[Resolved]  J P GREENS — EXTRA INTEREST CHARGED

Hi,

I am Satish Kumar Verma working in Pvt Concern in the capacity of Manager-Credit Control since last two and half year. I just wanted to bring kind attention to everyone who is going to purchase any property in J P Green, Noida.

Here, i wish to make an attention that I had purchased a flat from J P Green in KLASSIC WISH TOWN B6 in the month of May 2009 on CLP payment plan and paid up 3.5 lacs as booking amount. Now after the purchase of flat I had visited to the office of J P Green to know the procedure of HOME LOAN. In office somebody i do not remember the name of the guy right now told me that the project is already approved in HDFC, LIC and other banks. Since as per the confirmation from executive that project is already approved from LIC I had applied for the same. I had submitted all the documents to LIC for necessary approvals which takes me around 2 months to get an approval of home loan from LIC since you know govt bankers need more paper fomalities than the private one. When the time of final disbursement of the loan came LIC agent asked me to submit the TRI-PARTY agrrement. Me and my LIC agent very next day visited the J P Green office to get the same then the executive told us that you can have the same you have to pay the 80k as stamp duty which you can adjust at the time of registry and 50k as extra CASH to get the same registered in the court. Then I told the exeuctive why you have not told me at the time of first time when i was seeking for HOME LOAN. Now getting an additional hit of 130k is very difficult for me. then the executive advice me to go for another bank SBBJ and told me that they already had tri-party agreement with them and will not ask for any extra amount for the same. Then on the basis of the same i had to apply again in SBBJ. Again i have to go through the all process of HOME LOAN and it takes around two more months to get the approval again from SBBJ. Since at the time of second processing time of depositing the second installment has already gone so J P Green charged me an interest of rs 37k for the delayed payment. Not only they are charging the interest but charging Interest on Interest which cost me 41k as on date. Now i am requesting everyone in J P Green office to waive off this no body want to listen the same since I have already paid an amount of Rs. 14.5 lacs and they i cannot refuse to take the property now and they can charged me anything and i have to pay.

I just wanted to know the view of my other friends who is going to buy the property whetere i have to pay this or is there any other option to get it waived or most importantly is it fair from the builder side to chaged such amount of interest when other one are getting the same flat on lesser rate even in the month of dec-09 and i have paid the booking amount in May and other amounts in Nov Dec and Jan. Also at the time of escavation they have not done any concreate just on the basis of a whole they had chagred the next installment.
