[Resolved]  GM Property Developers and Builders, Bangalore — Non Completion of Building Work

1) Copy of letter plan submitted to BDA

Ans : I saw this copy looks like proper government document.
But since it is a very huge doc i couldnt go through all the papers.

2) latest encumerance certificate

Ans: I asked manager he said, its there and everything is clear and proper.
But i didnt see the doc.

3) form 1 and 12 of the assessment extract regitrar from gram panchyat (Since there is no A and B khata applicable for this locality)

Ans: I asked this but he dont know what is form1 and form12.

4) Joint development agreement between builder and land owner

Ans: I asked this, he said both the owners are agreed and signed .

SBI approved the project, i guess no need of verifications now as SBI itself will drill out till the bottom of it before approving,

I also went to book an apartment there in GM Infinity.

They told that they have got BDA approval, but I am scared due to the comments seen above..

Has anyone got the positive advice from their Advocates yet?

I also booked a flat there.. they gave the land documents and told that the BDA approval will be recieved in a few days..
I am waiting for their approval documents and then only will go ahead with the further actions regarding payments

since they have not got the BDA approval certificate and they have not received the Blue print of the construction yet..we shall discuss together and further take decision regarding the actions to be done,
I propose we should not be in a hurry to make further payments yet since there are some cases of fraud by some of the builders by taking investors money and not completing the project due to unavailability of approvals.

Trust you guys doing great.

I am Vipin Gupta, had recently booked a flat there juts couple of days ago. As discussed with GM rep. I understood that they are expecting BDA Approval in next 10-15 days time. As yourself, I am also afraid of making any transactions further (other than booking amount)...I thought, It's good to club with you guys and make a collaborative efforts on this.

Further to this...I spoke to my lawyer (whom I've hired) to perform BGC and authenticity of documents etc. Lawyer suggested to arrange for documents mentioned below:
- Site Owner's Sales Deed along with Mother Deed
- 10 Years encumbrance
- KHATA document
- Tax receipts etc.

I am going to ask these documents with Builder tomorrow (I have a meeting planned with them) and after having all these documents verified with Lawyer I can share outcome with you guys.

I am not sure, If you guys have already completed this kind of due diligence on your end. Can I request you guys to please share required inputs from your side (If in case you think I've been missing on any thing) and advice in case you would require any help from my side.

HI i have too booked a flat in gm ecity but seeing the comments on various forums i am nit sure who is fake and who is genuine buyer so creating this group which can be joined by invitation only to at least filter fake info to some extent.

I have started by sending invitation to karishma and Vipin. and i know this whole effort of mine can just land in dust but to get right info and putting our hard earned money in right place i think its worth to try this google group thing

In Bangalore we came to know that most of the real estate companies are totally fraud and they are working only for cheating their customers. This is Krishnapal Ji, the above lines are the bad experience of my life. In the year of 2009 we booked two 2 BHK flat with G M Infinite | Real Estate Builders & Development in Bangalore.One flat booked by me and in same floor one my friends Abhishek Nayak also booked the flat with this Builder. We both are living in 4’Th Block, Rajaji Nagar Bangalore. We have lost around 10 lakh rupees by booking the flat with GM Infinite Daffodils in Whitefield project of GM infinite Builder. We have paid the whole cost price of the flat but still we are waiting for the completion of the construction. At the booking time they told us that 2 years will be the maximum duration of the construction. But now almost 3.8 years have been over and sill customers are waiting for completion. We have visited them 15 to 20 times in this year but they are not showing the interest for building construction. If any of you are thinking to book flat with GM Infinite Builder, GM Infinite New Project, GM Infinite Bangalore.builder please think about your money and my experience with them.

GM Infinite Builder is as a many maker who doesn't know how to construct the building and how to behave with our customers. This Manoj Gupta, in 2007 i was also booked the flat with this builder but now i have cancel it.because of without quality work.

My name is Harish Jain I have bought a 2 BHK flat from G M Infinite | Real Estate Builders & Development in Shivajinagar Bangalore. I am a retired teacher and my one son is working in IBM and second son in MARUTY SUZUKI cell center in Banshankari Bangalore. Before 5 years we had booked the flat from GM Infinite Daffodils But still we are waiting for completion of the construction. Before the booking I got so many promises from builder side. After booking they have stopped the communication with me. Every week I am going to office of this but they are not responding properly. They have started to misbehave with all customers whenever any customer went to them asking for the completion of the project. Now neither G M Infinite are ready to cancel the booking nor for completion of the project. If any of you have any idea please help us we are in a big problem with G M Infinite

GM Infinite Builders & Developers Is totally fraud builder in Bangalore who is doesn’t know how to behave with our customer. In the Oct 2011 I was cancel out the booking from SEEMAM project of this builder. At the time of cancel the booking their sales team was talking unprofessional, misbehave to me. This is Rajeev Verma, living in Gandhi Nagar Bangalore. I have a small business of cloths shop in Gandhi Nagar near to Ganesh temple Bangalore. I had booked an apartment from GM Infinite Builder in their Gandhi Nagar project in 2009. At the time of booking they told us we have fore plane for paying the money to your flat. Out of fore plan in one I was agree to pay in this I need to pay the total amount in installment. But after booking the changed the plan demanded half of the flat price (14 lacks) with in two month for which I was not able to pay. Therefore I cancel our booking from G M Infinite | Real Estate Builders & Development in Bangalore And After cancelling I have loss the 2 lack Rs. In this builder who is not ready to refund. I have given a complaints in consumer court Bangalore before 3 month and waiting for response.

In Bangalore GM Infinite Builder is also a type of builder who is Runs a real estate company without construction the flat.they have no entire building construction. Advertisement is doing by them for the building.

I m one among the customers, who have been harassed by G M Infinite Dwelling India Pvt Ltd.There are numerous numbers of customers like me, who have made huge payments (with their hard earned money) for the purchase of apartment GM Infinite Builder have not delivered the apartment for more than 2+ years and as per construction agreement it should be delivered long back. They are dealing with projects so many etc. All the customers are facing similar issues. The responsible person are ignoring and avoiding meeting the customers. I hereby request you to verify with the existing customers, who booked the apartments with the above said projects. Please think for your intervention on this and do help of all customers mike me to get our apartment or refund along with interest.

Is your loan sanctioned from SBI?
I am wondering how can I get the copy of SBI approval if they are not in favor of SBI?

Dear friends

I am interested in GM e-city and thinking to block apartment.
Thank you to all of you and your comments.
I tried sending mail to group ID, but could not send.

We were told that its not SBI approved (by project marketing persons as well as SBI personnel we are dealing with) and also suggested Bank of Baroda for home loan. I really wish to opt for SBI but can not proceed further. When I insisted for SBI, they said I have to then verify project documents with lawyer etc.

If any of you have can provide SBI approval reference/ copy with which I can proceed further, I would be very grateful to you. Any suggestions/ comments are highly appreciated.

The rates that they are offering there seems to be too good to be true!! but there is very little information available on the net about them
