Date: April3rd, 2009 Mr. Rajiv Gupta (MD) M/S Shreya Develop wells Pvt. Ltd. Noor Nagar, NH-58, behind RKG Engg. Colledge Ghaziabad-UP-201010. Subject: Builder failed to deliver the Flat as instead of completion it is not even started, cheques bouncing, none responding for the last six months. Reference No. HH695. Dear Sir, • I booked in Authority Approved Project around June-07. • I booked in Bank’s Approved Project. So many calls I have made to builders employees-never picked up the phone, So many mails I have written (some of the copies are attached here with) but not a single one replied, So many times I physically visited at swasthya vihar office, at H.O. and at site also but no one responded positively. Now, how can I afford Rs. 26 lacs (95% payment) given to you one and half year before when your employees can not afford to pick up my phone. The flat I paid for one and half year before should have been in completion stage but even excavation not completed. This type of vague delay attitude is upsetting my heart & mind. Builder’s PDCs. of discount return are also being dishonored for the last so many months. Your assurances has also been failed that you give DDs. against bounced cheques and further PDCs. of a different bank. Put up cheques in bank when we will give the signal and so on…………………… Now I want From Builder. • Refund of my Rs.26 lacs with interest. Now I want From Bank(ING Vysya Bank Ltd.) • Restructure my EMI-Completion of the project. hi shreya is a good builder but now situation is not under control by the builder and they are doing everyeffertos they can do.
really very hopeless situaton in shreya.. only GOD knows the possession time ...
I agree with you completely. Shreya has been dishonouring my cheques also and they do not even pick calls. Nor they tell anything about when the project will get completed. Please suggest what is the remedy. I am planning to take legal actions against them.
I also have a flat booked in hindon heights and have made a down payment from my hard earned money. But for many months now, this builder cheques have started bouncing and the construction has also not started a bit even after 2 years of starting the project.
Moreover, the builder (Rajeev Gupta) does not listen and have not taken the issue seriously. Instead none of his people are accessible over phone and evne when you visit the site, no one entertains you, All his assurances are false as his words have not converted into any action so far.
The onus of his casualness also lies on us as we have not taken a single step against shreya developwell. I think its high time we should intiate the following action against him:
1) File a FIR immediately against him for bouncing cheques as dishonouring of cheques due to insufficient funds is a criminal offence.
2) Bring as many people who are trapped in this together and register an official society.
3) Once a society is legally registered, file our application in National Consumer Forum through which a case would be filed.
The above mentioned is the only solution or we can keep waiting for his false and cheat assurances to fructify which may never see light of the day. Please realise that it is our own hard earned money at stake and its only us who need to take stern action together to get it back from a fraudster Rajiv Gupta.

I booked a Flat in shreya Developwell in Feb'09. I have already taken a big amt of loan from IDBI Bank and paid to SD.Now no construction is being done. Also the cheques have started bouncing. After this my husband went to the site 4-5 times and came to know that an association has been formed. We felt relaxed but now the sequence of meetings being postponed has started. How come this problem will be solved. Please o something to resolve the matter.We are paying the EMi now from our own pocket which is really a problem for us because it was not planned before.
Oh god how can this be solved! We do hard work to earn for our children and this bloody Rajiv Gupta is not even picking up the phone. GOD will never forgive him.Its a curse from a mother to him .
I want to inform u all that Shreya Developwell has launched a new project called Hindon Greens. How can they do so!! They have not completed Shreya Project even and they are showing in Advertisement in Times of India few days back that construction is going on in full swing. Please everyone tell others to not to invest in any proect of this builder. He is a fake. He has made us bevkoof and is trying to make others also bevkoof
It's really a sorry state of affairs at the shreya developwell. their attitude is totally arrogant and pathetic .Now a days media is a very potent weapon to high light such case . if someody knows a person from print media or electronic media who can cover this scandalous thing, let us pursue on this front as well.

It is being heard now that construction is being started from July'09 onwards. I have come to know that the material for construction has come. Also, Shreya developwell has asked the Banks to postpond the payment of Loan emi's for some months. (We must do the enquiry whether its true or not from our Banks from where we have taken loans).If this is true then we should feel relaxed for at least some months. I request all to make the enquiry from their banks.
Moreover, if we will go to media, it would hamper us more than Shreya Dev. because the construction for old projects can start only if they will get new buyers for their new projects.So, we should have some patience. I came to know that even if any project is approved from Bank, it is the responsibility of the consumer only to pay back the loan and not the builder's. The bank approves loan only on the basis of legal and technical accuracy of any project.If the builder does not performs, the bank is not responsible.So, we must have some patience and keep on pressurising the builder for construction.

I am also facing the same problem with Shreya.

I don't think that they have informed the Bank. My Bank IDBI is still trying to charge the cheque issued to them by me against NO EMI scheme (EMI will start after possession).

Yesterday (Aug 23 2009) I had been to the above mentioned site for flat purchace. In the evening one of my friend told not to invest in the above said property as the project might be getting closed due to all the above stated problems.
Shreya developers also gave plots to some buyers but later told them that plots will not be delivered. Don't know what happened after that but this is true. I have verified this from some property dealers also in the same area.
May be SD now starts the project and completes after sometime but it will be bad if we attract more buyers to get money for SD and make their life also hell. Instead take leagal action against SD. This is just my opinion.

It is very easy to give opinions on any matter where u r not involved Mr Sanjeev. I[censored] would have been in our place, u would have said this only which we are saying. Guys, Please make stop payment of all cheques issued by you to respective banks from where loan has been taken by you. After this, we should go further putting pressure on Shreya Developwell.
It seems we all agree that SD builder is a cheat. Now, the onus is on us to set the records straight with him. This will be easier if we unite and thats why an association to this purpose has been created.

M/S Shreya Developwell Pvt. Limited — No construction
Dear SirI booked a 2 BHK flat with M/s Shreya Developwell Pvt. Limited in its project Hindon Heights at Noor nagar. The construction work is being stopped from december 2008, in this condition how the builder give the possession on time, when i contacted the builder's office, nobody give me a satisfactory answer.
please suggest what should i do.
