[Resolved]  BHW Home Finance Limited — Interest Rates

Hi,
I have taken Housing Loan from BHW Home Finance Limited on 2007. In August, 2008 they have increased interest rates twice: once 1% and once 0.5% and now it is charging 13% for my housing loan. The moment they have a news from Reserve bank within a matter of days interest rates are increased by BHW. Currently when all other banks are reducing interest rates, BHW is still sticking to 13% interest on Housing Loans. When i called BHW, there was no proper response. there was no customer care at all. And they also say that there might not be a decrease in housing loan interest rates. It is really irritating. We should have some law to control these stupid actions made/followed by such banks.

I too have a home loan with BHW and they did the same thing with me, increased the floating rate interest twice in 2008 .Now they are not reducing it automatically.I sincerely believe what is the use of floating rate of interest when bank do not reduce them for existing customers as and when interest rates fall.However they raise it at the first opportunity.

Really do not know what to do.Maybe we should all unite and file a collective complaint.Do let me know if they reduce rates and I will do the same.

They are not ready to give any information regarding rate change though RBI asked to pass on to customers.
Let us unite & lauch a complaint against them.
Same here! not reduced till now...did anyone check with the bank?

Bhw is a real fraud company.Anyway we all are trapped, Let me know the present interest rates of Bhw.Because they are charging different ratets, For eg My interest rate is 11.5 % for a 10.5 lakhs loan, the but i know they are charging 12 .25 to another person for a 13 lakhs loan.Both o[censored]s had taken loan on th same time from same branch.If you want to reduce your rate you can go to the manager and shout loudly.Dont get confused !!this is my experience.I got 0.5 % reduction as reward to my shouting.
BHW is a fraud company. They increased my interst rates many times in year 2008. At present I am paying 12.75%, and when I ask them about reducing it, they say that if major banks in the market like HDFC bank and ICICI reduce their interest rates we will also do so. But I have not heard anything from them yet. Please let me also know if you all are complaining against this Fraud company, I would like to join you all. People sitting in the BHW office are a big cheat.
I have taken loan from BHW (Deustche Postbank ) Home Finance Co. Ltd. This is a cheat co. & same is required to be dragged to consumer court.

They have increased rate of interest in July & Aug by 1.25% as RBI increased repo rate but kept on holding rates at high level even after huge reduction in repo rate. Rates are now cut by 0.50% on 7th Jan 09 but again existing customers are cheated.

Increase was effective immediately whereas decrease applicable only from 1st March 09. I have complained to NHB & RBI also but they are also not responding. We shall go to court & take stay on payment of EMI, till co. disclose trend of cost of funds.

I am sanjay Garg. I am agreed with all the above mentioned because i also think that this is a fraud company . when there is a matter of increasing the interest rates, they increased it twice but when the other bank as well as RBI has taken the action to decrease it, i think they forget to take the necessary action. But we all are here to remind them to decrease the interst rates personally or if required legally also.

Yeah Its exactly the same case. Now I am planning to transfer the loan fro BHFL to another bank with better customer support and care. The increase in loan was immediate but the decrease in intrest had no effect till date. Moreover, when interest rate increased., they send a letter that my number of installments is 512, which started with 184 installments. It means that all that I pay monthly which is 60K goes to my interest and nothing to my principle due. There is not proper person to suggest the customers about the increased rates and planning. BHFL has a band of employed with it, whom we are feeding

I agree with the above comments. We all are trapped and we are not getting any response from BHW.
I have also taken loan from BHW for 20yrs. same they have increased the interest rates twice in aug2008. now when all other banks & finance co. reduced thir rates but they are charging same increased rates .On asking them they are saying that it will be applicable from March09.
Is there any check from RBI oor not ? i think RBI should taken action against BHW.
Same is the case with me. We r trapped with big cheater,
Lets unite & fight together in any fora either through consumer court / RBI/NHFL obdusman,
Come on guys we all being cheated & we r sitting silently.

I HAVE TAKEN A LOAN RECENTLY, I.E. THE FINAL DISPOSEMENT WAS MADE ON FEB-2009. UP TO KNOW I PAID ONLY THE PRE-EMI OF ABOUT 70K. THE INTEREST RATE IS VERY HIGH. I AM PLANNING TO TRFR MY LOAN TO OTHER NATIONALISED BANK. PL. SUGGEST IF ANY OF YOU AWARE OF THE PROCEDURES. IS IT MANDATORY THAT I SHOULD CONTINUE WITH BHW FOR A SPECIFIC PERIOD OF TIME OR I CAN PROCEED FOR ANOTHER BANK IMEDIATELY (AS I HAVE PAID ONLY ONE EMI). PL. SUGGEST.

Realy, BHW is a fraud company and the Govt should be interven in this matter.

BHW HOME FINANCE LTD — enhancement of floating intt rate

Dear Sir,

I have taken 20 lacs home loan on floating rate of interest @ 9.99% on 26th April, 2008. BHW Home finance without informing enhanced rate of interest. PDCs of emi Rs. 16000 used to be sent has now been sent to 19200. When everywhere rate of interest is decreased BHW has started floating rate of interest enhanced. When contacted they say that repo rate has not been decreased. Can anybody let me know whether repo rate during the last one year has increased or decreased.

I have also been cheated by BHW. They have given Home loan on 9.99% in April, 2008. In the month of November, 08 they have enhanced by 1.50% making it 11.49%. When repo rate has decreased they have increased it. I am planning to go to consumer court. If we all can unite and file a consolidated and comprehensive suit against this fraud company. Or we can unitedly go to RBI or any other forum from where we can get expeditious justice.

I contacted branch manager who was even interested in replying this quetion and said tht I should contact head office regarding reduction in rates of interest.Even at HO nobody was interested in replyng queries relating to interest reduction.
Could some one please let me know that BHW has recently decreased their interest rates (3-4 months ago) but they have not decreased the EMI, rather when I contacted them, they said that they have reduced the number of months. but that silly because my loan term is fixed for 10 years so how come they can reduce-increase the no. of months. and I do not get any immediate benefit as there is no reduction in EMI.

Could someone please clarify this.

BHW decreased the rate of Interest from 12.75 to 11.75% and it got struck there. When contacting BHW, they are asking for conversion fee. So, I am trying my luck to get the ROI to 9% without any conversion fee. I don't the result. I will update accordingly.

same issue as above . i dot understand why do we need to pay a conversion fee for reducing thye interst rate they are charging @ 8k per .5 % reduction ... i am unable to understand how does that work...
