I have invested in shubh phase 2 project (Shubh ll - b1307799) of expat. They had promised the delivery of the plot 2 years back. Now they aren’t replying to emails. I have been asking for allocating the plot or returning my money back. They have just started ignoring all my calls now. It’s a case fraud and cheating.

I have invested in sumruddhi nagothane project with expat properties.

The sales man was vikas who left the company. After that i was following with your dubai office with ravi rajan but did not receive any response.

I was chasing with him via email, whatsup & call but no luck.

I want company should return my money with interest as per the agreement.

I have invested in several projects with expat properties in dubai. To name a few - expat harmony-goa; expat serenity-dharapuri, expat vismaya-tuticorin; expat garv-raigad; expat celestyn-shoolagiri.
As per the company rules, i have invested 70% upfront. The registration was in progress. Now, under the pretext of covid, the entire dubai office staff have escaped and are not reachable....

Now more than three years have passed you have not done anything on the registration o[censored]nit at hiranya - ii as promised by you in the tra. It is now amounting to fraud by your company. Kindly give us the true picture / facts. Cheating the customers by delay tactics and not responding to any correspondence amounts to fraud by your company. I have put my hard earned money through regular emis inspite of having a financial crunch. Hoping to receive a reply by 15th september 20, failing which i will have no other option but to come to your mumbai and bengaluru office and carry on agitation at your office.

It is kindly requested to post the latest developments on agreement of sale (Aos) of hiranya project units. I feel mental harassed for your non responsive act for last couple of years.

Its utter disappointment that i had to chase you for the registration, which is unethical and amount to fraud on your esteemed organization.

I had invested INR 15 lacs totally with an estimated return of INR 45 lacs in a project called Beulah that was promoted by one of their senior salespeople in 2011 and I believe that the project hasn't materialized. Having then approached them for a refund, only promises were made of alternate products, but nothing concrete was given.
Now completely unresponsive.
Kindly assist as I had made this investment for my children's education and now they are in university and I definitely need the monies

Expat properties — carnival project goa

We have invested in 1/2 acre plot under carnival project goa since 2015. As per payment schedule, have made all the payments but no update from the company about the status of the project or registration. People who were assigned as relationship manager has left & no one responds to the email sent. We have been trying to get an appointment to discuss about the registration process but it is only delayed

Why ther is a delay in handing of plots in harmony project 2 as there no news when it will you hand over as there is years delay...

I hav booked a plot in Lavaniya project near Saswad Pune in 2012, expat promised me that by 2015 plot will registration, by 2017 plot handover, till nothing has happen, ...

Hello team,

We saraf sudhir saraf and saraf bhushan sudhir have invested in your prject ruchita at villgae dhakne, mangaon, maharashtra. (customer id : c1003895;booking id : b1001488)
As per the agreement we completed our full & final payment according to given schedule (Last installment Feb 2016) & waited for any communication on property handover form your side.
Unfortunately, only after we initiated a communication after a long wait, we were informed that the said land parcel has been marked by midc and we may or may not be getting the hand over of the said property.
Post this information we were given many options to remain invested & rather were asked to invest further to get any sort of benefit from our earlier investment. None of your proposals have been good enough & whenever we went on into detailing of the so called products offered, it was clear that expat has a modus oparandi wherein, you make people invest in hypothetical products which you never intend to deliver. There was always an ambiguity about what we were asked to buy as an option to our earlier investment …….
It has been more than 46 months that we have completed our payment and not even once we got a call from expat re-assuring that our investment is safe.
Whatever communication we have had till date has been only after our insistence & persuasion
What kind of approach is this? It is very clear that expat has no intentions of delivering the product neither compensate for this kind of financial exploitation & mental torture.
Tell us why should we not make our grievance public, so that the society aware of such frauds…..

I Prabhakar Ganage have booked two plots in Lavanya in 2013 with my customer id C1207046 and booking id B1212090 and paid Rs 17, 94, 000/- against total consideration of Rs 19, 50, 000/-. It's registration and possession was expected in Dec 2017. As required I have also given copy of my farmers certificate l.e. 7/12 duly signed by revenue authority I. e. (Talathi). I am following with your Mumbai office since 2017 firstly with mr.Adwait Jadhav and then miss suchita but not getting satisfactory reply and problem remain unsolved.

I invested in their MAHIKA project in 2011 for two plots of 0.5 acres and entered into agreement. They have been dodging for the past 9 years to register the property moving the date every two years. Their last e-mail after several attempts was on Feb 3, 2018 extracted below. Several e-mails after that and attempted phone calls - many times I was asked to be online but nobody came to the phone!

This irresponsible behavior is unacceptable, and the company needs to take action to move ahead with registration of the property and hand over the details to me.

Bangalore registered, expat properties developers had offices in muscat oman. Company agent siddhimon & lloyd rebello advised me to invest in land sold by expat in border district of sindhudurg in south maharashtra, near to proposed new airport mopa in goa.
I paid rs.1.5 lac indian rupees for initial booking in local currency of omani rials for 1 plot of half acre in carnival project near malewad village in sawantwadi taluka, 1 plot...

I have brought a land portion in expat's tala valley project. Its been now 2 year since my payment is done, and i have been following it up mr. Berlyn at kurla mumbai office for registration and transfer of property. They have all contacts switched off and i have visited there kurla office twice but no one responsible is there to meet....

I have invested my hard earned money in expat properties... Mhasla project, my booking id is b1308539.

It was said that the completion of the project will be by year 2018.

Today even after completion of the payment terms and after so much follow up there is no positive response from company for refund or alternate land.

Pls resolve the issue asap

I had booked a property at expat sereno project at urawade, pune in 2015 with initial amount of rs3l. I put the cancellation request late in oct 2016. But till today, i haven't received the positive communication on money back. I have sent almost thousands of emails to them but they are not responding. I can provide the names of the contact people who have been changed several times till today. As per the agreement, 12% additional would be received to us if the cancellation is sent post 1 year of investment. But the principal amount itself is not yet received. Its been huge exploitation kind of experience received from expat until today. Its a strong feeling that they are fraudulent and just in the market to eat the money. Not sure, the same property would have been sold to other many people by now.

I've invested in two projects of expat properties and its full paid up. Till date there is no update. It has been more than 5 months there is no revert in spite of several emails. Customer id c1323713

I had booked a plot in expat group's mystic hills iii project and have already made a payment of rs. 3, 18, 000/-.

I have now come to know that the company holders and its offices across teh world are shutting with no news on the plots booked nor refund. I would request a refund of the monies paid by me to the company as i have lost faith in the company's standing and credibility.

I have tried reaching the company at all the numbers listed but it goes unanswered.

Would request help for the above.

I investment in the project carnival in 2015. I have paid in full of a half acre land.
I received a email in mar 2019 saying registration has started. When i contacted the concerned mr. Nitesh decosta (Dubai office) i was told the survey plan had changed and i will have to choose a new plot from the new survey.
My earlier booking was for 21780 sq ft (0.5 acre) inclusive of roads. Towards this, i was offered a new plot with an additional area of 1801 sq ft in carnival survey no. 127/4 at a additional price which i paid on 27 jun 2019. I was told the poa papers would be posted to me in england within 1 week as i am out of country.in july i come to know that mr. Nitesh has left the company and since then there is no one to answer my queries.

I have purchased half acre plot from expat properties in october'2013 through their overseas office in bahrain (Gulf). The expat properties advertised about their project "harmony" located in maharashtra, sawantwadi district, sindhudurg near to goa border (Mopa airport).
We were promised the plot would be handed over latest by october'2017.
But till now they tell us that the "layout map" needs to be first approved after which the project will be submitted to rera (Maharashtra).

I have paid rs.9 lakhs/-, but till now not seen the land being developed. The mumbai office does not respond to our emails and phone calls.

Please help in resolving the case
