Yes I agree that Kumar Builder completely Irresponsible and Unreliable Builder. They are really selling for high price. I keep wondering how can our government allow these people to buy lands and start new project instead of auditing their existing work. Quality of work that they deliver for the high price is really pathetic. When you go to their office, their customer service people even dont bother to talk instead they will keep telling you they are busy in some other work and their other colleague even does not know in which work they are busy.
Their mission statement says "We Build Trust" instead of this they should focus on building apartment that will automatically build trust. Considering their reputation now...I must say...they dont build trust but they mess up with people dreams and life.
Anyone going for Shantiniketan Phase 2, please be aware...that they will not give your flat before 2013 end.

Last couple of weeks I am facing lots of problems with lift & generator back-up. Whenever MSEB electric supply goes off generator back-up is not available on time. I have observed & notified this situation & problems several times to local supervisor. It’s almost four years completed, till now I have not received any feedback and permanent solution for this issue.
There is no automatic switchover for lift & common areas lighting from MSEB supply to generator back-up. Every time need to call security, which are not available on place. The response time & knowledge about the operating of Lift & communication is very poor. This is very serious issue, as I am staying on 7th floor every time I am spending unnecessary time on unnecessary follow-ups & phone calls.
This responsibility has to be taken by your local supervisors/security authorities without any follow-ups. Every time everyone has there own excuses about the issues, which are not at all accepted.
As I am a consumer of your company I have to get all kind of service/amenities on time without any issues, which is not happening here. It is very unfortunate to say that whatever you have mentions in KUL definition as hard work, Trust, Knowledge, is not at all visible to me.

One of the most un professional teams I have ever interacted is Kumar Builders.
I have booked the flat in Kumar Kruti for which possession was commited in Dec 08 verbally and in written in Dec 09.Tilll today its far from compleion.I was recently told that come and take possession so I travelled all the way since I am staying at Bhopal but to my utter surprise forget about building not even my Flat is ready.Infact team of kumar builders were trying to convince me that my unit would be ready in 15 days, on which when I told them that I have paid a huge amount not only for unit but for complete amenities and I would give complete payment only once all work is over.Suprisingly they still do not know when this project will be over.
I have made so many calls at their office, either it is not picked and if picked you won't be bale to speak to the right person.I have sent many mails and most of are never reverted even after many reminders.
They are team of worst professionals and we all who have booked flats in Kumar kruti shall go legally against them so that they shall know that they can not take customers for granted.

I am the owner of Apt Number B605 in ILife. Believe that compared to most of you I got involved in the project much later as I bought it only early last year. Though I do understand the frustrations and I do agree that there have been changes in their projections of completion of this project. I also do know that the middle of 2009 to almost the 3rd qtr of 2009, there was a cash crunch in the market and the real estate industry was one of the worst effected. The largest builders in Banagalore had delays in their project schedules. I am not giving reasons for the delay in their project but do appreciate the issues that they went through.
My overall experience has been very positive. Just to give you a brief background….I moved of out India about 6 months ago and am now based in Japan.
I am in regular email communication with them ( specifically Anshu Wadhwani) and his response time has always been very good and positive…..24 hrs or less. Last week, they cooperated and closed our registration process.
My wife who is still based in Bangalore is also been given regular updates and support from them. I thought that it would be harder as I was not there, but their communication with us has given my wife and me much more confidence on the schedule and from what I am hearing now, things seem to be back on track for completion in the 1- 3 months.
I am looking forward to living I Life with all you as neighbors’ and am hoping our transition this place will be very positive.

I own Flat B601. I am witnessing the things moving & coming back on fast track after the Real Estate Industry experiencing the strong hit recession. Project is at the verge of completion and in fact some of the families have shifted in the iLife Apartment. Last week I visited the site and seen several flats where furniture work is going on. I am also planning to start my work next week.

I'm a B block flat owner and one of the earliest persons to book a flat way back in 2006. The amount of time it has taken for this project to come to fruition has been disappointing and the many local management changes have added to the chaos. The economic downturn and resultant liquidity crunch (for everyone!) didn't help and there was a point in time when we had real concerns about the project getting completed successfully.
However, we have had a good period of stability since Anshu Wadhwani had joined this project. There has been a considerable increase in the amount of responsiveness from the whole i life team and clearly the pace of work has picked up from last year. i had been a customer of Kumar Builders form 99. I have invested in 2 of their projects and I am very pleased with the returns. I regret my decission of visiting the "kumarshantiniketan" yahoo group because it had hampered my decission of investing at a fotunate property by Kumar's.
Instead I invested in Orange and till date I am lingering with the possesion as compared to the people who have booked in Shantiniketan. I should have not listened to those buggers of yahoo group who had bought flats @ 1600/sq.ft and and enjoyed the returns. Now the rate is 4100/sq.ft. instead of listening to the groups just evaluate yourself how much you can earn by investing in an apartment build by such reputed builders.

If you feel your decision to invest in Kumar Shantiniketan was regretful then I would like you to come and stay along with your family in Kumar Shantiniketan for 3 months. One of the family lost 2.5 lakhs due to security lapses, even after 5 years project is not complete and their are no firm dates, small kids cannot play around as there are open ducts and construction material around. Promised amenities are still incomplete. Quality of material used is pathetic...Get any quality inspector and ask if it's worth. If someone promised you Mercedes and gives you Tata Indica..how will you feel ? It doesn't matter at what rate you have booked if you are going to stay in that apartment because what matters is on time delivery and quality

The one who buys the flat to stay after investing his whole life income will understand the pain of this buggers. The moment you saw 4100 rate you started regretting. Vishal, i think you are over doing the issue. I think if the work is going on, it is ought to happen, so i urge you not to overdo the issue to such a big builder. I think the work is not more left out & the final product is going to be good.
I am a resident of Buena Vista in Pashan, one of the so called premium projects of Kumar Builders. The situation here is pathetic. Some of the issues towards which KB has turned a blind eye:
1) Major plumbing issues in bathrooms
2) No proper drainage of the layout. Last two weeks we had two major floods.
3) Exterior paint still unfinished after 2 years
4) Conveyance not yet done even after 2 years
5) Tennis and basket ball court promised inside complex, but the land is still not cleared by PMC.
KB is one of the worst builders, so please be careful before you buy anything from them. There is no concept of customer service and the management has no intention of fixing any of the issues.

As a resident of one of Kumar Builders "premium"schemes, I am in complete agreement with the adverse comments above. Meeting the PM of India is easier than meeting L.K. Jain. Further, if the quality we got is premium, I suppose they must be selling thatched huts as regular apartments. Recently, on account of flooding, KB did some trench work and presto! Now we have an open sewage drain next to our "premium" buildings. This effluent discharge is coming from a neighbouring Kumar Builders scheme - Kubera Bahar. Why? Because, or so I am told, KB reneged on its promise to connect their effluent overflow to the municipal drain.
Right now, with the amount of water that is leaking into the building frame, on account of poor quality pipes used by the esteemed builder, not sure how long before the buildings collapse. This is happening in the bathrooms of all the three buildings that comprise this scheme. Is Kumar Builders worried? Well, they have been dragging their heels on these leaking pipes for close to 2 years now, so you figure it out.The litany of woes that our "premium" apartments have is a long laundry list, and I mention only one of them here.
I sincerely regret placing my trust in this organisation that purportedly "builds trust". Looks like they have forgotten how to build quality construction. Now that they are going public, I am sure their aloofness and inaccessibility will only increase. Obviously "customer is king" in their books only as long as the customer has payments pending.

If you need facts you have to be at site and meet current resindents. Kumar may be good in past but at present I don't think he is even average. I will rate him below average compare to local builders.

Almost everything has gone wrong for this project right from beginning like initial miscommunication, False promises, delayed possession, bad quality of work and so many things.. and OK agreed things may go wrong at a times but u should show intend to improve it but instead false promises make things even worst.

Yes I agree they are the worst builder now in Pune.
I think investing in Kumar builder properties is the biggest mistake if you are looking to invest your hard earned money to get dream house. It started as reputed builder but declined in all respect and now most of their sites are uncompleted!!!

I am also day dreamer who booked flat in KB- Shantineketan back in Aug-2005 when project was launched. Now after 5 years it is not delivered and end product is no where near good. Redoing and Missing delivery dates over and over again is habit for this builder. They don't care abt their customers and has zero professionalism.
People who are reading this forum, please take a note... we are not buggers. We just don't want you guys to commit same mistake as we did (if you are not wealthy invester and just look at appreciation rate). Think twice- thrice even before talking to these people. They are liars !!!

Thanks for your inputs, i will definately meet you people when i come there next month, but i am in the opinion that we should not write anythink about our project where we are living or going to live, as it will create bad name for our project in future also.If anyone among us wish to sell our flat it will be difficult at that time & of course i am still saying it as a good project, as it is a good project & no one can deny it. I agree the project has got delayed but we are being given compensation.I havn't heard any builder's name who has compensate.Let the project get complete & we will enjoy living here & will say for sure, it is indeed a good project.
APSTRC — unauthorized fire
I was travelling by Bus no. AP11Z112 route Medchal to Uppal in Hyderabad on 15/03/2010 morning.I boarded the bus from NCL North busstop (Chaitanya college stop) near shivareddy godowns to Patni center in Secunderabad. The actual fare is Rs. 7.00 in Ordinary and Rs.9.00 in Metro Express. However conducter charged Rs. 10.00 and issued ticket no.[protected]. Inspite of convincing him that he has collected excess fare, he didn't listen and continue to argue.
