Before i make this complain on 25th june, 2019, complaint id-2374617

I have purchased half acre plot from expat properties in october'2013 through their overseas office in bahrain (Gulf). The expat properties advertised about their project "harmony" located in maharashtra, sawantwadi district, sindhudurg near to goa border (Mopa airport).
We were promised the plot would be handed over latest by october'2017.
But till now they tell us that the "layout map" needs to be first approved after which the project will be submitted to rera (Maharashtra).

I have paid rs.9 lakhs/-, but till now not seen the land being developed. The mumbai office does not respond to our emails and phone calls.

Please help in resolving the case

No reply to emails, not telephones. Please help as i am in dubai and cannot visit them. Tried to visit during vacations, but cannot locate their offices. Seems to have moved without any notice.

This guys are 100% fraud I book the property 2016 from Muscat office in Mystic Hill II near 8km from Pali 95km from Mumbai, that time Manager Lloyed Rebello & Ritesh kumar after that Ritesh left from Muscat & they closed Muscat office and shifted to Dubai i did several contact to Mr. Lloyed in Dubai but always he give me excuse about the registration and all. I visit their Mumbai office and met Philiomena Vaz & Berlyn and this guys blaming me not paid.. i asked several give my about the update they not responding & asked for refined but they always give the excuse, so now i need my money back with interest

In 2015 i cancelled my property bcz of my financial condiation i was unable to pay the rest of money.. As procedure written in th agreement it should be clear in 3 -4 month but yet the company is not provoding my full money... I will burn myself i m litterally dippresed it has been upto 6 years but they just give date by date.. Nobody picks the call and if they pick call they say the sir is in meeting... Plzz give my money due to covid 19 my family condition is becoming worst and worst... Plzz do it plzzz

My booking id is (B[protected] devendra patil) had done a booking in april 2011 and completed all installments in april 2017. However, the registration process is pending, i am following up with the expat team, mainly berlyn, ravi & kapil kishore for almost 3 years now and they keep on giving new excuses every time to complete the process.

We have booked a property with expat properties in the year 2016.. Possession being promised in the year 2019 jan. Initial downpayment and monthly installments have been paid. But still no possession.
All their mail used to say is property under registration. Unless we ask no information is given to us, only thing what is precise is the monthly deduction of installments.
Also in jan 2020 mail communications stopped (Which is customer service).
Very tough to get in touch with them here in kuwait as the people working here arent sure of what is happening.

When the sales person approached us he promised us safety, security, and he gave us assurance on expat and quality of service. He left the company 3 years ago and he himself is complaining and awaiting his final settlement. Can we ask more???

Was given a swap flat in expat wisdom tree, in 2017 which has never been handed over to me. The full and final payment for the original property in pune was made to expat in 2008.
After been made to run for 9 years, i was given this swap option in wisdom tree in hennur. But till date i have not been given the flat.

We are now in the process of making an expat customers society to legally fiight the case. The groups are active on whatsapp and telegram.

Purchased plots in paradise city in the year[protected] paid full amount. However, there's no update about registration and there's no reply for the company's side.

Hi, i have been cheated by expat properties. I had invested in lavania & golden greens project on dec 2012. After paying 8 lakhs 35 thousand i asked for cancellation as i was unable to pay the rest amount due to financial problem. Since feb 2019 i am following up for my refund of money but they have denied to pay my money.

I can see so many people are having the same issue. Let's unite and file legal action expat. Before that...

Expat properties has defaulted its customers and none of its staff members can be contacted, all their telephone numbers in dubai, bahrain and in india are dead; not even a ring.

A former employee informed that the company has defaulted and the owners are not contactable.

All mails to them remain unanswered.

I had paid money for 2 properties with expat properties they have not delivering or refunding the money details are as below

I have paid the complete amount as per agreement on 31st oct 2016. (Paid 805, 000/ — ) and the property was due to be delivered and registered as per agreement 48 months from the booking date i. E. 10th jan 2018, hence as per agreement the property was due to be delivered and registered by 10th jan 2018.
2 years and 5 months are over due for delivery

Expat vida uptown goa - booking no b1702109

I had booked 2 plots talla vaaley and rishika latter it was transferred to expat vida uptown goa, as they could not deliver the plots. Had paid for the 2 plots 1, 541, 250/- and another 100, 000/- booking amount for transfer to expat vida uptown goa total paid 1, 641, 250/- till date i. E paid 90% of the total amount.
So in total paid to expat properties 2, 445, 250/- and have not delivered anything till now

This is the third time, i have been complaining and i hope the consumer complaints department take care of the complaints and resolve the long pending issues.

We had booked property in roha in 2012 in name jai ganesh paid the whole amount but till date haven’t got any plot assigned neither are they refunding the money. The are cheating on people and not responding too. It’s not a small amount and it’s our hard earned money they need to stop cheating and refund if they aren’t able to deliver the plot as promised

I paid 100% for both the project almost 7 years back from UAE.
No update, no progress & no proper response.

I've invested in two projects of expat properties and its full paid up. Till date there is no update even mail sent remains unanswered. There office in dubai has no person to reply to queries.in between there was visit by expat representatives from banglore office who had promised to revert back with the update within 4 weeks but it has been more than 5 months there is no revert inspite of several reminder mails.

I had purchased a plot from m/s expat india pvt. Ltd., 611a, kohinoor mall, kohinoor city, kirol road, off lbs road, kurla (West), mumbai-400070, ph.[protected], in it’s tala valley project in the year 2013 vide booking id no. B1302024, in the name of my wife ms. Sandhya rai under the emi scheme which has been completed on 10.02.2018.

As per the schedule, registration of the land was to be completed in the month of march 2018. Now after passing almost 02 years there is no progress on the issue. They are not receiving the call in the office or giving the satisfactory reply through mail.

Has any individual or a group of expat clients taken any legal or criminal action against expat for cheating?
We have invested in three projects amounting to nearly 22 lakhs, i. E. Sereno, expat grand and expat paradise city, all in maharashtra, but the company is keeping mum and not giving any updates. It is causing mental disturbance. We sold a flat to invest in sereno. Kept the sale proceedings in capital gain account to reinvest in sereno. Due to over delay from expat now this amount becomes taxable and have to loose huge amount towards tax, for which expat is solely responsible.
Kindly share what actions are initiated by expat clients for cheating against expat. I have also approached my advocate.

We would like to highlight the following since we are the principle employer of “solitude enclave” project:
1. To maintenance our beautiful complex we would like to have all the details of the expenses and the payments and also the copies of the applications to the water, property tax and electricity departments. We would also like to have the details of the garden, pool and gym maintenance.
A) water connection: since expat are aware that the municipal water connection is not yet acquired and you are providing us water via tankers (At expat cost), we would like you to share the copy of the application for the new water connection to the various government agencies and the current status of the same.
B) property tax: we would like you to share the detailed property tax of the individual flats and the common area and also the paid copies of the same.
C) electricity: we have received the electricity meters as per expat applications, however it is still on expat names and we request to transfer the same to the individual flat owner names.
D) garden, fence, pool, spt, water filter and gym maintenance: we would like you to share the maintenance contract, guarantee and warrantee of each of the above equipments.
2. Staff payments: it has come to our notice that the staff of “solitude enclave” does not receive their monthly salaries on the regular basis. Kindly provide us the number of people employed and the ledger of the attendants and the salary paid till date.
3. We bring to your notice that there is a miss use of the premises by the villagers and tenants. We would like to know who the competent person is who is responsible to ensure in giving noc’s to the flat owners for allowing rental to their respective flats.

Since expat has collected two years maintenance charges as per your mails sent to individual flat owner’s we would like to know the status of the society formation and handing over process, as one year has already been completed.

Expat properties came to dubai and sold properties in tuticorin india. I bought plots tuticorin - vismaya 220, 221; tranquil heights 91, 92, 102, 103; vismaya ii 43, 44, 45, 46 in fy2012. Its over eight years now and they have not yet registered and transferred the plots to me. On contacting their bangalore office, they claim that it is going to take time and brush me aside. Now even my emails are not being acknowledged.
