I had booked a 2000sq feet plot at Roha with expat group in Sept 2010. I have made all payments except the final one since they had not fulfilled obligations. 3 of my friends had also booked adjacent plots. Since past many years we have just had assurances but no movement. recently I heard that a cheating case has been registered against expat group. What would be the way forward to get my money back?

We had invested in 2 Properties at Vida2, Goa in year 2016. In year 2017 had planned to cancel the booking as there was a change in the project layout and also the project was lingering. In year 2018 Met their managers and seniors at the Mumbai kohinoor city office and after a couple of meetings about the same and somehow they convinced me that everything is in place and the project would start and would complete with a six-month delay from the original date of delivery. They gave me an offer to pay an upfront payment and convinced me and accordingly we paid 30 lacs in total. Visited goa many a time at my own cost to see the project and seen that it was still a big empty ground and visited their kohinoor city mumbai office in year 2019 and 1st quarter of yr 2020 many a time but no one wanted to meet me and were refusing to meet me and i used to spend hours at their office. Emails were also going unanswered. I was connected twice to their customer service who was lost and knew nothing about the progress of the property. Have written to them many times on the entire refund but they do not have the time to revert. Felt wery much cheated by this reputed organisation and now shocked to hear about their big scam by cheating investors like us. I am still waiting for them to revert with ur refund.

I have purchased a plot of 4 gunthas at Sparsh, karjat. Plot no- 55.
I have paid the full amount of 16.30 lac including the registration.
Expat has given me in writing that they will not be able to deliver the plot and they would be paying me the entire refund amount of 16.30 lac by April 2020.
I have been following up with Wilson Macwan
(Sales executive), Berlyn Dsouza ( Customer relation manager) and Agnelo Periera ( vice -
President) for more than a year now. They have paid me 4 lac rupees after lots of calls and meetings.
But now it seems that they are not interested to make any further payment.
They are just pulling time.
I just want my money back.
I would request all those who are in similar problem to contact me for further action.

I have booked a land in Expat Wood Project at Mangaon and i have not received any update on this project. I have sent many mails to suchita.[protected]@expat-group.com and [protected]@expat-group.com and i have not received any response. I tried contacting numbers given to me and no one is taking my call

I Have decided to cancel this booking. Please cancel my booking and return the complete amount i paid.

I have been trying to reach ANYBODY in the EXPAT office including my RM but no success. either the phones are switched off or the number is changed, It very frustrating and now I am anxious to know what is the problem. My property was fully paid for and now I am expecting possession. WHY this silence from EXPAT end. Is there something I should know.
I have fully paid up for the LAVANIA project.

Expat promised to provide the plot even after paying our money is gone n plot also

We in group of 3 members, initiated investment in land near Purandar, Pune in Grand Project.. we have paid advance of Rs 2 lacs each in December 2016, we used to get information that project is getting delayed due to some registration issues, however will resume back, after several follow-ups till oct'2018 we had just got emails and requested on various details to provide, however no resolution is given so far.

we had followup in Pune office but it seems its closed now, main office is in Bangalore and no one updated on status and or either the refund of the amount.

25 Cents Plot paid in full instalments . No Legal government documents and hand over of the plot till date ..

Booking ID B1404886 and Customer ID: C1323990 . I have following up with your team for more then a year but didn’t get any concrete details about the update in the project as most the executive were clueless and the other had left the company which is such a shame on the company profile .

Today writing this email and expect some first hand information on my investment.

We have an agreement that we will get this land in 6 Years and Agreement done on 10.02.2015.
But till date we haven't recd. i have visited your Bangalore office in the year 2019 but no result.
After that my Brother Mr. V. Prem Sai Sharma has visited your Mumbai office but no result.

Therefore request you to please give my money back, Rs. 350000 has been paid.
As per agreement you have to pay back with interest.

I was informed that the plots will be handed over in August 2019... Till now no news...The Co. Now is hiding and there is no communication.
Paradise City ...Kalne Sasoli. No updates... Not even a single email/phone answered past 1 yr.

I have invested in harmony for 2 plots of 50 cents each and in springfield 11.. 1plot of 25 cents and have only the token payment agreement with me. I have been promised every time i make an inquiry regarding the status but till date nothing tangible. Now on the pretext of covid 19 they have a so called valid excuse. Mumbai mirror dated 08 october 2020 states that eow of the mumbai police have registered an fir against the 9 directors of expat properties.

I have invested in sundew haven1 rowa with expat properties in june 2010. We made 84% (9.89 lac) of the payment of the project within a year by jan 2012 and were promise for registration of the land within 18 months balance was to be collected on registration of the project. From that time we have following as after several email we use to get reply the registration process with soon start. Until 2018 where we were informed project has been cancelled and we can swap for the project. We started discussion for swap. We were promise the interest due on payment collected will be considered but after several follow up no information was given how much is the amount is due in total with interest and later the email discussion for swap or refund also was not responded. Now we have been following but with no response. Finally it time for legal battle to get back our legitimate and hard earned money. I hope the relevant authorities will take note of this. My several friend has also invested with expat on this project.

I'm loyal customer of Expat since 2012, where they promised to handover the saswad project by Jan 2018- in spite of various remainders there is no response from the team.

I have invested in Beulah project, after lot of follow up, i received an update in 2019 saying they have changed the option which we was promised during the booking time, now nobody is bothered to reply or give any updates when i have asked why the option were changed was there any intimation given to the investor before the change of option was given.

We did a group booking as a family and invested in Expat - CREST Project at Bagepalli -Karnataka since 2014. Totally we have booked 6 plots. Expat promised handover of our plots with a tenure of 3 years for land development i.e. by 2017. They kept on extended time frame without any update to us. Last email reply form them was during June 2019, promising again registration towards end of 2019. After which there...

Hi, we have invested in the two above projects ie beulah (Chandrapura) karnataka and pleasant ville tn, 8 years back, they promised to handover the project in 5 years but it's 8 years now and even after repeated emails and phone calls there is no response whatsoever. And even if someone answer the phone (Bombay br. Or bangalore br. Or pune br.) they have no clue about the projects. Expat property pvt ltd have the worst after sale service.

I have cancelled my booking in harmony-771 long back in 2017 and the company owed me refunds for the same. The 1st part of the refund was done after 50 follow ups and l now i have to wait for 3 long years for the 2nd installment. The top management is least bothered to respond to the emails or calls.

The only thing they give you is lies and false assurance.

Their current employees are telling me that i should forget about the money invested as there will be no more refunds because the company doesnt have money.

The treatmemt i have been receiving from this fraud company is beyond imagination. If they are doing this to one of their ex-employees, i wonder whats the state of a normal buyer.

The only way to get your money back is by going legal.
