it may be seen that I was forced to make more payments than required as per the payment schedule. This in other words can be as good as a legally covered day light robbery and cheating” still remains valid.
5. Despite repeated calls and emails no one from the apple a day team seems to answer our problems. For the last 2 months they have been trying to meet the management and have not been able to do so as of today.

I also booked an apartment before 2 yrs, spent almost 7lakhs, now no idea about them. I was trying to contact them- telephone line are temporarily disconnected, what could be the next step??

I booked 1BHK flat at nedumbassery during mid 2007 and was promised completion by Dec 2008.But these tricksters flicked 95% money nearly 13lacs and had kept the construction on hold saying, fund insufficiency for about 6 months then something about Delhi based construction company and again now passing of a loan for them for continuing the work and hell a lot of reasons now.They dont have regular correspondence with their clients as far as I know and they dont pick calls of their cheated clients as they are on lookout for new people to extract money.They keep on saying they dont have money while Saju Kadavilan and Rajeevkumar the so called MD's roam around in E Class Benz and live in posh houses"not to forget that these beggars had nothing 8 yrs back" and started cheating peoples hard earned money mainly people who are not accessible to them ie NRI's.They are even not ready to register the property even after the payment of its fees saying their accounts people should pass the amount while I have given the amt for that specifically.How can we proceed legally and if anybody knows how long would it take?please help as am an NRI and cannot frequent their office forcing them to payback.
I had booked a villa at Nano Villa Homes Project, while booking they showed us the site & promised us of the work to be completed within a year & even showed us the site of the construction of the apartments going on. They even told us that the plots would be marked & the construction would be starting soon. But after ten months when I visited the site it was the as I had seen earlier when I came for booking. When I asked then why it’s so they told us about land problem. Later on when we gave for cancellation they told us the amount would be returned back to you after a year from the date of cancellation. Even after a year when we called them up no one used to answer our calls. When called up their booking agents they used to turn up & say that they are looking after booking & its not their job cancellation dept is looked by others. When called up their MD’s their phone is either busy or not reachable. When call goes they won’t pick up. Saju Kaduvilla’s PA would s give some or the other reasons & tries to escape. The employees are so rude & such a pathetic people none of them are ready to cooperate. They speak in such a manner as though we have taken money from them!!! Now they are saying that they don’t have funds & they have applied for a loan & it’s in the process of getting sanctioned. When asked for a PDC they are not even ready to provide a PDC. They are giving reasons as the Loan getting sanctioned if from a different bank & they have an account with different one. Both the MD’s would never show up at office. Its really hard for people to take leave from their regular work & fly all the way to their office for such an issue & they know how long people would stay down there & cant take leaves for a longer period. They are well learn't thieves they know that people wont stay for a long time. People would stay down only for 2-3 weeks that’s all by that time period they wont show up at all. Don’t know what to do with these kind of people.

Now for all your information, their office had raided by Kochi City police and took away all the files and documents, even their website is now not available. Please get in touch with the Kochi Police about what the decisions are being taken about the people who payed and still waiting for the houses. Thanks

It is the responsiblity of Chavara ads to answer the consumers. The money they took from customers is using for the election fund for JOSEPH Chavara the MD of Chavara ads, in the recent assembly election. File a complaint aganist Indian News paprer Society about their misleading advertisements. Chavara is an INS acredited agency and will have to answer the questions from the consumers about the authenticity of the ads published by them. Otherwise they need to give back the money to all the custemer who are misleaded by Chavara ads and apple a day properties.
