As per the notary done by Mr. Sudarshan Pandurang Jadhav on 6/11/2011 proprietory of Mangalmurti Homes who has office situtated at B-8/6,7,8 Gayatri Dham, Sector 3, Ganesh Mandir Road, Manda, Titwala (e), Thane having constructed Phase 1 , Phase 2 of which phase 1 is under dispute and phase 3 is still not constructed. Now I donot know when you are collecting money thru the people where you having proper documents like 1) Town planning sanction layout against the chawl you are constructing registering the paper in the name of the society like phase 1, phase 2 and phase 3 which is still not constructed. 2) Have you taken NOC from KDMC or grampanchayat of which copy not enclosed in the notary given to us. 3) NA order 4) 7/12 extract registered in the name of society and so on And if the documents is clear then there is not possibility of the property get held or going in dispute and delay in giving the possession to us. Now i don"t not whether there is check on such person who collect money from person like us and also does not give positive reply since while booking Mr. Atish More orally told that you will get the possession of the room of the choice in 9 month as per the drawing attached while at the time of have discussion with him. Also if there is any problem why they are doing there operation in other location like kalyan whose landline no is[protected] have there title clear or like us whether they will also face problem while getting the possession of the room. With the remarks like it is held due to overhead wire problem and so on as they are giving me and other people like me. Many person are withdrawing there money back after 6 months or year with same amount or getting less amount after getting such negative reply from your end and also neither bother to reply to the mail and when asking for mail reply who say its administration look out and neglect repling to our mail. Now again I ask when our phase 3 will be constructed with proper authorisation like township Plan layout, occupancy certificate, 7/12 extract registered in the nam of phase 3 have no right of the proprietor in further ie completely handing the paper in the name of society. All its title will be handed to the phase 3 soceity and which will be mentioned by the members of the society itself who are staying over there. I hope you will give me the accurate positive reply that in 3 months you will get the room possession. Awaiting you reply as calling your person does not get positive reply since earlier while booking in titwala we were getting 350 sq feet at 3.5 lakh and now the same is at 6 lakh hence some person should keep a check and get the unconstructed or dispute chawl alloted to the customer at the earliest. Also is request to all people ask them a copy of above and also get its stamp duty registration done since govt will not collect stamp duty registration amount if there is any posibility of getting demolish in further and go ourself homeless on street. Also there are several complaint in the consumer forum complaining about the mangalmurti homes as they also like myself have not got the possession of the homes which you have promised them and also me. Also after using money for more than 9 month you have still not constructed any rooms in phase and when person comes to your office you say its held due to some problem but last time suvarna madam who is showing plot to the customer told that it will take time and that too there is no gaurantee of the work being started in december 2012 and if you want you can take the money back or transfer the money to other site which they are showing at titwala west to the customer. But sir still now you have not even bother to construct any thing also you donot gaurantee whether the land is leagal non agricultural and it will break in future because from outside I have heared that the land is totally illegal. Your Madam on my last visit on 11th Aug 2012 showed me phase 3 paper but i didnot understand anything because there was no permission from the municipal authority about its survey number or other document which the person can say that the land which you are selling is legal Also Ms Suvarna Madam orally told that construction will start in diwali this year also there is no gaurantee about it due to the problem of HIGH TENSION OR OVERHEAD WIRE passing thru that planned area. Kindly give the accuracy of phase 3 being legal and it will not break in future like occupation certificate from the government body and when you will give the position of the plot of phase 3 and 1000 of person from whom you have collected the money and also are collecting money in installment for phase 1, phase 2 and phase 3. And when the customer is upset you tell them to transfer the paper to other location and deduct there money or give the same when the property price increase day by day. Earlier I checked in other location where they were selling at 3,50,000 and now when I enquired they say that now its price is 6 lakh that is in one year. My maid has also booked a flat with mangal murti homes but they failed to give the possession so they gave her a cheque of 75000 rupees which bounced and they say they wld issue another cheque in a months time which I doubt.
