[Resolved]  HIRCO - Hiranandani Palace Garden Chennai — Taken money and HIRCO does not provide any details on building start or possible handover dates.

1) HIRCO has been taking 20% of payment (about 9-10 laks) fro every unit booked.
2)HIRCO refused to put the projected building start date or possible handover date in writing as part od agreement
3) Cust Service people never provide any information/update to customers.
4) Project delayed beyond 4 years
5) all cust reps are termintade bu HIRCO to break the continuity of cummunication with customer.
6) Few cust reps, Nidhi Khanna, Hiren Mahta, Arti Kansari , Roy Choudhary, Tarun Mukeherjee,
Ramnik Choudhary (US) never even put in writing what they say. All their commitment are over phone only. Email will never have any comittement they made over phone.
7) Project updates to customer available from media rather than from HIRCO.

8) HIRCO had started taking money for phase 2 and beyond since 2007 with no comittemnet to start phase 2
9) None of the amentities promised (cost factored in th unit price of apartment) are being developed.
10) All their agreement will not stand legally and are one sided.

I agree with all the comments i also booked a flat in whitehall and heard nothing from them after a lot of digging around found out there are legal and family issue until that is not resloved we all are basically f----d. I will warn everyone i know not to invest your hard earned money in Herco and everyone who reads this toshould the same.
I know many of my friends who have been cheated in big way by HIRCO. They are sucking money from customers and holding it. This is very unethical.
That is why they have so much family problem. Is money everything for the 56th richest man of India.

Do you think they must be happy cheating so many innocent people?
I too am a victim of this Hirco paid money and no getting apt as they promised.

I too booked an apartment at Palace Gardens, Oragadam, and am stuck without getting any updates from builder.
Last week TOI Mumbai carried a news that Indian banks are initiating recovery proceedings against Hiranandani.

Is there any forum for customers to share views and resolve issues with builder? Let me know on [protected].

Can we form a group on google groups and take up our issues with Hirco? Many people facing problems but no response from Hirco!!
If you all are having problems with HIRCO, should not take it out on Representatives in USA. I have bought with LiveNRi in other projects in India and had no problems. I believe that the Problem is with HIRCO and not LiveNRI or the staff who has worked there. They all are very customer friendly.

The way names are mentioned it seems someone is trying to defame the company and people working there. Just my thoughts. I wish you all the best !

I have also paid 95% amount for a flat in warwick 1. Till last year the work was progressing fine. We had even visited Chennai. But suddenly they halted it and now HDFC has taken over. The office is not ready to cooperate in any way. We must group together and sue them.
People, you need to contact the HIRCO office in Mumbai or Chennai from whom you purchased the properties. You all are buying from different Brokers and places and writing on a platform to defame a Company in US?? Wow..
The projects of HIRCO at Panvel and Oragadam have been attached by banks as part of loan recovery.

We all who have booked flats have to get our voice heard by HIRCO and the banks. I feel the only way to do this is by a legal complaint in a Consumer Court. As I am not a legal expert, can someone who knows these things better please comment and suggest a way forward?

I invested in Hirco during Feb 2008 and was allotted an apartment in Wilton II. They took INR 12 lakh from me and then sold my flat to someone else. I then took it up with them verbally, they ignored me, saying that they didn't know me! When I took it up in writing with copies of my cheques and bank statements, they gave me my allotted flat back in 2009.

I've paid around INR 60 lakhs in all and have no response from Hirco. I tried calling them at Chennai this morning and they do not even pick up the phone anymore. How can Hirco take money from BOTH us investors as well as from lenders (like Tata Capital, HDFC Limited) and still not deliver ???

We need to form an action group in order to collectively take this this up legally. I am ready to volunteer as a member of a managing committee on this group.

I invested in HIRCO Panvel flat 2 years ago. Already paid 95% of cost and now the sales team of LiveNRI ramnik Chopra and team won't even pick up the phones. I am not sure if ppl at LiveNRI are fraud but buyers beware of any future investments through them. I hope and wish everyone gets their investments back else This truly will break the trust of NRI investors for all future projects. It's a huge setback and a big loss for indian builders and companies such as LiveNRI in USA to loose NRI investors trust.

Dear All,

I have read and share the frustration of all the affected people in what has been an extremely frustrating and disappointing outcome for what appeared to be a good investment based on Hirnanadanis past success in Mumbai some 7 years ago. Having said that we need to move away from mere venting our frustration and disappointment and seek legal advise to seek compensation for the loses that we have incurred and continue to incur.

1-I would like to ask how many of you have taken possession of your flat and are stuck in not being able to rent it, or choose not to rent it as the rent is very low and have been paying maintenance charges and further not able to sell it due to the negative sentiment prevailing in the market against the developer and the project .
2.is there any one who have sought legal advise and have shared our sale contracts with a lawyer and if yes what is our position as a consumer who have suffered loses.


I would appreciate your comments accordingly against point 1 and 2.

I visited HIRCO Chennai (Palace Gardens) on July 8th &amp; met with Devi Senthil. They were of little help &amp; just heard me vent for 20 to 30 minutes. I think they are completely helpless and are the 'front end' to placate us - the investors in this township.

They did state, confidently if I may add, that the project will start under the new ownership &amp; it is their interest to bring this to fruition asap. And an email will go out by end-July with an update.

A few weeks back, I got an email with a status update about work being started &amp; a couple of ETAs on the buildings. Whether this will hold or not, IDK. Time will tell.

I sent an email asking / requesting how they plan to 'reward' investors who have sunk a significant portion of their hard earned money &amp; placing their trust, even now, with HIRCO. I did not get an suitable answer as yet. I don't think I will. And a phone call is moot imho.

IDK if there is a consumer court that we can approach &amp; hope to address our grievances AND get our complete money back. I don't think that will happen &amp; I think we are @ their mercy financially. If this is not accurate, someone with a strong legal expertise will need to step in and advise please.
