In July 2022, we purchased a 500 square yard plot in Alien Hub Cytheria, Plot No A-500, DTCP-127, located in Chennaram Village, Talakondapally Mandal, Ranga Reddy District, for an agreed amount of 50 Lakhs.
We paid an initial 15 Lakhs. However, due to unforeseen circumstances, we had to cancel the plot. Alien Hub provided a cancellation deed in May 2023.

I have made an initial payment of Rs.4125000/- in 2018. As per AOS -Flat No. 559 to be handover by date:[protected], now it is going to delay by more than 4 1/2 years is a very serious issue (the date is decided in the negotiation & as per the AOS - from the date:[protected] the Flat-559 to be handover within 36months with grace period of 6months). By this delay I am under huge loss by paying the Interest to the Bank Home loan.

One fine day I got a call from Aliens team for requesting me for an advance payment of Rs.15 Lakhs till the 9th Floor completion with an interest of 14.3% per annum for a period of 12months to finish the 9th floor by date[protected]Refer the Aliens Email dated :[protected]. Accordingly, I made an advance payment of Rs.15 Lakhs. But as per present progress the 9th floor may be expected by July-2023 by this there is a delay of 25months & this delay is costing on me an interest amount of Rs. 446875/-. In this regard I am requesting Aliens team to return the Interest amount or it will be adjusted in my future due payments for the 12th floor Flat cost, but nobody is responding as per the mutually agreed terms of advance payment.

There is Long delay in 559 flat handover & also delay in advance payment milestones of 9th floor completion & this is costing me a lot on interest payments. Since last 3years I am communicating with several members of the Aliens team, but nobody is replying for the delay in flat handover & nobody is providing the Flat handover Schedule as per Annexure-B, As I have already made a Payment up to the 9th Floor completion (Refer the Aliens Email dated :[protected] & then any payment claims will be after 9th floor completion & for the next payment due at the start of 12th floor shall be by considering the Interest amount against Advance payment & interest on flat delay of more than 4years.

For the understanding:

Refer the Aliens Email dated :[protected] for the advance payment of Rs.15 lakhs till the completion of 9th floor for a period of 12months with attachment Excel sheet

While requesting me for the advance payment of 15lakhs by Aliens team, Aliens has planned to start the Transfer slab within six months from the date of Calculation (i.e. in the month of Dec-2020) in this condition the Interest will be for the 9months & afterwards Aliens team has revised the Schedule to start the Transfer Slab after the 9months from the date of calculation, i.e. the transfer slab has planned in the month of March-2021,

Accordingly the Interest rate has been calculated from the date of[protected] as below

Transfer slab = Rs.412500/[protected]@ 10% interest /annum * 9months = (412500* 10%)/12 * 9months = 30937.50371 ( Interest up to[protected]

3rd Floor = Rs.412500/[protected]@ 10% interest /annum * 10months = (412500* 10%)/12 * 10months = 34375.00417 ( Interest up to[protected]

6th Floor = Rs.412500/[protected]@ 10% interest /annum * 11months = (412500* 10%)/12 * 11months =37812.5 ( Interest up to[protected]

9th Floor = Rs.262500/[protected]@ 10% interest /annum * 11months = (412500* 10%)/12 * 12months = 26249.99 ( Interest up to[protected]

By this, the advance payment Interest is calculated for the period of 12months to complete the 9th floor, but same has been not agreed by me & the interest amount is increased from Rs.129375/- to Rs.185000/- @ interest of 14.3% PA, (You can refer the Aliens Email account statement dated :[protected] &[protected].

Presently the 9th floor may be finished by July-2023, by this there is a delay of 25months. Hence the interest on Advance payment of Rs.15 Lakhs will be Rs.446875/-

(Rs1500000/- *14.3 Interest / annum )/ 12 * 25months = Rs.446875/- (this amount may change as per the actual agreed milestone of 9th floor) & the same is explained to several members & multiple times, but the Aliens team is not agreeing for the interest payment.

Refer the Email account statement sent by Aliens Team on dated :[protected] for the interest amount of Rs.185000/- & balance Flat cost payable amount of Rs.2440001/-,

Now the Aliens team is sending an Email for the 95% payment, without finishing the advance payment milestone of 9th floor & without interest payment against advance payment of Rs.15 lakhs. As I have already paid the amount up to 9th floor & then my next payment will be for the next milestone of 12th floor & the payment will be done by considering the above mentioned interest amount against advance payment & interest on initial payment against delay of 4 1/2 years.

Now I am requesting your kind self to look in to the matter & requested to arrange to resolve the below issues please.

1). Rs.446875/- Interest amount to be returned by Aliens against the advance payment of Rs.15 Lakhs for the delay period of 25months to finish the 9th floor by date:[protected] or amount shall be adjusted in my future due payments for the 12th floor Flat cost.

2). Amount is already paid up to the 9th floor construction & my next due will start after 9th floor construction (that is at the start of 12th floor) after considering the interest amounts.

3). Submission of 559 Flat handover Schedule as per Annexure –B for the planning

4). Flat handover delay by more than 4 1/2 years & it’s Interest on Bank house loan is an serious issue.

5). I am receiving some Emails for the 95% payment is not as per the agreed terms of advance payment & the paid amount up to the 9th floor & also not matching with the balance payment accepted by Aliens & the Aliens has conveyed me to cancel the Flat if the 95% payment is not done As I have waiting for the flat since last 3years & over & above on Aliens request I have made a Advance payment of Rs.15Lakhs & waiting for interest amount, but the Aliens is sending the mail for the cancellation of Flat.

Kindly look into the matter & requested to resolve the issue please.

Am writing this with deep bitter sadness for investing with aliens group.Please read through the timeline thoroughly for chronology.

We have paid an advance of 5 lakh rupees (July 2022) for the said plot before it got DTCP approval, only to book the specific plot.
While booking the sales team promised me the layout will be ready by 2023 Jan and failing which refund is an immediate available option from company. (No agreement, just advance paid to company)

Agreement:
After the approval, when we asked for an agreement, we haven been asked to pay upto 7 lakhs(30%) in total for an agreement and we also did that( in October 2022). After paying the amount, the company still refuses to make an agreement. alloted CRM says we have to pay 10 lakhs in whole for agreement now. They keep on changing the amount which is inversely proposed to the development on ground.

Aliens group team:
We have lost trust in people and also in the company as well, as there wasn't any development on ground as promised. Details of the projects are not all real as said by marketing. Sales team showcases many of the neighbours land to be aliens holdings. When we started questioning about the development/agreement we have been ignored on all calls/e mails/office visits. We felt really betrayed by the company as we were ingnored by n number of staff at aliens.

Cancellation:
We have decided to call off the deal and opted for a cancellation. I myself have retrieved contacts of the aliens team to personally ask them about my case(100's of msgs and calls saved and recorded for your reference). We have been waiting all 3 months checking our accounts for a refund. We struggled for 3 continuos months only to get to the person who can fool us more (nov 2022-feb 2023). cancellation team keeps postponing my date of payment and link it to various internal affairs of the company. In Feb 2023 cancellation team has sent a deed of cancellation stating that the refund will be initiated in April.(all information on false promises from cancellation team are there for your reference) after all struggle for 6 months-
-NO REFUND TILL DATE -

As it's been an year we invested with aliens, there is no increment/no refund but we are paying high intrests on the invested money even till date for the benifit of the company and huge loss at our end. Over everything, As we now hear from our CRM Mr. Abhi, that we may now have to wait for the money for 5-10 years. We felt devasted and have been forced to take this kind of initiatives against the company.
therefore we had to escalate the issue to the highest authority /social media reviews and spread our word of mouth to our co investors .

On this note, we also have to bring to your notice that we had to proceed further legally for the refund of invested amount and also challenging the 35% increment banner raised by the aliens team to my case.
Please suggest, if any alternate for a quick disbursal

It's been 4years I booked flat in aliens space station on 2019.
They said they will handover in 2021, it's more than 2 years now and I dont even get proper updates and no further process to get agreement atleast.

I would like to get my flat at the earliest or refund my whole amount.

Hi Sir, We have paid the token amount of 2.5 Lakh INR in December 2021. However, due to circumstances and builders reputation we have to cancel the purchase. We were told that the amount will be refunded in 6 months in 2 instalments(August, September 2022) in case of any cancellations by charging 5% for GST. Every time we ask about the timelines of refund, they say that NOC(No Objection Letter) needs to be issues by the Higher Authorities. My parents are really worried as it has been over an year that we paid the amount. Every week we ask for update, they are asking us to wait in the name of NOC. We are paying over 11% interest for our personal, car and educations loans. We could definitely use the token amount to pay off some of our loans to reduce the interest. In the month of January, I paid an advance of Rupees 1 lakh to Alien Developers Tellapur. All the documentation is complete for refund but they are not refunding the amount. It has been 3 months since the documentation for refund is complete and did not get my refund still.

I paid advance amount to purchase plot on 07062021&11062021 Rs 372860/- & cancellation application by mail is submitted on15062021& cancellation deed signed on 03082021 they promised me via cancellation deed that they will refund my total amount in 4 instalments respectively on October 2021=100000+November 2021=90000+December 2021=90000+January 2022=92860=372860 with out any interest, i believed them but till now they refunded only Rs=100000 (on11112021=50000+on31122021=50000) and not paid further refund instalment till now and not even responding to my calls so now my patience is exausted.so i am complaining now, please see that my total due amount 272860+intrest+mental agoni and my long suffering for want of money to meet my regular meditation and other family expenses are being met very hardly, so please help me and do justice by punishing the company and warning to not repeat this to any other persons who are of middle class family and living with PENSION amount like me.

I have booked a Flat in Aliens Space Station in April, 2021 and Paid 5, 00, 000 initially. Everything was going well as planned. We were all affected by COVID and recovered from that. Due to this unexpected situation I have gone through a serious Financial Crisis and had no choice so canceled this Booking in June. Initially they said we can get cancellation amount within a month or two. But they have given the Cancellation Deed with Dates...

Cancelled a flat in March 2020, refund as per agreement was supposed to start in may 2020. One lakh per month, a total of eleven lakhs. But they haven't paid a single rupee till date.

I have taken flat in aliens 4+yrs back now after paying 93%of amount… when I saw my flat it’s wrong one they are showing.. with coriander I have booked the flat now in plan there is no coriander only… and when I ask about the error on flat they give me suggestions on cancellation of flat and book nee with new rate.. insane this people are playing with life of others

Booked a 2BHK flat in "Aliens Space Station Tellapur Hyderabad" in July 2018. I was told possession date will be Jan-2020 + 6 months grace period. I have paid 15% of the total flat cost as a booking amount and the remaining amount was decided to pay with a home loan.

But later I came to know that the project has been delayed since 2008 and I also didn't see any progress on station 5 in which I have booked the flat. So I requested cancellation in March 2019.

Their cancellation team prepared a DOC stating that the amount will be refunded back in instalments without any interest and the first instalment will be in May 2019. But now it's Nov 2021 and I haven't received a single rupee from the builder.

Every time I contact them, I am getting assurance that it's already in process. The person from the cancellation team is now not answering my call. I am very tense now. I did a number of trips to their office which is 50km from my current location but every time I ended with wrong promises.

They are not bothered about customers and there are already so many cases against them.

I am Ajay Krishna Jha and cancelled flat no 2160 at Aliens Space Station on August 2019 and to date despite multiple follow-ups my booking amount is not refunded yet and it's been 2 Years.

After the cancellation I am following up with cancellation team (Rajmohan, Anand & Rajesh) but none of the conversations turned helping a customer.

I m a senior citizen and gone through open heart surgery. Doctor advice me not to travel in this pandemic time. I have sent my relative to Tellapur, Hyderabad office but every time they made false promises. Now these people has stopped responding to calls and on WhatsApp.

Aliens group have a good reputation in the market deceiving customers by giving false information and delaying refund is not seen as a positive step. Pls do the needful in getting my refund ASAP in this pandemic.

Hi, I have booked a flat in station 4 and paid 5lakhs advance..when got to know about ftl issue from times of India I have cancelled my booking ..initially it was promised by 14days refund will be made ..but slowly it took 3 months to get cancellation deed and now it is 1 year crossed..my promised refund should start from march, now it is August, not even a single penny came back..

I am Surya Teja, cancelled flat no. 2875 in station 12 in October 2020 and to date the amount I paid is not refunded and it's been 9 months since we are waiting.

After a long wait and multiple follow-ups, we were given a cancellation deed that indicates payment should start in March 2021 and not a single penny is paid to us so far, not to mention multiple phone calls and now they even stopped answering our calls.

Everyone in their management team including Kiran Emmadi and Appa Rao, and cancellation team Raj Mohan, Anand, Naveen, Rajesh provided incorrect information while booking the flat saying refund will start immediately after the cancellation but that did not happen and we agreed to wait as per the agreement but still, they are not even sticking to the agreement that they gave.

After the cancellation, I am following up with everyone via emails/texts/calls but no one responds and if they respond, they make all false promises only making months and years pass by.

Aliens group is deceiving customers by giving false information during sales and delaying refunds after cancellation. Please do the needful in getting my refund ASAP. Thank you for your help!

I am G.Arunima, cancelled flat on January 2019 and despite of multiple follow-ups my booking amount is not yet refunded by Aliens Space Station group

After cancellation I followed up with the sales executives multiple times, most of the times sales executives didn't care to answer the calls and when they answer they would promise to refund the amount in 1 or 2 days but we haven't received a penny from 2019. We have paid an amount of 4.5lakhs and haven't received a penny ever since 2019.

When we booked the flat they promised to refund the amount in 10 days whenever we wish to cancel the flat but it's been more than 2 years we have not got the refund yet.
