    Hello All BPTP Customer

    This message for all those who have more than one property in BPTP projects and wants go for Legal proceedings against the Builder for Illogical, Illegal Demands and Wrong trade Practices against Laws and Policies

    I know some customer with similar situation, and wants to unite other customer & Form a group to to prevent Illegal Demands and Harassment by BPTP and planning for legal proceedings.

      3yrs delay already in posession...reinbursemnt negligiible...add on paymnt demands on virtue of 1.increased cost 2.revision in govt rates 3.increase in built up area 4.4%vat chrgs lavied on customer although they were not valid at the time they were suppse to gv posession. Delay from their end...huge loss for customer Incrmnt of approx 12lakh paymnt than expectd. Nobody to listen or provide solution...

        Discovery Park As BPTP had stopped giving construction status on their site www.bptp.com I decided to visit Discovery Park location during first week of July 2015. I was happy to see that construction was on all though at a slower pace. However, I was also highly disturbed to observe that large number of columns in J & K Blocks were being repaired by putting additional reinforcements & concrete and the brick masonry walls were being dismantled & being replaced by hollow concrete blocks. Informal enquiry at site has revealed that tis rework was necessitated due to the fact that failures were detected in large number of columns probably due to poor quality of initial construction /supervision. BPTP were requested to provide further details. In spite of repeated reminders they are silent. I wonder if somebody can throw more lights on this (I have site photos showing rework in process).

          Bptp - park serene - spacio - long delayed

          I booked 3bhk apartment in bptp - park serene - spacio in year 2009. I was suppose to get possession by 2012. Currently 2015 is going on and no update from bptp by when we will get the possession.

          We are unnecessarily paying the additional house rent.

          This is unethical and action should be taken against bptp for late delivery...

          I booked 3BHk apartment in BPTP Park Elite Floor Second Floor in Year 2008. I was suppose to get possession by 2012. I am communicated that we will get it by 2018. This seems to be unethical. We need to take action against it. Please suggest If we already have people protesting against it.

              Sir, We had paid initial amount for Independent Built Up Floor in BPTP Project Pedestal 70A in beginning of 2014. Bal to be paid upon completion of the project. We were confirmed that this project will be completed and handed over by 2017. We have been visiting the Site regularly but no sign of any movement yet. Nothing has been started. Not even a single labour is there. We are worried as to what happens to amount we have paid and how will they hand over on time when nothing has started yet. WHAT DO WE DO NOW ???? Govt must introduce some laws to protect consumers from such possible frauds.

                I had booked a Park elite floor in 2009 in a construction linked plan that was to hand over possession in Jan 2012. It is Mar, 2015 and there are no signs of possession. I have already made payment of Rs. 23 Lakhs. In an email reply from them I have been told that I wont get possession till Aug, 2017. This is ridiculous. It is a lot of money.

                  Plot in BPTP Block -PE

                  I have booked a flat in BPTP in 2010, I have paid more than 50% amount to BPTP through Bank Loan. But there is no construction update or possession status regarding my flat. After many mails or phones now they are saying through mail that possession will be in around Dec. 2018, near about 9 yrs. after booking. So please suggest me what I need to do in this case.

                    Dear Sir / Madam, We, (i) Mrs. Rita Dudeja and (ii) Dr. Jai Paul Dudeja, are the joint allottees o[censored]nit No. A-71-SF of BPTP Amstoria, Sector 102, Gurgaon. Our Observations: As per the Buyer's Agreement dated 17th April 012, signed between BPTP and us, the physical possession of the said unit was to be handed over within 24 months from the date of this agreement (that is, by 16th April014, which is already over) with a grace period of 180 days (that is, by mid-October14). We have already paid 82.5% of BSP, plus 100% of EDC, plus 100% of PLC, plus 100% of club membership charges, paid within a period of less than 15 months (till 18th Apr13). After this there has been no further demand raised by you till date (for more than 15 months since the last payment made by us). We have visited this unit of ours several times in the last 15 months and found, to our disappointment, that there was a NO PROGRESS for the last one year, in the construction of this unit. We are feeling cheated by the BPTP. What should we do now? We are pensioners and our hard earned money has gone into it.

                      I booked in April 2012 a unit of 190 syd in parkland pride sec 77 Faridabad. My consumer No is 141970. In May 2014 came to know that construction work in the project has been completely stopped for the last 6 months. On enquiring from people I came to know that construction company which was doing the construction in the said project has not been getting timely payments from BPTP. Every person who booked any unit in the said project has paid to BPTP approximately 70 to 85 percent of the cost of the unit.when i wanted to know the reason of shut down of construction in the project vide mail, i instead of getting proper reply got a demand for completion of brick work in my unit. I went to enquire from nehar par office of BPTP about the genuineness of the demand i came to know from an employee of the office that the mile stone which has been mentioned as completed is yet to start. I vide my several mails requested BPTP to call me at the site and satisfy myself that the demand raised is for the mile stone which has actually been accomplished but sorry to say that i did not get proper reply. I also wanted to know about the genuine reason for stopping the construction activity in the said project but i did not get any response. As seen by me BPTP is gets 90% payments from the people who has booked any unit in any of it's project and then leave that person at it's mercy to wait and get possession of the same. I appeal to the responsible persons of BPTP to stop cheating the innocent people as they have invested their hard earned money to make their dream of getting the house come true.

                      I booked a first floor unit (1365 sq ft) in PB block of BPTP's Parkland Pride Sector 77 in last quarter of 2011. As we all know the project has failed miserably on schedule of milestones and possession. Since last October (i.e. 2016) work started and gave a hope to genuine home buyers that 'better is late than never'.
                      Now, as a commoner, I tried every possible way to make timely payments to avoid any penalties and notices from Builder. The latest demand raised by BPTP is dated Sep-28, 2017 with a due date of Oct-13, 2017 (less than 2 weeks, note Sep-29 to Oct-02 were bank holidays in NCR). When I approached my lending bank,
                      HDFC in my case, they refused to entertain the demand raised by Builder stating they need the RERA registration number of this project before further disbursement. It is a clear case, where, as a commoner I am caught in a tug of war - Builder will issue notice & penalty on me (if I fail to honor the demand request raised) and Bank is not willing to disburse a penny without RERA registration number. I tried contacting BPTP via emails (no response), telephone (no response); this is an expected behavior from the Builder.
                      To add to my miseries, the latest demand letter shows the super area as 1030 sq feet as against the original 1365 sq feet. But a closer look clears out that amount is still being demanded for 1365 sq feet (maths, 1365 sq ft X 3357 per sq ft BSP). This is giving me sleepless nights since last week.
                      Seems like I need to quit my job and run after the bank pleading to honor the loan agreement; Builder to justify reduction in super area, RERA compliance and most importantly an assurance of refund for delayed project delivery.

                      I request those who are in same situation like me for this project, please come forward to join hands and approach the Builder collectively for the answers. We need to help each other to achieve a common goal - our flat in Parkland Pride. And yes, we will be neighbors tomorrow.

                        I am the owner of a flat in BPTP park grandeura sector 82 faridabad. My kitchen sink leaks since the time of handover. The piping apparatus is faulty. but despite repeated complaints the management is not adrresing to the issue and not providing me replacement of material as claimed in the agreement. My flat is still in the warranty period and the warranty is about to expire at the end of this month. Once the warranty expires the managment is not going to look after the issue and that is the reason they have been ignoring the issue since last seven months. Hence I wanted to notify this issue well in advance

                          I had booked a Flat in BPTP Park Floors, Because of late payment by 1 week, my unit was cancelled. From last 3 years, i am contacting and visiting the main branch, but in vain. Now, they told me to surrender the flat. I have submitted the refund documents at BPTP HO, As per the policy/guidelines, The refund will be made in 90-120 days. Till now, No communication about the same has been given to me. Its already been approx 140 days and nothing has been done till now. Now, I want my refund with 18% interest since 2008.

                              1. On 10th July, 2009, we booked a flat with BPTP’s Park Elite project, Faridabad.
                              2. We paid Rs. 3, 00, 000 (Rs. 3 Lac) vide cheque no 986506 of ICICI Bank. (photocopy of the cheque attached)
                              3. Receipt No 2009/[protected], dated 11th July 2009 was issued by BPTP against our booking amount. (photocopy attached)
                              4. During the discussion at the time of booking with Mr. Taranpreet Juneja, employee of BPTP, it was very clearly indicated by us, that, we being in service our further payments will solely depend on the bank loan.
                              5. Mr. Taranpreet, very confidently confirmed that within 2 months bank approval for the said project will start and after that we can forward our file to the bank for loan.
                              6. Before the second instalment got due, we started following with the company for updating us for approval for bank loan.
                              7. Demand letter for second instalment reached us but there was no closure from the company side on the loan front. Banks were still not accepting loan papers for this project.
                              8. Till September 20th, 2010, as per mail by customer care dept. of BPTP, the requisite documents were still being submitted with the government for project approval. More than a year passed, hundreds of booking done but project approval still pending??(Copy of mail attached).
                              9. As everything was in dark we decided to withdraw our booking from this Park Elite Project, Faridabad.
                              10. After lot of correspondence and personal visits to BPTP office we received a mail from Ms. Neelam Singh of BPTP on 21st Oct 2010 that our request for refund has been processed.
                              11. We were asked to complete few documentation works on stamp paper. On 9th Nov 2010, stamp paper was purchased, for the said documentation work. (photocopy of the stamp paper attached)
                              12. Reaching BPTP office with all desired documents we were conveyed that company policy have changed and now BPTP is not entertaining any refund cases.
                              13. A new fight began, with lot of personal visits and correspondence.
                              14. Few days later a new option was offered to us, wherein we were asked to get the amount of Rs. 3 lac merged in any other booking done by any blood relations of ours.
                              15. Fortunately, my sister had a booking in the same project with the name of Mrs Vinkey Bajaj.
                              16. New set of documentation was done, but same thing happened again. The day we went to submit our documents for merging the amount, policy of the company changed. They decided not to merge the amount any further. How can the policy of the company change so often?? How can the company withdraw the policy after offering the same to the customers??
                              17. Fresh fight started, and they came up with the offer, wherein, if we decide to do a fresh booking with any of the ongoing project at current rates, they may merge our previous booking amount with this fresh booking. The entire discussions again failed as
                              a. The fresh booking amount was required to be paid by us, they were not ready to consider the previous amount as booking amount or part of booking amount for the new case.
                              b. There was no commitment from the sales department that the previous amount will get merged with it. If the management decides then only this will happen. If the management is not approving the merger then the old booking amount of Rs. 3L and the fresh booking amount what we pay will get forfeited.
                              18. Total harassment of customer is being done by such a renowned company like BPTP.
                              19. For almost 4 years we are running from one pillar to the other to get our refund but all in vain.
                              20. No one is there to listen to our problem.
                              21. Every time they say staff changed, explain your problem again, and then sorry your amount forfeited.
                              22. Sir, you are requested to please lodge a complaint of cheating against BPTP Limited and help us in getting our amount refunded.

                              Is anyone Bother about customer Pain? I have send this mail in the month of Mar and today is month of Sep 2015. Still I have not received any response from any one. Even I made so may call to BPMS site contact person. But no response received.

                              Is this kind of service you provide to your customer?

                              I am totally fed-up with BPTP BPMS team, to following up to get the answer, when I get my own house key.

                              Can anyone please give me some assurance or proper date? So that we can collect the key and start leaving on my own house.

                                I had booked a park Serene sector 37D flat in June 2008, till now the company has not delivered the flats. I have visited the site where nobody has a clue when the offer for possession will be given. Meanwhile the company levied wrong PLC charges which I had never opted for. Design of the flats are as such that each flat is a corner flat and it can be either club facing or garden facing. They have forcibly charged these charges from me and I had no option but to pay as I had already invested a lot of money. In the process of filing my complaints I delayed the payment because I wanted them to correct the unethical and forced levy of PLC charges. Also they refused an interim payment cheque of 10 lakhs telling me that either full payment has to be given by me or they will not take any payment and forfeit the already paid amount. For the delayed period wherein I was fighting with them for the charges they charged my late payment interest of more than 6 lakhs. They were also hands in glove with their approved bankers and did not give me the required documents which were needed by me to avail loan from my bank. All this led me to sell my property at short notice. They also made changes in the Agreement like the delay in delivery amount to be paid by BPTP from the terms and conditions which were presented to me at the time of applying. I have kept a record of all the mails and documents of their forgery and utmost disregard for law and customers. At the time of applying they had promised possession by December 2011 but as per the agreement it became December 2012. Now even that is not being fulfilled.                                 BPTP customer support has been notified about the posted complaint.
                                I have not received any messsage. And giving delivery schedule doesn't signify delivery of flats by November. I called up their Mr. Solanki in Park Serene, he too confirmed that BPTP has not sent any mails promising delivery in November as BPTP is yet to receive NOC for the site.
                                I am also in same boat.. I have been waiting and not a single communication from BPTP regarding delay or any other issues..
