[Resolved]  Kumar Builders — Irresponsible and Unreliable Builder

This is one of the most poorly managed and manipulative builder in PUNE City and is spreading wings across the country making claims of being a reputed builder.

Mr. Lalit Kumar Jain who runs the organization is also President of Promoters & Builders Association of Poona.

The company claims to be people oriented and reputed but is nothing short of cheating - Kumar Builders goes by their Reputation and is happy to charge a premium of 20 % over other builders .

Delayed Projects, Excuses for Delays, High Price, False Promises are all part of the game plan.

While Projects in Pune - Like Beune Vista, Kumar Shantiniketan and projects in Bangalore like I-Life have been delayed with no commitment on completion dates. Mr. Jain is busy in his glamorous life while residents have to fight to make rental payments, EMI and have seen delays of over one year from agreement dates.

Don rely on the complaint board. Call Kumar builders on any of their projects and ask them for completion dates. if they tell you Dec 2009 on the phone. Ask them if this will be the date in the agreemetn and do n0t be surprised if they say no the agreement date will be 2011 -

Its seems you are more interested only in the money part and more into re-sale and compensations. We here are speaking here about homes and not an investment body which looks like the case with you.

Please come and live in your investment body and see how "Good" is feel to be living in leaking basements, faceless security, unprofessional staff.

We would be glad to meet you but please do not make a days visit but we would request a weeks visit to stay in your ivestment body with your family and experience the goodness of your "home"

Questions:
Is the builder doing favous by giving compensation Naahhh, he has also charged us with a whopping 22% of interest in case of delay in payments so he is giving us the so call compensation and that too is a eye-wash ? Is the project ready, No so why has Kumar stopped compensation. There are lot of such questions which remain un-unanswered

I agree. KUL is an extremely unprofessional organization. Their project management is shockingly poor. As soon as customers pay off 100% on a project, the funds for the project's completion and maintenance are blocked. A prime example is Kumar Shantiniketan in Pune. Its been 5 years, countless meetings and countless completion dates promised by Mr. Jain in person. But even today, the project is not complete - the entire podium landscaping is being done by barely 3-4 laborers at a snail's pace, there are several security issues and thefts have occurred, the parking lots are flooded with water and mud. The project doesn't even have a complete compound wall or gate. And all this when customers have paid 100% more than a year ago.
I do not know why this crook named Lalit Kumar Jain is running the show as a builder, however I am convinced by now that he has mastered enough tricks and qualified enough to do something bigger .. may be another Mafia, Goon Politician ...or whatever u can imagine goes against ethics and modern and good citizen.
I certainly did a big mistake by booking a flat with them in Shantiniketan, which is delayed multiple times without any reason and shows only ghost of completion, which no one can catch.
I am looking for appropriate place to go against this guys and raising public opinion against this Kumar Crooks.

Kumar has consistently broke promises and made sure that the customers are treated in the worst way possible. The empty promises from the builder check you patience every now and then and finally frustrates you. I hope the builder lives up to his reputation and realizes that he is playing with customers who have invested their entire present and future savings into the projects and paid a premium for securing their future. Kumar can you live up to the saying "We build trust" after having so many frustrated customers.
Kumar builders although have a great vision, are not able to fulfill it in reality, their mega projects look mega only on paper. if you have a look at most of the malls across pune... you will observe, whether big or small... almost every builder has completed the projects and now the projects are successful with almost 100% occupancy... fun n shop probably has one of the finest locations in pune... but builder lacks the drive n passion to take the project to its conclusion. kumar builder forgets that being one of the biggest builders in terms of sqr feet built, does not necessarily mean tht kumar builders are good builders. eg. see the ambience at kakde mall, at big cinemas, Kalyani nagar. and then visit fun n shop ... if the movies playing are not very good, you have very little to do there other than eating pizzas or going to big bazzar, you could die yawning... look at the empty area inside the mall behind box office... WHAT A WASTE OF PRIME REAL ESTATE... brands would kill to be seen there, only if Kumar Builders Had a Little far-sight n passion.
Any feedback on Kubera Sankul Hadapsar by Kumar Builders as i am planning to buy a resale 2 BHK flat there and also if anyone can help me out with what is the present rate/sq ft there and is there any water problems?Is it advisable to invest there for a 634sq ft 2BHK at 28L all inclusive.Please Suggest.

Hi all, I donoo abt these issues but I somehow have a diff view towards this issue. I booked a flat in Kumar ilife bangalore in the year 2008 and I am currently residing kumar ilife! No one wants to hear your lecture about track record, because the proof is in the pudding and not in bhashanbazzi.

All that is being advised here is that any one who is looking to buy a flat with Kumar Builders (KUL) should first talk to one or more residents of Kumar Builder properties like Shantiniketan and Kumar Kruti. This is so they can see firsthand on what Kumar has been delivering or not delivering in the last 3-4 years.

In BANGALORE, Kumar Builders and Urbana Developers started "I-LIFE" flat complex in 2006 with the promise to finish by December 2007. But till today January 2011, the project remains incomplete and on top of that the complex has very poor quality construction, cheap fittings/fixtures. The customers are literally crying months after months with no response from the Builders who are nothing but cheats and thoroughly dishonest.
Yet the customers deserve that because they failed to unite and take the Builders to court.

Its apalling to see that not only you are making all your promises to your customers, but you are so shameless in writing a mail like this. Myself being another unfortunate customer of Kumar Builders, I absolutely agree with the complaining comments on this thread. Probably Kumar Builders had some reputation 3-4 years back, when I made the decision to buy from you... but in recent years your reputation is just going down.

Anybody who has any doubts about hopelessness of Kumar Builders can talk to any of the customers in Shantiniketan our Buena Vista, including myself

Perhaps the Official rep of KUL can explain why handing over possession of Kumar Kruti in Pune is only delayed by 2 years. Also, when can we expect them to complete the rest of the facilities - in the next Millenium? The bloody nerve to come out and defend your track record - you are an absolute joke!

I am renting an apartment in iLife bangalore for last 1 month. I know people booked these flats long time back and the project is delayed for minimum 2 year . Anyway as I dont own a flat here it looks like I am lucky, if i buy an apartment then i am not going to buy from this builder. I know most of the project by many builders gets delayed and they dont deliver as they promise but looks like kumar builder tops the list. As per my rental apartment in iLife I can see that the quality of bathroom fittings are very poor if you compare the price you have to pay for a 3BHK which is around 80lac. Also in iLife I found that they dont have regular eletricity power so they run the power on generator all the time as there are slowly many people are occupying the flats the generator is not able to handle the load. So for last 1 week I see that they doing a generator power cut. As per ammenities ai think they have many of them like swimming pool, kids play area, bedminton court, tennis court etc, but I see the swimming pool is not maintaned properly . Also I saw some 4 to 5 stray dogs some how get into the complex and run around the tennis court every night even I see these dogs damaged the tennis court net. Any way I am here for only a month and hope things will improve. On a positive not i called the plumber 5 to 6 times and they were prompt.
i agree and feel that kumar builders are irresponsible and not honest with their customers. i live in KUMAR SANSAR Pune and its a shame that it is still not completed after 2 years of completion date! the major issues are:
there is no PMC water and we are surviving on expensive tanker water!
land conveyance is still pending!
Builders have still not handed over to the society!
i don’t know what’s going on but i really feel cheated by them, just hope they change their irresponsible attitude and be honest to their customers otherwise there will gradually loose their customers.
I do Agree with comments above, Kumar Builders is Fraud.
We have booked a flat in Kumar shantiniketan phase - II It was supposed to be ready by Sep 2012.
But till date Sept2011, Work not even started. And Now they are saying it will take 3 yrs from now for possession.
I mean this is ridiculous, Its an appeal to all the flat owner who booked in shantiniketan Phase - II.
We should fight for such injustice & fraud.

Times Of India — False commitment and Irresponsible TOI staffs

Sir, Sub: Complaint against Times of India Staffs and Higher Officials:---

This is regarding your staff Mr. Imran`s false commitment and
negligence. You could find below the request mail sent by me and the reply sent by
Mr.Imran. He assured me that the ad will appear on 4th jan 2012, 6th and
8th jan 2012 throughout tamil nadu in TOI. Today when i checked for my ad
in TOI i couldnt find any. When i tried to reach Imran on the mobile
number [protected] somebody else were accepting my calls.when i asked for
him they try to divert me towards them. When i questioned about the
advertisement to be appeared today as per imran`s commitment they use to
say that they will call be back. I had to call them nearly 5 times to get
imran but one Mr.Vivek spoke to me stating he will solve the issue.he
called me nearly thrice and was trying to convience me by stating the he
had terminated Imran,As i did not bother to belive him, he .Finally h
passed the call to one Ms. Jothi and she was keeping on asking for an
apology. And the scheme she told was different from what imran told me.

Beliving to Imran`s word i had made all the arrangements for the meeting.

But due to his false commitment i had to end up with heavy loss.

I would like to question the higher officials of TOI that what type of
action will be taken against such an inefficient ,Careless staff who is
not at all trust worthy and damages the reputation of your organization.
In what way you are going to compensate my loss?

I hope atleast by now the higher official to act fast to solve the issue in an amicable manner.

Note: If required i can provide you the voice recording with Imran and other staffs.

KUL - Kumar Urban Developers / Kumar Builders is nothing but a way to loose all your money and more important your dreams and your hopes. Please buy your homes from any other builder and buy homes in ready possession. Kumar Shantiniketan Phase II folks have been promised hand over in late 2012 and some in 2013 - Guess what - There is no way this is going to happen - best case, they will have external structures up by late 2013. This is a way for them to collect 80 % of your money.. They you will keep getting dates and will be forced into taking posession .. The project .. best guess is 2016 if it ever gets completed - I am not saying this to discourage anyone - this has to be information provided by KUL to their trusted partners and in their online advertising. 2 years in KUL terms is actually 6 years at a minimum. KUL has told their own advertisers that the project will get done in 2015 .. and what did they tell their customer 2012 / 2013 - this is how they build "till they take your money"
