Subject: Complaint regarding unauthorized encroachment and illegal construction in the common parking area of a CMDA-approved layout – Request for immediate inspection and enforcement action.

Respected Sir/Madam,

I, Revathi D, am a resident of No. 9, Pavithra Nagar, Sennirkuppam, Karaiyanchavadi, Poonamallee Taluk, Tiruvallur District, respectfully submit the following for your kind consideration.

Our property is situated in Pavithra Nagar, which is a CMDA-approved layout bearing PPD/LO.No.136/2003 and Letter No. L1/36502/2003 dated 12.12.2003. The planning permission was granted by the Chennai Metropolitan Development Authority (CMDA).

I wish to bring to your notice that an unauthorized encroachment and construction has been carried out in the common parking area meant for the use of all apartment owners. The encroached portion is being exclusively occupied and used for parking cars and two-wheelers, thereby depriving other residents of their lawful right to use the common area.

The unauthorized construction and occupation of the common parking area appear to be contrary to the approved CMDA layout and planning permission, thereby affecting the rights of all residents and obstructing the intended common facilities.

I therefore request the CMDA to kindly:

Conduct an immediate site inspection through the concerned CMDA Enforcement Wing.
Verify the construction with reference to the approved CMDA layout and sanctioned building plan.
Inspect whether the common parking area has been illegally encroached upon or altered in violation of the approved plan.
Initiate appropriate action under the provisions of the Tamil Nadu Town and Country Planning Act, 1971, and other applicable laws against the unauthorized construction and encroachment.
Direct the owner(s) responsible to remove the unauthorized construction and restore the common parking area to its original approved condition.
Coordinate with the Tahsildar, Government Surveyor, Revenue Inspector, Village Administrative Officer (VAO), and the concerned Local Body wherever necessary to verify land boundaries and remove the encroachment.
Inform me of the action taken on this complaint.

I am enclosing copies of the following documents for your reference:

Copy of the CMDA-approved layout/planning permission.
Sale Deed.
Photographs showing the unauthorized encroachment and construction.
Any other relevant supporting documents.

I kindly request your good office to treat this matter as urgent, as the unauthorized occupation of the common parking area is causing hardship to the residents and is a continuing violation of the approved CMDA plan.

I shall be grateful for your prompt intervention and necessary action.
