[Resolved]  Noida Development Authority — no detail about its residential flat scheme in sector 99-100 in year[protected]

noida development authority had launched a residential flat scheme in sector 99-100 in[protected] and allotment for same was done in 2007, almost 3 year had benn passed, but no further development in the possasion of flats. Even the authority members not reply for same. What is going on in this scheme (Flats in sector 99-100, 2006-07)? Is there something wrong?

Yes, you are absolutely right.
Construction is still going on and visiting the actual site one can easily see that only 25-50% units seems to have structure in place and remaining units still would take 9-10 months time atleast. And as it is a government work, nobody to put responsble for not sure when the final finish of the flat and other amenities will be placed. Can easily see it going atleast for 1 more year..say March 2011.
Hopefully it get finished by then..Habitation in this sector is also a concern as sorrounding sector has nothing so far..

More is that a premium of 5 lakh is available in the market.

Let me inform that for any new buyer of these property at this point of time when no possession letter or registry of allotee is done, anyone purchasing these flat on merely the allotment letter..following will be the minimum expenses that any new buyer has to pay from their own pocket..as follows:

Sale Agreement 2-3% of the deal amount
Court fee Rs 10200/+
Attorney expenses for paperwork..Rs 10000/+
Registered Power of Attorney expenses 20, 000/ +
Will from Allotee

When the registry open for these flat ..say when the flats are fully ready and possesion is given..that would be aroung 9-12 months from now

Allotee Registry ..possibly that time it would be 8% of the deal amount
Court fee Rs 10200+
Attorney expenses for paperwork..Rs 10000+

Transfer Charges 7% of the deal amount
If the allotee don't come to transfer you may have to shell out 7% more as trasnfer charges.

Buyer Registry ..possibly that time it would be 8% of the deal amount
Court fee Rs 10200+
Attorney expenses for paperwork..Rs 10000+

More expenses would be possible..say bribe items..

Buyer should also consider the rate of interest he would have earned for his Cash amount as he is not going to get the property untill it is fully finished and ready to use..say atleast 1 year interest at the minumum of 10% interest..that becomes Rs 2, 00, 000/-

Hence do consider all the above cost before finalising the final cost for these flats

Please refer to the press release of Navbharat Times on 06.05.2010. Here is the summary of the press release:

TYPE - NO. OF FLATS
MIG - 500 - Complete (Possession Letter being issued)
HIG - 200 - Complete (Possession Letter being issued)

EWS - 400 Flats Total
Coming up in Sector-99 and Sector-100 (40% Complete)

LIG - 1050 Total
608 flats under construction in Sector 99 (50% Complete)
442 ftats to be constructed in Sector-135 (Land still not earmarked) as against the proposed construction in Sector-100. The expected time of completion is December 2010.

Esclation: 10-20% of total cost of Flat.

On contacting the authority today over phone they confirmed that the draw letter will be issued by the end of May-10 or by first week of Jun-10 for all types of flats already completed (EWS/LIG/MIG & HIG). For the remaining under construction / to be constructed flats will be given the possession by July-Aug-10.

All the allotees should contact the authority at the earliest to get more clear details.

The carpet area of MIG is just 740 sq. ft. against the 1200 sq.ft.HIG declared at launch time same for LIG and . Also parking space, open area is negligible, once people start living there the place will become crowdy, no primary amenities nearby. Authority has charged too much for these small sized flats.
Thats why the premium is just 5-7 lacs for MIG and 3-5 lacs for LIG in June2010. Allotment letters are due in August 10, lets see how soon they start giving possesion.

Goverment has to wait for 5 more year (no allotment till that time), flat rate will increase more and then they can charge 40% more.
Please form a forum to file a case against Noida Authority for the delay and our loss.
I totally agree with you all, but now when I contact one person called Jai Prakash in NDA...I got his number from RTI from Noida Auth online site.acc to jaiprakash we are about to get our allotment letters but this he is saying from the past 3 4 months ..I totally shattered now what to do next we have already paid the entire amount and nothing seems to go in the right direction..can anybdy help in this??????????or show us the direction where to start.

I urge you to look at Yamuna Expressway t blogs and you will be amazed how well all people are helping each other out. I sense all o[censored]s will have many issues to resolve as neighbors there. I am also one of the LIG Flat allottees. I am suffering. I think we should all meet at one place for further action against noida authority's cheating. Noida authorityis going to increase the cost from 10 to 20%. They decreased the super area of all types of flats.

Hi I am also waiting for the same scheme 2006 07 till now no information about the flat i don't know when the will handover the flat, no one is giving right information and i come to know through news paper they are going to increase the price of flat from were will bring the money and all ready they are late so we should not pay anything, if any one know when they will handover please lat me know because i am aboard now days
I am also an allotee of MIG flat under the same scheme Regn No:[protected]H)(02). I also do not have any information about the possession letter.
Please tell me when the possession of the flat is likely to be given and what would be the amount payable at the time of registry.

I have heard cost escalation could be as high as 25%.

Considering we have waited 3-4 years after paying complete payment this cost escalation is unwarranted

hi, i m madhuri from meerut.mujhe noida authority ki flat scheme main mig flat allot hua tha jiski reg amount rs 225000 jama ki thi but main kisi karan baaki paisa jama nahi kara paayi jiske liye authority main kai baar baat ki par koi sahi jawab nahi mil paaya agar kisi ke paas koi jankaari ho to kripya kar bataye ki mujhe flat milega ya nahi pls id [protected]@yahoo.co.in
