Hi all,

Please let me know if you have any update regarding bptp park elite floors pc block nehar par greater faridabad. Recently, i had communicated with bptp customer care regarding resumption of construction of park elite floors pc block sector-77 second phase. Their reply was very casual and they are not serious for completing project. It seems that they may not resume construction, as i spoke to customer care and visited the site but there is no construction going on and also there is no update regarding possession and they have given deadline for completion of work dec 2017 but it can't be trusted, so please reply me if you have any news or update.

We booked an Office space with BPTP at their Capital City Project at Sec 94 Noida. We paid them approx. 90% of their total value of the unit and we were assured that will get possession by end of 2013, however they got cancelled our booking and re-allotted us a smaller unit by their own without considering our choice and also stopped paying the assured return on investment in case of delayed possession after paying only two quarterly installments @ Rs 85, 000/- p.m. as agreed by them as per the agreement. There is also an Arbitration clause for misleading the investors in their agreement however any agreived person if interested to fight back for his rights can join us for filing civil and as well as criminal complaint against this builder and get our hard earned money back to us with interest. had booked a flat with BPTP in their Project Park Serene, Sector 37 D, Gurgaon. I had paid 95 percent of the cost of the flat by middle of May. 2011 as per their Construction linked payment plan. Possession of the flat was supposed to be given by end 2011 or by mid-2012 inclusive of 6 months grace period. Today, four and a half years after this payment the flat is not complete, there has been no construction activity for at least 3 years.

There are at least 400 customers who booked flats including 300 serving and retired defence Personnel at about the same time. The colony is inhabitable and suffers from many infirmities like WATER Supply, electricity, CLUBS, PARKS, and FIRE SAFETY. HIGH tension wires passing between the projects etc. The flats were ESCALATION FREE as per FBA but now BPTP has escalated the price and demanding more money.BPTP is not ready to pay & adjust money for the delay in construction done by them. BPTP charged 18 percent interest from the Buyer for any delay in payment. BPTP has taken Extra External Development charges from us.

I followed up with BPTP for many years. But for many years BPTP was not even responding to my emails. I was not even allowed to visit inside the Construction site. Few of the buyers were pushed out of the compound of the construction site. Guards were deployed on gates so that they don’t enter the compound and take picture and status of the building. Finally, I managed to gather other buyers using social Media
and made few platform to join them and finally filed a case in NCRDC in 2013. We are still waiting for our flats and result of the court justice. BPTP is fighting the case from our money, Hard earned Money I have been paying both RENT and EMI. BPTP has proven to be BIG Fraud Builder. BPTP is least bothered about its customers. BPTP is Crook and made huge promises now and then through Emails, Advertisements, on its official website.


BPTP disappointed its buyers. Buyers are frustrated. BPTP management is enjoying. The MD of BPTP - Kabul Chawla bought home with our money on 68th floor of the Time Warner Center’s south tower, Manhattan, New York fo 125 Crore Rupees.

A BPTP advertisement said it is developing more than two dozen projects, had 22, 000 customers and had sales of Rs10400 Crore. However Most of the Project are on hold and pending. The projects delivered by the company earlier have poor quality of construction and infrastructure. Today, many of those customers appear to be unhappy. They have flooded Facebook pages, real estate forums and consumer websites in India with complaints about BPTP and have staged protests at some of the company’s properties. It’s not just one project – BPTP Park SERENE. There are other BPTP PARK GENERATION PARK SPACIO PARK ELITE AMSTORIA TERRA etc.

Most of Buyers feel cheated and there are worried that even BPTP management might runs away from India like other did recently.

I had purchased a flat in Oct 2013 from an investor in BPTP Park Elite Floors, Sector 85, Neharpar, Faridabad. At that time, BPTP had asked me to deposit Registry charges beforehand during the transfer of property. The registry was done in July 2014. However, the actual registry amount (Stamp Duty) was much less than what BPTP had asked me to deposit and so BPTP owed me in excess of Rs 1, 31, 000. I have been following up with them since July 2014, and they are still not returning my money back. They always say management approval is awaited but what approval cant they get in almost 2 years ? They are simply sitting on my hard earned money like thieves and not ready to return it back.

I booked a flat in 2008 with bptp in faridabad. As per builder possession of the flat will be given in 2012. Its been more than 8 years now but there is no sign of possession. Contruction work has been stopped completely and bulider is daily deferring the date of possession. He is approaching property dealers to buy back flats from buyers at a very low prices. I have already paid 95% of the flat value to builder.

I cannot see any way of getting my flat from builder. Please help us in getting our flat.

I have booked my home in 2008 and paid 95% of flat cost. I have been allottef flat no. F701 in park elite premium of bptp ltd.From last 8 years dreaming to stay in own house however due to corrupt BPTP builder work in project is stopped.I don't see any way to move forward to fight against builder to get refund or complete flat. Already the demand raised by builder was 40 % higher than the cost of property at the time of booking...Due to builder mistake in getting the approval for property, ... I had paid interest also... there staff were also not supportive...don't listen at all...

Cheating, misguiding, fraud-these are just the few words that can describe this company. As there main intention is only to make fools of the masses and earn money out of it. Ours hard earned money is being belched by these fraud builders. I have purchased this flat after taking loan from the banks. I am bearing a huge amount of loan installment, rent of the house but no one is there for us. Government official need not bother to take action against them.
Now i request every to join hands and go forward. Take legal action, bring them to court and force them to answer all our question. I request goverment department to take proper action against these fraud builders so that peoples faith on the system should not be wear off.

I would like to call all the person's who have booked their flat in Park Arena Sector 80 as the builder has taken almost 90% payment from all the buyers of the flats in Park Arena Sector 80 Faridabad and has stopped the work for the last two years. It appears that unless all the buyers approach the honourable court against the builder, the builder is going to delay further construction of the project and we all may not get the flats booked at all.

Therefore to take legal action I request all the flat owners who have booked their flats in Park Arena Sector 80 Faridabad to contact me at [protected]@gmail.com so that we can hire a good lawyer to fight our case in the court

I book this flat on 2008 and my registrations was also done on jun 2014 and i have also paid 100% my outstanding amount on 2013, along with society charge. Today we are in 2016. Still i have not received any formal communications by when finally i get my flat potion and my flat keys.

Last 1.5 year i have continuously follow up with bprt customer care and customercarebpms team. When ever i ask the status about my flat positions from the team. Every time they come with one new date. But still i have not received any final date.

Hi, I had booked a flat in park floors 2, sector 76 faridabad in 2008. Even now i have not got possession since BPTP still does not have the occupancy certificate from DTCP. Though its 4 years beyond extended delivery date, it is BPTP which is levying interest and penal charges. They are not responding on the OC issue. Need advise . has anyone taken possession in Park floor 2 with OC ? regds Asim

Dear Sir, With reference to the above cited subject matter and impatience being infused within us due to non responsive attitude from BPTP. This injustice has left us to pay both House Rent as well as the Loan on Property in question for past TWO YEARS. BPTP as per written down commitment against Property agreement: 1. Was to hand over the purchase property within spulated period of FIVE years from the date of said property booking done. 2. Was supposed to intimate their respective property allotees THE STATUS UP DATES AND SCHEDULES etc. TIME TO TIME AT REGULAR INTERVALS. 3. W.R.T the official mail correspondence made by your Mr Ashutosh (Sr. Officer at BPTP H.O), in consultation to his seniors dated 24th July'15 which is reproduced herewith in the trailing mail for IMMEDIATE REFERENCE. Surprisingly, even after frequent follow up Calls made by us to BPTP CUSTOMER CARE (same kept as voice record by BPTP for future ref. and upgrading of their valued services ARE ALL EYE WASH AND MISGUIDING / MIS LEADING. This is very apparent from the unconsistant replies we have had received till date. Reason: a) BPTP has failed to keep up its Commitments w.r.t their timely, HANDING OVER OF THE said Property. b) NO FEED BACKS received to our repeat follow up mails. c) Moreover, the said Project site is NOT IN OPERATION FOR PAST TWO YEARS. d) The building materials used is also getting detoriated / PRE MATURELY AGING due to DISCONTINUETY IN WORK FOR PAST TWO YEARS, THE SAID SITE IS AS IF ABONDEND. WILL BPTP TAKE THE RESPONSIBILITY OF MISHAPS LEADING TO THEIR SUCH ACTS. Moreover, looking at the stagnation of economic growth for past one and half years, and drop in regular income. We unfortunate customers only know how we all are struggling to survive this very critical situation as on date. ON OTHER HAND BPTP A POWERFUL GROUP AND ALSO HAVING RECEIVED / RECOVERED THEIR INVESTED FUNDS BY SUCH UNETHICAL MEANS. I have booked park elite floor from BPTP. They promised delivery in 2 years but its Dec 2015 i have still not received delivery of my project. I am living on rent plus home loan of BPTP house is killing me. - I am now planning to go against BPTP in high court. We have paid more than 90% in astaire gardens project and it has been more than 5 years since we booked it. I would like to proceed with a legal case against BPTP. Kindly advise how to proceed? I booked a 2 bedroom flat in BPTP discovery park (Unit no. B-308 measuring 1120 sqft) in Sep'2012 under subvention scheme . I already paid 22.5 lacs (6.11 lacs as booking amount and 16.35 lacs against demand raised in Dec'2012) . The subvention period is already over and paying bank loan instalment since last one year. I visited the site and inquired the status from the guard. It was really heartning to hear that project is lying stopped almost for 2 years. As of now not even 10% work is being completed but I already paid almost half of the total unit cost. The entire project is in very bad shape, all iron bars gets rusted and there is no proper approach raod to reach project site. I have not heard anything about project status from BPTP. Till now I have not defaulted any loan instalment but now my financial condition is bad so unable to continue with this project and request you to please help me out in getting refund of money invested alongwith interest.

WE have been booked a 180 Sqyd Flat 16.08lakh, and allotted in E-Block, paid 25% payment also. But sudden 3 years they not raised any demand and told that awaiting approval from GOVt, then only construction will start. in 2012, we got Re-allotment letter of Flat under construction of Rs. 60 Lakhs, if not accepted they will process for refund. Due to Some Medical Problems, we have been submitted Refund Application Nov 2014. I have booked a floor (P-17/3, 2nd Floor, Customer Code- BE48/128336 ) with BPTP in 2010 in its project called Park Elite Floors, Sector-75, Faridabad. Sir I didn't get the possession till now and as per their mail hopefully we can get the possession in 2017 ("As regards your unit P17-03-SF, we are hopeful to handover the possession of your unit around Sept-2017"). These kind of mails I have received earlier also(" we shall be sending you the "Offer of Possession" letter for your unit approximately by August 2014."). We are unnecessarily paying the additional house rent. This is unethical and action should be taken against bptp for late delivery...

BPTP has already taken the stamp duty and registration charges 1 year back and still i am struggling to get the registry done.As per BPTP every time i raise the concern they always mention "We wish to inform you that since the Tigaon Court of faridabad has adopted the online process for registry, each builder is constrained to a number of registries which can be accomplished in a day. now they demanding VAT charge also and tole me that make FD for vat after that will start registry process of your flat. Without FD they refuse my request. i was talk many time to CS team and they agree that delay at BPTP end still you have to pay VAT amount. Thus, there has been postponements and cancellations in the past few month." Can anyone advice on this? Thanks Lalit Indoria

Hi my name is rajat and i have a flat booked in BPTP Park arena project in 2009 which was to be handed over in 2013. It was delayed from BPTP citing reasons for non approval from authorities. We have paid 90 % of the money. However now BPTP is saying that this projec is not abondened but witll take another 2 years or more to finish. Construction activity is stopped there for the past one year and they have no idea on when it will resume the same. Contacted their head office and they are offering in lieu of that flat another flat in some other property which is dead inventory, off location as and when compared to this, more expensive than current resale price of the property offered and also not showing any positive response to help us. We are stuck and not in postion to decide what to do.
