Many builders have gone back on their promises as they diverted the funds taken from allottees and did not deliver the flats etc or took more than 3-4 years extra in delivering flats etc and every buyer of property has some or the other problem from their builder .However one has to be careful if going to purchase flat/ plot from BPTP in Faridabad .Gurgaon And Noida .It is least consumer friendly Company as if some flat /plot is booked in any of its projects, after signing of flat buyer agreement, it will not enforce any clause of agreement which is in favour of the buyer and will enforce all clauses written in its favour as mentioned in flat buyer agreement, which is drafted wholly in its favour by its experts .Not only projects have been delayed for many years, on getting the flat sub standard material is found to have been used . Some of projects for which booking is done after taking substantial amounts are not started or are at initial stage still and refund is not being paid, Though agreement provides for payment of penality for delay, but not a single rupees is paid as penality, as while getting documents signed and as precondition of giving possession, BPTP will take idemnity cum undertaking that buyer /allottee will not make claim of any amount from the Company including for amounts which are it's obligations in flat buyer agreement .The billing is done showing excess amounts and excess amounts under various heads for extra area, EDC, stamp duty charges etc are collected and the buyer /allottee is ignorant of same and BPTP enjoys extra money collected from allottees /buyers .If by chance somebody finds at a later date that extra amount has been collected, first the representative of Company will not admit of same and if persuaded to accept after e mails /visit to office, the Company will not return the excess principal amount, what to think of interest on same .Even various Govt dues collected from buyers are not fully deposited with competent authority for various excuses of litigation etc and said amounts are diverted for other uses .Arbitrary rates are being charged for common area facilities and power back up and all billing is provisional, subject to revision at any point of time in future, so there is no certainity about these payments made, as at any time additional /difference in amount paid can be called .If the company is to collect some money from customer immediately mail or demand letter will come and on being asked for mode of payment, details will be sent .But if something is to be paid back to customer, even after repeated reminders on mail etc, response will not come for many months, except sending mails that contents of mail of customer have been noticed and will be responded soon . .In view of many of these things and various other complaints posted on present website by others regarding their problems with BPTP, deal with BPTP Company at own risk ..
