Hi RMathur,

Delays have been plaguing many real estate projects all over India. There are various factors to the delays. As the whole real estate sector was hit by a slump and is still recovering, I think you should tread the matter lightly. As you have booked the appartment in 2005, when the property rates were comparatively very low, even i[censored]nitech gives you your money back, it would be impossible to get a new apartment with the same amenities at that cost. I would rather suggest you to be patient. I am sure your apartment will be delivered to you soon, as Unitech has made it out of slump and is back in the full force to develop new and current projects. Unitech is a reputed company and will not cheat their customers.

The problem is, I needed the apartment to live for which 2 years was good enough, a month or two delay can still be managed, but 5 years is tool long a time. The interest on loan is endless because I have to keep paying from my pocket on one hand as interest and spend on the dwelling I currently live on the other. Bank needs their interest and payment every month and I have been paying for last 5 years now along with the spending on rents where I lived overseas, Unless Unitech arrives with Bank not to take any monthly EMI anymore till I get the possession there could be a small chance I could revert my decision, otherwise there is no way i would keep paying and keep losing more without a dwelling in my possession.

Because Unitech was a reputed builder that's exactly why I put full faith and paid 100% money as full and final payment in advance, believing a builder like Unitech would respect an honour customers like us who do encourage good businesses of integrity in India & who would build first class apartments. I also started paying interest to Bank from day one.

Yet when delays started happening Unitech did not act as top class builder at all and never came back with any solution that can mitigate pressures on custoemrs like me, specially to a customer who put 100% faith in the builder - and now 5 years down the line I have paid almost half the cost as interest to Bank + plus more than half the cost for living in rented accomodations overseas( original pr Rs43.00L for a 1600built up area ) No world class corporation would do such a thing to their loyal customers and that's why I tend to feel I am being made a victim of yet another brewing scam in India and wonder Unitech has als pulled a big scam in collusion with the Bank.

Every one now knows about recent scams that are rampant in India currently, Unitech MD is even in jail, besides Unitech has started to post losses in their books, so I am not sure how long the wait is going to be and how can Unitech come out of this mess to pay attention to customers like me.

That's why I want my money back and I can still buy a decent apartment for the price. I feel I can go to a builder where I don't have to pay any EMI till the apartment is ready. I feel I can also go to a builder who would be paying me back money every month till I get the possession of the apartment. I feel I can go to a builder who is making first class apartments like Unitech and I feel I can get at the price I've paid to Unitech ( may be at loss of some built up area but certainly no loss of carpet area )

Mr Devang I am not sure who you are and I appreciate your response & confidence building note but if you are from Unitech and not a salesman then I would expect some concrete solution from Unitech where I should not be asked to pay any more EMI till I get the dwelling in my hand; at the same time Unitech should pay me back the interest I have paid to Banks - ( similar to something that some other builders may be offering to attract new clients ), and ICICI Bank stops calculating interest for the delayed period to the possession time of the apartment.

Unless a concrete solution like this comes up from Unitech (and I expect it should be possible i[censored]nitech come out of recession or whatever that caused the delays and i[censored]nitech still wants to maintains its top class reputation), else I am needing my money back as soon as possible, at least then I can go for an alternative accommodation immediately there after.

I am in real estate business from a long time. And believe me. I have seen many projects delayed, and believe me, whatever is happening to you is not the worst. The longest delay I have seen has been a Project by India's no. one real estate developer. The project in Chennai has been delayed for 7 year and is still not completed. As you pointed out, Unitech Wireless is surely in trouble, but it is a separate entity altogether from Unitech Real Estate. Rather it is faith of people in Unitech real estate that is keeping the stock afloat. I am sure Unitech will not fail you in any case.

Unitech is a very sucky company. Do not trust them. Most of their properties get delayed, and it will take a couple of years more to get possession. I would suggest you get someone to approach consumer court in India.

Devang P is a Unitech employee so don't listen to him anyway.

I think Mr. me551ah has a certain grudge against Unitech for some reason. I myself am suffering from delays in one of the Unitech's project. As I am an investor in real estate, my money is stuck in the project. But having worked with Unitech for many years, along with a love-hate relationship, I have developed a certain amount of trust with Unitech. There have been many fluctuations in realty sector in past few years and every realty developer from big to small firms have suffered the consequences. Since Unitech is one of the strongest, I am sure they will get over this soon and deliver their promised properties. I would suggest you to be patient.

I agree with u as this has happen to me also > i also live abroad & paid full amount to Unitech Cascades at the beginninh, till now we are suffeerring to get an apartment. I think we should all get united & file a case against them for the recovery of money with 18% interest p.a.

I would suggest you not to start on an angry note here. Maturing of FD and delivery of matured amount takes a lot of paper work between the two channel partners. I am sure that is the only reason for the delay, in which case you should not get worked up. I would suggest you to take the matter in a light spirit.

Unitech Limited — UNUSUAL DELAY IN REFUND OF INTEREST AND MATURITY AMOUNT.

Our FDR's with Unitech Limited were UNUSUALLY DELAYED FOR REFUND OF INTEREST AND MATURITY AMOUNT i.e. six months FDR's were delayed for refund by over two months.

FDR'S in question are B047506, B035076, B038126, B038124, 1011826 1nd1011827. Repeated tele calls and emails have elicited no response. Perhaps they will listen to Consumer Court and or bad publicity like in this forum.

Unitech is into fixed deposits for more than 20-25 years. They have never let their investors down though there have been numerous ups and downs in the economy and sector. It is one of a rare company where intentions of promoters are pure. Have patience. At times delay happens due to technical problems. I am sure you will receive your matured FD's shortly.

Myself Sweta Roy is also suffering from the same problem. My maturity date has been over since October 2015. If the organisation is a fraud, IPC must be after them. So many steps are being taken against corruption, why this type of misdeeds are still happening? I want to get my amount back at any cost at the earliest

My Brother Nilesh Danayak applied for an UNIFD(details as below) on FEb 2011. So far, she has not received the FD certificate. The amount corresponding to the FD value was debited from her account(cheque details given below) on 16th Feb 2011.

There must have been some technical glitch at Unitech's end, which must have delayed the issue of the FD certificate. As there are various channel partners involved, the process must have takes a bit longer than you expected. I am sure Unitech will soon provide you with the appropriate FD certificate.

I am sure you must have missed the correspondence for renewal of the FD. And as for the amout not being credited, There must be some technical glitch. I am sure Unitech officials will take care of that. Do not panic for nothing. Unitech is the second largest reals estate firm in India and has a good reputation.Your money is safe in their hands.

My FD has also matured and I have sent the FD receipts. But the amount has not yet come. We are worried. I have been following it up through Integrated Enterprises. Why dont they give the amount on the date it matures as other banks and financial institutions????

Sometimes it takes time to prepare the paperwork involved in booking of a flat. As you have credited the amount, the paperwork will reach to you for sure. Just be patient.

I appreciate your vigilante approach towards the unauthorized work being done in the vicinity of your building. But don't you think that the mention of the company name Unitech is a little misleading. The mention makes it appear like you have a grievance against Unitech. You are unknowingly maligning the name of the second largest real estate developer in India. I kindly request you to rephrase the title.

The second largest developer is India seems to have been gone bankrupt and not responding to any customers that have paid them millions but have time to respond on Consumer Forum to petty complains ! Frauds and Cheats they scammed millions from us with NO liability till date.

Delay in Possession Unitech Horizon

Subject - T.D.S. on Interest Amount I have applied for 1 year fixed deposit in Unitech Fixed Deposit, when I deposited the amount that time they told me you will get this interest amount on this Fixed Deposits on maturity. Now when our Fixed Deposits are matured and they cut T.D.S. on Interest Amount of all Fixed Deposits Eventually company paid full Interest on one FD and cut T.D.S. amount on remaining Fixed Deposits' Interest. Now I want some help from you so I can get full interest on all Fixed Deposits.

According to Section 80C of the Income Tax Act, only the tax saving Fixed deposits for or above a tenure of 5 years is exempted from TDS. The interest generated on these fixed deposits is also taxable. As your fixed deposit with Unitech Fixed Deposit was for a period of 1 year they must have deducted the TDS on the interest. The FD on which you got full interest must have been a mistake by the company, but I am sure you want to keep that to yourself. Please get all your facts cleared and do some research yourself.

Real estate is a very dynamic sector. Huge Projects are subject to uncertainties and these project do get delayed. All the construction companies facing the same problem. Don't worry Unitech is a huge company and will deliver what they have promised.
Don't worry you will get the possession on time.

Delays are irrefutable situations in real estate sector and are faced by every other real estate developer. There are various factors that affect the schedule of a certain project. In case o[censored]nitech, which is the second largest real estate developer in India, I am sure they will comply with their extended committed dates. You should not worry so much.

as long as people like Robert Vadra are in real estate, the Govt. will never form a regualtory body . it is such a shock that for small investments like insurance, mutual funds and shares the govt have regulatory authority but where people invest thr life's savings, the Govt. has shown no interest in any such set up . Despite laps of nearly Six Months of maturity the company has not released the maturity amount. Follow up through emails and phone calls to FD department have no effect on the management of the company who have not even bothered to respond. Looking to the numerous complaints, it is time that the depositors should unite and take up the matter under RTI act.

Would you please change the headline? It is misleading and the company you are talking about here is the second largest real estate developer in India and I don't think they will tread matters like these lightly. There can also be a lawsuit fired against you for maligning the company's name. I would advice you to change the headline as soon as possible.

The very same incident was faced by my cousin in Delhi. We tend to be very judgemental on such grounds. We need to hear them out as my cousin did. They were really very patient and they solved everything out for them. I do not think they would run in for such huge risk. As for my cousin, he is happily living in his house and content with everything. We need to start being so rational and question out some more.

I have a house in delhi today courtesy Untilift. I loved their service and knowledge they imposed upon me. There is no need of any such PIL, ask them and reason out all your queries. Its just a phone call or a visit away.

Delays are irrefutable situations in real estate sector and are faced by every other real estate developer. There are various factors that affect the schedule of a certain project. In case o[censored]nitech, which is the second largest real estate developer in India, I am sure they will not cheat you and comply with their committed dates. As for the legal actions, I would advice you to tread patiently and communicate with the proper company official. I am sure that the delay being caused must be because of some technical glitch and can be overcome later. Just be patient and your dream home will come to you. After all, the customers and the company should understand each other to overcome such small hurdles.

Unitech Close North has been delayed by almost 4 years now. Their Marketing Department contacts ( Mickey Bansal and Doren) give evasive answer. I also went to the site today and all work has stopped, They have also relocated teh EWS block and it noe faces tower 10 and 11 which completely spoils the view from these towers. They are nnow saying there is a problem with laying the sewer line and it can take up to a year to resolve this. I want to reach out to other people who have flats in tower 10 and 11 in Unitech Close North - so that we can come together and put pressure on Unitech to

1) Arrange for funds so that the sewer line can be laid and possession can be given

2) Compensate us for this inordinate delay ( over and above what is mentioned in the agreement)

Legal actions would only aggregate the issue, possibilities are that the court can even stall the project thus making matter worse, it is always better to go personally and meet the authorities and clear doubts.Have faith and patience things will improve. All the best.

This kind of behavior from Unitech is unheard of. Are you sure that some kind of official agreement was made stating that the clubhouse will be handed over to the residents of Nirvana Country? If such an agreement is present, maybe Unitech is administrating the clubhouse in order to provide the residents with state-of-the-art facilities that they promised earlier. About the increased fees of clubhouse, well, costs are rising everywhere. I guess you should get in touch with proper officials at Unitech’s headquarters to sort out this complaint. Have faith in Unitech and I am sure they will get the problem sorted.

I am sure that the non receipt problems being faced by you all are due to the functional error of the courier company which is responsible for the delivery and not on the behalf o[censored]nitech Fixed Deposits. There can also be a possibility that the said document was returned and resent by Unitech Fixed Deposit, in which case, the delivery will be a delayed. I suggest that you be patient and the mentioned documents will reach to your doorstep for sure.

I have made three FD's two in name of Rajni Gupta UL/FD/B/023391 and 027820 and one in my name Rahul Gupta UL/FD/B/029835 and even after three months of maturing I havent got the cheques for redemption. Unitech is playing a game where they offer 11.5% but in reality if you see you will get only 9.5% equal to bank deposits so this is all a game by one of the supposedly high company. Even after 3 months of giving FD's now they say they have lost my FD's so in reality I am getting interest lower than banks in case I am lucky to get the cheques. Good Job UNITECH KEEP IT UP!!

1) We had filled an ECS form, but ECS facility not available with the company.
2) As of today the FDR maturity cheque has not been received, month and a half after maturity.
3) We sent the Original copy of the FDR certificate duely signed with revenue stamp affixed on the 9th of April 2011 to their Gurgaon office.
4) Unitech received the FD on the 14th of April, as confirmed by their official on a telephonic conversation.
5)Thrice in the last 15 days, they have confirmed that the cheque is ready and is going to be dispatched in a day. Personnel We have spoken to are, Mr. Prasun, Mr. Sumit, Mr. Arvind.
6) Most of their Phone numbers are inactive. They have disconnected the call several times during conversation, and no satisfactory reply has been received.
7) Mr. Vikas Verma (+91 [protected] )- Head FD department is not available on phone and is not present in office.
8) Mr. Kishore Suvarna (+91 [protected] )- Head western Region is not reachable.

This FD was taken up on HDFC securities’ recommendation.
They should stop recommending Unitech FD.

I have also made an investment of Rs. 1 lakh in Unitech FD bearing the number UL/FD/B/030361 which matured on 9th March, 2011. I recd my payment after 3 months on 29th May, 2011.
I made numerous calls to the Unitech FD Deptt but no positive reply was made to me. And thus there is loss of interest for 3 months.
Good Job being made by public company to fool the people and using the money for 15 months by paying interest of only 12 months.
I am also filing a complaint with SEBI and RBI as well as consumer forum on behalf of all such people who are being fooled by the malpractices o[censored]nitech Team.

Sometimes it takes more time than the usual to return the money in FD while closing it. As Unitech is not a bank, it is possible that sometimes they may take some more time for processing the closing procedure of a fixed deposit.

My FD of 3 lakhs has matured on 7th May 2011. I have received the interest cheque bur principle has not come. The does not pick up any phones listed on their form. I was told by bajaj capital that the company is re structuring and there is a delay in sending refund amounts and that I should receive in 10-12 days. But nothing has come so far. I will advise ppl not to invest in this company.

This FD for 1L was on my Dad name, who is retired. After numerous calls Unitech is not responding. They do not pick up the phone. Original FD has been submitted to their Head office via currier.

Basically this second largest RE company is fraud. Its high time that all people who are suffering spread the words so they do not get New Bakara. I am giving another 10 days if I do not see any positive reply, I will file complaint in SEBI.

In county where x Finance Minister is about to go in Tihar Jail, what we can expect from dummy company like Unitech.

Unitech if you are reading, rest assure in few days I am spreading words to stay away from your FD. I am opening one FB page and putting msg to all known financial websites that stay away from Unitech deposit.

Unitech is cheating investors by delaying the payment of maturity amount by about a month. They are sitting on the maturity amount and earning interest on the delayed period. Do not invest in Unitech FD's...very very risky

Yes this all complaints are true because of I have also invested Rs. 20000/- as FD with unitech. But after maturity (10.06.2011) already 1 month passed. but I have not received my principal amount. I have called to customer care but they tell me that My cheque is ready and i will get it within a 1 week. already 3 weeks passed by hearing this same answer. Nobody is tring to reply on emails also. I am surprised that how could they have got permission to even market any FD product from RBI/ government's end. I am planning to move to consumer court now.

So i have not given any written clearance to them for start any procedure for my fd against unitech

Suddenly on 14.12.14 mr. Ashok called me with my all fd details and informed me they have got the money from unitech against my complaint o[censored]nitech fd and now they transfer this fd amount to my a/c.

So first i strange and ask him how you got my fd amount i have not given any clearance to you people to take any action for my fd so he told me that once you raise the complaint then we are working on this. Now for get my fd amount i have to pay service charge 7802.00. And if i will not pay then i will not get my fd amount.

Hence i have not take it seriously and told him i can not trust on you. So he follow up with me every day and for getting my trust he gave me their office address and their client name with their cell no. Refer below

My name is V.C.Shrivastava and my wife name is meena shrivastava, Daughter Name Mansi Shrivastava & Son name Apoorv Shrivastava .We have deposited Rs:320000/- In 4 FD with UNITECH LTD on 14 Jan. 2013 towards FD for 3 years period which was matured on 14 Jan. 2016 with matured amount Rs;464695 for us.Though we have sent original FD receipt to UNITECH LTD on 07.01.2016, by Karvy Br.Rewa M.P.we have not received any payment till date and our main concern is this entire amount was supposed to utilize for ou Daughter Mearrage purpose.We are very much in need of this fund and we only depend on Company Law Board to help in getting our payments in time. what is the status of the company's application dated[protected] under section 74(2) of companies act 2013 before company law board, new delhi bench, new delhi.

FDR no. 1216471 Unitech fixed deposit under name Manoj. M which has already been expired on 26th April 2014.

With reference to the above subject, I have not yet received my FD amount after maturity date has already been passed. Its almost 28 months (2+ Years) past without principal or interest amount.

I am unsatisfied with the process as the time period has already crossed 30 months from date of order. I haven't heard anything so far.

Just to give you background, I had invested 150000 Rs with Unitech FD, which was due for maturity on[protected]. At the time of maturity, they had sent me a cheque only with interest amount and instructions to renew the FD (end 2013/early 2014). I was unable to take action due to travel and sent them a request for complete redemption in July, for which I have no response.

Later in 2015, after repeated reminders, they paid my principal, but no payment was made for the interest part.

My investment agent and me personally have tried to connect on their helpline and emails, and all our attempts were unanswered.

I need to get the interest component with interest for the 2 year delay immediately. UNITECH - PLEASE RESPOND.

With due respects to all deposit holders in this forum, please permit me to view my opinions on the matter. I am also one of the many aggrieved deposit holders o[censored]nitech Limited.

But I do not think posting the details in this forum will any way help us; Not that I am implying to convey the existence of any other assured way of getting our money back - but definitely not this forum.

First of all, we are not consumers o[censored]nitech Limited. We have not "purchased / bought" any products or services o[censored]nitech Limited. We are investors of the Company, who have deposited our hard earned money into the Company on our own free will and risks. The Company will have ample "small prints" and disclaimers in the Fixed Deposits Acceptance forms, which most o[censored]s (including myself) would have not have read. (Even if we had read those terms and conditions, it would not have conveyed any meaning to us, due to its legal jargons and terms).

The only way to lodge our Complaints is with the Ministry of Corporate Affairs (MCA Website). There is an online e-filing of Complaints facility available in MCA Website.

Fill up the e-form and submit to MCA. It will provide a SR (Service Request) Reference number. But that is the end of it. I am not guaranteeing that MCA will take immediate action on such complaints and arrange for speedy repayment of the moneys due to the FD holders.

But that being the only legal recourse to aggrieved investors, I am requesting all of you to lodge your complaints in the above web site.

I had invested Rs 39, 000/- in Fixed Deposit which is already matured on 29th August 2016. When I tried to submit the original FDR through my colleague located at Gurgaon, he understands that the FD section of the company is shifted and asked for the new address where to submit, no information is provided to my colleague.

Even for the last year one year i.e. for the FY 2015-16 and 2016 till maturity the interest warrants are also not received.

Considering the complaints I see in this site, I am afraid many of investors must have lost their hard core money.

Now since I am already retired and living only on such interest income, I would request the concerned officials to look into the matter on top priority and release the maturity value together with outstanding interest immediately.

I am P Muralidhar of bangalore. My email address is [protected]@gmail.com. During Oct-Dec 2015, I had invested Rs.1, 80, 000 as FD for 3 years @ 12.5% interest with Unitech ltd. I did not get refund of principal or interest. I approached Consumer Forum. While the case was going on, I received a cheque for Rs.1, 00, 000/- as "out of court settlement" for which I was not a party. The consumer court gave decision in my favour for refund of balance principal and interest. There is no response. Later I read a newspaper report that a large number of depositors like me filed a criminal case against the company. The top officers of the company were put behind bars. The apex court appointed an amicus curie to collect the details of depositors as well as assets & liabilities of the company. I too furnished my details alongwith court order. No action taken. Shortly I will file execution proceedings. I am 69 years old and not in the best of health. I find it difficult to commute the distance between my residence & court. If any body has better advice, please give me.

Millions like you and me have had the same experience with Unitech. Just search the internet for all the scams Unitech is involved in all over the country. You'll be horrified!
I haven't had a single, positive interaction with any Unitech employee. All of them are masters at the art and craft of deceit. They stiffly deny any wrong-doing, refuse to listen to you, start accusing you instead and threatening to cancel your allotment, and continue billing you exhorbitant sums of money that are totally unjustified.
Whenever Unitech is caught in an illegal tangle, they blame the recession. When they want investments in their group of companies, then they boast about how well they are doing. They divert funds, they indulge in fraudulent practices. They have tremendous political clout (so if they 'have no money' how do they keep their godfathers happy?) which is probably why they get away with everything possible under the sun.
They're nothing but a bunch of scamsters!
Aggrieved Unitech buyers have formed groups (project-wise) in google groups and other buyers' forums (I personally think an umbrella organization englobing ALL aggrieved Unitech buyers should be formed. We should file a PIL and ask for cancellation of their licence to build or have anything to do with the construction industry. There's strength in numbers. Join up. Perhaps one day justice will prevail.

I completely agree with you. I too have purchased an apartment in Verve. I have no way to know what is the date the Comapny is ready to commit on the possession. There needs to be strict action against such attitude of big Companies who take the consumer for a ride. When the consumer delays a payment by a day, they have all rights to not even hand over the possession till all dues are paid with interest. The same rule should apply to these Companies when they have not been able to deliver to their commitments and pay the penalties to the similar or infact higher order. They should pay us for the interest we are paying on all the loans we took to pay them and also compensate @18% per month of the amount paid up by the consumer for the apartment.

Hope this forum is for real and the consumer complaints logged here are seen by some serious officer to take a strict action against these organizations.

The Construction Update of Verve on their website has a pdf file showing pictures of construction as in April 2010. I have no idea if any improvement has taken place in the last 4 months. Does anyone have an idea? I am also worried about the quality which may be affected by lack of funds Unitech is facing. Delays are an inevitable part of real estate sector. Every real estate developer is facing delays in the construction work. There are many factors that can affect the speed of construction. As all these construction works are interlinked, the smallest of delays can snowball in bigger delays. Still Unitech is a very reputed company and I am sure they keep these small delays are in check. But the real estate construction work is also very sensitive to other factors like inflation, recession etc. So I would suggest you to be patient. I am sure your home must be in possession already.

Has anyone visited the Habitat site recently? Is there any work going on or it is totally stopped?

THE REASON WHY THE COMPANY IS IRRESPONSIVE IS ON ACCOUNT OF ITS TECHNICAL ERRORS. They had a virus attack in their system which is why they have not attended to your emails. Stay calm, don’t blow it out of proportion

I approached them for the very same reasons. My money is safe in their hands and they are not scam.

I am also owner of a flat in Unitech Habitat. Does anybody has the latest pics or first hand knowledge of progress in construction work for towers.

Unitech has been as unprofessional as any third grade construction company regarding getting back to customers . I am an owner of flat in Unitech Habitat as well. Does anybody has any updates regarding the construction updates /pics ?

The delays are caused due to various unavoidable reasons like recession, labor crunch, material shortage, inflation etc. This is the story with every real estate project going on in India at this moment. Don’t worry Gaurav, as your money is in good hands. Unitech is the second largest real estate developer in India and has a certain market image to protect. I am sure they will not let you down.

Unitech have cheated all its customers who are paying millions for the flats and 12% interest to the banks for past 5 years with nothing to call their own ! I got a email from some one who has recently visited the Site, it seems that all work has stopped on site as contractors are not being paid. This person had paid stamp duty in april 2011 and did not get any other updates from Unitech since past 6 months and on visiting the site was shocked to see that its at a standstill while the company is asking payments from customers...seems like most of its customers are NRI's therefore no legal action has been taken yet.

Hey, a PIL is exactly what I've been waiting for! I posted a similar suggestion elsewhere on this site. I didn't know a group had already been formed of ALL aggrieved UNITECH housebuyers. Thanks. This is very valuable information indeed. Please post it on other websites (wherever you find complaints about Unitech. Believe me, there are loads and loads) and on all yahoo groups for Unitech aggrieved buyers. For example, you could try gurgaonscoop.com, noidascoop.com and a website called something 'floors' (I don't remember the exact name. floorspace, perhaps?).
Here's the comment I'd put up on this website:

Incidentally, the one amongst you who shouted in the lobby (well done!), was the fallout a positive one? I haven't had a single, positive interaction with any Unitech employee. All of them are masters at the art and craft of deceit. They stiffly deny any wrong-doing, refuse to listen to you, start accusing you instead and threatening to cancel your allotment, and continue billing you exhorbitant sums of money that are totally unjustified.
Whenever Unitech is caught in an illegal tangle, they blame the recession. When they want investments in their group of companies, then they boast about how well they are doing. Aggrieved Unitech buyers have formed groups (project-wise) in google . groups and other buyers' forums (I personally think an umbrella organization englobing ALL aggrieved Unitech buyers should be formed. We should file a PIL and ask for cancellation of their licence to build or have anything to do with the construction industry. There's strength in numbers. Join up. Perhaps one day justice will prevail.

I am a Unitech customer myself and I have no clue where all of this arose. I mean this is being blatantly blown out of proportion. Yea I do agree they were at a plateau stage for a while but so were other hundreds of other real estate companies…courtesy THE RECESSION.

Unitech and others went on a stand still on account of the declining rounds of the economy, on approaching them personally; my queries were well answered to and were also resolved. Good customer servicing skills I must say.

Unitech and all similar builders are "corporate thieves" who play on the emotions o[censored]nsuspecting investors who yearn for a house in the typical Indian scenario where a "roof on head" is key to social security and reckoning. Most of the time the sales begin when even necessary approvals and permissions are yet to be obtained from government agencies. These corporate mafias who start as government contractors bribe their way thru bureaucratic corridors to get away with legal murder.
The hapless victim who struggles thru banks and financial institutions and invests in these schemes to secure a house will end up crying most of the times and face a wall of deceit and misrepresentation. Poor construction, inadequate facilities, cheap materials. The list is endless. Very soon the dream crashes but no exit is there for the house owner. Money is blocked, banks need to be paid and the fine printed contract has no exit. Battery of lawyers and legal consultants play a pivotal role in keeping the hapless victim tied up.
To be fair all builders are like that but considering that UNITECH is the number 2 ranking builder in the country it has fallen to new lows. Height o[censored]nprofessional conduct in building standards and dealing with the customers...anybody listening???? Unitech is cheating its customers...help please.

Any constructions be it small or big, not necessary will be finished on time, minor hurdles leads to the project getting affected, but that doesn't mean that we press the panic button. It's true that they have missed the deadlines, but not to forget that they operate in the industry, which is just recovering from the recession, as far as the penalty on defaulting the payment goes it's a general practice by companies and I think you should have cleared the terms and conditions before signing. Unitech is the second largest real estate company in our country they won't take their customers for a ride. Have faith and patience.

Dear Unitech customers, there is no use waiting for others to join and make a large group to complain against Unictech. Each one o[censored]s can do it on our own and it does not cost a fortune. It may cost you anthing between 20 000 to 50 000 Rs depending on how good your lawyer is.

When many single complain come in against this builder then the court will have to take action too. I am also one of those misfortune buyers that invested in Unitech and paid the entire money up front, , but when I realized nothing is happening I knew that even one day they start buiding it is going to take many years to complete the project. So i filed my complain against them.

They lure you in many ways:

1) Super Area. You never know what would be your super area or carpet area before you get the posession and then it is too late. They will come up with something or the other to charge you more for the super area and that means you are paying for the area that you are not using.

2) Premium location: They charge you for the location that you had to get it anyway. For example there are only 4 flat in each floor and all of them are a corner flat. So they charge you extra if you wish to get a corner flat, just think of it.

3) Payment of Rs 5 in per sqy in case of delay. Imagine how much money they get when they just put the money in the bank of fixed deposit. If they pay you Rs 10 000 a month they will receive minimum Rs 50 000 from the bank interest, so why should they finish the project??? And they will never pay you that Rs 5 either, you get the message that at the time of possession they will calculate it, so most probably they increase the super area instead of paying you a dime.

4) While most builders use almost 20 to 25 percent as super area, Unitech is the master of all, so if you just calculate the size of your carpet area by checking your map, you will find out that almost 40 percent may be a part of your wasted super area.

This is an advise to all the new home buyers no matter whom you buy it from.

a) check that all the papers are in order and all the permissions are given before you commit yourself. It is worth paying few thousand to the lawyer to check it for you.

b) find out exactly how much is your super area, parking area, balcony, and specially your carpet area. This is what we usually are intereted to pay for Carpet Area. If you know in advance then you will not be shock when you buy a 2000 sqf of flat and you only get 1100 sqf of carpet area.

c) make sure what they pay in compensation for delay. Instead of Rs 5 which is nothing ask for 10% interest rate or more from the day you signed up for the project.

d) Just get a lawer to check the contract and lock all the loop holes. These builders are very smart in writting many pages of information so that we get confuse and in the end we feel as if everything is covered up to our interest.

e) If you care please forward these information to everyone you know so that others should not be lure. And when this happen they have to come with our laws and regulation if they want to sell something in this market.

As the actual construction works in any real estate projects are sub-contracted to different other companies, some delays on their part can result in big delays in overall project. As all these construction works are interlinked, the smallest of delays can snowball in bigger delays. Still Unitech is a very reputed company and I am sure they keep these small delays are in check. But the real estate construction work is also very sensitive to other factors like inflation, recession etc. So I would suggest you to be patient. I am sure your home must be in possession already.

I am also riding the same boat as most of you guys, i booked a flat in UNITECH CASCADES, greater noida in 2006 AND still the apartment is no where near completion.Despite the fact that they have taken 95% of the payment.I was wondering if there are fellow UNITECH CASCADES owners who can combine and take legal recourse against the builder.
Please contact me if you are a flat owner and want to take legal action against the builder.
