[Resolved]  Jaypee Kosmos — Without construction plan approval booking of flats

pls .let me know the kosmos jaypee project approval information by the authorities.
there is no information regarding this on any web site .
where i will find these information
What are the steps to be taken before buying the property by a builder.

We have heard from forum / blogs that jaypee is making change in floor plan / site plan of kosmos. is it true???????
I have also book a flat in J.P KM-30, any one can tell me the status of Tower No-30
@ devd dont be disheartened. I visited the sight recently and construction was in full swing. And if you cant bear the delay of a few months, you should not be buying property. Invest in stocks. It seems that sooner or later Jaypee will make the project, and then 3c, paras etc will look nothing compared to jaypee as they are small projects, basically a collection of a few buildings.

Hi All Kosmos buyers,

I would request everyone to be a member of the yaoo group mentioned below. Its the most organized group of all the kosmos buyers and we have able to meet the Jaypee management in group which they otherwise do not agree to. We are again planning to meet them in May so i would request everyone to become a mamber of the group. During last meeting we had all the seats occupied but this time lets make sure that there are lesser number of seats than the members...

Joining the group takes just a minute or so. All you need to provide are your name and unit number.

Can anyone let me know the status of Jaypee Greens kosmos tower no. KM-57? Its really sad on part of Jaypee not to provide any correct information about the construction status.

I applied for a 2bhk flat in Jaypee Kosmos. Builder changed the unit from 5th floor to 17th floor by applying the fluid on the application form.

Most of the issues being discussed here are due to lack of information with the buyers of the apartment of Jaypee Kosmos. I find that the issues discussed here are totally out of context or baseless accusations on Jaypee.

I work in one of the leading real estate developer company of India and have myself bought a flat in Kosmos jaypee, few things i want to clear.
1) Launching a project to the buyers/ customers have got no relevance wrt the building plans getting approved. For launching a project, a developer just needs license on the land to develop xyz grough housing, plotted or commercial development.
2) Its a huge project of 1000 acres. And guys i swear- this is one of biggest development at single site happening probably in asia or world. so you should weigh the risk of getting into part of such a huge project. I guess construction at this site of 1000 acres will be going on for atleast 10 years. and you will find Jaypee will keep on launching new projects.

3) At just a meagre BSP of Rs.2700~Rs.3000psqft you will be getting a township apartment. self sustained environment.

4) I personally beleive had it not been Jaypee, if any other developer, i would not have gone for it becoming part of such a huge project. This is the only company in india, which has converted itself from an infrastructure company into a real estate company. So once the product is ready you will definitely know the difference.

5) I guess they delivering F1 track on time, and Yamuna expressway is also almost done. That demonstrate their huge capabilities in undertaking big projects.

6) Always remember, a delay in possession by the developer to customers means that the developer will also have to bear the cost of escalations in the projects apart from the penalty which he has to pay to the buyers of apartment. Penalty due to delay in possession is not a compensation to buyers, but a deterrent to the builder for delay in the projects.

7) Lastly, if not convinced fully, why invest in a project and put your lifetime of savings and take a loan on it. How many have read the clauses in the booking forms or the buyers sale agreement. I guess none. No one forced anyone to sign the agreement.

I guess guys keep paitence, i have put my all savings at my first apartment, and i know that jaypee will be able to deliver, may be a delay of 6-12 months, i can live up with that.

Non responsive, playing the games of buying time to delay a decision, levied high interest component for the no fault of customer under subvention scheme inspite of applying for the loan on time, Never bother to provide the receipts on time on the back of SAP system update, frequent change in the management, no account statements, no communication are some of characteristics of Jay pee. They are unable to manage the project due to increase in size, customer base and some non professionals surrounded by false commitments.

I made a wrong decision of booking a flat in Jay pee Kosmos under subvention scheme i.e. EMI will start after 2 years from the date of loan disbursal. Jay pee asked to get the loan from ICICI, HDFC and Axis bank. Applied for a loan with ICICI under subvention scheme which intermittenly went on HOLD for some time. The process of loan disbursal got delayed by 2 months. One fine day when I just visited the office to how is it going on and come across the statement of account which was levied with daily interest becuase the loan was disbursed late by 2 months for which they have an MOU with banks.

Jay pee say that its not their fault and the request for interest waiver is turned down. Inspite of showing them all communication about the date of loan application, loan sanction and loan disbursal they are not ready waive interest component. The Jay pee coordinator with banks stated that there never been a problem and asking silly questions...

Pl come forward to strive a battle if any one of you experinced the same problem.
There is no doubt Wishtown Noida is going to be the best residential project atleast in NCR. No doubt Jaypee is a strond corporate house to make us feel that our money is totally safe. Its a very big project (1160 acres) & really requires great efforts & focus to proceed.

What Jaypee should realize is that the real estate market has a considerable drive from end users. If they get a bad name across this community, it effects the sale of the project. This is what is exactly happening with Jaypee's projects. Common buyer is jusy moving away due to stigma of delayed projects. A common man want a good house but not at the cost of indefinite delays.

As a breather for kosmos buyers, now the construction is happening at a fair speed. But Jaypee really need to pull-up its socks & keep the momentum going. Jaypee has already lost the edge which they use to enjoy around 18 months back over other builders in Noida like 3C, Logix, Paras, Amrapali etc. Jaypee might not had performed very very bad but 3C, Logix, Paras, Supertech etc performned exceptionally well in their Noida projects.

I booked my flat in Jaypee KOSMOS in NOV 2009 with the promise by Agreement to handover with in 36 months. but no one could believe that they are working only for 6th slab of my unit tower in 2 years 3 months and Tower has 20 floors. GOD knows Howmuch time they will take to give my flat possession. So please i request to all that they must take time to invest in jaypee properties.

These guys are cheat!!! Naam Bade aur darshan chote.

I have bought a property in JP Kosmos in July 2009 & gave 40% payment from my side & then got it converted to subvention scheme.

I visited my site in march 2012 & to my surprise only 5th floor is constructed in last 3 years, when i asked, when will it be completed it was told to me it will take another 2 yrs to get completed.

They are cheat & no one should invest in the projects of Jaypee Group.

I have booked on flat in Jaypee Kosmos and have alloted KM05705. I have paid a sum of Rs.15/- Lacs on 22.06.2010 as advance. Afterwards I received demand letter on dated 16.09.2011 and so on. I have requested several times to give me EPD details, but not received so far. I have visited the office of Jaypee on 18th June 2012 and given letter personally. they have promised me to mail the detail within 3-4 day, but till date I have not received any information. The telephone Nos. given are un-answered.

Can any one tell what to do.
