Hi Folks,
Please be aware of Subham Estcon Pvt. Ltd., Bhubaneshwar builder.They advertise as the builder that delas with clean properties.

But the reality is far from that.this company clamis to have several projects in an around proposed Idco knowledge park or infocity-2.In reality if you check in www.bdabbsr.in the maps of southcity mouzas clearly show that the land in an around is marked for industrial purpose only.

They have a land in an around BIT college which is actually not with them.When you ask them why donot you show the original plot papers they say only when you book we will show them, It is actually after you book with them they will demand more money and after only 3-4 months they will register the land.It is in effect using your money they will buy the land or forge the land documents and register it in your name.Also most the land papers are only power of attorney which can be cancelled at any time by the issuer, thus making subsequent transactions invalid.They donot provide any facilities and they claim that they will provide the road which is distant possibility, forget about electricity and water...PLEASE DONOT BUY LAND FROM THEM IN AN AROUND BIT COLLEGE..i am a victim of it.

Another project at mendhasal grid is called chandan nagar which is only available in installment only.
That menas they don't have the land.They will only show you a map and allocate a ficticious plot in your name.IF you actually go to the site there is nothing there..only farm lands.They claim to have that inside South city but actually none of mendhasala area is in proposed south city.So conversion of land is very difficult.Please consider above points before buying a land from subham estcon ltd.

They have many offices but everbody is fooling around and their main office is at tankapani road, ravitalkies square with branch offices at jayadev vihar, b.j.b college and other places like cuttack and puri.

I have got some morw updates..

1) Some ppl wrote about Umamani Home Creation...Another fraud company..i have visited their site Chikun garden..they wil show a road and will say that land around these roads belong to them..but clearly ppl there have marked..THIS LAND IS NOT FOR SALE..when we asked the builder they say it is a family issue and they will remove the board..but alas after 6 months the board is still there..I pity those who bought on those assurance...They have purchased some land for which they will give you the documents is ACTUALLY near the nala(or water body) around 2 km from the road that they are showing..if you want more details write here and i will respond...

2) For Subham Estcon..Guys final CDP plan is delcared and is available on the BDA site.Yes mouza's adjacent to Info city-2 will be takend over by BDA..donot buy anything near infocity-2 as the plans are still being prepared..and meanwhile govt is allowing cheaters to cheat us...finally whoever is mighty will kepp his land...

3) There is good apartment project that i came across..One is near damana square called De Habitat..i have verified each and every document there and found to be in order...but the cost factor is very high which disallowed me..I will post about any such good projects...

4)Regarding mutation...whosoever is saying that you can get mutation done for your land..mind it bhubaneswar falls in settlement zone and hence tahasildar cannot grant your case..Only settlement will grant you ROR or patta.so no Mutation is possible in BBSR.

Yes, that true i also purchased the land from Sudarsahn eastcon but land is still not registered even i have paid 50% money but there is some one arthnabdhu jena, debasis sahoo, biswas and md(promod behera) .They all are saying false thing.Whenevr you ask for land registration, they are saying next month next month like this 2 years overs.Why orissa govt not looking into this.Why to waste our money and who will look ofter those builder.

DARSHANA TANK AND JITENDRA TANK BOTH ARE FROUD, THEY CAN ANYTHING DO FOR FINANCE, THIS TWO PEOPLE ARE GIVE FROUD DOCCUMENTS FOR LOAN. when you know darshana tank ([protected]) fraud documents no one can help you with the loan after doing frauds things for loans you people blame others, , , , given all fraud doc...also not ready to pay bank processing fees... first check you fraudness and then blame others...shreyas enterprises does not deal with fraud cases... be clear when you go to some other company...give you original doc...I heartly request to take strict action against this consumer wherin even after giving fraud doc ...they blame other company... also request to all consumer ...shreyas does not deal in fraud cases ...soo pls dont come to us when you have fraud doc ...and also we are not here to give free service calling person ...again and again we need to pay wherin we take all our duty charges ...if still genuine people come to us we are ready to help ...so first ask the consumer when they complaint abt the company ...whether they were right and yes if i get this coment again i will take strict action against it...

the builders are having no ethics in general. however, business has to go on . land will be purchased and sold . no stop to it. it is undoubtedly most profitable investment with the condition that your transaction is genuine. In my opinion, to investigate the genuininty of the land more difficult then kissing a girl who is bending backward. so, rather, get the information about the person you are dealing with, the seller/builder and their credentials/godwill . then take the step. Needless to say you will not find anything without any risk to invest. pray God.
I am a victim of cheater NALINI ESTATE OF BARAMUNDA, MANAS RANJAN MAHAPATRA ia a cheater, he took money 22 lakhs in the year 2008 & nither able to returning whole money nor able to registered the plot. Now as I am working in GULF my wife lob a case against the cheater to get around 10 lakh. Let me see. My dear friend DO NOT belive the person as he is also a cheater list in BBSR. Pl. do not buy or book any land from any builder for God sake. Better you buy land (BDA approved)from any private owner or part after throughly verified. 99.9% builders who deal with land are downright liers and frauds. Even then you want to be cheated then nobody can help you.If I write all about these buildes it will be a great book & episode.

Guys, Let me tell you these company are really not trust worthy not every one is wrong but lets not be full when spending so much money for a dream house/plot. We have good land in BBSR boundary walled, Ummani seems was cheating people showing the land belongs to them. How did we know about it as when two of our relatives were shown to the same plot. Since the owner of the plot my in law is a Senior bureaucrat they were warned against it. and now the show the side plots saying that they have sold it to my in laws. Lets not promotr these cheats in order to make Bhubaneswar a decent leaving place. Please do check all papers like EC (12 years buy sell details), BDA clearance, Patta ownership, registration (http://bhulekh.ori.nic.in/).

The biggest problem is also due to our lousy state government allowing such fraud and not easy access to public information . They do not even plan to come up with good projects where public can benefit from.

---Get the EC issued for upto last 30years or upto 1963 record which ever is well/good/can be done

---Do demand for the LEGAL HEIR CERTIFICATE of the Original owner in whose name the PATTA is...(it's the most important one)

---Do buy only when SALE deed is made

---Get cleared for the OLR receipt made by the OWNER/REAL ESTATE Company who ever the owner be

---Get the Dalil / sale deed no checked in Tehsil records

---Get Possession first then go for registration ...if not don't take any land by giving your true money to them either in booking nor in any type of transaction (this advance/token money is only meant for their salary/commission)

---Please contact/purchase only from members of CREDAI (association of real estates company)

---Ask for any declaration always demanding their involve as a party if any kind of mutation problem happen in future

---Lastly take advice of me after your CIVIL advocates denies

---Stay away from builders in Bhubaneswar if possible

I agree .. they are CHEATS .Do not buy from them .They show u a plot at one place and when they register, they register some other plot in your name.Please do not fall victim to them, they are cheating people.Some serious action needs to be taken against such FRAUD Companies.
