I've booked a flat in KM-34, so wanted to know if anybody has any info if there are issues with this tower? Looking at the construction site it gives an impression that some work is definitely going on but it's just excavation that has started & we are lighter by 40% of the BSP.
They may probably be channelling the funds for Highay Projects, so can anyone suggest that would we have any legal recource after promised 3 yrs are gone & we end up recieving a meagre Rs 5/sq ft/mnth, whereas they are themselves charging 18% interest on the delays in payments from our side.

I have also booked an appt in Jaypee Kosmos in KM10.
I don't see any issue in that, because the construction already started and loan approved by the Bank.
Allotment letter already received... Where is the problem ?

I WOULD LIKE TO ADVISE YOU PLEASE DO NOT KILL YOUR SELF WITH SWEET POISON PROVIDED BY JAYPEE GROUP.

I request to all please do not book flat with any of jaypee projects.
1 Actual space provided in flat is 30% lesser than the booking size-not mention loading anywhere.
2.All good location not available to common people.
3. After booking the flat with booking amount 1.5/2 L will not be returned in case of cancel the booking.
4. No transpirancy to approach higher authriry for your complaint call centre is there but of no use.
5. No facilitator provided for banking related problems created by them.
6. SBI is not giving loans to the Jaypee projects because there all projects are delayed.
7. Dont put your hard earned money with jaypee projects and put yourself in trouble
8.Bank not giving loan for one time payments.pls also confirm from HDFC.

I am also a fool like you people who have booked 1550 sq feet flat in JP kosmos. Some of you have asked if the project will be delivered in time. Well after seeing the site and history of Jaypee it seems very difficult. I want to share my expirence when I tried to sold my unbuild house due to my financial cruch. Believe me, after meeting so many property dealers of noida nobody, has shown any interest eveen if I told that I will bear the cost of Rs 50, 000/- for transferring the title which is to paid to JP. So, if anybody want to sell before completion forget any premium it will be difficult to get you money back.

I also booked in JP Kosmos project and my tower is 46.I had seen the sight and construction is at full swing.We all can see in the website of jaypee greens also.As far as loan is concerned i also took loan form Icici bank and i really did not feel any problem in that.Apart from that i got allotment letter and payment reminder on time.Mean while yes in some cases like customer feedback cell is not good.and also the phones of all the jaypee offices are not working.No body picks the phone when required.
I request all the inverters for safer site take some of your time to see your project and visit Jaypee time to time.As we all know for every good or bad things people have variety of statements.So don't wait to let you know the status go and see what exactly happening.

Friends, So far as Noida is considered, Jaypee is one of the most reliable builders working there. Kosmos may get delayed by 6 - 12 months. But once completed; Jaypee Wishtown is going to be a jevel of Noida.

I would never trust the Jaypee Group. They ave not been able to refund my money for over 2 years inspite all written confirmations. Not sure if they will ever deliver to their promise. Can anyone tell me of some one senior senior within the organization to get my money back.
Am sick of pleading and following up with their incompetent staff

I too will never trust Jaypee group. I made a blunder when I booked my flat in Kosmos. When my relative booked the flat in the same area with a different builder recently he got it about 20% cheeper. Further, if you call and ask for price of recenltyl lauched towers in Aug 2010 of Kosmos and make a real bargain price is same as of last year's August 2010. So, if you would have booked the flat in 2009 or 2010 there is no real appreciation in price.

The Central Government, vide its Notification No.1/2006-ST dated 1.3.2006, as amended by Notification No.29/2010-ST dated 22.6.2010, w.e.f. 1.7.2010 and Notification No.36/2010 dated 28th June, 2010, has brought the “Construction of complexes” under the taxable service net under the aforesaid Service Tax Act. Accordingly all Residential, Commercial or Industrial units constructed and allotted/sold are now subject to Service Tax at appropriate rate. The rate of Service Tax applicable on various Sub-heads under which payments are to be made for the Residential Units are given at Annexure-I (attached).
The aforesaid Service Tax is applicable on all payments made by you on or after 1st July 2010. The payments received upto 30th June, 2010 are exempt from the aforesaid Service Tax. It may please be noted that the Service Tax is linked to the actual date of payment and not linked with the date of Demand.
For all Demand raised upto 30th June, 2010 (if not already paid before 30.6.2010), you are requested to add the Service Tax amount (as per rates specified in Annexure-I) and pay along with the Demand Amount. In case of any clarification, you may please contact the Customer Care Cell.

WE BOOKED A FLAT IN JAYPEE GREEN KOSMOS. WE PAID THE LAST INSTALLMENT OF 35 LACS IN JUNE BUT THEY HAVE STILL CHARGED US SERVICE TAX. Hello I dont see any recent complaints related to Kosmos. Does that mean that all is in order now and all the issues/ doubts have been resolved ?

I visited the kosmos site a week ago and the construction of bsement slab is ongoing. Refering to the timing plan of the project it is running pretty late by 6-7 months.
I don't think Jaypee will be able to deliver Kosmos before last of december 2013; keeping in view of their construction progress. (Target- mid 2012). Jaypee is making fool of the customers particularly who are interested in DP plan (i am one of those customers). Bad time comes in every one's life & I think it was my bad day & of course worst decision to book a flat in Jaypee Kosmos.
Why jaypee is making fool of middle class family. I was a reputed doctor in New york (USA) and what came in my mind to return back to my country.Here what my observation is : everyone is making fool of others the biggest example is Jaypee. If this situation will remain as such NO educated person will like to live in this country where there is no value of words / commitments. Jaypee, Can you prove that You stick to your commitment.If not your all future innumerable projects on paper (Kassia, K..., K..., K..., K...) will find no middle class customer.
