I booked a plot 150 sq. yard plot and rs 2 lakh were paid on 17.8.2007 to sherya develowell pvt ltd, swasthya vihar, delhi -110092. but the builder did not given the plot till date to us. and not refunded any amount to us .
Shreya Developwell customer support has been notified about the posted complaint.

    Hi ,

    I booked a 3 BHK flat in M/s Shreya Developwell , NH58 Ghaziabad in 2006 and paid 15% BOOKING AMOUNT AND 2 instalments thru bank ( ING Vyasya) . As on date there is no progress in the project and i am still paying the monthly interest on the bank loan for the last 4-5 year .

    Can anybody help in the matter.

    your complaint is true. I am also a victim of the fraud which has been done by shreya developwell"s directors and their gang"s member. shreya developwell is a well organized white coll er criminals gang and they had cheated about 300 crore rupees from innocent people. shreya have shut their office at ghaziabad as well as delhi office. I am an practicing advocate and i have cheated by my colleague lawyer s.p. singh (sehashtra pal singh). s.p.singh have breached my trust and . i have handed over 130000.00 Rupees to s.p.singh as a matter of trust and he said me that shreya developwell group is a genuine group. know i am fed up with the assurance of s.p.singh and shreya . because they have shut their office and there whereabouts is not known to any one except s.p.singh who is a important member of criminals gang so now i am taking a legal action against the above gang and i have collected important evidence against them. Any aggrieved person may also contact me for their any our help. my mobile no.[protected]. I am going to file a F.I.R against the gang.

        Refund of Investment made in Shreya Developwell Pvt Ltd

        Sir,
        I had applied in the scheme of Integrated township of Shreya Developwell Pvt Ltd in May 2006. I had deposited Rs.200,000/-.
        When after waiting for a long period, I observed and realized that there are some problems in the project I contacted the Developers. They had advised me to apply for converting my money in their flats project ' Hindon Heights' in Ghaziabad, after completing the documents formalities.

        Even, the developer did not do / very little in their new project also. I could not wait any further. So I again contacted the developer. They asked me to apply for refund after completing the documents formalities.

        After this I had submitted all the original documents in Jan 2011. I was given post dated cheque due in July 2011.

        Now I have received email that my cheque will not be honoured due to insufficient funds. They have again told me that they will re-issue the cheque dated 6 months from now.

        After a great follow up and harassment for last 5 years, I am still empty handed.

        In view of this, I request you to please register my complaint with M/s. Shreya Developwell Pvt Ltd.

        Also advise me how i can get back my hard earned money. Please let me know your response to this complaint through email to "[protected]@yahoo.com".

        I HAD FILED A LEGAL CASE REGARDING ABOVE COMPLAINT. IT IS VERY FORTUNATE THAT MY LEGAL CASE AGAINST SHREYA DEVELOPWELL HAS BEEN CLOSED. AND ALL THE RECOVERY (PAYMENT) HAS BEEN PROVIDED TO ME.           We would like to lodge a formal complaint against M/s. Shreya Developwells Pvt. Ltd. wherein we had booked plots under their 'Hindon Valley' project.

          The surprising thing is that each member had booked plot in good faith either through a friend or a known acquantaince. We understand that Shreya Develpwell is holding this plot which is surronded by plots of other builders. Shreya Developwell is neither able to sell this plot nor able to construct / cut the plots as the money collected from various allottes has been siphoned to other projects.

          After regular follow-ups and assurances from Mr. Rajiv Gupta and his office employees, there is no progress. We are a group of 15 members holding approx. 20 plots (150 Sq. yard each) and have paid amount in access of Rs. 70 lac till date at various point in time.

            Sir,
            I had applied in the scheme of Integrated township of Shreya Developwell Pvt Ltd in Aug 2007. I had deposited Rs.297,875/-.
            When I observed and realized that there are some problems in the project I contacted the Developers. They had advised me to apply for refund, after completing the documents formalities.

            After this I had submitted all the original documents on 4th May 2009. I was advised that i will get cheque after 2/3 months along with the interest accrued till the date of issue of cheque.

            After a great follow up and threatening of legal action, I was issued post dated cheques of April 2010 in the month of December 2009. Now in the month of March 2010, the Company have written a letter not to deposit the cheque, as they do not have funds.

            In view of this, I request you to please register my complaint M/s. Shreya Developwell Pvt Ltd.

            Also advise me how i can get back my heard earned money. Please let me know your response to this complaint through email "[protected]@gmail.com"

              Sub: Delay in completion of your project

              Dear sir,
              My name is Viswas Bhatt and I have booked a flat in your scheme called Hindon Heights in Jasmine -II tower. The company has committed to give possession till august,09. However the truth is that the construction speed at the site is very slow almost stopped for last six months and more. I have checked other builder’s site also and found that their speed of working is normal. All the other projects which were started after shreya develop well have done well and are very well ahead of shreya.
              All this creates several doubts in my mind and I need clarifications on following points:
              1) I believe that the funds which were supposed to be utilized for this project have been diverted to some other project by Shreya Develop well and due to recession in real estate market during last year this fund either has blocked or lost somewhere.
              2) There is some legal hurdle in the project and company is hiding the facts from us.
              3) The date of completion of the project is in dark and company itself does not know the deadline of completion of project. Since every time when I go to the site, the marketing executive there give different dates of completion and they are even not sure of it.
              4.) There is a feeling of insecurity within us that our money has been invested somewhere else and company is having crunch of fund to complete the project timely.
              5.) Keeping the faith in your company I had chosen the scheme of cash down payment and has paid 95% amount of the flat in advance which seems to be such a foolish decision on my part. I have been paying EMI since Jan,08 as well as rental of the house I am living in. I am not able to meet my financial requirements due to delay from your side and bearing double burden and do not even know for how long this burden has to be borne by me.
              6.) Under income tax act I can take the benefit of the EMI of the loan I am paying only if the possession of house is given. If I do not get possession in the year 09-10 I will be losing income tax of 30% on 150000 which is 45000 annually. As well I will have to do investment of Rs. 100000 to save my income tax which would be additional burden on me which otherwise would have been met by principal portion of my loan EMI.
              7.) There is a clause of penalty of Rs 5/- per square feet in the agreement with us and the period of penalty will start from August, 09 in my case. I doubt that there may be some loop whole in this penalty clause also and company will find some way to escape this penalty
              In the light of above I am very insecure and feel cheated by the company and have a doubt whether company will fulfill its commitment or not.
              Kindly clear the status and revert me so as to make me take further course of action.

              We had also booked 2BHK, flat no.202 and 3 BHK 602 in the above scheme.
              we had booked one plot also.
              but besides every month visit, the situation remained same. NO PROGRESS ...FALSE PROMISES by SHREYA officials...
              One gentleman Sanjeev always told lies.
              They have good lineup and understanding with Banks from whom we took loan.
              Almost 50 investors have reported from ghaziabad . There is a association formed by Mr. P.C.Goyal, 200(kothi no, i am forgetting this moment), Sector 8, Ghaziabad...He is president of this association... He have lodged cases in consumer forum'
              my contact no. in india[protected]. I am NRI and have been cheated by the company Shreya...they have taken 10 lacs as booking ammount. and GIC, Noida are pressurising us to pay EMI.
              I had met them in Nov. 10, 2009 but they are also a part of Shreya.
              Even PC Goyal may be also their relative. I have paid him /association 6000+12000=18000, charges for filing a case . he was telling that he has lodged case in consumer forum as well as national consumer forum.
              but nothing is done so far...
              Pl. meet with him if you feel comfortable.
              In short we all investors are badly cheated...
              shreya have stopped work since dec 2008 and till tghis date no progress.

              i visited the site yesterday and found that the site has been deserted. But i have not found any court notice there whihc tell us that the site has been sealed by Court.

              Some nearby shopkeeper told me that police force came and got the labour ruan away from there.

              Who sent that police force. Is is outcome of some court case or other wise.

              What is the status of the cases being fought be PC goel and association.

              He got the notice from GDA to close the site permanently as they declared him defaulter last month. The reason I heard from his inside sources is he didnot submit the amount due to GDA related to this property.

              Releted to EDC/IDC charges, I believe.

              friends i met Mr P.C goel last sunday at their resisdence regarding my grievences against shreya developwell.               I suggest we should fight the case jointly instead of individually, PC is doing his best as a secretary of the association, he got more than 85 members, we need to strengthened our association to fight with the gang of cheaters and put them behind the bars.

              I hav also has been duped by Shreya as i booked a flat 3bhk in 2006 but analysis of all the posts lead us to conclude that first shreya is the cheater and now the other agencies are reaping the harvest .After one blow it becomes very difficult to trust even any lawyer.All mint money .

              I would request all the victims to atleast filed the Police Complaint if not done yet in Anand Vihar, Police Station followed by notice through your lawyer/advocate. High Court/SC change the rules recently where in, if any complaint filed against the builder by the victims then builder has to deposit the 10% amount of the Property in Court in order to start the proceedings for every case.

              Scenario
              1) 20 cases by different victims
              2) Each victim holds 1200 sqft flat @35 Lakhs each
              3) Against every case, builder has to deposit, 3.5 lakhs in court (non-refundable).
              4) 70 Lakhs to be deposited by the builder

              Just think of the scenario, I am sure he will try to settle the matter out of court and if you agree to will at least get the Principle amount and then it depends on your negotiation skills to get the interest on the principle amount. I understand the whole process will take some time but I am sure you will see some progress.

              I did the same in January 2013 and based on my complaint, Shreya representative called me up and asked me to come to the office to sign an agreement. As per agreement, he confirmed to refund the entire Principal Amount by May 2013.

              And till date(18-July-13), I received 3 Lakhs out of 4.65 Lakhs. But again, they stopped the refund of balance amount. I am planning to go to Police Station to file another complaint for harassment, Extortion and cheating against Rajeev Gupta and team. Also planning to send another letter to Shreya to inform that this agreement stands cancel and now I want Interest part along with the remaining principal amount.

              Overall, I am happy with the progress I made without the help of association.

              Positives:
              1) Recovered 65% of Principle amount.
              2) Saved one time fees which people are paying to form the association and small amount against each hearing to Lawyers.( I am 100% sure that the lawyers are in touch with Rajeev Gupta and his team and giving them vital information.
              3) Direct meetings/dealing with Shreya representatives

              Negatives:
              1) Lose Interest part
              2) Still 1.65 Lakh balance pending with Shreya ( I am sure they will refund without getting into the complexities of another Court case).

              I had visited in July 2014. Shreya developer had sold the project to sangwan heights. I met them, they took my details and assured me regarding the possession and to pay the rest of the amount after possession. But, after that its been 2years never heard from them.we should come on road and do a fasting strike.since many builders have not given possession in noida and ghaziabad.even Jaypee was ordered by court to pay fine and to given possession by a fixed date, otherwise again pay fine.we should come together and take some step

              I had also booked a flat with Shreya Developer in 2006. I am still waiting for possession. Now Sanghwan Buiders have supposedly taken over and are asking for additional escalation charges which is illegal and date of possession is still not clear.
              .Planning to file court case both consumer and criminal case against the present builder.

              Today, I visited the site taken over by sangwan height, 2 bhk flats will take 3-4 months to complete, around 20 people have moved in.
              3bhk flats nothing started yet.they are ready to refund the booking amount without interest or to convert into 2bhk flat.
              Would like to know how successful has been the refunds or the people fighting the case against the builders?
              How far have they succeeded?

                Three years back, I decided to buy a house in one of the upcoming projects by a builder in Delhi, India. I was confirmed the possession by Oct'09. I had taken 18 lacs INR as loan from a finance company and paid around 3 lacs to the builder straightaway.

                But, till date there are no signs of construction at the builder site. He is not receiving customer calls and is continuously shifting his offices. He is not ready to make any promise of the possession date.

                I am in a very bad situation now. I dont want to pay the loan EMIs because I can see that I will never get this house and the builder is a fraud. But, I am regularly getting calls from the finance institution to pay my EMIs or they will take me to the court. They say that they have no responsibility in this situation.

                Please suggest what should be the right course of action under this situation. I have filed a complaint with Economic Offence Wing, Delhi police, but am still waiting for a response from them.

                  I booked a 2 bedroom flat in Shreya Developwell in 2007.I am looking for refund of the cancellation of flat.
                  After doing all the formalities in feb '09. The process period of 3 month are over now still the company has not paid my money.

                  They are just making me run from piller to post. It seems the builder does'nt want to return the money and the MD does not come in the picture.

                  Its very disappointing and frustating . Thats my hard earned money which I seem to be loosing out. I wanted to invest it for my chil's education.

                  I want some legal head. I believe I need to go to consumer courts or write to our Chief Minister Sheila Dixit. Because the waiting for 'MY OWN MONEY' has gone far too long.

                  Its time to seek the legal help to get the money back.

                  I had visited in July 2014. Shreya developer had sold the project to sangwan heights. I met them, they took my details and assured me regarding the possession and to pay the rest of the amount after possession. But, after that its been 2years never heard from them.we should come on road and do a fasting strike.since many builders have not given possession in noida and ghaziabad.even Jaypee was ordered by court to pay fine and to given possession by a fixed date, otherwise again pay fine.we should come together and take some step

                    I had booked my flat in Hindon Heights in the scheme where Customer need not to pay any EMI till the possession is granted from builder. IDBI bank contacted through Shreya's and confirmed me the same. I booked the flat in Aug-07. But contrary, after 18 months IDBI has started charging the EMI from my account whereas the builder's progress in completing the project is next to negligible. Though I have stopped the cheque clearance from my account but builder attitude towards everything is very discouraging. I know many people are victim of this scheme.

                    I would appreciate if more and more people can get together and penalise both bank and builder for their wrong commitments and casual attitude. I think legal action through consumer court would be ideal punishment for breaching the consumer trust.

                    I got information that Mr. Rajeev Gupta is in Meerut Jail because his fraud.

                    I booked a plot in M/s Shreya Developers which was transferred in flat when Mr. Rajeev was not able to give the plots. Even I got my plot no from this builder.
                    From past approx 5 tears I am waiting.

                    Last year I have visited to site. That time builder was doing finishing work on a flat and the work process was too much slow. But the builder person was told me that my floor will complete up to December 11.
                    Now i got information that the work is stooped completely.

                    He is really a cheater.

                    my proposal is to take over this project from Mr. Gupta and complete this by an association made by future residents. I don't know the procedure but I know it is legal and possible.

                    The Rajnagar Extension is good place.

                    Lets get together we will meet with a Lower and CA to make our dream true.

                      I have booked a flat at Hindon Hieghts NH-58, Ghaziabad. I was promised refund of the Booking amount as soon as the loan amount is disbursed to be repaid to the builder at the time of possession. However, the loan was disbursed on 31st of May'08 and today on 2nd of July I am still following up and waiting for my money.

                      I DO HAVE SAME PROBLEM AND PLANING TO SEND A LEGAL NOTICE AND THAN A CONSUMER CASE
                      INITIALLY i also got my cheque(GIVEN BY THE DEVELOPER TILL POSSESSION) bounced many time, and now i got the cheque bounce every time, i am also thinking of some legal action, how can a developer construct new assignment without completing previous assignment?
                      I am facing the same problem with this Builder.
                      I m in dubai right now & i've got this message from one of my friend in delhi.

                      Even my cheques are bouncing regularley and every time they assures that we can deposite it back, but as usual it bounced again & again.

                      I m planning to take help in the court of law.

                      Same here. I managed to speak to the owner of the company Rajeev gupta and he does not sound a guy with his words.

                      Its been 13 months and he has not returned the money and bounced cheques are lying with us..

                      He seems to have started many faek companies to befool customers like

                      Vidur developwell provate limited etc.

                      I am also going thru the same. I booked the flat under no EMI till possession clause but there cheque are bouncing back. There is no one available at the site to be contacted and they and nottaking this issue seriously. Something need to be done in this regard immediately.

                      I also have a flat booked in hindon heights and have made a down payment from my hard earned money. But for many months now, this builder cheques have started bouncing and the construction has also not started a bit even after 2 years of starting the project.

                      Moreover, the builder (Rajeev Gupta) does not listen and have not taken the issue seriously. Instead none of his people are accessible over phone and evne when you visit the site, no one entertains you, All his assurances are false as his words have not converted into any action so far.

                      The onus of his casualness also lies on us as we have not taken a single step against shreya developwell. I think its high time we should intiate the following action against him:

                      1) File a FIR immediately against him for bouncing cheques as dishonouring of cheques due to insufficient funds is a criminal offence.
                      2) Bring as many people who are trapped in this together and register an official society.
                      3) Once a society is legally registered, file our application in National Consumer Forum through which a case would be filed.

                      The above mentioned is the only solution or we can keep waiting for his false and cheat assurances to fructify which may never see light of the day. Please realise that it is our own hard earned money at stake and its only us who need to take stern action together to get it back from a fraudster Rajiv Gupta.

                      I am too victim of the same builder. He hasn't refunded the booking amount even after 11 months of total loan disbursement to him and moreover he has stopped paying EMI interest since April 09. Though I have paid EMI interest of April 09 to IDBI bank but now I am unable to pay further. Builder is misleading every time. He doesn't pick the phone. I am with all other victims who are suffering like me and wish stongest and stringent action against the defaulter.
                      I also had booked a plot from this builder in 2006 on NH-58 and waited till long time, but when till March 2009 nothing positive came out then on demand i submitted the papers for refinding the booking amount and i got assurance that in 45 days i will get money back but till today (now 5 months) nothing i got...

                      There has been an assocation made for the Shreya flat alotees bit it seems that nothing is happenign there.

                      I am an active member on the online group they have made. Initially it loooked that they are very active but seems that now there is some catch.

                      Assocaition authorities gets up only when anybody posts a message and that too a reply like now we will do this etc etc..now for example when somebody asked for whats happening (after 10 days of silence) this time they told that now we have opned the bank accoutn for the association..what this is ..I am not sure if this is actually working hinestly..as I do not see many reason of the slow moving. Earlier we were told to wait till 31st july by assocaition authorities and then on 31st..everybody became silent..not..somebiody want to share this with other assocaition members.
                      I also had booked a plot from this builder in 2006 on NH-58 and waited till long time, but when till June, 2008 nothing positive came out then on demand I submitted the papers for refinding the booking amount and I got assurance that in 30 days I will get money back but till today (now 13 months) nothing I got.

                      I am also facing the same issue, every time I call up Shreya Developer, no one picks up the phone, in case the phone is picked, operator asks to hold and the hold is so long that the caller has to disconnect by himself/herself.

                      In case the contact is established wid any executive, we are told that the plots will be alloted soon, by the end of the month they are going to get the go-ahead from the govt., but nothing has been done so far since 2006.

                      I am not sure what to do and how to do, can anyone please guide me. I have blocked my Rs.2.5 lakhs with them.
                      It seems we all agree that SD builder is a cheat. Now, the onus is on us to set the records straight with him. This will be easier if we unite and thats why an association to this purpose has been created.
                      But, every two weeks people like Mr. Peeyush, come up and say things about the steps taken by the association.
                      First of all let me clarify, that I am very much aware of everybody's frustration. But, please don't try to undermine the efforts of the association. If you think its not doing well enough, come ahead. Join the association, be an active member. Take your initiatives, do what you think will be beneficial to all.
                      But please refrain from doubting the purpose of the association. The people who are devoting there time to the association are also working class people. They have their regular job and apart from that they find out time to proceed ahead with the association's task. Please try to be constructive first and then together, we will prove destructive for this builder.

                      Unfortunately, you are liable to pay off the EMIs. You can approach your bank for a payment arrangement.

                      When do I get my house?

                      Most agreements do not clearly specify the date of delivery. For instance, one says: "Completion of the building is expected to be delivered by the date mentioned in the covering letter of this allotment. The delivery of the possession is subject to force majeure." What this means is that you cannot hold the developer responsible if he does not stick to the promised delivery date.There have been cases when the delivery has been delayed by 12 months or more. Typically, the buyer would have paid 95 per cent of the price by the time he reaches the expected delivery date. If he is living in a rented house, delays will drive his calculations awry as he would not have factored in this additional rent (see Double Bite). Mumbai stockbroker Bhupendra M. Pitroda, 58, fought a legal battle against Megha Property Developers for five years. Reason: delayed possession. Pitroda was promised delivery of the flat he booked in 1998 in Navi Mumbai's Madhuri Cooperative Society Housing Project within 18 months. The builder later said that delivery would take another six months. When Pitroda visited the site six months later, he felt that the delivery would not happen soon. So, he instructed his bank to stop payment of the balance 37.5 per cent of the apartment's cost to Megha Developers.The developer promptly sold off the flat. An aggrieved Pitroda then moved the State Commission in July 2000. Three years later, the commission asked Megha Developers to refund Pitroda the money he had paid with 15 per cent interest. Pitroda was also awarded a compensation of Rs 15, 000 for the mental agony caused and Rs 5, 000 for legal costs.The developer appealed in the National Commission, which upheld the State Commission order but cut the interest to 9 per cent. The developer then moved the Supreme Court. "The Supreme Court judge flung the papers in the face of the builder's lawyer and asked the builder to compensate me immediately. The judgment was over in a minute, " says Pitroda. Through the legal battle, Pitroda made 25 appearances in the State Commission, three in the National Commission and one in the Supreme Court. Many agreements have penalty clauses for delayed delivery, but they are without bite. For example: "If the company fails to complete the construction of the said building/apartment within the period as aforesaid, then the company shall pay to the allottee compensation at the rate of Rs 5 per sq. ft of the super area per month for the period of such delay." What this means is that for a 1, 000-sq. ft flat, you would get a compensation of Rs 5, 000 per month?a pittance (see Double Bite).In most cases, buyers put up with the delay quietly rather than 'antagonise' the builder. Most fear retribution, harassment and further delays in delivery. This is not entirely baseless. For one, agreement papers are designed to protect the builder. Two, your intention to fight the builder may look like a joke given your handicap in terms of financial prowess and influence. Three, there is no industry regulator you can turn to for redressal.

                      Suresh Virmani of National Consumer Helpline says: "We generally encourage a dialogue between buyers and sellers to settle disputes. If that fails, the matter is taken to the regulatory body. But we can't even suggest this in real estate because there is no regulatory body."What to do. Don't just take the builder's word on the progress of construction. Check it out from time to time, as Pitroda did. If you feel a delay is likely, start building up pressure on the developer. The best way to do this is to form a society, says Virmani. Usually, builders have many projects running at the same time and they push the ones where the pressure is higher. "The more the number of buyers, the greater is the pressure, " says Bharath Jairaj of Consumer Action Group, Chennai.

                      One of my friends who has also booked a flat in Hindon height Safron -1 since Aug 2008, had gone on site and had a discussion with the director of Shrea developer last week.He has seen on going construction and SD has opened their construction office at site.The other member also should go and check the progress and let us know.
                      No Mr. Nawal, its all show off only. they are showing that they are in the process of construction so that they could get new buyers. But its not true. If construction would have been in progress properly then on site there should have been at least 70-80 labours. But there are only 10-15 labours working there just to show.Still i[censored] think it is true then talk to Mr. Goel.But at the moment we are having problem of Bank. Since al o[censored]s have stopped paying EMI from our pocket, the Banks are continuously calling and pressurising us. What should we do?Can anyone suggest?

                      The whole fraud of SD has been published in Amar Ujaala newspaper on 18th october in both Delhi and Ghaziabad edition. Anyone can see that. Also Mr Goel is trying to publish the news through some TV channel like Aaj Tak. If any person in the association has contact witha any other news channel or newspaper, please help. It will be helpfull for all o[censored]s.We will bring information of all the bloody of SD to public and see that anyone more could not get into the same trouble where we are today.                       I had booked a plot of 150 Sq Yds and deposited Rs. 2 Lakhs with Shreya developwell in Jun 2006. Builder has been promising for the plot to wait for 2 months or 1 month or so on but so far nothing positive result could come up. please suggest the remedial action either to get the plot or money.
                      I ve booked a 3bhk flat in hindon heights and was told for a possesion in apr 09 then in dec 09 but its now dec 2009 and no news of completion of the project. till now i ve paid half of the amount ... whats happeninig they will deliver the flats some time next year or not.

                      The whole fraud of SD has been shown in "India News" channel last week. All can see this in U Tube recording taking from any member of Association.Also I request all to try to make contact with the other good news channels to show the fraud in TV to all janta.Please help each other.This is the only way we can fight i.e to unite first.Now, its the situation of KARO YA MARO. We will not leave our whole life savings in the hands of a fraud builder "Rajeev Gupta". We will not leave him in any way.He will have to pay us back our money or go to jail for his whole life.
                      I am also facing the same issue, every time I call up Shreya Developer, no one picks up the phone, in case the phone is picked, operator asks to hold and the hold is so long that the caller has to disconnect by himself/herself.

                      In case the contact is established wid any executive, we are told that the plots will be alloted soon, by the end of the month they are going to get the go-ahead from the govt., but nothing has been done so far since 2006.

                      I am not sure what to do and how to do, can anyone please guide me. I have blocked my Rs. 3.0 lakhs with them.

                      I also had booked a plot from this builder in 2006 on NH-58 and waited till long time, but when till March 2009 nothing positive came out then on demand i submitted the papers for refinding the booking amount and i got assurance that in 45 days i will get money back after 1 year i received the checques but it start getting bounced.

                      Mohit Builder & Developer pvt ltd — Non refund of money

                      The above company open the scheme of township in Hapur and collect the advance registration money in 2007. But till date there is no approvals from the Development Authority. After remindig so many times the developer is not tainkg any interest to refund the registration money. we want our money refund.
                      Did anyone got any news on this... I am also awaiting to get my refund. And those who have got the refund cheque, can you please tell us if you have got the cheque for the amount you paid or is it for the amount + interest for the duration as well?

                      Another blast from builder side. Recently this builder is sending an EDC( External development charge) letter demanding payment of EDC charge. This charge is Rs.100 per sq.ft. Is anybody get this letter. If yes pls let me know that this 100 per sq. ft. is right or they demand me more than others. B'coz earleir in my contract letter this EDC is not mentioned at all. This is extra burden on me as this is not in my contract paper. And also if anyone know the current status os this project (Hindon Heights, Rajnagar ext.).

                      Here is one more victim. I was unaware until today that an association has been formed. There is a complete nexus of the various financial institutions and this guy himself is a big cheat.

                      We should bring a winding up petition against the company so that the land can be sold and money recovered and also move against financial institutions to refrain from from troubling us. They have not given the money to us but to the builder and while disbursing have assessed the delivery capabilities of the builder. If their officers have been bribed into clearing the project let the Bank recover the money from those officers.

                      I would request all the victims to atleast filed the Police Complaint if not done yet in Anand Vihar, Police Station followed by notice through your lawyer/advocate. High Court/SC change the rules recently where in, if any complaint filed against the builder by the victims then builder has to deposit the 10% amount of the Property in Court in order to start the proceedings for every case.

                      Scenario
                      1) 20 cases by different victims
                      2) Each victim holds 1200 sqft flat @35 Lakhs each
                      3) Against every case, builder has to deposit, 3.5 lakhs in court (non-refundable).
                      4) 70 Lakhs to be deposited by the builder

                      Just think of the scenario, I am sure he will try to settle the matter out of court and if you agree to will at least get the Principle amount and then it depends on your negotiation skills to get the interest on the principle amount. I understand the whole process will take some time but I am sure you will see some progress.

                      I did the same in January 2013 and based on my complaint, Shreya representative called me up and asked me to come to the office to sign an agreement. As per agreement, he confirmed to refund the entire Principal Amount by May 2013.

                      And till date(18-July-13), I received 3 Lakhs out of 4.65 Lakhs. But again, they stopped the refund of balance amount. I am planning to go to Police Station to file another complaint for harassment, Extortion and cheating against Rajeev Gupta and team. Also planning to send another letter to Shreya to inform that this agreement stands cancel and now I want Interest part along with the remaining principal amount.

                      Overall, I am happy with the progress I made without the help of association.

                      Positives:
                      1) Recovered 65% of Principle amount.
                      2) Saved one time fees which people are paying to form the association and small amount against each hearing to Lawyers.( I am 100% sure that the lawyers are in touch with Rajeev Gupta and his team and giving them vital information.
                      3) Direct meetings/dealing with Shreya representatives

                      Negatives:
                      1) Lose Interest part
                      2) Still 1.65 Lakh balance pending with Shreya ( I am sure they will refund without getting into the complexities of another Court case).

                      I visited there before then 15 Aug'13.

                      Jasmine III almost ready. Lift installation to be start. The Parts for Lift already arrived and the Machine Room in the top of tower build.

                      in other tower (First row) the finishing work (outer plaster etc) was

                      Visit there and see the Quality Construction work. I am happy to it.

                      But no one can recover the delay in construction.

                      I hope the hand over of Jasmine III in Dec'13 or Jan'14.

                      Either u r a shreya guy or u have been attached to them.as I am visiting the site almost weekly .I am also a shreya victim. I entered in so called(only in paper) hindon valley. And then transferred to a flat in jasmine 3 as there was 2 plot so almost 9 laks parked with them. Since last 4 month nothing is there .i mean 4 months back some name sake work was there. But now nothing is going on.lift part bull . Nothing is there...

                      Let it make clear that I am not a employee of Shreya Developer and not a booking agent or property dialler.

                      I also have my flat in Jasmine-III and my case is almost same as yours. I was booked a Plot in Shreya Developwell project and later transfer it in Flat. So we both are having flats in same tower. You are lucky to have paid 9L only. I have almost completed.

                      Jasmine-III is tower which is in advance stage comparative to all other towers. The flats in this tower almost in ready condition. Room tiles, electricity feelings, paint and sanitary fittings was pending. I think it is 40-50 days work only. It will damage if done in advance, this must be done just before handover.

                      I was visited there on August'13. That time the tiling work in Ladder and corridors was completed in Jasmine-III. The construction of machine room (Top of the tower) for lift was going on with finishing work for lift shaft. The main is start off lift installation. Which may be will take 3 months for completion after start.

                      I have seen the lift spare parts there in ground floor. The person of Shreya Developer confirmed me the other machine items are locked in a room. I was in hurry so not checked the parts available in room by my self. After seen all I was hoping to get the delivery up to Dec'13 or Jan'14 max.

                      From that time the work at Shreya site was moved. Last week I got information that the site was locked out. I don't know the reason but this happens several times, not a new case.

                      I am getting the information that Shreya has sold its project and shut down the AGCR enclave office. Can any body has updated information. I am really very worried. Also if any body can let me know as to how can i stop paying my Bnak Loan EMIs as i am still continuing payment.
                      More over I heard Rajiv & Sanjeev have also left their residence and are no more in their original residence [ not sure only heard]
