Complaints :
1. Violation of CMDA approval drawings to get more profit...
2. Quality of Construction is very poor....
3. Handing of flats took more than 3 to 4 years....
4. Cheating the residents by means of promising more facilities at the time of booking........but not done/provided during handing over.......
5. Cheating residents by not paying the " Delay Compensation" on time and correct amount....
6. No road facility
7. Provident RO Water Plant - Not working / defect within 6 months - poor quality.....

R sir,
Local police of Fazilka city Disst Ferozpur sending you a varification no.36/06/01 dated 18/02/09.In the name of Mr Sandeep kumar s/o Sh Ram kumar. In this varification police declared him a good person and the resident of fazilka. But acctully he is not a good person and not the permanent resident of Fazilka. He is the resident of delhi. So plz take a strong step against him & also file F I R agains him.

    Provident Housing Limited subsidiary of purvankara is cheating customers .
    They are selling open car park illegally at cosmocity project in chennai .

    They have changed even DTCP approved plan to add more illegal car parks and reduce road size from 9 meters to 3 meters .

    Roads they have provided have rain water drainage running from middle of the road .
    And a tiny swimming poll for 2000+ apartments against rosy dimension shown in brochure .

      I have purchased a flat in the above site. After a delay of more than one year I was given possession. I had to request for major repairs before taking possession. Payment due to delayed handing over was not given for
      more than 8 months, though it is agreed upon in the agreement.Car parking was not ear marked even now, on payment more open car parking was sold out, though there was a ban by Supreme Court. For more than 2100 flats they have provided only 700 sft space for so called super market, For about 8000 people they have provided only around 600 sft small water tank causing health hazard, kids play area is located near high tension transformers, kids park is over the sump with man holes, drive area reduced from committed 7.2 mts to mere 3.6 mts which is going to cause chaos when full capacity of flats are occupied, no plan to handle water requirement for around 8000 people, storm water drain on the middle of drive way causing concern for elderly people and kids, absolutely no open park area so far though more than 1000 flats are handed over, no proper gate to enter the site though more than 500 flats are occupied, no solar system is installed though promised in approval. More than that no body either in the site office or their Chennai office feel competent to deal with. Top brass sitting in Bangalore does not bother about the grievances of around 8000 people. Does Puravankara not aware of this or they want to make only money by exploiting poor public with their big name? No decision maker has turned up so far to the site to discuss the problem with the residents, though regular representation was made for the past more than 8 months.

      Provident Housing Limited (Puravankara Group) — CHEATING CUSTOMERS for ILLEGAL FINANCIAL GAINS

      Dear Sir,

      In continuation to my complaint lodged with your forum on 21/01/2011, I would further like to bring to your notice that the above company referred herein is still engaged in all “corrupt & fraudulent” business activities thereby taking innocent customers for a ride.

      Let me also further bring to your notice that even today if you browse Magicbricks.com, you will be shocked to notice their “misleading” (luring) advertisement with basic price tag as Rs.1800/- per Sq Ft (Pl. Note:- This basic price is Rs.100/- LESS than the basic price of what I had mentioned in my complaint (i.e. Rs.1900/-per Sq Ft on which space for negotiation was assured by the Provident management) for buying a 1180 Sq Ft flat in Provident Housing Ltd. – Provident Welworth City project.

      This sort of publishing misleading advertisement with unethical business practices clearly confirms that the company is purely engaged in creating illegal financial gains thereby cheating their innocent customers.

      Please take immediate action on Mr.Ravi Puravankara, CMD of Provident Housing Ltd. (Puravankara Group), Bangalore (Their website : www.puravankara.com www.providenthousing.com ), who is maintaining silence on my complaint & without any fear, he is still very much engaged in functioning his responsibilities with total unethical business practices towards cheating his innocent customer.

      Requesting your immediate action probing on my complaint/grievance on Provident Housing Limited – Bangalore, thereby rendering justice to me.

        Dear Sir/Madam,

        I am writing this complaint on behalf of group of owners to show you the cheating done by Puruvankara(Provident Housing Limited) to the owners.Provident has sold around 1800 flats in its Cosmocity project at Siruseri Chennai.I am one of the owner in this community.The builder has cheated us by deviating from the plan on many features and a few deviation as below

        Commercializing car park - converting pathways/driveways to car park...
        Shrinking driveways by Half - promised 7.2m on sale agreement converted to 3.6m in reality.
        No gated entrance for 2000+ customers.
        No humanity - 700 sqft bunk shop for 2147 apartments
        No swimming pools as promised
        HIGH WATTAGE transformers @ stone throw distance from play area(which affects the safety of the kids).
        Many kids have fell down and hospitalized because of this.

        On top of this there was no response from them for our protest done against them in front of their office in Adayar chennai.

        We all(around 5000 people) will be grateful to you if consumer court can come forward and solve the issue.

        Open Drain System in the middle of the road hindering to walking of elderly people & children, driving of vehicles is provided. Provident team claims that this is the world's best drain system. May be. But Why in the middle of the road?

        Model of Light fittings provided, are supposed to be in Museum today.

        The Site Plan shows "Children Play Area" OR "Empty Space" in some places. Owners are shocked to find that the empty space / Children Play area has been converted to High Voltage Transformers location, 440 V Electrical Boxes (Can be reached by putting hand out of their Window), Sewage Treatment Plant (with stinking smell), DG Sets / Water Sump (Huge noise created when the DG / Water Pumps are operated).

        Very Large swimming pool shown in the Site Elevation Drawing. No where to be seen. Not sure, even if there is space to construct one.

        Brochures show very good "Pavered Blocks" and sitting benches. Now Provident Housing has laid Tar Roads. Poor quality cables are laid beneath the road, which failed within 6 months. Roads have to be dug deep at several locations to correct the issue. Could not imagine the cost of such repairs, if occurs after Provident Team leaves the site.

        No office space has been provided for Association Office by the builder who is constructing a gated community with 2176 Apartments.

        Cracks started appearing in many buildings, both interior and exterior.

        Plain Transparant glass has been provided in windows. Not even, semi transparant.

        Ply wood door is provided in Terrace. Not withstanding the weather, the doors are damaged before handing over to Owners.

        Very Poor quality flooring. Hollowness is there in the floor, in each and every house. I can wouch for this.

        The Pollution Control board advises the builder to install Solar Panels for Water Heating & Common Area Lighting. Same is not provided.

        And Many More...

        In total, Cosmo City looks like "Chaos City".

          Myself & My brother are being denied our deposit of Rs 2 Lakhs ( One lakh each ) by Puravanaka - Windermere project in chennai for not singing a one-sided contract, on top of it we are also told the flats are already sold to someone, Here are the facts.

          1. From the time of booking we have been given different directions and updates about the agreements and progress of the property by different employees in Puravankara Chennai. Some of them, we are told are no longer working for your organization. This inconsistent communication led us to believe that Puravankara projects in Chennai are risky.

          2. Further, we are in possession of two agreements and were told there was a further amendment to the second agreement as well. These changes for a project of this size and magnitude (for Windermere) created more apprehensions about the project.

          3. In all the communications from our end we have been consistently not accepting to the clauses in the agreement, specifically, (a) delayed possession clause, (b) grace period mentioned in the agreement. We have clearly articulated our discomfort on these clauses to Praveen, Uday and other colleagues in CRM team of Puravankara.

          4. Whenever we had voiced concerns about the project we have been responded about the termination of the contract. Finally this created disinterest towards to the project.

          5. Now, we have been updated that booked apartments (D1 – 205 and D2 – 502) have been re-sold to some other buyer.

          Now we are told that the deposit money is forfeited while we have not signed any document which says the deposit money will be forfetied. This is clear cheating and high handedness by Puravankara..

          Can you please support and let us know what we should do next. The guilty should be punished and we should ensure that there is fair play in this sector and protect future cheats like Puravankara

            My mother bought a 3BHK flat from a Company named Keppel - Purvankara- in July 2008
            This company promised a signed contract to hand over the flat latest by Dec 2009, a grace period of 6 months inclusive. In the event of failure to do so, the company promised to pay a sum of 6000 per month until the completion.


            Today is 30 Dec 2011 and the flat hand over has not happened yet. The real estate price has gone up 4 times in the area where the flat is, but the compensation amount remains 6000. Plus KPTCL charges have been increased as per the revised rates of 2011.

            Ultimately, my mother has had to pay the higher amount than what she would have to pay if the flat was handed over on time.

            This complaint is to take a strong action on the builder for the following reasons-

            - Even after 2 years on the agreed date of handover , the flat is still not ready
            - the compensation amount remains 6000 though the current rent in that area is 24000 for 3 BHK
            - there is no genuine response from Keppel - Purvankara despite regular follow-up from my mother
            - consistent harassment by keppel-purvankara finance dept and handover dept in event of asking the handover of the flat

              Dear sir

              I have booked one flatNo D305 with M/s Puravankara Projects Ltd in their Purva eternity in 2007 with a delivery date in the month of Nov 2009. I made full payment as per shedule of Nov 2009.

              I have the following complaints

              1, Till date I have not received the flat
              2, No completion date is given by them after Nov 2009.
              3, They made one sided agreement with me.
              4, They have collected IRS 64000/- from me for the delay of payment.
              5, I have not received the compensation so far for the delay from their side.

              Due to the delay in getting the above flat I have heavy financial lose, mental difficulties and affected my children's education. My hard yearned money blocked for a long time with out interest.
              As I am working in Oman when ever I come to India I have to stay with hotel or depend on relatives. Also I put my daughter in hostel in India for her studies and not able to take care of her as my family also is in abroad.

              I request you to use your Good office to inerfere in this matter.

                Sir, I have booked and paid all the money for an apartment in Puravankara Eternity, Kakkanad, Eranakulam . The project is suppose to finish by 2009 end. But now ( mid 2011) the construction is still going on. Puravankara promised to pay a project delay and rent compensation in the contract and so far no paisa has been paid. I have encourage all the similar affected people to sign in with Google Purva Eternity group

                Very unprofessional from such a reputed builder like purvankara.
                All the money has been locked up in this project and no body evr bothers to give a proper update on the completion date of the project.

                It is high time that the customers form a group and make a legal move against the builders.

                  Mr.Ravi Puravankara, Founder & CMD,

                  With due respect to you, I as a customer, who has a great desire to buy a 1180 Sq Ft flat in your Provident Welworth City – Bangalore, regret to put forward my grievance, which please consider and render your valuable justice.

                  Having got attracted with your basic price Rs.1900/- per Sq Ft advertising strategy for buying a flat in your Provident Housing Limited project (Provident Welworth City), I was in communication with your Sales Executive Mr.Lokesh since a fortnight back onwards and I desired my interest to buy one 3 BHK flat of 1180 Sq Ft size, provided if there is space for negotiation on your advertised price tag of Rs.1900/- per Sq Ft. To this Mr.Lokesh spontaneously assured that the rate is negotiable & requested me to visit your project site & office personally thereby he along with his AGM shall do the needful on the final pricing of the flat. Accordingly, I took off from my busy work schedule & with prior intimation to Mr.Lokesh I exclusively planned & visited your office on 15/1/2011 in the afternoon hours & visited your project site along with your Mr.Lokesh.

                  During the site visit, I was given the first shock by your Mr.Lokesh that too surreptitiously informing me that there are NO 1180 Sq Ft flats available, as all of them are booked to the best of his knowledge. I was not able to digest the shocking statement made by your Mr.Lokesh as it was only confirming he going back from his commitment. I questioned Mr.Lokesh – What am I here for? Why have you requested me to come all the way from Mumbai – Bangalore? Have you called me to face insult & disappointment? Am I to understand your Company is taking loyal customer for granted? Reacting to my questions put, your Mr.Lokesh owing to his guilt further assured me at the site itself that he feels 2 or 3 flats of 1180 Sq Ft size may be available in one of the block which location also was shown to me & promised me that he shall let me know the exact number of flats available status latest by evening (i.e.15/1/2011) and silently handed over to me a leaflet & pricing details of 845 Sq Ft & 1075 Sq Ft flats with basic price starting from Rs.1884/- per Sq Ft to Rs.2071/- per Sq Ft, and to which I responded to Mr.Lokesh that these are irrelevant to me & requested him to stick to his commitment on basic pricing assured to me. Once again Mr.Lokesh assured to me that he and his AGM shall do the needful to my satisfaction and hence I need not worry.

                  Later in the evening Mr.Lokesh called me on my mobile & confirmed that 3 flats of 1180 Sq Ft in 4th, 5th, & 6th floors are available & mutually it was agreed to allot the 1180 Sq Ft flat in the 5th floor of your block which plinth is yet to be started & was viewed by me too during site visit. Simultaneously Mr.Lokesh also requested me to visit his office tomorrow (i.e.16/1/2011) & meet his AGM to finalize the flat deal.

                  I too made a humble request to Mr.Lokesh that, firstly, he very transparently discusses with his AGM on my final basic pricing which he assured to me & confirm the same to me tomorrow (16/1/2011) – which will make a clear sense o[censored]nderstanding of your transparency towards sticking to your commitment, thereby making me confident to have a fruitful & meaningful meeting with your AGM & smoothly close the deal. Mr.Lokesh assured to do so & call me back with confirmation tomorrow.

                  On 16/1/2011, Mr.Lokesh at 10:21am called me on my mobile only to know as to when I plan to visit his office and meet his AGM. I recapped to Mr.Lokesh our last evenings discussion on your transparency & once again requested him to be transparent & crystal clear on the final basic pricing to be offered to me & only then let us have a fruitful & meaningful meeting with your AGM. Though Mr.Lokesh stated that he has already discussed my issue with his AGM, he further stated that he shall discuss with him once again & confirm the final basic pricing & call me back. Isn’t it ridiculous? & also lacks total transparency.
                  Now on 17/1/2011, Mr.Lokesh at 11:05am called me on my mobile only to inform me that his AGM is awaiting to meet me in his office & checked with me as to When & What time I shall be coming to your office. Mr.Lokesh didn’t mention a bit on my clarifications sought on the final basic pricing issue. By now it was also very evident to make me feel that I am being taken for granted by your management & that my patience is also being tested. This attitude of your Company was just not acceptable to me at all & I spontaneously remarked to Mr.Lokesh that your Company lacks transparency & I smell something fishy about your company’s dealings & it also confirms that your Company is working very unprofessionally. As usual, Mr.Lokesh requested me that he shall get back to me in 10 minutes with positive answer after co-ordination with his AGM.

                  Now on 17/1/2011, Mr.Lokesh at 11:20am as promised once again called me on my mobile, but this time he directly put me on to his AGM & requested me to speak to him. I heard a voice, I am AGM speaking , What can I do for you Mr.Ravikumar? I first asked him to introduce himself with his name, so that I am aware I am speaking to Mr.X the AGM of your Company. Only then he revealed his name and spoke I am Venkat AGM speaking. I spoke to Mr.Venkat that, I believe you are continuously appraised by Mr.Lokesh on my core issue which is crystal clear & that I am awaiting a positive answer from your end as confirmed to me by Mr.Lokesh. Mr.Venkat, pretending to be unaware of my core subject referred herein, he spoke that, Yes I am told by Mr.Lokesh that you are interested in buying a 1180 Sq Ft flat in our project. I spoke that, Yes this was decided by me when I was in Mumbai and was in communication with your Mr.Lokesh & was lured by him to come to Bangalore & to negotiate further on your advertised basic price tag of Rs.1900/- per Sq Ft. Mr.Venkat (Very Ruthlessly Beating Behind The Bush) told me that, first of all we do not have any flats in 1180 Sq Ft size, as almost all of these are sold out and these 2-3 flats which we have are management quota & out of which we are offering you one in the 5th floor & it will approximately cost you total Rs.33 Lacs. I spoke to Mr.Venkat that, I do not want your vague reply, kindly let me know the basic price per Sq Ft of the flat that you have worked out. Mr.Venkat replied with a pause, the basic price is Rs.2356/- per Sq Ft (approx.) {What a sudden shock was given to me by his this unrealistic basic price – which basic price I could never even imagine} I spoke to Mr.Venkat that, Are you taking me for a ride & compelling me not to buy the flat in your project. Mr.Venkat spoke that, it is your choice whether you want to buy or not, but this is the rate & he also further confirmed that this rate has been approved and finalized by our MD Mr.Ravi Puravankara. I replied to Mr.Venkat that, this only amounts to “breach of promise & deceiving” by your Company to its loyal customer, who has been“ lured” by your advertised basic price tag of Rs.1900/-per Sq Ft & on which space for negotiation was assured by your Mr.Lokesh in co-ordination with you and accordingly requested me to come personally from Mumbai – Bangalore & visit the site and finalize the deal to my satisfaction. Now Mr.Venkat tells me that, why don’t I go for 845 Sq Ft or 1075 Sq Ft flat as they are available in plenty & which he can offer @ Rs.1850/- per Sq Ft onwards > {Please Note:- Here plenty of flats are available that too with a huge difference in basic price in comparison to 1180 Sq Ft flat – Isn’t it illogical & suspicious?}
                  I told Mr.Venkat that these sizes does not interest me at all & this was made very clear to Mr.Lokesh too before I left from Mumbai – Bangalore and confirmed to him that I am only interested to buy 1180 Sq Ft flat in your project – Had you informed me earlier itself before my leaving from Mumbai – Bangalore that you do not have 1180 Sq Ft flat, then I would have not ventured at all. But now it clearly confirms that you & your Company are working with unethical business practices, that too without showing any care to its loyal customer. Mr.Venkat expressing his arrogance boasted that our project is hot cake & our selling strategies adopted does not compels us to persuade or convince any one to buy as we have many customers in queue to buy flat in our project & concluded asking me to decide & get back. – Isn’t it Shameful & Disgraceful of your Company?

                  Today, People are seen as assets of any organization – The Strength of any organization is it’s people at all level. Organizations which have “RIGHT MAN IN THE RIGHT JOB” are sure to grow towards achieving the company’s objectives.

                  Mr.Venkat with his uncouthness holding senior position in your company, has made it clear that your company’s value for customers is “ZERO”. Even your vision, mission everything goes for a toss & is baseless with such people misusing their powers towards shouldering their responsibilities in your company.

                  I kindly request you to look in the matter under correspondence, in the interest of your company’s growth & most importantly towards “Customer Satisfaction”.

                  Square foot Properties — trust the truth

                  hi am Akkansha, square foot builders are the ones i bought my flat through , having the added benefits that they provided like the furniture the home insurance . made my life easier. No doubt that no business will run in a loss they would have added the amount in the total price of the building1 how ever it was worth it! the insurance was from oriental bank rather than IDBI bank i got the loan from .. however how does it matter as long as i got what i was promised.. i wanted to buy a flat a long time ago however square foot properties got the things right. i had left it to square foot to handle all. it was not a sail through but at the end work was done.
                  Dear Mr. Ravi Kumar... I am not agree with you. Its very clear in their cost sheet that as per layout and sizes prices varies ex- Rs x/sft for 845 sft flat, Rs y/sft for 1075 sft flat and Rs z/sft for 1180 sft flat. I didn't finalize the flat in this project because I was looking for above 1600 sft area flat. Even I had a meeting with Mr Venkat in their office. He is a good gentlemen. After looking at your a longggggg letter I am surprised and highly disagree with you.

                  Also i would like to tell you that Mr. Venkat is a gentleman. i agree with you that he is little rude, but after meeting with him for 2-3 time i came to know that he is very helpful & gentleman.

                  I had few glitches with the CRM team, but Mr. Venkat and Mr. Chetan (my Sales executive) took care of that.

                  After reading about your experience, I must say that I empathize with you. I have recently started looking for flats in Bangalore and trust me, it is only by good fortune that you will find a dealer/ developer staff who is clear and truthful in their communication. Unless as a buyer we are clear and curt in our communication these guys will take us for a ride. I was planning to visit Provident Welworth to buy a 3BHK, and thanks to your review, I will be extra careful in dealing with their staff, and hope that my experience is not as bad as yours.

                  Now, I want to say something to Mr. Srinivas and and Mr. Rajesh Bibhu (gentlemen who posted the above 2 comments). I think it is extremely unreasonable to discard someone's personal experience by saying that just because it did not happen with me, it cannot happen to anyone else. Have you never had a horrible experience at a restaurant, hotel, with your mobile service provider or any other service that you ever purchased in your life? If you have not, then my friends you are extremely lucky and if you have then you will agree that your bad experience was legitimate and reasonable and just because the other buyers of that service did not go through that experience does not in any way changes anything for you. Your grievance is your grievance and is valid. It should be addressed in a justified manner. In Mr. Ravi's story, the most painful thing is that he had travelled from Mumbai - B'lore just on what his sales contact Mr. Lokesh told him on the phone, and by reading his story it is evident that Mr. Lokesh was not upfront in telling him the truth which could've saved Mr. Ravi a lot of physical, mental and financial effort.

                  Mr. Ravi, I hope by now you found the property you were looking for and hope the Purvankara becomes aware that regardless of how much ever money they might be making, which reduces the value of single customer for them, in today's market conditions it does not long for any company to face the music. All enterprises should strive to serve their customers in the best manner, for the customer pays these developers through their nose.

                  I Booked flat in J3 block (wellworthcity) in August 2013 and later due to confusion with provident booking process, they offered me to go with J8 block. During booking, Provident confirmed me handing over will be in APRIL 2014 den I booked. But when I got agreement papers, In that papers it is mentioned that handing over (possession) will be JUNE 2014+6 months. That is exactly 2014.

                  When I called them to speak about this. They told me to cancel the booking. They are not thinking that they are losing there reputation in Bangalore.

                  I selected Provident (Purvankara) by thinking they are reputed builders & they are transparent.

                  But I'll not suggest Purvankara/Provident now.

                  This the way Provident is responding to Customers.

                  Guys agreement is written how ever they want and they are not ready to amend as they promised.
                  They will show buildings and they will promise June 2014+6 months grace period. But actually they dont know when they will get approvals. They make agreement in such way that customer cannot do anything for them. After grace period if they delay. They will pay around Rs 1000 per month for 40 lacs as intrest. Out of 2, 000 flats. Nothing has been handed over at right time till now. My Flat, they were suppose to hand over on April 30th 2014. April 24th when I called them. I came to know that it will take another one year or less than that even though building is ready in all respects.

                  In same project they handed over flats without registration also. For suggested me to wait or to cancel the booking after waiting for almost 1 year.
                  I own flat in J8 block. Dont for welworth or Provident. There response is very poor after paying money. It is not a good choice.

                  yet decided now new date for possession is around April-15 almost a year

                  I agree with all the above guys, yes there is good and there is bad experience with everyone, but I seriously suggest my friends and relatives with the friendly nature the guys have adapted these days is wonderful.

                  We had bought 2 nos. 2BHK at Provident Wellworth city from UAE. The handing over was delayed, however, we did not mind as the sellers in UAE were very courteous. As we are away it was difficult for us to go and take the handover. Moreover, handing over could only be taken after registration and they will take all the money before it. When we saw the flat we found many construction defects including rain water seepage from windows and floor tiles with hollow below which will be a problem after some years. Now when we had highlighted this to them for rectification they are citing that liability period is over and they will not do anything. We found modifications done by them in nearby flats earlier but they had not done for all.
                  Please be very careful in dealing or buying apartment from Provident in future.
                  I had booked a Flat in Provident Wellworth city, Made all the paymets well in advance, on the day of resignation we came to know the khata certificate issue for our flat was Wrong.
                  We have to scan all the DD to be issued will in advance(2 day before registration). The loan amount also has to be transferred through NEFT.
                  Provident staff will not check there documets.

                  Please go through all the documentation properly. There are builder and land owner properties available here. I have gone through land owner share. Mr. Jaheer is one guy who behaves more than builder though he is just a sales guy. These people are good only till paying the advance to them. Once after you pay them the money, all your tough time starts. They are not cooperative and and their response to queries is not very bad. I really had a very tough time with mr. Jaheer, who is their sales person And also with mr. Mohan rao. Very rude people. Pls ignore this apartment and go for some other good apartment.
                  My aunt recently bought an apartment in Thanisandra and was raving about it. She even convinced my husband to take a look and so we did. I have to admit, the team at the Provident Housing Limited is incredible. They walked us through everything we needed to know and also took us for the site visit. Well, now we are the owners of a brand new apartment

                    Plan sanction given to Puravankara Projects Ltd., in March 2007 by Town & Country Planning for "Swanlake Project" at 1.8 FSI for construction of 8 storey buildings, was suspended by the authorities in July 2007 until the company surrenders OSR and road area going into the plot to local panchayat. The suspension subsists even after 3 years. The company did not reveal this information to the prospective buyers when entering into agreements for sale and has been collecting monies on monthly basis. The Swanlakle project which was scheduled to be completed in April 2010 is still under construction and the Developer has postponed the expected time of completion to March 2011 or beyond. While this is the status, Puravankara has submitted a modified plan to increase the FSI to 2.5 for construction of additional floors. Town and Country Planning authorities have rejected the modified plan of the company in December 2009 and as on date (Sept 11,2010) no approval for the said plan has been given to the company as per the information obtained under the RTI Act. Yet, the company has gone ahead in constructing the 9th floor in certain blocks. Many of the buyers have paid over 75% of the cost of the housing apartment unit way back in January 2009 with no commensurate progress in work. Further, the money is stuck in a project which has no proper legal sanction. Many of the buyers have requested the company to refund the money. The company is quoting the agreement conditions by which the Developer has the right to charge penalty of 15% of the apartment cost. When the Developer has failed to fulfill his obligations, how can he cite a condition in an agreement for sale, which itself is entered into by giving misleading information. What are the remedies available to these hapeless buyers of Purva Swanlake Housing Project at OMR, Chennai

                    In India public are taken for a ride and they don't have guts to take these cheats head-on irrespective of the consequences. Without courage and conviction such builders (from Kerala I believe) will take the lifetime earnings of middle-class people income just like chit fund frauds happened during DMK rule during[protected].
                    The concerned authorities!! please take some action so that the middle income people are provided a roof over their head at the earliest.
                    Buyers can individually or collectively file petitions before National Consumer Disputes Redressal Commission, New Delhi demanding the refunds of the amounts paid already together wtih 24% interest from the date on which the delivery was due. Puravankara is a past master in cheating and will not take action to refund on its own. They have behaved in the same manner in Bangalore also.

                    Iam based in Dubai and one of the early investors in the project, obviously got carried away bt the name and the standing, Few days back I sent an email to Purawankara Office in Madras asking them what compensation they would offer to people like me who paid a much higher rate and thus lost about 8 lacs excluding the interest that would have accrued to me had I not invested. The reply was that they would give an amount of Rs 7000/- for 3 bedroom apartment investors. I immediately wrote back saying it is ridiculous.

                    I think we must take the matter up with the concerned authorities to seek remedial action and adequate compensation. If nothing happens, the matter should be taken to electronic media to expose these people who have no regard for the consumers.

                    I cant understand how they can go on launching new projects without completing a project and fulfilling the commitment made to comsumers.

                    Please don't go ahead and buy or even talk to them. I have booked a flat and waiting for the possession since the last two years. Absolutely ridiculous management, pathetic service to customers, and most importantly, just when the promised date of delivery is nearing, they send you a mail with a pdf attachment stating that they expect more delay in handing over the apartment.

                    My sincere suggestion to you would be not to venture here and have a remorse for the rest of your live.
                    Swanlake-Chennai:I have paid 5 instalments so far (july 2012) and only two more remain. I had good opinion about Puravankara earlier-which i now understand is totally a misplaced one. The delivery is suposedly by Setember 2012, which is next to impossible the way it is progressing. Further, the penalty for late delivery is peanut whereas if you are a defaulter you have to pay heavy penal interet-violative of Interest Act 1972. Principles of natural justice is not applicable to Puravankara. Further, defect liability period is quite a farce and they will just hand over if at all and vanish from the scene, i am sure come what may to the structural performance and other items. now I regret, but it appears too late. Another thing, they did not reveal the hidden cost at the time of purchase-Service Tax which is more than 12% now, i was under the impression this will be to their account until i came to know about it much later. Puravankara is no better than any other contractor who does not give value worth. I am really upset since i had paid more than 80% of the cost. plus registration cost is also there. There must be some honesty in dishonesty-but here this is total dishonesty. I pointed out the flaws in the contract agreement-but they conveniently did not reply. So you are now between devil and deepsea-very costly experience indeed. i have come to know all are cheats-heartless people. To take legal action-it will be a long drawn process-so better to get reconsiled to the situation. what to do-no option. Puravankara-be humane and try to make money by honest means.

                    The corrupt govt officials and the their political boss who are sold out to the business people are to be blamed. We the ordinary people don't have the resource to fight the corrupt system. We cannot blame the builders alone.In the present position only we have to join hands with the promoter and get our flats at the earliest possible.
                    PROJECT SWANLAKE on completion has come out really well, all this waiting has given good result, Feel happy about the project, Yes it was really painful, but suggest me one Developer where delay is not there, Delay is not with the developer, it is in the Admin system of various govt entites who are corrupt individuals irrespective of the role they play, why blame the developer for someone else fault.

                    Today I have also booked apartment in Provident Cosmo city, which has all the amenities away from the city and completed project is awesome on completion.

                      To the most casual newspaper reader, Puravankara’s splashy advertisements luring middle class buyers to invest in luxurious high-rise apartments is nothing new. Their most recent project in Chennai, the ambitious Swanlake Purva Apartments in Kelambakkam, has been in the lurch and has failed to meet its completion date of April 2010. With several hundred buyers in the doldrums due to the project still pending completion, Puravankara has a lot of questions to answer to its current and prospective buyers and is currently dodging a clear and direct response.

                      It all began in 2007, when Purvankara attracted a wave of buyers for their Swanlake Apartments, at an exorbitant price of nearly Rs.600 per square foot over its competitors who all are constructing on the famous Old Mahabalipuram Road (OMR) corridor

                      Construction began in full earnest but is currently under a stalemate. Because the plan approval given by Town and Country Planning Authority to Purvankara in March 2007 was suspended in July 2007 as Purvankara did not comply with the the Open Space Regulation (OSR) that stipulates a certain portion of the current land under construction to be handed over to the Mamallapuram town panchayat, in addition to land that is part of a planned 12 metre wide road.

                      “This vital piece of information was not made known to any of the buyers,” notes Mr.Venakatasubramanyan, president of the now active Purva Swanlake Buyers Association (PSBA). PSBA is a self-organised group of over 40 buyers that came together in February this year. They represent buyers who have stopped patiently waiting for their luck to turn and instead are probing into why there has been endless construction delays and failed promises from an otherwise established company that is known for successful construction projects in Bengaluru. They are also trying to not just hold Puravankara accountable but are also encouraging some of the more reticent buyers, many of them away abroad in other countries and unaware of Puravankara’s shenanigans to find out more about the issues at hand.

                      In March, PSBA found out through the Right to Information Act (RTI), that the approval obtained by Puravankarafor the construction was suspended by the relevant Town and Country Planning Authority , and also, more seriously, proactively failed to inform its buyers about the suspension of permission to construct. “This makes it a very serious act of omission on Puravankara’s part,” notes Mr.Venkatasubramanyan.

                      This issue is indeed “very serious” because it implies that all the sales agreements between the buyers and the company have effectively lost their sanctity in view of the suspension of approval by the Town and Country Planning Authority.

                      Furthermore, the original building plan was supposed to have a maximum of eight floors but Purvankara has undertaken construction of 9th floor in one of the buildings. “It is truly ironic that at a time when the company is still trying to secure permission to complete construction, it is going ahead and adding to its list of violations. And ultimately, all this will affect only the hapless buyers,” notes Mr.Ravi one of the buyers.

                      Also disturbingly, when buyers signed on to this project, they signed away many of their rights to negotiate such ethical transgressions on the company’s part, although there is plenty of legal violations Purvankara stands to be accused of, for failing to inform their buyers about the plan suspension.

                      The current manner in which Purvankara has openly scorned its buyers is evident that as markets and capital become increasingly fluid and unaccountable, they tend to protect only the powerful corporations. Many of the buyers have already paid between 75 to 90 percent of the payments towards the already overpriced investments but are yet are a long way off from being handed over the keys to their promised shiny apartments that are Chennai’s answer to the gated communities of the west.

                      More than five months behind schedule, the buyers stand to lose several lakhs of rupees each if Purvankara doesn’t get its act together and have a plan B of action to complete construction, which it right now clearly does not. Many buyers are hoping that this is still an aberration on Puravankara’s reputation in the industry and that it will get its act together and offer a revised and a reliable timeline for completion of the project. “We have already suffered considerable financial losses in all the protracted delays by Puravankara, not to mention the enormous emotional and mental agony,” note a number of buyers in response to how this has really impacted them. PSBA today represents a lot of buyers who are keen to not lose a bulk of their savings that they have sunk into these dream gated homes, enamoured by Puravankara’s colourful advertisements and tall storeys. Or is it more a case of tall stories?

                      Given that PSBA’s appeals to the company have been only met with plain denials and factless counter-accusations, all reasonably documented in the investigative history of this project, it remains to be seen whether buyers will get the keys to the completed apartments and be financially compensated for any of their losses, that are growing with each passing day.

                      Proactive Projects — Not issuing PF

                      Dear sir my self Amit Sinha was working with Proactive Projects. 607,Master Mind-IV, Royal Palm Complex, Mayur Nagar Aarey milk Colony, Goregaon (E). Mumbai-67 from sept.2007 to march 2009.I left the company on June 2009. Because sudeenly they stop my PF and salary without any reason. and then i come to know that the company not yet deposite our PF wich is deduct from salary to YOU. Whenever i asking for our PF no.,they are not giving to us, so i dont have even our PF number to claim. so i am requesting you to pls look-in-to-it.

                      Am an affected party and expect a company like Puravankara to clear their name, to do what is necessary to complete the swanlake project without further delays and to get the registration done to the buyers without any problem.

                      Puruvankara's wholy owned subsidiary group Provident Housing Ltd's first project in chennai is Cosmo City. They lured all the middle class buyers with attracted brouchures photos and other amenities - but now in real nothing has been delivered whichever is promised, Even they violated the DTCP approval plan in many cases.

                      * promised Driveways are converted in to car parking .. which affects the driving way and hindrance to other activities.
                      * Violated the pollution control board - not installing any solar panels.
                      * Pavered blocks road was shown in brochure and now they have laid tar roads across all blocks.
                      * Large saucer drains are built in the middle of the road open.
                      * Sold upto 1.85 lakhs per car parking - which as per law is not saleable.
                      * No gates installed and no permanent entrance laid yet, where the handover is done for 1000 units already.
                      * Children play area is just a name sake, which again is just put on the large sump, where three large pits which are easily openable.
                      * Heavy volts transformers are commenced at a stone throwaway distance from the children's play area.
                      * More than 300 car parks were sold so far above the DTCP approval diagram.
                      They have delayed the overall project like anything, and the units which are handed over to the owners so far is a 1.5 years delayed handover with no delay penalty.

                      Even one other project in chennai called Purvankara's Swanlake is more than 8 years old project, still not even a one flat handed over.

                      So please restrain from buying purvankara or any of their sister concern like provident housing. When they see a prospecting customer, they lie like anything to close the business, but you will become a victim like me. Just beware!!

                        - Does not give compensation for delay in projects (they give hundreds of reasons for not giving penalty) inspite of compensation clause in the CONTRACT - e.g Purva FountainSquare delayed by 1.5 years but compensation not given to all customers i know
                        - Charges 24% interest for delayed payments but gives 6% simple interest for full down payments made initially
                        - Makes and Gets One-Sided contract signed by customers

                        PF Ref No: 41262-51
                        I have submitted my PF form with all completed documents as on 17th March 2008 and still now there is no progress.
                        I went my self to check in the PF office as on 16th May 2008, that time the person who is handling that person on leave and my form also kept it like that. When i was there one more had taken my form and he checked and he told that you check your account with in 15days.

                        But 25 days over; but still no respose.

                        Please look into my form please pass it.
