We booked a flat in 2011-12 and make payment in advance but now they are unreachable

Not now

They have lost a case in national consumer forum and was directed to refund the total amount paid. They have still not paid. Please contact me ap9cf 1900 @ gmail com. Need help in recovering this amount from the cheats

I've paid 50, 000/- for flat booking in Aditya Captiol Heights Block A/1603!

They were running behind me, for booking the flat for more than 4 months!

before making the initial payment of 50, 000/-, they have not disclosed the complete terms and conditions of the agreement.

When the actual time arrived for the agreement, i asked them to share the draft agreement for review before proceeding with actual 10% booking amount of my flat!

after looking at the agreement, it's clearly in the favor of the builder and the sad part is that... they have not mentioned the completion time of the project also????!!!

i met them multiple times and expressed my concerns over the agreement clauses with Mr satyanarayana (Ex-Director) and Mr. Satiiraju (CEO)

finally, they verbally agreed to make the changes!

1) In case of any delay in payment of pre-emi, they agreed to pay 18% interest for the first month and 24% for sub-subsequent months!

2)about the stilt parking also they acknowledged me.

3) Project completion clause

but, i asked them to provide the acknowledgement over the e-mail for this summary!
initially they refused to give the acknowledgement but then one of their employee reverted with modified agreement draft... here they actually used their talent!

"they mentioning that, they will be giving back bank interest rate only in case of delays in pre-emi"

but whereas if we fail to make the payment/release the bank fund...we are liable to pay 18/% and 24% interest rates!

what's this?

and now they are replying back on refund of 50, 000/-

We booked 3 flats in Aditya Imperial Heights, Hyderbad and project is delayed for more than 3 years and no response from CRM team. Being NRIs we could not visit their office physically and this makes whole process more painful. As per agreement they need to pay Pre-EMI till handover the flat in livable condition however they handed over flats 1 year back for interior design and stopped paying EMI without finishing the building to have registration done. They started extorting money to cover their losses, they are charging enormous interest charges to by claiming late payments done by bank.

Aditya construction company has been delaying imeprial heights project significantly. The schemes that were introduced like pre emi and rental payments until possession were stopped. No fixed dead lines for the hand over of the project. Several issues exists with this builder. Total flats = 980 plus.
Please take necessary action.

I have booked a flat in Aditya Imperial Towers in 2011 and hav ebeen following up with them continuously over the years. i have been told all through that they are facing trouble with sand/manpower. They have been giving us a solace that we will be paid 15000 rental every month to compensate for thr delay. i have now received a mail from them stating i have been disqualified from rental scheme because of delayed payments. the project is delayed by 3 years and they have not paid a penny as damages and are trying to get out of the rental as well by stating i was supposed to pay as per stage gate and not as per disbursement requests. is there anything i can do about it?

I am writing this on behalf of all Desai Orchid Residents who are facing lot of issues in the building. This project is of Adithya construction and Mr. Desai Thippa reddy. 1) Construction quality is poor, Cement to sand ratio is poor, Curing of plaster is not done properly, and putty layer is very thin and comes out when you nail the wall. 2) Electrical MCb, switches used are of very very poor quality and painter will paint over switches :) 3) Labours are unskilled, dont know how to work. 4) They collect money to put wall tiles in dry balcony. They collect money for all extra work, even if you ask to do small modifications, even in favor of them (like wall removal before construction). 5) They declared possession in May before having any facilities and Amenities. Collected maintenance money for 6 months and started maintenance without basic facilities. Lifts came in operation at the end of their maintenance period. Swimming pool, Gym, club house was operational exactly after 6 months. Still after 6 months, the promised amenities like RO unit, intercom is not yet provided. 6) Provided STP (as it was mandatory from BBMP) but it is stinking so bad everyday that we cannot go in bathroom 7) Still there are cracks on the wall, there are gaps in window frames, after rain in oct and nov, lots of flats face issue of water seepage on walls and slabs for top floor. There are electrical, plumbing, painting, locks and other hardware issues for individual flats. 8) After 6 months without giving proper amenities and finishing work from his side, builder lifts hand and told people to maintain of their own... This was ridiculous.. After discussion with him he agreed to maintain for 2 more months with elevated maintenance cost and collected upfront. 9) Most and important point is builders supervisor Mr. Murali, He is very rowdy and don’t have any sense to talk to people. Shameless fellow talks very rudely to customer once the payment is done. And for everything he will say to talk to Management people. in fact anyone from builder don’t respect flat owners and their concerns. I would say Builder is for namesake and just to get money from buyer. He never pay attention to the problems that residents are facing. Builder never visit site and when people meet him, then he will agree to the concerns and do a false promise to complete the work, and which will never be completed. While buying flat his people will talk nicely, but when you buy then you are in their trap and their people will even not listen to you but harass you. This builder will try to put all your money into pocket and in return you will get frustration, he will make cost cutting in each possible ways, from the quality of construction to possession and maintenance. I will recommend you, not to put your hard-earned money into this builder’s project. We all desai orchids’ residents are facing lots of issues and I want you people not to face the same things. Please meet any owner of this project to know more on the quality and approach of builder.

Prospective buyers in hyderabad - aditya construction company cheating numerous customers by offering attractive schemes and customers are falling in their trap. They are not fulfilling their promises and finally forfeiting the deposit monies paid by customers illegally. We would like to fight unitedly against these fraudsters. I have booked a flat 403. Florentine, Aditya Heights Imperial in January 2011 and I was told I can cancel my booking before the loan is processed and my booking amount would be refunded. I gave my refund application in April 2011 and Mr. Sai Naidu telling me that I will get my refund within weeks. It has already been 7 months but I have not received my refund. Kindly help.

I paid rupees 1 lac towards booking amount of flat 1210( florentine, in Imperial Heights). Due to some unforeseen circumstanaces i had to cancel it - i was told that i will get my money back. But it has been 8 months of non-stop visit to the company and the officials.

They say that it will be given but there is no action taken instead of my repeated visits. I have not signed any sort of agreement where it was mentioned that...

I purchased an apartment with this hyderabadi builder. With so many promises made, only for my disappointment that i invested with this builder. Forced selection of apartment by stating that only 2 are left, forced registration in oct'2008. No way near to completion till date - end of april'09. Paid complete amount which is over 90 lakhs. Builder stopped responding to my calls and they are not allowing us to meet the builder. Builder now has interest in politics and probably using all our investments towards winning the seat. Beware. Donot buy from this builder.
