PLEASE DO NOT BUY ANY FLATS IN the ELITA PROMENADE project. There is an unsolvable land issue with the property and the promoter is taking the existing owners for a ride. If you buy a new flat in the project, you will not get a commensurate land share in the apartment and hence making reselling the apartment almost next to impossible.
This is more serious than all the other existing problems with the project already listed...

Shoddy material, design and maintenance
I have taken the flat on rent since June 15, 2009 and in the last 1 month we have faced numerous problems with this apartment.
1. Electrical design fault- low rating of the Residual Current Circuit Breaker leading to frequent tripping, which makes our life miserable! In spite of several complaints, the team from Elita Promenade has failed to address- they seem clueless! On several occasions they have tried to pass on the blame...
