Dear sir. Thanks for all the information you have posted.. this will prevent other people from falling prey to these cheat companies... I know the property market in Bhubaneswar is highly disorganized and full of fake documents, POA and lease agreements. People are paying money to builders without verifying land documents and accepting sale deed without checking whether the builder themselves are rightful owners of the land they are selling - or are they selling land only with power of attorney which can be cancelled at any time by the owner. In some cases property which is leased is again 'sold' to somebody with fake land documents.
The most important things to keep in mind before buying any property is always insist on complete verification of EC and other documents before paying any advance. If buyer is getting finance from PSU banks they insist on 30 years' EC but private banks ask for 13 years EC. In some cases it is found that even if 13 years documents are in order, there might have been some sale or mortgage in the 14th, 15th or previous year - in which case there will be dispute if the land is bought again. There may be cases in the court pending settlement which will not become known until it is bought by somebody. The best idea is to apply for finance in any PSU bank such as SBI or Union Bank of India. They have the competent legal advisors who will verify all the land documents before sanctioning loan. Private banks do not verify all the documents thoroughly and sanction loans at customer's risk.

Buyers are asked to pay some advance and pay the remaining amount during 'possession' and most people think that there is no risk in this because builder has committed to give all the documents. If the builder is saying they will buy the plot from the owner and sell it then in most cases this will be a long process and even after waiting for years the buyer may not get the documents. Most good builders already have the land in their possession before plotting and selling to customers.

Ethics Infrastructure is the 'GREATEST" fraud of bbsr. They do NOT have any plot - they have brought some fraud "power of attorney" from Darutheng village farmers. Many of my friends are victim of that builder - My friends are passing sleep-less nights to even get back their Booking amount ...Please keep highest distance from that Builder and that nayak - who is the head of all frauds. We wish these guys even don't get any place in hell, who are playing with our hard-earned money.

Can you guys please let me know about the genuineity of the Builders/Land they are selling.
Initial Investigation I made :

Check the land you are buying near Tomando, Gita College.
I had visited that site which is adjacent to Infocity -2, I liked it but later BDA declared that "the mouza is going to be taken over by BDA, and purchasers can buy at their own risk".
I cancelled my plans.

Ethics Infrastructure is the 'GREATEST" fraud of bbsr - I completely Agree with A.K. Mishra. They prepare ALL fraud documents and give it to customers... Many of their lands does not have ANY road to the plot and the power of attorney that they bring from the poor farmers of Darutheng village are also NOT legal and clear papers.
They show all papers in such a way, you feel like they have all clean papers... That Mr Nayak can be awarded as greatest cheater of the earth.I and my fiends have gone through mental trauma, while dealing with such a cheater... If you are lucky and you are planning to buy the plot, then you should give him ANY amount ONLY AFTER -
1. Plot boundry wall is done.
2. There is PROPER road to the plot.
3. Go to the original owner of the plot to check if they have really given power of attorney, Collect legal identification of the original plot owner.
4.Avoid any plot having joint ownership.
5. Take the original plot paper and collect all papers, collect EC, etc, ALL by yourself, rather than just checking the paper that the cheater has provided.
Please DONOT give ANY money before doing the above works - I know it requires a lot of effort to do the above, but I wish you donot pass through the mental torture that these cheaters give . Wish you all good luck and wish your hard earned money does not go in hand of these cheaters.

AREA-1800 SFT from M/s ELLENTY construction Pvt.Ltd. thereafter lodged a case at sub-registrar, BBSR for mutation bearing 1. OLR- 5576/2005 & 2) MUTATION: 10393/2005 both dtd. 25.10.05. but still as on date both the case were rejected and reported to be coming under settlement case. please institute an enquiry into the matter if the above plot is coming under BDA or not.

Dear all pls verify all the Documents and also ask for basic things like demarcation of each plot and road to reach the same plot.Do not believe any of these builders if some one is asking advance payment before showing the legal documents for verification.
Guys, you can go to this page maintained by Orissa Govt revenue dept (http://bhulekh.ori.nic.in/) and you may find all the details about the real owner of the plot etc.

i am in contact with this real estate since last 4 years.
in 2006 i had booked a plot near big bazar, patia, bhubaneswar
it was a 2400 sqft land and i had booked it by paying 50k
after 6-7 months of booking i visited the site, it was my 2nd visit, but i noticed the main gate is locked
then I contacted some local people and they said some cases have been fired against this plot so it is blocked now
i contacted subham and they said the same thing but my question to them was why you didn't inform us but their behaviour was not good to this question
after running so many times to their office finally they gave me a plot in rasulgarh
i was bit relaxed but my dream of getting land in patia didnt meet since after that prices became very high in those areas
now i am looking for a plot near infocity 2 but need to be careful after reading all the comments
my main concern is whom to believe if not subham then another one and what is the guaranteethey will not cheat
we are leaving in bangalore so its not possible for us visit the site regularly gather information etc

Can any one inform me about Sudarshan Estcon ?I am planning to buy 6 plots at Sudarshan Vihar near Gita medical College Tomando.They are saying i need to book 6 plot by paying 50% money and next year i can pay while registration.
It will be very helpful if some one contact me if they have already booked any plot or any one planned to purchase it.
It is always better to be connect together it it related to plot puchasing.
