[Resolved]  Prescon Realtors — Delayed Construction

We have invested in Prescon Realtors new project called "Azelia" (Thane, Ghodbunder road, Waghbil naka) for 1 and half BHK...the project started around Sept'10 and after completion of the plinth the project is just not moving...the responsible officials at Prescon Realtors are saying its delayed due to CC Certificate and should start very soon.

I am bit worried as the builder had promised the possession around Sept'12 and is that the actual reason for delay?

Can some one help me know better on this issue

Hi,

Even We have booked the flat in Azelia in May 2010. He had promised the possesion in May 2012. But It got delayed due to some certificate issue. Now it is September 2012.

But project is on hold since November 2010. The Plinth is ready but they are not getting any certificate. Even I am worried whether we will get possesion on time.

even we have booked flat in Gardenia and as CC is not there construction has stopped. they say ths is due to CM.

thats really a good news.
I too have booked a flat in Azelia and they are not giving any dates for possession. Can anyone help me with the date. I agree the project is delayed but when is that expected to get completed.

Initially when I booked the flat in May 2010 they said the flat would be ready in 2 years i.e. May 2012.

Now they are saying it would be ready in September 2012. Lets see when we get possesion.

Hi all,

I came to know that builder will be charging us service tax for each installment now onwards.

As per government regulation Service tax would be charged on the installments paid after July 2010.

Please suggest.

This is Shailesh.R.Sathe here...we too have invested in hill view...the CC (commencement certificate) for Hill view & gardenia which was stuck for over a while, has now been cleared & recieved at our Prescon's head office...we were contacted directly by the office personnel regarding the same and a sms was sent to us as well. ...CC for hill view has been recieved upto 6th floor (9th slab) & for gardenia b wing until last floor ...Hope this news will relieve the tensions & the elate the buyers...they probably have or will start the construction work soon..."cheers"...

thanks Mr Shailesh for the updates however now the main issues stands as what discounts the builder will pass on as a compensation to the people who have invested and shown the patience for almost 1 and half years. at the time of booking, the home loan rates were @ 8.50 % to 8.75 % and now it has reached to 10.75 %. so this will add on extra damage to the owners. This is Sharad Kolhe, have booked 3-BHK in Hillview (9th floor) back in June'2011 with 20% down payment to Prescon. At the time of booking in june'2011, hillview's fist slab work was going on and i was informed by Prescon that within next one or two months they will be receiving CC for further floors.
The current update in march 2013 is that the 6th slab is layed etc.
It's been over 1-1/2 years CC have not been received by Prescon. Everytime i call and end up with information that they will receive CC soon. ( weeks time, fortnight, one month etc etc...).

Hope Prescon get the CC asap and recover the huge construction delay by having faster construction and deliver the committed quality homes to all o[censored]s.

We had booked the flat in thane in 2010. Where it was promised that possesion will be by 2012 April.

When agreement was made possession date was changed to Oct 2012.

Then they extended and said March 2013.

Today it is May 2014 and still they have not handed over the possession. Work is in last stages but it is going slow and they are just relaxed and not at all worried about poor buyers. They always blame authorities.

They also never respond to our emails. This is pathetic builder and don't buy any property sold by this builder.
I am quite disappointed with this group on their commitment to complete this project. I have purchased 1.5 BHK in Azelia and the flat which i was suppose to get 2.5 years back is still yet to receive OC. We are also not getting any communication from Builder, will be forced to take legal action now. I am reachable on[protected], we can discuss this and take the necessary action.
