Part one

Masood hasan:

You never learn your lesson do you?

First you hired a lawyer to stop the whats app group that buyers had started to communicate and try to solve the numerous problems you created for us. Now, again you have tried to scare buyers from speaking out and telling the truth?

Again you have bribed police officers and told them to call buyers and threaten them?

You criminals (Masood hasan, saurabh pandey and company) will all be in a prison soon.

You saw what happened when the panchayat official demolished the properties that you illegally constructed.

Now watch what happens when the rest of authorities come after you.

We are aware that masood hasan has been disqualified as the director of countryside realtors since 2014. Since then he continues to advertise, sell, and sign on documents related to properties built by the company.

In addition:

• we are fully aware that they have bribed police officers at the shankarpally police station in the mokila area. Those crooked police officers are calling buyers and threatening them to remain silent about these issues.

• masood hasan has been disqualified as the director of countryside realtors since 2014. Therefore he is not legally allowed to be involved with the company in any way. So his continuous involvement with the company is illegal and for that he will be reported and prosecuted.

• the construction of villas at the westend greens location is illegal since they have not received the completion certificate from hmda to this day.

• masood hasan and saurabh pandey have tried on numerous occasions to extort extra money from buyers for extra sft, gst, registration costs etc.

All of this is being reported by us buyers to the:

• ministry of corporate affairs (Mca)
• registrar of companies in hyderabad (Roc)
• national company law tribunal (Nclt)
• hyderabad metropolitan development authority (Hmda)
• cyberabad police department
• tax authority of telangana

Everything that masood hasan has done since 2014 is illegal and now that the authorities are finally coming after him, he is desperate and trying to save himself by discrediting the buyers who have revealed the truth about him. The attached documents have been obtained directly from the authorities and all one hundred percent accurate.

Part two

Email sent to the actual director of countryside realtors:

I think masood hasan has kept you in the dark for years. Are you a silent partner? Meaning, he does the active work and you only sign on the documents?

In any case, these are the illegal activities he has engaged in with us buyers for years now:

1) he will not allow us to do an inspection and measurement of our villas, prior to the handover. We want to do this to ensure that the villas were built properly according to what was on the agreement of sale (Aos) and that the sft matches what was on the aos.

2) once the handover happens, and then we get an inspection report, masood refuses to fix any of the deficiencies. The villas are essentially uninhabitable and we have to pay out of pocket to fix the deficiencies.

3) masood will not provide us with the original documents. For example we need the original sale deed of the plot from countryside realtors.

4) masood promises in writing that he will pay the registration cost of the villa. But at the time of registration he demands that we pay that cost.

5) masood will not provide an noc to us so that we can sell the villa.

6) masood will try and prevent us from selling the villas. Unless we pay him extortion money.

7) masood will turn off the water and electricity and/or completely cut off the water or electricity in an attempt to extort money from us.

8) if we do not pay him extra extortion money, masood has blocked our entry to the property or to our villas.

9) masood has made it a habit to ask for extra amount of money for extra sft (That he never built), gst or registration. If we refused to pay this, he will not give the handover. We are also not allowed to measure the villa to see if any actual extra sft was built.

Simha, there are many other complaints, such as a long list of amenities he has promised in the annexures, that have never been built, and most likely will never be built.

Amenities he has promised in writing include: garden, play area for kids, badminton court, gym, indoor games, swimming pool and a hall.

None of this has been built and none of this will ever be built by masood, but he has taken money for amenities from all o[censored]s buyers.

Also has masood informed you about the lawsuits filed against countryside realtors? There are lawsuits in hyderabad and in delhi. Masood has bribed the lawyers who filed the suits against him. As a result the lawyers have taken unnecessary adjournments and those lawyers have also purposely lost important incriminating documents.

Also:

Masood hasan has been disqualified as the director of countryside realtors since 2014. Therefore he is not legally allowed to be involved with the company in any way. So his continuous involvement with the company is illegal and for that he will be reported and prosecuted.

After 2014 he has been actively involved in countryside realtors, making sales, signing documents even after he was formally disqualified as the director by the ministry of corporate affairs (Mca).

Under the right to informations act (Rti act) answers we have discovered that

"as per companies act, 2013 the director mr. Masood ul hasan md cannot be acted as director up to[protected] for any company until any instructions/directions/orders received from the court"

Therefore if masood is claiming in court that he is the director of countryside realtors then he can be prosecuted, as he is essentially committing perjury.

Masood has no legal authority to run westend greens/countryside realtors anymore. He can not accept payment, deny services, deny entry or anything related to westend greens/countryside realtors.
