[Resolved]  Ajnara Builders — Fraudulent and malpractices adopted by Ajnara Builder

Our experience to own a flat to be built by the builder i.e Ajnara builders at Crossing Republic NH24,Ghaziabad has turned out to be a very sad and horrifying experience to us . We were projected a rosy picture of the project and reliability of the builder and booked a flat therein. However the fraudulent and the malpractices adopted by the builder during the long gestation period has led to the mental agony and pain to a middle income person who has invested his hard earned money into this project to own a dream flat there .

Ever since the flat was booked my me in September 2008 at Monarch Tower,Ajnara Genx,Crossing Republik ,the builder is changing the terms arbitararily.

1) It increased the area of the flat booked from 1610 sq ft to 1750 sq ft without our consent putting the flat owner to financial hardships

2) The possession of the flat which had to be given by December 2010 is delayed without declaring its nearby likely date of handing over the flat

3) The builder is coming up with commercial shops/offices in front of 3 of the main towers facing the lake view/golf course view for which they have charged PLC also. Initially the builder intimated that commercial building shall have only basement and two floors whereas recently they launched and booked commercial shops/offices upto 6th floor in addditon to the basement .It amounts to breach of terms and conditions conveyed at the time of booking.

4) Event the layout of the whole residential complex has been changed to a greater extent to its own financial benefits.

Such fraudulent methods to extract money from the exsisting and potential buyers needs to be thorougly checked by the comcerned authorities with an iron hand so that the interest of the individual flat owners are protected . Would also request all concerned individuals,citizen groups and media to come forward and help to protect the interest of the home buyers .

i think u better involve media and seek some legal help for this
I think the commercial complex (Name Ajnara Arcade I believe) was in the design when I booked my flat in 2008 and was mentioned in the layout as two floor not sure if they have increased that.
Also regarding the layout plan change yes they have changed mine as well and also increased the no. of appt. in that building from 4 to 6 all after 1 year of booking for their own financial profit.
It is better to get united and fight through the yahoo group we have for the ajnara gen-x residents else we will end up cheated by builders...

After reading all this I feels very scary to invest in builder projects.
I have been visiting Ajnara Site since I booked a flat in 2009 ...other than confusing me on possession dates. there was always some change in layout and even constructed structured were modified by some patchy work.

worst part I saw in Glory building where in kitchen area there are drain pipes hanging which will be covered by plywood...imagine what if any leakage?

X Builders — Builder cheated

We have purchased a flat and came to know that the building extended in neighbours plot after registration completed. Is this will create any problem ? Please advice legally. Thnks
AJNARA is not good in it's commitment. They are just living on their so-called reputation which is going to be reversed very soon. Marketing policy is just to make people fool and false things. Not interested in listening to its existing customers for any valid concerns and never reply the mails. Me and my friend have written 12 to 15 mails to the senior level about a fraud thay made to us and still not received any response after 1 yr. Made a mistake in trusting the.. be aware !!
i booked flat in gen-x in sep'2009. Dual meter charge was not mentioned in the agreement nor they charged it to any buyer took the possession till 3 months back. Now they have started charging it and refusing to process my flat registry papers without dual meter charge.
AJNARA is cheater...
I have also booked a flat in ajnara homes(noida extension) in year 2012. They have still not given possession.
To my horrors, the sales staff at site claimed that I was fooled to pay more price than the inventory cost is as of now. He claimed that I was fooled to pay more price (>4L) and the property could have been booked at lesser price.

I would insist to avoid ajnara builder if you want timely possession.
