[Resolved]  ICICI — housing loan

“Dear Sir ..I’m abhishek duggal writing this mail to you to bring into your notice something very unprofessional and highly careless attitude of your employees at the ICICI home loan branch Bathinda(Punjab). I and my wife had jointly taken up a housing loan of Rs. 18,00,000/- approximately in April 2006 from your branch at Bathinda to buy an un-built flat at Shivalik Enclave, kharar landran road, mohali(Punjab).My loan account file number is LBBTN[protected].. My bank saving account in ICICI through which I’m auto debiting my monthly installments is[protected] with ICICI Bathinda. I paid the rest of the desired amount I had to contribute from my side to complete the terms and conditions of your bank of total amount of Rs23, 50,000/-. Since then I’ve been paying the installments regularly without any delays or problems. Now the biggest problem is that the possession of the fully finished flat for which I had taken the loan was suppose to b given to me by shivalik infrastructures and developers in May’07. But 2 my utter disappointment the property is hardly 50% complete till date. I’m in process in legally suing them. On top of it, your Bathinda branch didn’t even bother 2 take a survey as to how much construction is complete and accordingly the loan amount should b disbursed proportionately. But you’ll be amazed to know that at that time when the last installment of the loan was disbursed to the builder by your bank in march 07, the construction was hardly 15% complete. i’m attaching the copies of photographs clicked at that time in march 2007 which clearly show the stage of the construction and the record of disbursement of is best available to you at your own hands. Full amount of the loan has been disbursed by your bathinda branch for a property that has hardly started its construction by march 2007. More so the irony is that your chandigarh ICICI housing loan who was incidentally funding the same project DID actually stop disbursing the payment way back seeing the construction rate accordingly. This is gross. It shows the absolute careless and totally unprofessional attitude of the people employed there. I did talk 2 the manager Mr Jaspreet Mann immediately to bring it into his notice as soon as I realized that no construction was going on in Shivalik due some internal dispute. It was me who informed him that the project is as good as dead and that chandigarh icici home loan branch has already stopped makin any disbursements to the builder instead of him following it up and then disbursing the installments. And he promised 2 revert back 2 me on this. But I’m sorry n disgusted 2 say no one has not even bothered 2 call me even forget taking any corrective measures about the grave situation. I’m bringing it into your notice now that this has really affected me lots now. I’m paying interest on full 18,00,000/- to the bank n I don’t even have the property in my possession as in today. This is a sheer example of non caring attitude, careless, unprofessional behavior at your end as to how could bank pay the full amount without even reviewing the construction stage of the said property and then even after telling them no one cared 2 get in touch with me forget taking corrective action. I’d like 2 bring in you notice that the receipt forms were got signed from me together in one go so as 2 facilitate the internal process of disbursing the loan amount since I was getting transferred 2 ludhiana in the initial stages when the loan was issued. This for your information now that even after this forwarding, if no action is taken by the bank, I’d b forced 2 stop paying any payments 2 the bank and take up the case legally in the consumer forum. I’m shortly sending legal notice through my lawyer to your bathinda branch. I’m sending this email to you because now I have lost all the faith in your banking institution and feel this is the least thing I could expect from ICICI and that no other person has to go through so much at the hands of some stupid people who hardly know how to handle things and are totally un-professional. I’m absolutely disappointed as I have to suffer mentally and financially from my hard earned money at the carelessness of your people. Please make sure you take necessary action against the employees who are at fault. I’ve been forced to withdraw balance from my savings account now as I can’t pay any installments till the things are sorted out between me and you and the defaulting people are taken to task. I’ll not be at fault now for the outcome of this bizarre and unfortunate situation created by your branch.

I have logged a compliant for delaying in receiving my Orginal mortage paper for more than 2.6 years I have made full payment of my housing loan in 2004 and received the orginal document in Jul-2007.

My copmpliant number is SR59419836 prior this also I have logged the same compliant.

As the orginal mortage paper content some money value I would like to receive the same from ICICI, the same way as ICICI charges the csutomer

Received letter from you dated 01.01.2009 regarding information about reduced interst rate stated in this letter ie the revised rate of interst applicable on your loan is 13.50%, p.a. Consequently, We have revised your loan tenure from 542 months to 295 months.and your EMI remains unchanged at Rs.1045. The tenure may be stated in that letter is wrong .Plese infom me the correct one by sending new letter.

Dear Ms Kochhar,

Greetings

Please allow me to introduce myself as Gaurav Rege, a customer with ICICI Bank.

I write to you hoping that customer service and trust that ICICI bank so proudly talks about is indeed what the bank practices as well.

I had signed up for a home loan from ICICI bank on 10th Aug 2007 and had opted for a floating rate of interest. (LBBGM[protected]).

The market rate then was 11.5% floating which I had agreed to and was given to understand that as and when the market rate of interest goes up or comes down my interest would similarly be adjusted.

However, today I am shocked and feel cheated by the way that ICICI bank has treated me. I am being charged an astonishing 12% rate of interest when the actual floating rate of interest as per ICICI bank itself is 9.75%.

The bank offers this lower rate of interest only to new customers. For existing customers, the bank is not applying the low rate. When asked why, the bank (ICICI) informed me that my PLR variance was only kept at (1.25) and thus I was being charged this very high rate of interest.

I am not a banker and do not understand banking terms. What I do understand is that ICICI bank attracts new unsuspecting customers but once they are onboard it hides behind so called bank policies and outright cheats customers of their money. What more can I say, when the Branch Manager (at ICICI bank) herself has a home loan with another bank and not with ICICI.

To top it all, when I made a request to the bank that please charge me the lower rate of interest, the bank asked me to pay a further 15995/ (fifteen thousand nine hundred and ninety five rupees) as change over fees.

My grievances with ICICI bank are as follows.
1. If the bank gets promotional calls made for attracting new customers, sends out emails by the dozens, telling customers of the various schemes that the bank offers and the new products that they have, then similarly why was I as a customer not told that I could avail of a lower rate of interest. I am currently paying interest at 12%, when banks like SBI, LIC housing etc are charging only 8%. Even new customers are being charged by the bank at 9.75%. Why did the bank not come to me and tell me that by paying a changeover fee, I could save on this high rate of interest. Why was it left to me to “accidently discover” that I was being grossly overcharged.
2. If for the last so many months the bank because of its malpractices has been overcharging me, then why should the bank itself not absorb this changeover cost and still charge me when I have found out their dubious ways of doing business.
3. I may have signed a loan paper with the bank, what I did not sign was an agreement to get cheated out of my own money. Where is the trust factor that ICICI banks talks about and advertises?
Everyone understands that banking is a business. However what is happening here reminds one of the bygone era of crooked moneylenders. All policies and all systems are only in the bank’s interest. Absolutely no transparency and absolutely no ethics. You do something, but you do not inform, and expect the other party concerned to sit quietly because you are a big bank and the people you are dealing with are individuals.
Would you not call this bullying the ordinary public into doing what your eventually want?

I would really appreciate a revert from ICICI bank stating what course of action they would take hereon.
