[Resolved]  Elita Promenade — Shoddy material, design and maintenance

I have taken the flat on rent since June 15, 2009 and in the last 1 month we have faced numerous problems with this apartment.

1. Electrical design fault- low rating of the Residual Current Circuit Breaker leading to frequent tripping, which makes our life miserable! In spite of several complaints, the team from Elita Promenade has failed to address- they seem clueless! On several occasions they have tried to pass on the blame to us, by suggesting that the electrical fittings (and the wiring) might be suspect. It is well understood by any electrical engineer (with proper credentials) that a thorough investigation is required- however, they have not managed to solve it!

2. The inlet control from the wash basin came from flooding the bathroom and the adjoining room- the tap assembly came from because the pipe joint sheared off- we found that while the tap on the wash basin was a Jaquar assembly, they had fitted cheap alternatives for the inlet control valves- the shear caused by the higher hydrostatic pressure (19 storey building would generate a substantial pressure head)- again a design fault and shoddy approach to materials!

The building, although claimed to be a joint venture with Keppel ventures shows some serious quality problems already in the first year and does not justify the money consumers have spent..

When we talk to the employees, they claim that the management (CB Richard Ellis and the Elita Promenade Maintenance office) pay them less, and the payments are irregular, leading to high turnover among the maintenance staff.

Can we take legal action against this so-called reputed builder?

Yes. I completely agree with you. KP Devlp Ltd., has taken all o[censored]s for a ride.

Atleast you are lucky to own the flat. For us owners in B block, we were supposed to get the flat in August 09. It is now Jan and no one knows whats going on. Construction has slowed down to almost zero. The marketing people key saying that the are waiting for BBMP Approvals.

There are strong rumors that some part of the land / construction is illegal.

Is there a residents association ? If not, can we create one to handle complaints jointly ? Its time we got together and taught these people to value our money.
I hear that they have no buyers for almost 50 % of B phase. The complaints are numerous and no one wants to buy here anymore.

We bought a flat in A phase 3 years ago and the prices now are lower. The maintenance support we get is horrible. Kuch tho karna hai.

I am planning to buy a flat in A-9 block and would want to know the feedback on the quality of construction and also the services. Also would you re-commend going for it?
I am a flat owner, my flat was delivered 9 months late and now water has leaked, walls are wet and paint is peeling off.. Terrible decision this, not sure if one has to go legal here or hassle with them - Suryaprakash
Land problems are not a "rumour" -- it is REALITY. Do NOT expect to get a clean sale deed from this developer because the builders are not in absolute possession of the land they claim to own. Expect the project to be delayed beyond 2012.

Delays in construction is true, but the quality of construction and overall design of Elita is superior and can be rated among the best in Bangalore. There are no land issues with the Elita complex and the titles are clear. It is an A Khata property.
